But heck, its really apparent that Gatis, your doing a hellofajob as a Emporis Riga editor! =) :cheers:, and the amount of construction is truely great! But i hope that in the Long run these new tall (not so citylike) buildings dont suckup potential from real nice glassy downtown highrises (that you are also getting, but less!)

about Vilnius - highrise era is over, only in NCC and a teritory behing Press house is where highrise buildings are from now on allowed to be built, in rest of the city, buildings over 12 floors are banned, also according to our municipality, in NCC, highiest architectural quality will be required for project to get approved, which was not really done before, all of this i think will only speed up the development in NCC, which wount be the highiest (Tallinn, Riga and Klaipėda will be highier), but certainly will be the fatest, which i think is not that bad
Gatis August 3rd, 2006, 01:53 PM In Emporis Gandraliskes towers aren't shown as "approved" - just "proposed". I suppose that they haven't got formal approval from city officials.
Klaipeda sounds like the new highrise king in Lithuania.
But if frankly - I don't give too much for highrises. Our capital cities got other qualities :D
@ch1le - Kipsala highrise district will get the top-class highrises. Unfortunately other highrise districts in Riga would be less interesting. One more hope is for Krasta Street - so far proposals there look interesting.
Btw. "Z-towers" in Riga are on- hold. But according to Emporis buildings are considered to be on hold, if they are silent for three months at least. Z-towers are silent for one month.
And you can't say that there is no action in Riga :) currently we are most active regarding highrise construction.

Some comments about Tallinn.
I would list Swissotel and Tornimäe as one building, not separate. They are twin towers and the lower floors are connected. Ie Petronas Towers or former WTC in NY usually are referred as one building.
The current state of two "approved" highrises in Tallinn may be quite confusing. 114m "pilvelõhkuja" at Liivalaia/Juhkentali street (just over Liivalaia street from Hotel Olümpia) has long been discussed, but the plots there belong to different owners. They used to belong to Tallinn city and one company named KC Grupp. KC Grupp (http://www.kcgrupp.ee/?page=27) wanted to develop the plots jointly with the city, but city did not agree. Last year city sold their part to a local Russian businessman Viktor Levada. Price was 600 mio EEK (ca 38 mio). KC Grupp then sold their part to the biggest real estate developer in Estonia, Arco Vara. So for this project to become reality, Levada and Arco should work together. So far there has been no announcement about this. But I'm fairly optimistic. Nobody buys a central Tallinn plot for 38mio and leaves it an open field like it's right now. The plot is not even used for parking. It might be the next Tallinn skyscraper project we see @2007.
There is a architecture competition going on for the whole Maakri district, not only for 28/30. The results should be announced in november or december 2006. The current detailplan for Maakri 28/30 may stay in force or not. The organizers of the competition are Estonian Architects Union together with Tallinn City and one of the landowners. Architects Union has protested against plan for 24floor highrise at 28/30 - hence all the trouble about the competition.
I have no good feelings about this whole mess. The most probable course of events will be that the quarrel about development of this district will go on indefinitely, and any projects will stay frozen for years. Fortunately, some old wooden buildings beside Maakri Maja have been already demolished. But lets wait and see what the result of the competition is.
Gatis August 3rd, 2006, 04:31 PM I am sure that Tornimae can be considered as two separate towers. Petronas towers and Twin towers in New York are considered to be separate towers in highrise statistics. I think that Emporis states that if less than one third of the height of buildings is joint part, those are two separate towers.
Earlier i considered that AstraLux will be two separate towers - 24 and 22 floors. But they will have common elevator part uniting them throughout whole building. Thus - this is one tower. But both Z-towers and also Astana towers will have airbridges - high rised floors uniting al towers. This does not turn them into single tower.
Regarding planning and replanning - this is more than common issue in Riga too.

Enoch Root August 7th, 2006, 01:15 PM Taibu, AFAIK there has been no new info about this building. It was mentioned on June 10 in Eesti Päevaleht newspaper that the owner of Tartu maantee 17 ("Parliament" nightclub) OÜ Viis Veeringut wants to demolish the building and build a 44-floor scraper instead. But there is an ongoing dispute whether the current soviet-time building should be protected.
Personally, I very much doubt that there will be a scraper on this plot, and an approval for 44 floors seems unfortunately unrealistic anyway. More interesting is what happens at next plot, Tartu maantee 15. But I don't know about any new development there either.
