it is to be located at 42-56 Franklin Street will approximately 25,000m2 of office space. this site is close to both the City Central development also on Franklin Street and the West Central development further west

ripcurl August 5th, 2006, 02:35 PM 18 levels of mixed use (predominately office) would equate to 65-75m tall. That sounds very reasonable, given its location in Franklin Street, which is out in the city's West End, near the CityWest development.

Hopefully it will be decent, Telstra ain't that great for producing well designed towers although there are a couple around, don't mind the small one on Currie Street. I am amazed at how many towers are going up/approved or proposed in Adelaide now. Starting to out-do a few other Aus cities for a change on a per capita basis. After almost 15 years of stagnation it is strange to see so much construction. When walking around the city I have heard a couple of people say "there is a lot of construction going on at the moment". Us Adelaidians really aren't used to it :) Refurbs and construction down a fair few city streets, makes a nice change.
Office construction is going on at a nice pace, just enough to satisfy demand but not too much to cause an over supply. Feel a bit sorry for Perth, their office vacany rates are around 3%! You would think that would create a development boom but not quiet yet, hopefully soon. With not enough office construction occurring yet in Perth it is starting to cause problems with sky high rents and tenants looking to the suburbs instead. We are lucky that hasn't happened here in Adelaide but we had far less A and B grade space to start with and are finally catching up in that area.

the derelict building at Telstra's former telefphone exchange building
on Franklin St and build two 17 storey office towers plus a seven storey
car park at the back of the site for 500 cars.
Theres a good render of the proposed buildings on pg 14 which shows
you how it will look and where it is etc.

The building that's getting the arse is actually quite a decent old building, but it's been allowed to run down beyond saving.

65m is an estimate based on how high the roof is in the average office block. I presume Will put up there, I've also used in the index thread. I don't know of anyone who has seen any plans yet.

A TWO-WING high-rise development planned for Franklin St will provide office space for up to 3000 city workers.
Featuring two towers joined by a glass core, the multi-million dollar proposal was given the green light at last night's Development Assessment Panel meeting.
The two towers will be built on the site of the old Telstra exchange building at 42-56 Franklin St, opposite Pitt St.
The development will include 808sq m of ground level retail space, more than 31,000sq m of office space and 278 car parking spaces over six levels.
Lord Mayor Michael Harbison said the development was a "very exciting addition" to the city.
"This development will not only increase activity in the area but is also an example of best practice with regard to sustainable energy efficient development," he said.
"A building of that scale adjacent to Victoria Square in Franklin St will really transform the street."
Developers Ambitio Pty Ltd and Pinako Pty Ltd have committed to obtaining at least a four-star Australian Building Greenhouse Rating and a five-star Greenstar rating for environmentally sustainable development.
The western tower will be 17 storeys and 63.5m high. The eastern tower will be slightly shorter at 15 storeys and 56.5m.
The central core which will link the two towers will be 67m tall.

apparently there is a strong possibility that the block next will be built upon, so there isnt much point having glass windows which would just be obscured by another building anyway.

It is amazing to think it is so close to our main CBD core yet feels like a ghetto when you walk through it. If all the proposed developments go ahead in this area it will be totally different in a few years. The ACC hasn't helped this street at all. The state of the street surface, footpaths, powerlines etc is disgusting. Demolition of the current derelict exchange building shown in the photo hopefully means this one will begin construction this year. No word on any pre-committments yet but who knows.

All the developers are doing is breaking up the project into stages.
First will be built the carpark, and at a later date the 'twin towers'.

A MULTI-STOREY car park in Franklin St has been given the green light by the State Government's Development Assessment Commission - despite Adelaide City Council and the commission's own staff saying it is a bad idea.
Adelaide City Council had previously refused to support the $11.9 million application, citing more than 10 reasons including increased congestion around the area and the lack of demand for the 575 car parking spaces.
The commission's staff agreed with council's comments and recommended the commission reject the application. However, the commission, which presides over all city development applications in excess of $10 million, made the decision to approve the eight level car park in a closed session.
In the last Development Assessment Panel meeting, Adelaide City Councillors Ann Moran and Ralph Clarke attacked the DAC for its decision.
"There was an abysmal lack of reason as to why they ignored us and their own staff," Mr Clarke said.
Ms Moran said the decision was "a nonsense".
"It's absolutely ridiculous," she said. "There's no rhyme or reason to their decision making.
"Whatever the criticisms of our development assessment panel, our decisions are made in public meetings. DAC operates under a veil of secrecy."
Panel presiding member Shanti Ditter said she believed planning decisions should be transparent.
No reason was given for the application's approval against the advice of council and the commission's staff.
DAC chief planning officer Gabrielle McMahon said it had considered all relevant policies.
"The commission heard from both council and the applicant," Ms McMahon said, "and made their decision based on all the relevant policies and representations."
