his one is on Turbot Street - where the suncorp theatre is. This one is an awsome design - glass clad with a sloping top. Its only about 115 metres though.

Well this looks very cool! I like dark blue glass a lot better, though it should look great beside the green 400 George. Kind of like Brissy Square and 275 George will appear.

And yeah Maroon Gown, would be better taller, and with 400 George even taller again, but hey it's better than nothing at all, and it looks great ;)

And I love the top feature on this building. 10 times better than 400 and 275 george... What is strange is why they didn't build some kind of twin-tower structure here, if it's the same developer of 400 George? Like, Rialto towers...

Oh boy, it's like Groundhog Day in this part of town.

The whole approach to this area of town is misguided IMO.

In almost EVERY possible way this office zone is second best and derivative to the golden triangle area of town. It didn't have to be though!

It could have been the NEW golden triangle, but it won't be. Second best heights (130m, what is this Adelaide!), second best designs (to ones that are 20 years old like CP1), results in this area failing to have any edge or focal point.

It's like Southport on the Gold Coast, something you drive thru (or work thru here) to get to the interesting bit of the city.

Yet again another failure to produce a single signature tower in this area, it's all just staight up slabs. (though this one is on a small site so I don't blame them as much as 400 George).

130m here, 145m on 400 George, 140 something metres on BAC, well that adds up to 400m worth of office tower, or a Jin Mao tower if you are trying to visualise that. Shame we couldn't have gotten that but then that would have taken some actual vision.

I know some people have the attitude of 'take whatever we can get and be happy for it' but I think we can do a LOT better. Build a 200m office tower and leave some room to grow, plan for the future, this is all just short sighted crap, which, as I saw on the news today, is appropriate since that's what we will be drinking in 2008 because of a similar lack of vision in building dams.

On the plus side, I do like the side facade.

I am speechless, how many more proposals are we going to get! We will be a mini-manhattan before we know it!!

there is plenty of demand, but all the new office space is priced at around $400/sqm as that's what it costs to build and make a reasonable return on cost.

^^ A lot of the demand though is companies looking to upgrade, which would leave cheaper office space available once they move into the expensive office space, I'd assume.

It's development number 4 - next to 400 George Street.

This building has been approved, but the developers want to to clad it in gold glass instead of the blue seen in the renders, so a resubmittion will be required. It is planned that the building will start construction early next year and be completed by 2009.

There are a few updated renders, but only 1 side of the building seems to have any gold glass on it. I presume they are yet to resubmitt.

Not sure if it is part of the revised DA, but I count the height as 132m. The top of the building is 145m AHD, and it says the ground is 13mAHD, which equals 132m.

Love the gold glass idea. I wish Empire Square was gold,'but somewhere along the line some boring f**k must of nixed that.

I agree too - I like the green on Empire and I hope that it stays green, but having some contrast always helps, so gold for this one is a good idea in my books.

This is the thread for north bridge - previously it was 31 Tank street and a smaller approved DA. The developers said they'd resubmit, and here it is.

It looks from the outside almost identicle to the initial approval, except now it is a little taller and there is a gold facade for parts of 2 sides.

I think it will blend well with the surrounding buildings, and this building isn't crappy.

This 150m tall construction in the North Quater will hopefully give it a bit of punch against the Golden Traingle and we can have all areas of the city doing well.

The Botanic Gardens area looks as if it is going to be mostly Residential.

Northbridge is due to finish construction at the end of 2008. The original design is approved, they will just start building that, and when they have the approval for the new design they will continue building and finish it off. The only difference is a couple of extra floors and the facade.

All operational works applications have been approved. This probably means they have started construction. We're now just waiting for the revised version of the tower to be approved.

Thanks KJ, exciting stuff! Would it be correct to assume that both 400 George and Northbridge will be constructed simultaneously? I still can't help but think what a great site that could've been for one big tower, rather than two. Still, I'm not complaining, just pondering...

TWO major Brisbane central business district developments made a leap forward yesterday with work starting on Austcorp's Vision tower and Ross Nielson Properties' Northbridge building.

