Parang ang weird nung height ratio ng regular-levels:parking-levels. Parang it's either sobrang taas nung parking ceiling, sobrang baba nung ceiling ng units, or both.

In general, Cityland residential condo units have low floor to ceiling heights.

we supposed to have those sa GA tower.. for tandem parking.. pero di pa daw dumadating yung mga lifts..

Yun nga lang as you said this is a Cityland project after all but still eventhough they are not of the same level budget/quality-wise, nakapagtataka how Emerald Tower only cost around half the price when both of them are just within proximity/vicinity of one another in terms of location. Though this Cityland Emerald Tower's architecture is nothing to get ecstatic/excited about, it's very affordable pricing scheme really makes it a good buy especially given its primo location within the Ortigas CBD. :)

Yikes that looks terrible. And right besides the terrible looking AIC's too. That side of town sure aint looking to spify.

Si Greenhills Christian na ipit in between two citylands.

There are two emptylots besides Jollibee to the corner, I wonder if they are taking both.

The render may not be accurate. In any case those parking floors if indeed they are look way high, perhaps it is mechanical stacked parking. (Aaron you can not lower or raise the lift if there is a car underneath, there's a lock mechanism.)

exactly. pero Cityland has this reputation of on-time or early turnover of units. i think the developer is very stable. kawawa naman yung nasa East of Galleria units facing Antipolo. their view will be blocked by this Grand Emerald Tower.

I just hope it doesn't completely stick to Hollibee Plaza. The lot is huge and the building seems squarish so maybe there is some spacing in between. Plus what about Jollibee's helipad? Imagine opening a window and there is a helicopter landing right beside you, assuming it would fit.

they're done (fencing the lot)! why are they in a hurry? their turnover would have to be earlier than originally set if that's the case. :dunno:

it's a good thing though that the building won't be sticking wall-to-wall with Jollibee Plaza.

I agree with the design -- I used to stay sa Megaplaza, and left because it just wasn't "home".

Although I suppose that's the trade-off kaya mura ang prices.

Wow!:cheers1: Ang bilis talaga ng Cityland. Kaya maganda bumili sa kanila, always delivered. Yung iba kasi, ang tagal nang nabenta, ni hukay wala pa.:goodnight

You also have to look at the company behind it, not only the proposed drawing of the building. Or else, kawawa naman ang mga investors.:ohno:

Just curious but currently, there is a parking lot between the Cityland Grand site and Jollibee Plaza. Do you or does anyone know whether that is a separate lot from either the Jollibee lot or the Cityland lot or is it part of the property of either one of the owners?

Although its unlikely, it is, unfortunately still possible to build a high rise there. But I would think it would be similar to One Magnificent Mile in design and height....nonetheless it would be nice if it was a parking lot or lowrise forever... :yes:

From what I know, iba ang owner nung parking lot, not Jollibee nor Cityland. Kaya, its still possible to have a high rise there.:omg:

May nakita akong mas pangit na repainting in this area lately. Have you guys seen the new painting done to Cityland Megaplaza? Ang pangit ng pagka blue!:ohno: Sayang. The old color was classier.

It looks so cool and sophisticated, unlike the generic paint job that it used to have which made it look so cheap like most Citylands. I even use Cityland Megaplaza (as well as Cityland Pasong Tamo) to defend the company from the ongoing prejudice to Cityland projects in general, saying that, "Not all Citylands are created equal..." :yes:

Dang! That sucks that the lot between Cityland and Jollibee has a different owner. Well, I hope I am right that the best they can do is a OMM type of building in terms of height so it won't be so bad...

Ok naman ako sa Megaplaza, I like that building and lived there for almost 4 years. Siguro, hindi ko lang type yung color ng pagka blue. Blue is nice and there are other blues na mas maganda, in my opinion. Pero, wala akong bad thing about Cityland Megaplaza, ok naman dun and would live there again. I own a big 1-br there overlooking the Podium side on the 33rd floor that I had rented out when I moved to Galleria Regency. Peace!

