- The project is freehold.

- The project scope is as follows:

o 13 Buildings in business bay. range in height between 5 and 14 floors.

§ 1 Hotel

§ 1 Full Residential building

§ 11 Mixed used buildings

· 2 Floors Retail

· 5 to 10 floors of office space

· 2 floors of rooftop/terrace apartments

- The project will include 3 major anchors (or attraction points)

o 1 Boutique Hotel – European chain of hotels

o 1 Art Gallery – A British based well established and known gallery

o 1 Gym – A British based and well established gym

- The idea behind the development is to give the residents and those working in Dubai the ability to experience something different.

o It will be a small community where people can live, work, relax and enjoy their time in Dubai.

o different from the usual sky scrapers that you see in Dubai and its intent is to give a feeling of a small community.

I like it, the design of the buildings remind me of the type of stuff going up here in Ireland, although it's done much better here. Also the placement of them corresponds to my plotmap, except for 3 extra ones.

The bad thing though is that this thing takes up 9 tower plots :D

I like these, actually reminds me of some Low rises being built in Manchester UK.

But i'm not sure how close the High rises are it might not be good living in there shadows.

Dubai Properties unveils Dh4b development

http://www.gulfnews.com/images/07/10/15/16_bs_properties_4.jpg
The centrepiece of the 13-building development will be a boutique hotel - with a 'downtown' setting and an exclusive residential tower.

Dubai: Dubai Properties, leading master developer, yesterday unveiled its latest development within Business Bay - the Dh4 billion Bay Square.

The five million square feet development, scheduled for completion by 2009, is positioned as a new age community project, targeting businessmen, residents and retailers seeking a stress-free lifestyle in a corporate environment.

The centrepiece of the 13-building development will be a boutique hotel - with a 'downtown' setting, and an exclusive residential tower.

The remaining 11 buildings will comprise of mixed-use projects, featuring retail and commercial space, and two storeys of rooftop and terrace apartments.

Mohammad Bin Braik, chief executive officer - Dubai Properties, said: "One of our core values is to provide integrated lifestyle communities for the discerning buyer. Bay Square will offer business professionals and visitors an unparalleled experience of modern Dubai. As a prestigious business address for companies, the project is a convincing investment option for both local and international investors. Almost 60 per cent of the project has been reserved for commercial investors." Dubai Properties will offer investors an exclusive opportunity to purchase five to 10 floors of approximately one million square feet of commercial space, ranging from 1,500 square feet to 17,000 square feet.

The height of the buildings and towers of Bay Square will range from 10 to 14 floors, and the residential units will feature studio, one-bedroom and loft-style apartments overlooking the Square and the rest of Business Bay.

Location

The Bay Square will be situated in the heart of Business Bay. It will be a pedestrian-only zone, hosting cafes, restaurants, a central plaza, retail outlets, and a state-of-the-art gym.

Dubai Properties' interactive stand at the City-scape event, which starts today, will showcase all its landmark developments including the Business Bay Vision Tower and Executive Towers, Culture Village, The Villa, the Jumeirah Beach Residence and the recently launched Dh745 million freehold Mediterranean style residential community Al Waha Villas in Dubailand.

2300AED ... puh, what are these people thinking ??? There is no space left for price increase, or do you guys think upon completion of the first phase in BB we will encounter prices like 3000AED per sqfet ??? I mean, where is the investment encouragement? Maybe I am totally wrong ...

234sale, thanks to you all overseas investors know how BB is coming along on a regular basis. Much appreciated. Is that beautifully landscaped park with the gazebos along the water actually going to happen (part of this project?) or just thrown in the model to improve the look? If it is gonna happen then GREAT! BB needs more green areas.

Mixed use building at Bay Square development sold at a total of over AED 500 Million.

Dubai Properties, master real estate provider and a subsidiary of Dubai Properties Group, today announced it has sold an entire building in its 6 Billion AED Bay Square development within hours of release.

The building is an eight floor, mixed use structure offering 11,754 sq. meters of commercial space, 2,116 sq. meters of residential space, and room for 17 retail outlets. It will encompass 53 offices, and 17 one-bedroom apartments.

The record achievement follows Dubai Properties' successful sale of other floors and units of the same and of several other projects since Cityscape Dubai in 2007, the region's largest regional business-to-business property investment and development event.

The remaining buildings within the five million square feet new-age community project will be listed for sale throughout 2008.

Targeting residents, retailers and businessmen seeking a stress-free lifestyle within a corporate environment, Bay Square will comprise 13 mixed use buildings, including a boutique hotel with a 'downtown setting' and a residential tower. The remaining eleven buildings will include mixed-use projects featuring commercial and retail space, terraced apartments and two stories of rooftop apartments.

A pedestrian-only zone, Bay Square will boast retail outlets, a central plaza, restaurants, hosting cafes, and state-of-the-art gym. The development is scheduled for completion in end-2009.

When they want to stick to the original design which I doubt now they would still need lots of time for all these canals and landscaping.

Now that they have financial problems it seems unlikely that these are still parts of the plans.

Empower begins phase three of the District Cooling network in Business Bay

CEO says Bay Square cooling district network on schedule

http://1.bp.blogspot.com/_MJP0UXD31gE/S-b79Ubv-TI/AAAAAAAArKo/uU-qkVD5dUI/s400/CEO+Picture.jpg

Dubai, UAE, 9th May, 2010: As part of its move to provide integrated district cooling services for the entire Business Bay project, Emirates Central Cooling Systems Corporation (Empower) began the third phase of the 70,000 refrigeration tonne (RT) district cooling network for the Bay Square within Business Bay.

The company had announced earlier the completion of two phases of the project which include “the Executive Towers” and the Towers Area that overlooks Sheikh Zayed Road from Emirates Airlines Building extending to the rear of the Executive Towers with 50000 refrigeration tonne (RT).

Empower has implemented the project with a high level of efficiency, seamlessness, precision and within the set budget and timeline.

Ahmed Bin Shafar, CEO of Empower, said: “We divided the implementation of district cooling network of Business Bay, which is one of the busiest and dynamic business spots not only of Dubai but also of the Middle East, into three phases as per demand and supply. We worked according to the timeline by constructing temporary and semi permanent work stations. As always, best of breed technologies were used in constructing this world class network to ensure highest performance and quality.”

Both the Remraam and Bay Square projects are in the delivery stage and Business Park is in the planning phase, he said....
