Dubai-Lover August 4th, 2006, 12:24 PM cool
this is the one we found on NEB's website a couple of days ago
great to see another one starting before project launch
added to emporis
Dubai-Lover August 4th, 2006, 12:43 PM http://www.tav.aero/tavconstruction/en/01_projelerimiz.html
thedubailife August 4th, 2006, 12:43 PM WOW a 77f building with work already started but no Launch we are aware off.
Whats the location? Anyone have an idea.
Dubai-Lover August 4th, 2006, 12:50 PM behind al seef tower
AltinD August 4th, 2006, 01:02 PM This is where we thought Marina 101 might be. This building has been launched in Dubai, is just that we haven't got a news article.
I've seen the report on Real Estate TV and reported in here, either in the Gossip or Dubai Marina thread.
However I really hopped the hole was for the Marina 101
AltinD August 4th, 2006, 01:05 PM Exact location: Behind Marina Crown, 2 plots on the side of Al Seef (left) and Marina Pinacle (right) towers.
thedubailife August 4th, 2006, 01:08 PM ^^ to people not in Dubai if it don't get out it might as well not be launched. Of course it could be a private project or hotel / serviced appartments which may involve no selling etc.
Imre August 4th, 2006, 01:09 PM Yes, behind Marina Crown.. I didnt find there The Marina 101 plot...
AltinD August 4th, 2006, 01:11 PM Plot A23H on the map:
http://i1.tinypic.com/s1p8hs.jpg
Imre August 4th, 2006, 01:33 PM This is a 101 Marina plot if the map is good:
http://i6.tinypic.com/23kxhds.jpg
http://i5.tinypic.com/23kxi1j.jpg
I saw here just a NEB sign.
Krazy August 4th, 2006, 02:02 PM This one is next door to Marina 101 (which is on plot A23E)
Dubai_Steve August 4th, 2006, 02:19 PM Shame it is such an ugly plain tower!
Krazy August 4th, 2006, 02:28 PM http://img78.imageshack.us/img78/7188/sulafatower5ha.jpg
thedubailife August 4th, 2006, 02:45 PM Has a look of Marina Heights about , well not really just colour of glass and building similar.
You ain't seen ugly....try the dreams thread :)
Chad August 4th, 2006, 02:47 PM Jesus!!
How could this kind of Giant been misssing all these time!!!
Dubai_Steve August 4th, 2006, 03:00 PM Has a look of Marina Heights about , well not really just colour of glass and building similar.
You ain't seen ugly....try the dreams thread :)
Dream is much nicer than this. At least it has some shape and design. Sulafa tower is just a cut and paste job with a nice penthouse. Lazy, cheap and boring. Marina heights is nicer because it has some shape. Well at least the Torch will now look incredibly stunning next to them.
dubaiflo August 5th, 2006, 11:50 AM it looks almost exactly like mag218 :bash:
LemonyBeaver August 5th, 2006, 05:08 PM any predictions on height, i was thinking 350-360m maybe...
Dubai-Lover August 5th, 2006, 05:19 PM i think it'll be around 300m, but not more than 320m!!!
Krazy August 5th, 2006, 05:37 PM 260-280m
malec August 8th, 2006, 11:30 PM 280 to 300m is what I think since it doesn't have such a massive roof structure as some other towers. Shame it's so plain though
Krazy August 8th, 2006, 11:46 PM looks like this one ran away from home (the JBR family)
ZZ-II August 9th, 2006, 12:47 AM 3 Floors more than Rose Tower but no Spire...so i Think it's 290-310m
Colonel Cadillac August 9th, 2006, 01:39 AM 300 sounds accurate. How did this slip the radar - dont six or so of you live in Dubai? Ow well, the place is full of surprises.
SA BOY August 9th, 2006, 10:30 AM looks like this one ran away from home (the JBR family)
LOL well spoted, its a naughty boy
Stephan23 August 9th, 2006, 11:26 AM 300 sounds accurate. How did this slip the radar - dont six or so of you live in Dubai? Ow well, the place is full of surprises.
300 means 4 meters a floor. ? Think to much
thedubailife August 9th, 2006, 11:38 AM looks like this one ran away from home (the JBR family)
Disagree i think it's closest cousin is Marina Heights
ZZ-II August 9th, 2006, 02:09 PM 300 means 4 meters a floor. ? Think to much
if you take 3.5 meters per floor you have an height of only 262m to the top floor. + an small spire we've ~280m-290m.
GoDubai! August 29th, 2006, 12:23 PM The USD 100 million project involves the construction of a 74 storey tower. With a height of 285 m it would be one of the tallest buildings in Dubai Marina. It will also include residential one, two a.. from bncenetwork (http://bncnetwork.net/pgs/Directory/Projects/S-46.ashx)
Stephan23 August 29th, 2006, 02:38 PM 285 meters!! That's great!! :okay:
Edit title!!
Krazy August 29th, 2006, 05:10 PM my estimate was close... height added to emporis
avion1 September 7th, 2006, 08:43 AM Any information who the developer is and contact details please. looking for apartment with marina view. Thanks
AltinD September 7th, 2006, 09:09 AM ^^ There is absolutely NO Marina view from this tower.
avion1 September 7th, 2006, 11:15 AM Who is the developer for this development?
Any developments with marina view between 700L to 800K. I am from UK and like to buy cheapest one-bed with marina view.
Thanks