A backhoe moved on to the Vision site yesterday for a symbolic start to the demolition of buildings between Mary and Margaret streets. Excavation should start after Easter.

Austcorp chief executive officer Trevor Chappell also signed a construction contract with Grocon's Daniel Grollo on the site yesterday.

Mr Chappell said Austcorp had never made a loss on a project and had wanted to ensure everything was in place to ensure Vision was not the first to earn that title.

The 72-storey tower will reach 287m into the Brisbane skyline.

It is Grocon's second development in Queensland after announcing last month it would build the Soul residential tower on the Gold Coast.

Mr Grollo said yesterday both were good projects to help the company make inroads into Queensland.

He said the group had earned its reputation in southern states for building high profile, large and complex buildings.

Hutchinson Builders have started work on the Northbridge tower, at 32 Turbot Street. While smaller than Vision at 35-storeys its will also be a significant addition to the Brisbane commercial market at a time when vacancy levels are at an all time low.

Ross Nielson said yesterday the $270 million building would offer 34,500sq m of A-grade commercial space to the market on completion in early 2009.

Designed by Donovan Hill, it features a distinctive golden yellow facade.

A competition has also been launched for a sculptural centrepiece for the development by a Queensland artist.

It would be displayed within a pedestrian laneway which connects Turbot Street to the State Government's planned Tank Street Bridge.

Core seems about 2m above ground level. Looks like they are waiting to get a tower crane from another site as they are still using the mobile crane.

They are finishing off Lvl 1 at the moment - big pours. They've got the precast up along the 400 George boundary.

They seem to have heeps of space to use on the Tank St side - I initially thought that they were going to be land locked.

They barricades are up for the Tank St Bridge - this should cause a few arguments with site traffic.

The lane is in fact under northbridge adjacent to the courthouse. It's a storey or two high.

Sorry, I misunderstood the initial question - I thought someone was asking if there was a laneway *between* Northbridge and 400 George, which there is not. As is fairly clear from the images now, the laneway/tunnel is part of Northbridge and does not lie adjacent to 400 George. With the exception of where it adjoins the entrances to the loading docks for both buildings.

It's a shame really, as when you see the size of the entrance to 400 George Street Northbridges' lower floors will just not compare.:tiasd:

^^ There were thunderstorms last night - that often flushes the estuaries out and the river looks a little brown for a couple of days.

Not sure how you actually count floors but floor 17 has a roof/ceiling over it with floor 18 being exposed according to the workers lift floor numbers.

Great snapshot but still far too many rather regretful 70s and 80s mismatched boxes in this side of the city. Northbridge, 400 George and 275 George will improve this view quite alot.

This shot also confirms we really do need to do something about Northbank. We're missing an entire sweep of the river bank.

I think it would be really hot if they did something with the riverside expressway instead of trying to hide it. I mean light it up somehow or attach pedestrian paths to it. How about lighting it the same way Victoria & Captain Cook bridges are lit - imagine one big line of white forming a baseline to the skyline.

Like it or not the Riverside Expressway has become a bit of a icon to Brisbane.

I saw on TV once a proposal to grow vines around it or something to give a bit of nature to it.. it would be cool if that could happen. Hey it could look like the southbank arbour with that beautiful arch with natural shade.

Yes, they are "building buildings" everywhere!! It's the 70s for Brisbane all over again, only this time using better materials...and this new lot will just be fillers when the newer talls come in.

The majority of the newer talls will be on the eastern side of the CBD. Netherless 500 foot for this section of town is still going to be a standout.

I don't think it'll dominate as much as Brisbane Square. It isn't wide enough. Together with 400 George, it might though.

The cladding is racing up on this now.

Looking from Sandgate road @ Albion you can see these new towers slowly starting to dominate the wall of white concrete that was once the view from 4km away...

I'm not too sure that those final colours of pink, orange & peach match the DA too much.

Either way these drawings should give you a better idea of the final intention.