Mas masaya nga tumira sa Megaplaza. Matao 24 hours a day.

Hey, do you know that there are small units, called auxiliary units, being sold on the 6th floor of this project?? There are 5 auxiliary units from 14sqm to 25sqm and these are residential units complete with bathroom and mini-kitchen. From 500t to 900t. Two of the units have actually windows facing garnet street.

I know that these were not offered, but if you ask, they have these units for sale. Well, at least it's good for those people on a budget looking for a small place in the city. Ayun lang nga, nasa parking level ito.

^^ I totally agree. Some people before would reason out that... it's ok na rin kasi it's tall naman.... but now, with the realty boom, Cityland is just wasting precious lots which could have been used by other developers for a better looking skyline. The only silver lining I can see is that Cityland offers the most affordable units for condo living.

I don't think anyone would purposely build an ugly building. I just think that Cityland does not employ those well-known architects who designs skyscrapers well, or else, they might be recycling their designs to save on costs.

To each his own really. But I agree with venntro, Cityland offers the most affordable condos, and with great location to boot. This is their edge over others. You can't win em all. But everyone tries.:lol:

^^ How can anybody pass an architecture course by designing crappy buildings at the first place though? Even unknown architects can design cool looking buildings. Just look at Simtropolis and those made up BAT buildings done by teenagers with no formal training. I think the mere fact that if you are an architect, well known or not, you should at least have some sense of what beauty is that is appealing to everybody at a minimum. Assuming Cityland's architects aren't architecture school failures that were hired simply because of some nepotism within the company itself, it does make me wonder if the ugliness of Cityland buildings are indeed done on purpose...perhaps to keep them affordable? Be nice if that Cityland forumer-broker would shed some light into this... :yes:

Yes, any word from the Cityland broker-forumer out there why Cityland buildings are not designed as nice as newer buildings??:wave: (although I would really suspect it has to have something to do with cost management is controlling, not the architects.)

^^ Its not the cost though. Often times its the actual colours used and the overall design of the building. Someone even said in the Cityland Executive Regency thread that the building looks good if its unpainted. So it seems its the actual tastes of whomever is designing the Cityland buildings that are making them ugly. And even for this project, just remove that ugly podium or make it smaller and more proportional, you'd even save on costs. Its not rocket science to make a building beautiful and it certainly does not need to be super expensive. So yes, to reiterate, we want answers from the Cityland broker-forumer or somebody who represents Cityland as to why. A simple explanation is in order... :poke:

I'm surprised regarding the auxiliary units _ very small units!

My other concern is that since the condo unit is located at the parking level, the fumes from the cars will be hazardous to the condo dweller. Delikado yun ah.... hello to respiratory ailments and lung cancer!

Swerte nga nung mga investors sa Corinthian Executive Regency, its at its proximity but the prices are still good, even now na meron pa silang 47T per square meter na available units pa.

But as the name says, its Grand Emerald Tower. I wonder if the finish is also that grand?? :nuts:

in 5-10 years, this place would probably look like makati if not for the sprawling low-rise SM megamall. Personally think it will be the best location in metro manila by virtue of being midway of edsa's axis: between makati and north triangle(future CBD in quezon city thanks to trinoma and SM), as well as being midway of greenhills and fort boni.
Ortigas is surrounded by makati, rockwell, fort boni, greenhills, and north triangle.

I agree with you @Stephen. Cityland is like "SM". But i think SM caters to all. Mixed crowd that is. From middle to upper class peeps. And of course, even to the very low income group of Phil society. Btw, my colleagues saw your design concepts and they were in awe. They never thought a Filipino could be this creative and imaginative in ID. Sabi ko, "Well, eat our dust.".:)

^^ I agree. Not a luxury condominium project but definitely value for your hard earned cash.:) Location-wise, this project has it all. Proximity to major malls, school, church, and even other CBD's in the metro. I'm excited to see my one bedroom unit in this project.

