JOHOR BARU: Ulu Tiram, the central business district here and Danga Bay will be the first districts to be linked by the proposed RM1 billion monorail system.
Under the first phase, it will ferry passengers between the city centre to Tebrau, Senai, Skudai and Bandar Nusajaya — some of the most densely populated areas here.
These details, released by Menteri Besar Datuk Abdul Ghani Othman yesterday, are part of a preliminary study on monorail routes.
The State Government hoped the design and routes would be finalised by early next year and building completed by 2009, he said.
"We’re counting on Federal Government support, as Johor cannot fund such a major undertaking alone," he added.
In June, Johor received competing proposals to build the monorail from two local companies, one with a Chinese partner and the other South Korean.
Yesterday, Ghani said he will lead a delegation to visit Beijing next week to evaluate the proposal involving a Chinese company.
He made a similar visit to South Korea in June

A COMPANY to build and run a planned monorail system for Johor Baru has been identified, and construction work could start as early as next year.
The Johor State Government has issued a Letter of Exclusivity to a RM10 million company called Jalur Mudra Sdn Bhd to fund, design, build and operate the system.
The Johor State Government will have a 30 per cent stake in the company through its education investment arm, the Yayasan Pelajaran Johor.
Phase 1 of the project may cost over RM1.3 billion, Johor Menteri Besar Datuk Abdul Ghani Othman said yesterday.
Jalur Mudra has appointed former Johor deputy state secretary Datuk Rashidi Mohd Noor as its chairman.
It is a special purpose vehicle set up exclusively to develop the project and among the first private finance initiatives to spearhead infrastructure works in the state.
No details of the company shareholders were immediately available.
Ghani said Jalur Mudra was the only one to make a firm bid for the Johor monorail project.
"The company is very upbeat about the viability of this project. Initial market feasibility findings show very strong demand for the service," he told reporters after the weekly state executive council meeting in Johor Baru.
It is learnt that the system will be fashioned after China's monorail network in Beijing based on the "maglev", or magnetic levitation technology - an advanced technology in which magnetic forces lift, propel and guide the trains over an elevated guideway.
Ghani will lead a high- powered state delegation to Beijing and Chengsha in China from July 23 to 27 to get a close look at the workings of the monorail system there.
Chengsa is China's test centre for the maglev monorail system, which comes directly under the purview of the National University of Defence Technology there.
It is learnt that Jalur Mudra will initially build a 13km-long track stretching from the Johor Baru city centre to the Majidee Camp near Pandan.
When fully developed over the next five years, the monorail will serve a 50km route covering all vital residential, business and recreational spots in the city.
Ghani said the monorail is an integral part of the state government's plans to enhance public amenities and services in Johor Baru, in line with the Federal Government's plans to position the city as one of the country's new growth corridors.

The Johor Government has begun studies on the site, route and alignment for the Johor Baru monorail service.
Menteri Besar Datuk Abdul Ghani Othman said the service will provide a new, clean and efficient mode of public transportation linking the city to all major business and population centres in the north, east and west of the state capital.
He said Johor had opted for the "maglev" monorail technology developed by China because of its cost-effectiveness.
Maglev, or magnetic levitation, is an advanced technology in which magnetic forces lift, propel and guide the trains over an elevated guideway.
A high-powered Johor delegation led by Ghani visited Beijing and Chengsha in China late last month to familiarise themselves with the monorail system there.

This is considerably cheaper than the Star LRT and Putra LRT in Kuala Lumpur, which are two different systems for the monorail, which cost RM150 million and RM175 million per kilometre respectively.
Ghani said Phase One of the project will see the line starting from Johor Baru city and ending at Majidee Camp near Pandan.
The entire monorail will cover some 50km and is expected to take about five years to complete.

Since the bridge was cancelled then really they have to search for other alternatives to keep the waters clean.. Btw im gonna head down to JB next month, cant wait!

JOHOR BARU: A total of 6,000 runners participated in the seventh edition of the Singapore-Johor 2nd Link bridge run.
Coming from 10 countries, the participants ran 10 km from Tuas and back for a chance to grab a share in the prizes amounting to S$11,575 (RM27,150).
G. Supermanian did Malaysia proud as he won the 10km men’s veteran race with a time of 33:32.00.

The 47-year-old received S$500 (RM1,173) and a medal. He was also the winner in the same event last year.
Singaporeans Qi Hui, 26, and Elanovan Ganesan, 31, won the women’s open and the men’s open respectively while Pauline Muroy from England won the Women’s veteran category.
State Tourism and Environment Committee chairman Freddie Long said the bridge run was aimed at fostering bilateral relations.
“It is a good event as it can help bring the two countries closer.

I saw the plan........same concept like tebrau city shopping centre..they got the east courst..west court....center court....only thing it's slightly shorter than tebrau city shopping centre but bigger.....and only 2 1/2 levels.............but still,it cannot beat jusco bukit tinggi shopping centre in klang.......It will be the largest jusco outlet after tebrau city....just imagine it will have 6 levels!!!!!... ... more levels...bigger...and longer than tebrau city.....heard that it will be open by chinese new year next year.....

