IMHO -its incredible that most of these towers are still progressing --its gonna be tough for 10 years yet though --ewventually things will turn better !

once its cool spire is mounted and lit up with 400 color LED fixtures at night we will be able to fully appreciate it!! cant wait.

DUBAI - Tameer Holding Investment LLC announced the completion of the superstructure on its 91-storey Elite Residence project, set to claim landmark status in Dubai Marina when finished.

It soars to a height of 355 metres, with the tower set to reach a final height of 381 metres.

The Dh1.7 billion project is on track to be completed later this year, with construction on the tower having already reached the final floor. In order to accomplish this, Elite Residence has consumed 85,000 cubic metres of concrete and 21,000 tonnes of steel. Construction during its peak progressed at a speed of up to six floors per month.

The Elite Residence Tower has a unique design which combines classic architecture with a modern layout and stylish finishes. “When complete, the tower will position it as one of the tallest residential buildings in Dubai and the world, and it will undoubtedly be one of the most sought after residential properties in the area,” Tameer President Federico Tauber said.

The 91-storey tower includes four basements, a gymnasium, three swimming pools, recreation areas, sauna and steam rooms, jacuzzis, a children’s play area, a multi-function room, a luxury reception and 24-hour security. The project provides a mixture of spacious one- and two-bedroom apartments, and three- and four-bedroom penthouses, with a total of 697 apartments capable of housing 1,500 residents.

Dubai property developer Tameer Holding Investment has announced the completion of the superstructure of its 91-storey Elite Residence project in Dubai Marina.

The superstructure rises to a height of 355 metres, with the much anticipated tower set to reach a final height of 381 metres when it is finally completed later this year.

The mega tower features four basements, recreational and sports facilities, a wide selection of one and two bedroom apartments, and three and four bedroom penthouses, with a total of 697 apartments.

Demand for homes in Dubai has improved in recent months, following a spectacular property price collapse which has seen residential values depreciate by up to 60 per cent across some parts of the emirate since the height of the market in 2008.

Cheaper property prices are attracting growing interest from overseas nationals seeking to bag a bargain holiday home or investment.

Data released by Dubai’s Real Estate Regulatory Authority last week showed that the volume of homes sold in Dubai increased by 20 per cent during the first quarter of 2011 compared to the corresponding period last year, with Brits among the most active purchasers.

Took another better look at the crown on the first page, it actually looks like enclosed glass, mixed with steel to get that look.

the core goes all the way to the top of the crown where this rectangular platform is. As Tameer announced in the presse release two weeks ago the superstructure is completed. above the concrete core is only that stainlees steel globe with the spire. therefore the white crown won't be hollow, but wrapped around the core. I'm not surprised that the core has not been included in the promotional renders. It would only be an extra rendering detail that is more or less irrelevant to the investors so it made sense to leave it out.

New Mini Models of the two Tameer giants just coming back from City Scape in Saudi Arabia. They will be shown in the Tameer stand in the Mall of the Emirates if anybody wants to take a closer look. ^^Looks like some kind of anchor point. Possibly a gantry rail for the window cleaning cradles, but I am just throwing in some educated guesses:)

I was just looking back at the models and the vertical beams on the corners are supposed to be a lot thicker.

So the frame where they construction worker is standing in (left hand side of the pic) is also going to be cladded. Now the top part makes sense now as part of the thicker beam, with a pointed top.

This tower is very impressive looking at the amount of detailing that has gone into the design. Not just a large plain and shiny facade.

Totally agree. From the render I was a little worried, it would look like one of those "fantasy" hotels in Vegas, but it'll turn out looking great, especially the top, which I can see from my balcony...

^^I am pretty sure it'll be a mix. Some flats will be fabulous others just average. What's important is the lobby and all the other communal parts, everything else can be changed individually. For a tower of this height the most important is the security!

interior fittings a very close to the ones in princess tower. there are some interior pictures on Tameer's website.

doesn't blow me away. although I really view all the fittings as placeholders, and the tenants will decide later what style and budget to get intalled in their unit.