I think the colours a cool, they certainly aren't offensive. Better than the green, blue and grey boxes we have popping up. I am however pretty disappointed that the screen detail has been made more linear and generic.

No. From seeing it in real life. I work nearby, however I don't have a camera at the moment to take any pics.

I don't personally like the colours :ohno:, but as a piece of engineering these thing are pretty impressive beasts! :master:

That shade structure looks disturbing. Perhaps not as much as the pastel panels - someone should be shot for that.

I agree. I'll reserve my judgement until it's finished. The pastels and yellows will definitely stand out and I think will like it. However, I like Brisbane Square so some may say my judgement is flawed. :P

In our climate they are a sensible feature.

I think this building may need to be fully complete and its facade will need to be viewed in full context of its surroundings before we can make a fair judgement on it. At this stage it may not look promising but when it is complete it may surprise us.

I agree that we may have to wait until it's finished before making a judgment on this one - although I will say that I am growing uneasy about the facade.

Right on with everyone else regarding this. Happy to wait it out and see the tower when completed. Given the pathetically bland buildings that presently dominate Brisbane, I am very slow to discredit a building that's different or colourful.

I don’t normally comment with the Brisbane updates, rather admire them actually, But what’s with that guy staring you down. Like a death stare of something!

This change in system type must explain why the facade was sitting idel for some 4 weeks.

They latest facade panels install have the shading panels pre-attached. The earlier ones had only the cleats - they will have to come back with the shading panels later.

The facade install should rocket along now!

Give it some credit, will certainly offer a much needed change to the standard shabble and concrete facades that are scattered throughout the city. Too many people are in dislike of this building. I think it looks swarve - something different in the mix.:banana:

Oh how I agree. Lately I've been thinking that diversity is a good thing. Heck, I've even come to like some elements of the abominable Brisbane Square - I thought that would be impossible.

This one is not that bad, I am pleased to say. Actually, I find it original and rather interesting so far.

It is certainly starting to create a talking point and getting some attention (which is a good thing). It will be interesting to see how it turns out. It certainly doesn't conform to the norm and isn't a generic glass or concrete box which will no doubt offend some people.

I think once the whole building is done the facade will look pretty decent, but at the moment it certainly looks pretty average

I am more concerned about the entrance at ground level on Turbot Street.

If I said 'wall herded concrete cattle large", you'll get the idea... They have been constructing it over the last couple of weeks... and it does not look too good I'm afraid. :ohno:

Yeah, it is interesting. At the moment I certainly don't hate it, but I think it could have been better. I do wonder how it will age though, will this facade always be seen as 'interestng' or 'unique'? What will we think in say 5 - 10 years time?

I didn't know this one had such a crazy facade. I like it though, especially in BNE01's pics with the sun shinning on it - reminds for of NAB at Docklands in Melbourne. I can't wait to see the other sides of the buildings totally covered by yellow shades. Good that its really different - theres the suspense of waiting to see whether it looks awesome, or totally shithouse. Not like the other ones - you know they're gunna look great, but they're much more generic.

The building that is certainly racking up the attention for at least being interesting. However a number of you seemed to have changed from dislike to like. It does look great when the late sun hits it of an afternoon, a real shine off it.

I suspect they don't see that as a problem and actually intended to vary the randomness of the pattern by deliberately breaking the random pattern. Waddaya reckon?

i don't think they'll go back and change anything, but there are 2-3 panels missing from that section which if they attach bright panels wont make it seem so....benign. However, i kind of like the dot of normalcy amongst the multi-coloured background.

also liking the shadestructures; i'm hoping they will also be attached down the building too but getting the impression they've change their mind on the design. again.

Can I question the Stats on this project? These numbers come from the DA Amendment approved by BCC Aug-08.

The building has 37 storeys (including ground) with the plantroom on Lvl 38(indicated as Lvl 31M below) and LMR on Lvl 39(Lvl 32).
The entry foyer is RL13.0 which means the top of the structure is 146.8m high (RL159.8) and spire 149.9m high (RL162.93).

Should the title be changed to: 37st/ 147m/ office ?