Blizzy June 8th, 2007, 01:41 PM Is it true, that Marina 101 won't be able to rise until this one shoots up from the ground? Are they really waiting for this to happen in order to start the construction there, or is this just some kind of bullshit?
AltinD June 8th, 2007, 05:20 PM Is it true, that Marina 101 won't be able to rise until this one shoots up from the ground? Are they really waiting for this to happen in order to start the construction there, or is this just some kind of bullshit?
It is true and is based on a common logic, not on some developer's statements. There's just a very thin wall separating the two sites, so you can't just dig up the 101 site; that will couse the separation wall to collapse.
We only hope that the piling on the Marina 101 site is indeed completed or at least partially done, so as soon as the Sulafa rises at least to the ground level, they can start and excavate the Marina 101 site and complete the piling job left, if any.
Stephan23 June 9th, 2007, 01:58 PM How far they are?? Last update 18th May!

Krazy August 3rd, 2007, 05:42 PM great news! the aliens have landed again!
True Blue August 5th, 2007, 02:28 AM Very large area of slab. Like the novel way they are transorting the concrete along the deck and into mini placing booms. Gives the men on the deck full control allowing them to direct the concrete to where its needed. The normal way would be pump operator watching for signals from the men then moving the boom by remote control while trying to keep an eye on the progress of concrete feeding the hopper. When the main boom is moved it tends to be very jumpy and sprays concrete everywhere.

Imre December 13th, 2007, 06:16 AM National Properties makes Marina offer
Dubai: National Properties, the wholly-owned real estate subsidiary of National Bonds Corporation, has announced an opportunity for bondholders to own apartments in Dubai Marina with a 100 per cent financing option.
Sale of units in the 77-storey Sulafa Tower, which is under construction, will be open to holders of National Bonds on December 16 and 17 at the Shaikh Rashid Hall of the Dubai International Convention and Exhibition Centre.
The year-end offer from National Bonds, the Sharia-compliant national savings scheme of the UAE, comes with a 100 per cent financing option from Amlak, the mortgage provider for the project.
Bondholders who pledge five per cent of the apartment price in National Bonds can take advantage of this option.
National Properties, the sole broker of the freehold project, is offering competitive prices with single bedroom apartments starting at Dh965,000.
The 285-metre tower is set for completion in 2009 and is located in the Upper Marina adjacent to the Marina Walk.
The launch of Sulafa Tower follows the success of Skycourts, the freehold development from National Properties launched in 2006.
Skycourts, currently under construction in Dubailand, comprises 2,300 apartments complete with all amenities for modern city living.

Plain? To me the central point design is an improvement and fits in better with the other towers in the area. The original had some sort of grill form rising as two flaps--completely uninspiring.

Thanks for GOL2007
I made an update of my forgotten Table:
Since the last update on 2008/01/18 they built 393 (!!!) floors in the tallest block. This equals 34% of the floors of the 13 supertall towers. So now there are 554 (48%) of the mindblowing 1156 floors completed!
Ocean Heights was the fastest growing tower, Marina Pinnacle just pathetic.

dubaimania October 15th, 2010, 12:12 PM The handover for this tower has begun and they have started to call the owners for snagging , now its time to capture some of the snaps on the completed internals, will keep everyone posted

It's only 285m tall whereas it has to be over 1000ft or 300m to be classed as a super tall and get on that list.

Emporis have a list of the world's 200 tallest buildings, which goes down to Commerce Court West in Toronto at 239 Meters. Unfortunately the list is not kept very well up to date any more and this is one of several that are missing.