I guess most cityland projects have this type of floorplan. But GET got one improvement from the rest. It has four elevators. :cheers:And besides this is not a luxury condominium project. Price and Location are the selling point here.:)

yup, i agree. di pa rin ba sila sumasabay sa trend ng 0%? kasi i observed, if you're not a cash buyer. you'll end up rin paying somehow at the price range of other developments. taas ng ipinapatong nilang interest rate 16% per annum and supposedly meron agad on the first year kahit di pa sinisumulan ang building may interest na.

but if you have the cash, wow, ang mura talaga ang /sqm vis-a-vis their locations!

exactly! Although in the case of One San Miguel Avenue, the only building in the Philippines (so far) to have used "double deck elevators", we skipped counting the 13th and 14th, since the main purpose in using the double deck (in maximizing its potential use) is to utilize it "odd-to-odd" and "even-to-even" floor.

Yup. Prompt delivery and materials used are of excellent quality. Walang Gypsum dito .. he, he :) The owners does not squeeze on the profits and shortchange the investors, hindi tinitipid ang pagkagawa kaya satisfied @ happy ang lahat ng buyers.

it's easy to rent out units from cityland due to it's location and affordability. There are loads of people who's not that fuzzy re: the building's not so impressive exterior as long as the basic amenities such as security, cleaning etc are in order. My agent told me that she always have waiting list for people awaiting citiland units to be freed up.

Hi, just to answer your question about renting, I had put out my unit in megaplaza for rent and in 1 week's time i got a tenant renting it for a year.

As soon as my unit in corinthian executive regency is turned over to me, I have a tenant already waiting for me to rent it out.

From what I know, cityland projects in Taft avenue vicinity (Manila) and Ortigas areas are very easy to rent out because of very good proximity to universities (La Salle in taft) and Call centers (Ortigas).

A lot of the tenants in Megaplaza are call center agents sharing a unit so that they are walking distance to where they work. Another good news is that an annex of Ateneo is going to open in the emerald st. area, so we will have more prospects from students who would want to live close to where they study.

Hi asbusinos,

The agent finding tenants for me always advise to rent it out furnished because you get about 20% to 30% more rent. The tenant have to give 2 months advance anyway if they break any thing inside the unit.

And why pass out the opportunity to shop for appliances and furnitures and play interior designer? Shopping for your own condo and seeing it all made up afterwards is one the most fulfilling experience. You don't have to buy expensive furnitures and appliances to make it look good.

Remember, it's not "how much" but "does it match?"

Anyway, the popular advice is to rent it out furnished if you are planning to rent it out for a long period of time (at least 1 year). And rent it out unfurnished if you would want to use it for yourself in the near future.

The best thing is to go home for a vacation in Manila, furnish your unit, stay in it for the duration of your holiday (save on hotel bills) and then rent it out when you leave!:)

I haven't been home myself since last year, but I remember how it's so convenient staying in the middle of ortigas center. I remember going accross the street (from megaplaza) to go to metrowalk (beside Meralco), they have a lot of bars (with live bands) and Restaurants. They even have Gotohan and chicken Barbecue stand that's open all night till 4 am.

There's a very good massage center in Metrowalk that's open till midnight. All of the DVD stands that was kicked out in greenhills have transferred to Metrowalk's 2nd floor tiangge shops.

If you like tiangge shops, St. Francis is also walking distance (there's a shortcut going through the podium).

Don't forget to pass by Tiendisitas. They hold a Mass in the open court every sunday and there are entertainment after that. There are Live bands performing every night and they even have movie nights sometimes. The Ihaw-ihaw and paluto are very good in their open air food court.

There are always interesting exhibitions going on in Megamall's Halls on the 6th floor. Even Galleria always have something interesting happening in their hall.

A short taxi ride away is Greenhills with Music museum, Klownz and a multitude of really nice restaurants.

Rain or shine entertainment is just walking distance away if you are staying in Megaplaza, and CER, GET, EOG and Eton Lofts in the future!

