I thought the render was awfull, but the contractor is making a great job of the detail and features and I have to agree that it is becoming a stunner.

1100AED/ft is not bad. Remember banks are not paying much interest so could be a good punt on the basis that the market could recover to 1400/ft by this time next year. 25% growth a possibility.

We need to see the quality of the internals first to see if it is worth it.

^^I'm not a fan of the use of drywall gypsum boards as balcony ceilings, although very common in Dubai. It should be stucco plaster or strip metal in outdoor exposure conditions.

Crazy thing is that it can't be any cheaper considering the shapes they have to scribe out of the boards.

Quality looks good enough here, I also think they made a good job of the external curved balconies. The balconies could have ended up a disaster if not properly done.

Just one observation regarding the tiling, the grooves in the wall tiles are meant to be grouted as far as I can see, to give the effect of individual slip tiles. It must have been a nightmare for them to try and keep the grout out of these grooves while they grouted the joints.

yeah, I was actually surprised to see orra here under completed. as you say the hoist crane is still there, and I've seen it being used a lot.

^^It is probably the quickest method. I have watched a couple of guys trying to clean The Jewels from a BMV crane and it was painfully slow.

I must congratulate the construction and design team on those balconies, the geometry is perfect with curved cladding and glass used to complete the effect. So many developments just use straight segments joined together in a series of cranked straights like in The Point et al. YUK!

Location is good, I have stayed at Westside marina next door. Imre has bought in Zumurud and MD2 so I expect he has a soft spot for this area also.

Orra is on a waterfront plot and is situated in a well developed part of the marina. Transport links are all close by with the metro a 3 minute walk to the entrance. Access/egress to SZR is straight forward and the beach is only a few minutes away. The largest Mazaya supermarket is below Dreams tower, 2 minutes away and Zumurud has a mini market less than 1 minute away. Marina views will have views over the West marina boat berths, the entrance channel and sea, not to mention one of the best projects architecturally in the marina, The Jewels. It is well placed for evening entertainment also with the JBR walk, the marina walk and yacht club all within easy reach.

I don't expect this tower will be too difficult to rent out either.