The developer recently completed the roof structure and mast which has revealed the final appearance to this prominent tower. Funny as I looked into this earlier today on www.gnads4u.com (just out of interest really) as this is fast becoming one of my favourites due to exterior quality. Quite a few 1 and 2 bed resales listed. Gotta be full sea view though I guess.

there is some availability both on the resale market and a few repossessed units directly from Tameer. it's a pretty big tower and not handed over yet, so you still stand pretty good chances. check propertyfinder.ae (http://www.propertyfinder.ae/en/buy/) for example.

advertised prices are around 1000 aed/sqft but can vary quite a bit by height and view. I havent's seen any distressed sales anymore for quite a while.

for a side facing unit below the roof of the two neighboring towers I personally would favor the princess since it's on a corner plot. For back facing unit the princess is closer to the marina water. it's also got better floor plan for the corner units. for sea view and anything above 60th floor those aspects won't matter of course. Interior quality of the two developments are virtually the same.

I've been inside - the views are absolutely breathtaking.

I walked by yesterday and saw the cladding of the podium on the back side is done about 70%. Same color and material as the tower (Alubond panels if I remember correctly).

the sample floor is cleaned up completely now and furnished which gives you the proper look. looks so much better than on the pictures, where it was dusty.

the elite one bedrooms are very spaceous and come in a great layout. was quite impressed actually. good units.

the lobby is coming along nicely too, with plenty of dark marble. looked good. overall i've been positively suprised.

It's because it's an Etisalat serviced tower, and eLife is the biggest pile of shit anyone has ever had the cheek to charge for.

AFAIK, the rest of the towers in the tallest block are Du, hence the lack of dishes.

no. glass facade inside the crown would be unusual. also much more expensive and would require regular cleaning.

I expect that white wall to be 'wall washed' with colored LED flood light at night, which will look great!

the original renders of the grid/mesh were white. can't decide what I like better. metal looks as precious to me and doesn't get dirty so easily. I'm a bit surprised since the architects didn't use metal color in any other place. it is odd to introduce it just in this one spot, but absolutely fine with me.

It has nothing to do with etisalat vs du.

There was no du when that tower was completed and TECOM (somehow a du predecesor) was supposed to cover telecomunication in the Dubai Marina area, that they didn't do for years, hence people being forced to put up their own sat dishes.

Front (sea side) got a large convenient store right next to the entrance (Carrefour). A tram station is going to be there as well. How convenient. Lucky Elite Residence residents!

Trash, dust, and piles of rubbish behind the podium windows. what a disgrace that is. :wtf:

from what I see the owners are really and rightfully paying the price for their negligence of this building: the market value per squarefoot is way down despite the front row plot. way to go!!

^^I saw the drawings for the 'pool area'. there is one triangular outdoor pool on north east corner of the podium facing the sea. average size, looked a bit bigger than princess. and two indoor pools (male and female separate).

also saw the latest render of the lobby, which looks great. and was inside the lobby that is coming together very nicely. better than the princess lobby I must admit because it's much larger.

overall the building appears to be quite a few months behind princess, but tameer has been closing the gap well.

I fear this will be a big problem for Dubai in general, with scumbag owner/landlords not paying their maintenance fees and the results becoming obvious. There needs to be stronger laws for jointly owned property to allow OA's to prosecute and seize the property of the delinquent Landlords to recover their dues. Until this happens we will continue to see properties suffering in the face of people who have not been educated with morals.

- in the next 2 or 3 weeks "the contractor is currently completing the final internal and external works."
- other 4-6 weeks for testing all plants
- at that stage " local authorities in Dubai will be requested to to issue the occupancy certificate, which requires up to 4 weeks ultimately resulting in you taking possession of your apartment by the end of may/early june 2012"

Is this program real for you guys?

The plan is real. But certification can take 4 weeks or 4 months. Nobody knows. Realistically most people will have their apartment not before October/ November 2012. The tower has 100s of apartments and snagging/ final finish/ handover will take a long time.

...seems like the first trees on the podium have arrived as well.

Looks like the large sphere was really built with the lights that the mini model had. There also are LED flood lights on those polls, the bottom of the top spire section, and linear LED light along the crown. Love it!!