Promptness in delivery is first and foremost Cityland's trademark. As far as features, I have not heard of any buyer yet being shortchanged by Cityland. What they advertise is what the buyers get, though I cannot agree that the materials used are all excellent quality, that maybe too much as praise.

If you won't mind elevator traffic specially during rush hours, you can be happy with your purchase at Cityland. This is a reality among Cityland projects: they can make affordable condo units for middle managers and junior executives by cutting costs on some features, elevators for one, while maximizing sellable areas. But I agree, Cityland condos are the ones easy to rent out for the reasons cited above.

Incidentally, does anyone here notice if Cityland still declares Floor Area of the Unit you are buying as "inclusive of the share of common area"? Meaning, if you're buying a 30 sqm. unit, more likely the actual area may turn out to be 23 to 25 sq.m. only, and the difference as your share on common area. It's not really a problem if a buyer is made aware of this manner of computing the area. Trouble starts when a buyer turns out not aware of this scheme.

Hold your horses Jeff! Last Good Friday, they were just on the 22nd floor. I was forced to check on the first page of this thread just to check how many floors they intend to accomplish... 39 levels above ground.... that's 17 more floors to go. @ 4 floors per month (that's already fast mind you), probably July or August they've already topped off.

^^ The Cityland along Ortigas Ave beside the old Philcomcen bldg didn't turn out bad, IMHO. And considering that GET is a a little notch higher in price packaging, it looks like this won't be a disappointment.

Tingnan mo sa pic. First placard from below is "12" but the next one above it is "15." The count to 32nd floor is based on that numbering. Kung isa-sama yung 13 at 14 sa bilang, 30th floor pa lang sila.

GET's lot is 2,517 sq.m.; CER's lot is 1,749 sq.m.

It's bounded by the 3 roads you mentioned. But I bet the official address will have to be Emerald Avenue (now F. Ortigas Ave.) being the major one.

Entrance is probably on Emerald. After all, it's Grand Emerald Tower. Not sure if your view is blocked by AIC Gold Tower; AIC Gold is 38 floors, so there's a chance it will be blocked. Since it's 1BR, you don't have a corner unit, so if your view isn't blocked, you'll probably see Corinthian and Cubao, not Antipolo. You'd have to face Emerald to have a view of Antipolo.

MANILA, Philippines—The contract says you bought a 24-square-meter condominium unit. But when you receive the title, it says there you only got 23 sq m. What do you do then?
The Housing and Land Use Regulatory Board advises specific recourses for “shortchanged” buyers.
HLURB had earlier confirmed to Inquirer Property that there have been “many similar complaints” from condo unit owners, although the board did not indicate the actual number.
Mike Denava, legal officer of the HLURB, said discrepancies cannot be avoided, and if condo buyers encounter this problem, he or she should consider the following steps:
1 The unit owner may choose a refund of the excess payment or demand the developer to correct the size of the unit. If there’s no possibility to adjust the unit physically, then ask for the refund.
2 The owner should also review the master deed of restrictions. This deed stipulated the rights and obligations of both parties—developer and buyer—such as what belongs to the common area or up to what point belongs to the unit owner.
3 If it turns out that the measurement is short, follow suggestion No. 1. Denava explained that should a conflict arise between a developer choosing to refund the excess payment and a buyer demanding the unit be readjusted physically, the settlement of the case would take longer. “The HLURB, being the quasi-judicial agency, would have to decide on the issue,” he said.
4 The unit owner can file a complaint with the HLURB and the agency can conduct an ocular inspection upon the unit owner’s request. The HLURB’s authorized engineers (technical services unit) can then conduct actual measurements of the unit. Afterward, what is indicated in the title would be followed.
5 The standard way of measuring the unit is to measure from one face of the wall up to the other face of the wall, according to Section 6 of the Condominium Act or Republic Act 4726. This is unless otherwise expressly declared on the master deed of restrictions, said engineer Octavio Canta, head of HLURB technical services.
6 Can unit owners have an independent technical body measure the unit? Denava said the HLURB cannot assure owners that the findings of an independent body would be acceptable or conclusive for HLURB.

