Raleigh-NC August 3rd, 2006, 08:24 PM I was ecstatic to find the rendering for this project. Someone from the Triad area had mentioned a few things about it, if I am not mistaken, but I do not remember seeing renderings and other specs. This project is a mix of retail, office and residential units with structured parking. The site which is bounded by Fourth Street, Liberty Street, Third Street and Town Run Lane will also have a plaza which weaves together the Trade Street Arts District, Restaurant Row of Fourth Street and The Town Run Lane strollway to create a new civic center for downtown Winston-Salem. The building contains 210 residential units, 40,000 SF of office and 20,000 SF of retail.
What can I say? Congratulations to Winston-Salem for attracting such a nice project. This is the kind of investments that will strengthen DT Winston-Salem and bring more residents to the center. Hopefully, we'll be getting frequent updates ;)

I was very glad to see something around 20 stories, as opposed to something less. With 210 residential units, I was kind of expecting it. Not to mention there will be offices and retail. The plaza ia a nice touch, too.

W-S already has a great skyline (better than ours) and this will improve it even more.:)
Raleigh-NC August 4th, 2006, 07:24 AM One of the things I love about W-S's skyline is the depth. Raleigh, Greensboro and Charlotte are more linear, although the latter has height and a good number of towers that make the skyline look impressive. Projects like this will definitely increase the skyline's density. Anyone has the time to place this high-rise in the skyline? A 20-story building makes a lot of difference.

So you're the one who found the rendering! Thank you for sharing! :) I was curious who the architect would be and was hoping it would be one of the architects working on the proposals in Raleigh. (The developer is from Durham) I really like the futuristic architecture going-up in your city! I found a number of good proposals on their website too! Winston-Salem's Civic Plaza Tower rendering also shows the city park, with amphitheatre and water features!

This project is major, in every way and proves that Winston-Salem will not sit still and watch other cities getting big projects. Matthew August 7th, 2006, 07:53 AM As I posted before, I heard rumors in May this would reach 20-storeys, but never said anything, due to the story that broke back in December. Still, I had no idea what the design looked-like until I saw this rendering you found.
A timeline:
Summer 2003: Plans from Sasaki Associates show a Civic Plaza (public park) with amphitheatre, fountains, sculptures and more, stretching from Second Street to Fourth Street, with three possible towers. One at Second Street and two on Fourth Street. The Sheriff's Department and 911 Center building would have to be demolished to build the park from 4th to 2nd Street and no money is available to build a new Sheriff's Department and 911 Center. The plan was placed on Hold until financing could be worked-out.
Late 2004: Trilogy Group, LLC backs-out of a plan to restore the Pepper Building with 25 residential units, first proposed in 2003.
January 2005: Lyons Gray of DWSP (owner of the Pepper Building and the land behind it) pitches the idea to invite developers to propose what they would do with the three acre site where the Pepper Building and County Courthouse are in the middle of downtown in a prime location at the intersection of the Arts District and the Entertainment District/Restaurant Row. The plan requires developers to build the Civic Plaza Park in Sasaki Assocaties' drawings with underground parking. The park would be cut in half to keep the current Sheriff's Department and 911 Center (short building with rounded entrance on the left of the rendering).
Spring 2005: An SOI is sent to select developers. I broke the news in March at SSP that Niemann Capital LLC appeared to be the preffered developer for the site before the SOIs were sent.
September 2005: I was right and Niemann was selected.
December 2005: Niemann reveals plans to build a 15 storey building at 4th and Liberty streets at the 3 acre site and site plans show a possible second tower across Liberty Street. Rumors say an announcement on a Civic Plaza Tower Two (at Main & 4th Streets) will be made in late Summer 2006.
January 2006: Kerry joins the developers and proposes a :eek: "third" :eek: tower at 9-storeys for the site at Fourth Street and Town Run Lane.
February 2006: Forum member TwinCity finds a brief from City Hall describing the rumored "Tower Two" proposed for the Courthouse site. It also confirms the possible late Summer annoucement about a second tower from Niemann & Parker.
Spring 2006: Third tower revealed as the 9-storey One Park Vista, with the most expensive condos ever proposed in the Triad.
May 2006: Rumors say Civic Plaza Tower One will reach 20+ storeys.
July 2006: Work begins on demolition for 9-storey One Park Vista.
August 2006: This thread reveals the architect and design of the park and Civic Plaza Tower One as a 21-22 storey building.
**** Still waiting on the Tower Two proposal, which is believed to be 15-storeys with around 150 units, but it could also reach 20+ storeys with over 200 units, since it is rumored to be a twin to this one? I'm guessing it is a phase two of the project? An announcement is expected at any time (this is late Summer). It could be announced when these renderings are officially announced?
The final plan could have as many as three towers with condos, offices and retail.

TwinCity August 15th, 2006, 05:04 PM This should get everybody pumped! Here's a video from WFMY.com of demolition for the civic plaza area. 3 buildings are falling, making way for One Park Vista and a temporary parking lot until 100 west 4th st. breaks ground.

Raleigh-NC November 7th, 2006, 12:23 AM Sorry about the reduction, but either way this is a great project. It will still add to the high-rise living options in DT Winston-Salem and boost the skyline. If the rendering is an indicator, then it will be a good-looking tower. Besides, if demand exists the developer may push it higher at a later time.
RaleighRick November 7th, 2006, 05:00 AM Beautiful building for Winston Salem. The park and ampitheater provide a great urban street level experience while the tower design is awesome. This will be a great addition to DT W/S. Charlotte and Raleigh could benefit from having complete project like this.