PrincessTower October 28th, 2010, 06:36 PM oh great, another recycled kitchen from somebody's grandparents....
True Blue October 28th, 2010, 11:20 PM Select found a buyer for the white cooker hoods rejected from The Torch.
That picture sums up the problem with Dubai property at the moment. Everyone was sold luxury, very few have received it!
propertymagnet October 29th, 2010, 01:38 AM that kitchen is known as 'walnut' and is probabley one of the best selling colours of the last couple of years. Whats wrong with that kitchen is the tiling which is making the kitchen look shabby.the 70's look is back in im afraid guys, follow this link www.karensclassickitchens.co.uk and click on kitchens then tempo tobacco walnut or
cologne walnut and you will see the kitchens are very similar, my office is in walnut and it looks fab, and that kitchen will look fab also all it needs is the tiles ripping off, new trendy tiles, no tiling above the units as that really is old hat, a trendy colour paint and you will be well away! its easy !
True Blue October 29th, 2010, 12:23 PM It looks more like sapele than walnut. The last time I used the word sapele was in the 70's.
sydneyjay October 29th, 2010, 12:38 PM I think you will also find a massive difference in quality between these awful looking cabinets and the luxury kitchens shown on the website you refer to. The cabinets in the picture you show are truly awful. If that were my apartment I would bin the lot and start again. Its the quality as much as the colour. Take a look at the new kitchen pictures on the Silverene thread if you want to see how its done properly. German kitchens, amazing quality, slow closing units etc. I'll copy this into the girl who owns the kitchen business you mention for a informed view if anyone is interested??

I completely agree, German kitchens are the best, and always have been, but lets face it they make the best of everything, appliances and cars too boot!
I could make that kitchen look as good as the ones on my website, because thats what I do. At the end of the day we should be looking at what we are getting back for our investment, so I would never put a German kitchen in a rental property simply because of cost, but could I make that kitchen look great, of course i could! Because the result of the finished look, when you are professional should not be a reflection on how much you have spent. If you are clever enough and you have expert fitters you can make any old tat look like a million dollars :)

What else is wrong with the picture Sydney is the wrong colour worktops, the kitchen has no cornice or pelmet and the tiling is terrible. But could it be made good without ripping it out. Yes of course!
sydneyjay October 29th, 2010, 01:45 PM You mention the key as far as Dubai is concerned... "Expert Fitters".
I have finally found a reasonable company who have put 2 of my apartments right, but it took several go's.
What do you think of the Silverene and Infinity kitchens?
Maybe you could offer a service to all of these owners who would like to achieve the look you mention?? I have a fitting company that you could work with??
:)

Thanks for the help.I have my own fitters, here in the UK, thev've been with me for 25 years give or take so I will bring them to Dubai with me, when we start on the apartments we've been commissioned to do.(i dont think any other team of fitters could tolerate me :))
I saw a Silverene kitchen on one of the threads, and its did look really nice, obviously being in the trade i could see minor things that most people wouldn't pick up on,for instance the granite upstands were jointed, with the size of the kitchen the upstand could of been in one piece,(on each wall) but to save money they cut and piece it so they can use smaller pieces on the next job, where as in the UK the whole kitchen would of been templated and each wall would of been one piece of granite. They havn't done that at Silverene. And the only other thing I could pick up on was the tiling being started in the wrong place on the extractor wall. But other than that for Dubai standards very good.Im sure when I visit next week I will see more, but I am really not the right person to ask as I have too much knowledge, and you know what they say a little bit of knowledge is very dangerous:)
But for the average punter that doesnt know any better I would say its a job well done!

the wall units are only 560 high, and this never looks right as they arent in proportion to the base units. If the wall until were taller it would look loads better.
Wardrobes look great, well done!
True Blue October 29th, 2010, 02:29 PM ^^Actually the latest pictures look miles better. I like the lift hall:okay: Anyone know if this is just off the lobby or is it on every floor?
I can also see mosaic in the ensuite and the wood looks good on the wardrobes.
propertymagnet October 29th, 2010, 02:48 PM I don't think its wood TB, it looks like vinyl wrapped MDF, its the most common material used now in Kitchens and Bedrooms, its easier to clean , doesn't absorb moisture and looks better for longer.
True Blue October 29th, 2010, 03:09 PM If you look for it you can see the grain image repeating confiming that it is a vinyl wrap. The quality of the technology is excellent nowadays and it performs better than real wood with practically no maintenance. I saw it used in high quality housing, the decorators tried to stain it and didn't realise it was all vinyl wrapped skirtings and facings:lol: That is how convincing it is.

sorry, i should of guessed you would of known:)
True Blue October 29th, 2010, 05:36 PM ^^I didn't spot it until you pointed it out. Some people still use real wood veneers although they scratch and chip easily. The vinyl stuff is very scratch and damage resistant.

propertymagnet is right. the tiling is what makes the entire kitchen look so outdated. I've done a quick and dirty 5-minute photoshop alternation - not claiming the color or anything now looks modern or tasteful - but just to see how much the appeal really changes with the tiling.
Tiles off, color the wall in a calor you like, a little bit of light maybe, perhaps a picture, decoration, and new look for little money keeing all the rest the same!! Easy. Floor tiles look fab already by the way.

propertymagnet October 30th, 2010, 01:19 AM Good job Princess, and what a difference! You can change the whole look of any room just by making subtle changes, and youve done it well done! Even keeping the existing worktops it still looks great, Do you want a job:) lol!