IMO…If i were u.. i choose along emerald ave ..facing antiolo view co’z of sunrise in balcony di aminit sa hapon than Ruby road facing edsa / robinson / makati view a sunset balcony. My unit in CER facing edsa /robinson mainit sa room pg hapon pag di naka aircon that’s why I bought another unit in 38th flr. block by AIC along Garnet st. & budget ko lang kc studio de luxe 1 Br.. Then, u want a unit 2-3Br…i suggest along emerald ave. ang kunin mo, instead of ruby road, baka ma blocked ka pa ng EOG lalo n On-going construction na...any other opinions fr. thread buddies???

If you mean buildings that might block an east view, as cusket said, Eton Emerald Lofts will be diagonally across, so partial block, especially after Tower 2 is constructed. The Unionbank building might block part of the view; of course its architecture also looks good, so that might not be a minus.

No news on the rest of the abandoned lot behind Eton (also owned by Tan, I think) or the former parking lot beside PLDT.

Pros: Units on lower floors are usually cheaper than those on higher floors. If the elevator is crowded, you'll get off sooner. If the elevators are slow, you might dare to use the stairs. If there's a fire, you'll have a shorter climb in the fire escape. They would be finished sooner than those on higher floors, so the turnover might be earlier.

Cons: Closer to street level, therefore to noise from traffic, pedestrians, street parties, and to cooking smells from nearby restaurants/bars. More likely to have your view blocked by future construction. Better view of any trash on PLDT's rooftop if you have an eastern view. :lol:

Of course, a unit on the 15th floor would be high enough that you might have a view of any podiums with swimming pools (e.g., Emerald Mansion or Eton Emerald Lofts). This might be a good or bad thing, depending on who's swimming or sunbathing. :nuts:

Southwest ng GET? EOG. Definitely ma ba-block yung view. Kung south naman, Jollibee Plaza. Kung west, Cityland at Robinsons-Equitable Tower. Only really open view is east. Nearest high rise would be northeast (Eton Emerald Lofts), next is that Unionbank building along Meralco Ave.

Take a unit facing Emerald ... unless you don't like morning sun. :lol:

South (vacant lot with Eton model units) is Jollibee; west (Ruby), EOG and Cityland and Robinsons-Equitable; north (Garnet), AIC Gold Tower. Antipolo view ka na lang, and hope nobody builds on the empty lot beside PLDT or behind Eton Emerald Lofts.

Recently bought a studio de luxe unit here in 16th flr facing jollibee. I was so inspired from my unit in CER, na naisip ko very wise investment talaga ang condo ng cityland. My unit in CER was tenanted in 2 weeks after it was turned over. We are based abroad and big help talaga ang may humahawak na agent para mag hanap ng tenant sa unit mo. I hope GET will be as easy to rent out like CER.

Top off na yata ito, may nakikita na akong semi cylindical concrete sa top floor, not sure kung para sa water tank siya.

it's easy to rent out units from cityland due to it's location and affordability. There are loads of people who's not that fuzzy re: the building's not so impressive exterior as long as the basic amenities such as security, cleaning etc are in order. My agent told me that she always have waiting list for people awaiting citiland units to be freed up.

yes u are right..cityland project easy to rent out..but we must aware that in a few years time may competitions na like GET, EOG robinson's, Emerald loft, Exch. regency & D currency, kaya dapat samantalahin na hanggat di pa cla RFO :):ohno::nuts: just like in cityland projects in mla. around DLSU, St. Benile St.Scho..etc.. sobrang dami ng cityland, naryan yun V2 cruz tower 1&2, Pacific regency, On gping construction MLa. residences,& other developer's pa.. but d previous buyer investor of V2 cruz tower 1&2 are so lucky co'z d price per sqm are so cheap pa noon..so panalo ka na sa rental pati sa RESALE value co'z d price per sqm. now in mla almost 85K UP / per sqm....:cheers:
