The Torch, also referred to as the Marina Torch and Dubai Torch, is being built as one of the many freehold residential towers located at the Dubai Marina, which is opposite to the Jumeirah Lake Towers and next to the American University of Dubai. It is located on the same side of the marina as the Dubai Marina Towers and just two buildings away.

The ~345 meter (1,132 feet) high building will have a total built up area of 111,832 square meters (1.2 million square feet) and be elevated by 3 basements and a 4-storey podium block. The Torch tower will have 74 storeys and contain 658 apartment units.

The three basements and four podium levels of the Torch tower will provide car parking for 536 vehicles, while floors 5 and 6 will contain recreational amenities including a swimming pool, health club, gymnasium, cafeteria, aerobic rooms and sit-out cover seal terraces.

It is a really good tower, however I hope it won't be a standalone, because it's the type of tower that needs a forest of smaller buildings around it, to really showcase its worth
Many tall thin towers are like this, even the great Chrysler building, if you put it in the middle of Nebraska, will look out of place.

Now, for the battle of old vs new, I prefer the new version of the tower

^^ it will definitely not stand alone.. it's a part of the "tallest block in the world" in Dubai Marina.. here's a render made for what the block will look like in a couple of years (the torch is hiding in the back)... keep in mind this is not it.. there are at least 3 towers not announced for this block that are not included in this render

The newer design looks like a much simpler (re: cheaper) design to build. I'm starting to see this in many of the redesigns of these taller towers in Dubai. I think they're redesigning the towers to simplify them and make them cheaper to build, perhaps to boost profits or to adjust for rising construction costs.

Even though I actually love the designs of Dubai towers (this one is great too!), I still think Dubai will have nor a skyline nor become a metropolitan city. To me, ALL these towers are 'standalone' because even though they are accompanied by more enormous towers in the same street, there is no 'base' to make it look real. Where is the street level action? Where are the 50-120m towers around it? Why do they ONLY seem to build tall? Of course I haven't been there so I'm only judging from pictures. I don't care if Dubai builds another 600 skyscrapers - as long as they don't try to form a coherent city it's not interesting to me.

I guess you didn't get my point. The Torth for example is a GREAT design, but in Dubai it's just that - there is no context. So the same design in Dubai would get a 7 from me, while if it was placed in for example New York it would get a 8.5

Mostly 30 storeys isn't midrise or 'context' to me... I'm talking more about the 5-30 storey buildings that form the ground level in most cities.

I'm just saying that if you put Chrysler, ESB, Petronas and Taipei 101 next to each other the effect would be SO different from reality!

if it had normal residential floors that would make it 3m each floor x 84=252m. but looks like Dubai use mostly 4m floor heights for residential which is equal to office tower floors, thus 84x 4m=336m etc.
the torch has a architectural feature and spire which is equakl to 12 resi floors or 35m.
So maybe floor heights are 3.7m? 84x 3.7m= 310m (roof) + 35m arc feature/spire = 345m

Have you ever connected two electric or telephone wires together? Same thing.

Not that I know much about construction techniques, but after taking some thousands of construction updates pictures, you get to learn something :)

What's the purpose of the exposed skeleton? LoL sorry i dont' know much either with regards to construction.

Well, over the piles will be erected the concrete pillars that make the structure of the building. Since pillars have a metalic sceleton inside, they first erct that one (for every floor height) and then pour the concrete to complete the pillar. The metalic sceleton of the pillar to be erected overhead, must ber welded together with the sceleton of the pillar or pile below, so the top part of the metal sceleton must be left exposed in order to allow for the welding.This is repeated during the entire construction proces.

Just check any construction update picture and you'll notice that there are always metal bars sticking up

This is a very interesting pic that is not so often taken. This also leads me to think that often pilling and basements are often considered as out of the construction process by several members here. But imagine that the guys dig hole sometimes down to 80 mtrs below ground level so that the tower is stable and don't collapse.

Anyway, the pictures here shows a test run on the piles where they try to rip the pilling collumn off the ground to validate ground stability and columns strenght as well. THey seem to use hydraulic jacks and huge beams to split the loads on several ground areas.

We also saw on The BD thread at the very beginning of the construction that they did build a huge pile of rocks to test soil stability under weight constraint...

I agree AltinD but the sheets themselves would trap an enormous amount of heat which I think would also influence the reading. It may simply be for protection from the sun as you said.

The core will be a normal one, for such scraper and it is as big as the hole in the middle of the site that goes deeper then the rest. THe base of the tower is huge though.

