Yep, there are still plenty undeveloped plots,both in the CBD and in the suburbs/fringes...:) what about Bangkok?

Paragon City and Kemang Village to be launched Q4 2006.

Paragon City is a mixed use development that will have:

Lippo Karawaci garap 2 superblok akhir tahun ini

JAKARTA: PT Lippo Karawaci Tbk menjelang akhir tahun ini mulai menggarap dua proyek superblok pada areal 22 hektare yang berlokasi di Jakarta Selatan dan Jakarta Barat.

Dua proyek itu adalah Kemang Village (Jaksel) dan Paragon City (Jakbar).

Viven G. Sitiabudi, Presiden Direktur Lippo Karawaci, mengatakan Kemang Village dan Paragon City akan diluncurkan pada kuartal IV tahun ini.

"Kedua proyek ini sangat istimewa karena konsepnya mencerminkan integrasi area komersial, hunian, pendidikan, kesehatan dan entertainment yang saat ini telah menjadi kebutuhan penting bagi masyarakat metropolitan," katanya dalam siaran pers yang diterima Bisnis, kemarin.

Viven tidak menyebutkan lebih lanjut soal berapa nilai investasi yang dibutuhkan untuk mengembangkan kedua proyek tersebut.

Sementara itu, Manajer Komunikasi Perusahaan Lippo Karawaci Danang Kemayan Jati mengatakan proyek itu akan menjadi proyek prestisius di Jakarta dengan investasi triliunan rupiah.

Saat ditanyakan beberapa lama proyek itu akan dikerjakan, Danang memperkirakan akan membutuhkan waktu sekitar tiga tahun untuk mengembangkannya.

Soal nilai investasi di kedua proyek itu, dia tidak menyebutkannya secara eksplisit. Tapi menurut dia, perusahaan akan menggunakan dana Rp2,3 triliun dari hasil penerbitan obligasi di luar negeri untuk pengembangan proyek tersebut.

"Dana obligasi dolar lalu [US$250 juta] akan dipakai untuk membiayai proyek ini dan akan ditambah dengan hasil dana penjualan pre-sale [penjualan di muka] proyek itu," katanya.

Melihat proyek sejenis yang pernah dikembangkan pengembang, diperkirakan kedua proyek baru Lippo itu akan menelan investasi paling sedikit Rp5 triliun, bahkan bisa jauh lebih besar dari angka ini kalau skala dan level proyek itu masuk kelompok premium.

Presdir Lippo Karawaci menjelaskan proyek superblok Kemang Village terdiri dari pusat perbelanjaan, apartemen, hotel, rumah sakit dan SOHO (small office home office) dengan luas area yang akan dikembangkan sekitar 11 hektare.

Sementara itu, proyek Paragon City terdiri dari apartemen, apartemen & hotel, perkantoran, pusat perbelanjaan, rumah sakit serta ruang konvensi dengan luas yang sama dengan Kemang Village.

Cadangan lahan

Viven mengatakan pihaknya saat ini memiliki cadangan lahan pengembangan mencapai 1.951 ha, a.l. terdapat di Lippo Karawaci seluas 422 ha, Lippo Cikarang (1.086 ha), Tanjung Bunga, Makassar (419 ha), Puncak Resort (20 ha) dan Royal Serpong Village, dan Tangerang seluas 4 ha.

Lebih jauh, tuturnya, perusahaan sedang dalam tahap pengerjaan beberapa proyek hunian maupun retael di lahan itu.

Dia memberi contoh pengembangan perumahan estate Espana Residence seluas 4,6 ha di Makassar. Kemudian perumahan Vassa Residence di Lippo Cikarang. "Begitupun di Medan, proyek pembangunan hotel dengan 200 kamar sedang dikerjakan. Di Depok segera dikembangkan pula proyek apartemen."

Dia menambahkan salah satu proyek besar yang telah dalam penggarapan adalah superblok City of Tomorrow.

Menurut dia, perkembangan proyek itu memperlihatkan tahap kemajuan yang signifikan yang diyakini selesai pada waktunya sehingga bisa beroperasi mulai Juli tahun depan. (irsad.sati@bisnis.co.id)

Mount Elizabeth Hospital in Singapore just behind the busy orchard road
Many Indonesian tourists shop in the mall and doing medical check up there
Just like one stop need for tourist (specially Indonesian)

Even, some Hospital in Penang, Malaysia ... most of the patients also Medanese people...

Wait,, MAHKOTA MEDICAL CENTRE, in Melaka (Malaysia) located next to shopping centre ...and the most patients also Indonesian, especially Riau People :ohno:

this is kinda sad soalnya hospital di indonesia technology and keahlian dokternya ga bisa menandingi negara lain

^^ Actually in IMO, Indonesian Standards ok,only the bad thing is that the doctor gives high dosage sometimes. I go to Raffles Hospital (since 90% Medical fees are covered by the Bank there :D) uggh I hate that everything there is based on money..... I got this bisul in My thigh last time and they said I had to opperate it! and I eventually did because the doctor forced me to! ihh wated of moneyy..if it was in Indo, yang paling cuma dikasih obat terus sembuhh.. and no perm scar.....cleanning my ears last time (abis it was clogged...not congek!! cost me S$300 :tongue2: but good thing my dad only pays 10% you gotta becareful because I think the hospitals there are getting more Materialistic... I think we need to get out of the illusions of Medical abroadd is of high standard because I think its the same.....

My wife and I visited her home town/family/friends and stayed at the Novotel - near the Paragon site. Who's kidding who? I've yet to see any project that is worth anything move faster than a snail, in Indonesia. This project appears to be at least a decade away, and who knows how many alterations will take place before it is complete. And where is all this expected money to purchase/rent the apt/condo's. All the citizens I saw in Solo were dirt poor.

^^^ this project was changed to be St Moritz Residences or Superblock... And yes Lippo is so slow! Great design but very long completion

You confounded this Paragon project in Jakarta (which has been renamed into St Moritz) with Paragon in Solo.

However I share your "snail" opinion about the progress of both project. Both project must be classified as vision or proposal.....