This is a great looking tower. For the record, I like the new design better. With a name like The Torch, I would think the top would be all lit up. Is this the case?

^ I Disagree, I think 23 Marina and MAG 218 are slightly ahead. But most of the buildings on the tallest block should start rising in the next 6 or so months. It's going to be amazing watching so many supertalls rise together.

Holy sh*t. I've never seen so much rebar. And it's only 345 meters! That's a baby compared to some of the stuff going up nowadays. They must have built it on pretty weak ground to warrant that kind of...rebar "sheeting."

^^ The rebar is reinforcement for the concrete that will be poured in there, yes a 3 metter thick reinforced conrete slab.

The reason for that is not exactly becouse of the weak ground (the deep inserted piles take care of that) but the excess ground water on site. The water will put pressure from beneath and try to push up the entire structure, therefore they have to build a very heavy foundation slab to counter the force.

Every construction site has that amount of pumps at an the initial fill, its cus it needs to be done at once, as fast as possible. You should have seen it for rose rotana. such a small area, with about 15 pumps crammed in! I LOVE DUBAI

Hi Everyone,

I am new to this forum but have spent the last few days reading through it from the start.

I am considering making an investment into the Torch and would be gratefull of any advice offered. There are obviously some very inteligent experienced investors in here !!

As i have never been in a building as tall as the Torch could anyone let me have some info on how the lift logistics work in a building of this hight, i.e;

How long does it take to go from ground to penthouse?

Is it straight up an down in one lift or is there a change half way up?

What speed are these lifts capable of?

Haha ... the formwork perimeter is red colour.

So far we have seen them only in white (BRM, GROCON) or yellow (DOKA), and this will make for an very interesting and colorfull sight when the tower will be rising up in the air especially considering also the not so distant 23Marina using the same scheme.

Hi Everyone,

I am new to this forum but have spent the last few days reading through it from the start.

I am considering making an investment into the Torch and would be gratefull of any advice offered. There are obviously some very inteligent experienced investors in here !!

As i have never been in a building as tall as the Torch could anyone let me have some info on how the lift logistics work in a building of this hight, i.e;

How long does it take to go from ground to penthouse?

Is it straight up an down in one lift or is there a change half way up?

What speed are these lifts capable of?

It will be nice to see how The Torch and 23 Marina will progress. Both are at the same stage, are being build by the same contractor using the same building technique and the roof heights are not that much different ... and just a few hundreds meters distant.

that looks like a big mistake in the construction ^^. it looks there's no conrete only damaged steel. don't forget that is the core which has to give the stability to the tower

Yea, I spotted it too...

For a tower of its stature and the engineering discipline needed to built a tower of its proportions, that pic has made me very worried...

It appears the formwork has been raised without addressing this. If this is so, can you imagine what other errors could already have been made which will compound the situation in the near future?

I am no structural engineer, but shouldnt that rebar be vertical rather than layered diagonally?

So now we have all of the armchair engineers worrying about an apparently massive problem that the experts haven't seen at all. Now I'm no architect or builder or engineer but isn't it fairly possible that they'll be putting horizontal rebar through there and pouring a floor slab and filling it in with concrete at that time especially since all of the columns appear to have that gap at the same level? The floor slabs have to connect to the core somehow, they can't just butt up against it. I'll tell you what is NOT likely, and that's that they "messed up" and "haven't noticed".

Yes Hollie, I am hoping someone with expertise will clear this up. Im worried but I know better than to jump to conclusions. The fact is that is not the only thing that looks 'odd'. The state of the concrete itself looks very disorderly and I would love to hear from someone who knows if this is all normal or if it is shoddy. :)

Nothing to worry. This is the way they purposely do. Those are the column starter bars that ll b eventually exposed out to link to the slab rebar. If there is no starter bar, how would u hold the slab from the core, rite?

Dubai is the capital city these days in highrise construction. Some of the new skyscrapers are beautiful and a few are not ... but this is a nice one in my view. It's sleek and it soars.

Since nearly all this new construction is for apartment homes I am wondering if there are so many people who can to live in these buildings? Lets face it, these are not cheap places, and these buildings are for affluent (that means RICH) apartment seekers. For example, here in North America they usually don't even start building a highrise apartment tower until a certain number - like one third or one half or even more - of the apartments are sold (usually at a discounted pre-construction price). Is this true for Dubai? If not the investors may be taking a HUGE risk if the buildings are half empty at the time they are completed.