-very smallll........i guess it's the smallest hypermarket in johor bahru
-half the size of jusco permas jaya...........
-shops,,,,,erm,,,if i'm nt mistaken,there's watson,old town kopitiam,jukebox,fabio ricco,chicken rice shop,and a veryyyyyyyyyyyyy big KFC outlet(occupying 3 outlets)!!!........,poh kong,etc..
-very special hypermarket as it opens from 8am t0 1am!!!!!!......
overall,i give the place a rating of 6/10..............
-you'll be surprise that jusco things are much cheaper than tesco although they claimed that they are the lowest in town....
-toilet,,,,dirty...............unlike jusco where their toilets are just super clean and spanky........5 star.
-and the aircond...............they really neeed to fix that.....can u believe that i was sweating all over when i was in tesco????????...the aircond was horrible.........warm...........stufffffy!!!!!!!.......plus the crowd somemore!!!!!..
-parking was terrible........just imagine there are only 700 parking lots......and their system was just simply horrible.......,they open three entrance for cars to come in only one entrance for cars to exit........so just imagine how the jam would be..................perhaps they are encouraging us to stay longer....
-vegetables,,,,,,,,,,,,,,,,,surprise to say they are not very cheap.jusco permas is much more cheaper........
-and as for the non halal section..........flies!!!!/..........every where flies!!!!!!!!!!!!!!!!!!!!!!!!!!!!......veryyyyyyyyyyyyyyyyyyyyyyyyyy dirty...unlike jusco permas where all the meats and porks are kept veryyyyyyyyyy clean and tidy....................

jansej April 7th, 2007, 10:48 PM hey i went to the new tesco seri alam too.. quite disappointed with it.. and ya.. not very cheap unless u buy tesco brand's stuffs.. i also realised you dun get to see mcdonalds in new malls.. i wonder why.. there's a children playland in the middle of it, a foodcourt at 1 side.. and a bazaar style market outside tesco.. i think the hypermarket is quite boring and you can find this concept style everywhere in jb.. if compare with other 1 floor hypermarket, i think giant leisure mall will still be the winner.. near to city centre, got ampangbowl, gsc, arcades and mph~
and giant plentong, jusco permas wont feel any pinch as they will continue to do well with their neighbourhood support..
6/10 overall.. duh.
hope to see what danga city mall offers...

yah,ur right.................mcdonalds seeems to be like dying off..........KFC seems to be very active...........so i guesss,i won't be heading to tesco from now on........i would prefer to shop at giant plentong or jusco permas as the ambience there are just simply bettter than jusco.........I still find jusco and giant are still the cheapest.......
so now,,,,,,,,,,,,,,,,,,,,that leaves us to danga city mall......does anyone here know when is danga city mall opening?????????????it seeems that i have passed by that mall for several times and still don't see any renovations going on...........no shops.........nothing........hey,guys,,,,,,,,,,,,,,u should check out city square....it has changed alot compared to last time..more bettter and branded shops and the innercity and cyberzone section was just great and coool...............even food juction renovated their food court...........i heard 2 years ago ,the singapore government own 75% of city square...no wonder they upgraded the shoppping mall..........

erms erms.....i don't think so.....it has been like that for so many years.............if i'm not mistaken,it open for about 3 or 4 years,then closed down....then after while....it opened again.......then close down again........untill now,,,,,stilll the same...so i guesss it will remain like this forever~~.

JOHOR BARU: The city will once again be in “full bloom” with the display of over 1,500 species of orchids from around the world during the upcoming International Orchid Show 2007.
Among them will be popular local hybrids found in Johor, Penang and Sabah, known as Mokara and Aranda .
“Malaysia is the world’s second largest orchid exporter after Thailand.
“Japan, on the other hand, is the largest importer of local orchids which comprises 85% of our exports,” Johor Orchid Society President, Wong Kiang Ho, said adding that the show was expected to be held from May 25 to June 3 at Danga Bay.
According to him, orchid exports in 2005 stood at RM33mil while the figure rose 6% last year.
“Local hybrids are sold at an average price of RM1.50 per stalk,” he said, adding that the propagated ones take 10 months to a year to bloom while those grown from seedlings takes 30 months.
According to Tourism and Environment Committee chairman Freddie Long, such shows would boost the state’s tourist arrivals.
“There has been a significant increase in the number of tourist visiting Johor from 12.6 million in 2005 to 20.3 million last year.
“We are targeting about 22 million visitors this year,” he said, adding that the show was expected to rope in 23 participants from 18 countries.
He added that Denmark, Hong Kong and Switzerland would be making their maiden appearance at the show, along with participants from other countries such as Japan, Germany and Australia.
“It is a rare opportunity for us to view so many types of orchids for free,” said Long, adding that some orchids would be for sale.
Long also launched a free bus service that ferries visitors between Singapore and Johor Baru in conjunction with the show and Visit Malaysia 2007.

KUANTAN: Pelangi Bhd will launch its new commercial project, Pelangi Junction, in Johor Baru in the third quarter of this year.
Chief executive officer Azmar Talib said the project would be the latest instalment of its commercial portfolio, which was currently contributing 50% to company revenue.
“We have yet to determine the gross development value of the project as we are trying to get the best value for our property but construction cost will be around RM200mil,” he told reporters when met on the sidelines of Malaysian Unit Trust Week (MSAM) 2007 yesterday.
Comprising mixed office and retail units on about six acres, Pelangi Junction was expected to be completed in three years, he said.
Currently, the company has a total land bank of more than 2,000 acres, which are likely to be developed in the next 10 to 15 years.
On construction costs, Azmar said the company had yet to face any increase following the Government’s move to raise the ceiling prices of steel bars and billets by up to 20%.
“However, for future development, it is definitely going to affect us,” he added.
On a proposal by the market players to scrap the ceiling price of steel bars and lift the import ban on raw materials, Azmar said: “The concept of having a ceiling price is good to protect people like developers and also end users but it depends on how the things are managed.” – Bernama

JOHOR BAHARU, May 5 (Bernama) -- Sultan Iskandar Al-Haj of Johor today officially opened the Johor Persada International Convention Centre which was built at a cost of RM120 million.
The centre, built in Nov 2004 and which began operations in October last year, has a unique design inspired by the "peak cap" worn by members of the disbanded Johor Military Force (JMF).
The Sultan, in his speech at the function, congratulated the Johor Corporation (JCorp), which owns Persada Johor, for building the centre with the peak cap design.
"Members of the JMF had contributed a lot to the people and the state of Johor," he said.
Also present at the function were Sultanah Zanariah, the Tunku Mahkota Johor Tunku Ibrahim Ismail, the Raja Muda Johor Tunku Ismail Ibrahim and Menteri Besar Datuk Abdul Ghani Othman.
Persada Johor International Convention Centre is built on a 2.5 hectare site which formerly accommodated the JMF camp.

The nearest town centre (abt 5-10mins drive) is in Taman U, which has a small Jusco... Students get discounts on food and other things in Taman U shops... You get almost everything under the sun there except a cinema (which you have to go down to JB city/ other areas)...

When I was there two years ago, they had wi-fi for some of the new hostels... but I think the plan was to make it for all hostels. Still, all faculties have computer labs, and the biggest one is obviously in the Computer Science faculty, opened to all UTM students. There are 15 or 16 residential colleges, ranging from older bungalow-style ones to new 10 storey blocks. Its quite odd that they didn't state your hostel on your offer letter... because that is where you usually register on your first day....
Anyway, JB is about 30-45 minutes drive/ bus ride, depending on traffic. Are you going to get a car?

JOHOR BARU: Come August, a RM9mil building for the disabled will open at Jalan Sungai Chat.
Johor Area Rehabilitation Organisation’s (Jaro) new building, which sits next to its current 45-year-old centre, is almost four times larger than the old one.
“We will incorporate the old centre into the new one. The new building will be three-storey high and will house a multipurpose hall with eight badminton courts.
“On the ground floor will be the parking space and there will be stalls on the first floor,” Jaro manager Abdul Karim Yahya said in an interview.
Abdul Karim said the completion of the new building has been postponed several times, and this had escalated the cost of the project.
“It was supposed to cost RM3mil for the new building and another RM2.5mil to renovate the old one.
“But because of the delays, the figure is close to RM9mil now,” he said.
Abdul Karim added that the hall, badminton courts and stalls would be rented out to the public to generate revenue for the organisation.
Jaro is a registered charity that manages workshops for the physically and mentally challenged. The organisation wants to give the disabled a sense of independence by providing skills training in areas like book-binding and tailoring.
“We currently have 56 disabled people working here. We want them to be like everyone else. So if they work, we pay them,” he said.
Jaro has been running on a deficit for the past five years.
“At one point, the deficit was RM100,000. We cannot bank on sales (of the products made) for income.
“About 60% of the expenses are spent on staff salary,” he said, adding that the organisation receives annual grants from both the Johor government and the Federal Government of RM40,000 and RM12,000 respectively but the amount was not enough to run the centre.

All unis are the same lah BTW why can't the unis provide at least 3-star accommodation to studins' and guests all my frens from Yemen and Oman studying in M'sia complained about this why Malaysia a rich country but student hostel like old-fashioned whoa
Back to the topic JB.. i believe crime in JB is caused by bad management of the city and the widening gap between the rich and the poor there You will find hyper rich area in JB but in the downtown jb you'll find beggars i dont know where these beggar come from but they are not malaysian i hope welfare dept. will take effective measures to solve this issue and to combat crime and disorder in jb :banana:

JOHOR BARU: There was an increase of 1.2 million visitors to Johor in the first six months of the year compared with the same period last year.
State Tourism and Environment Committee chairman Freddie Long said yesterday that a total of 11.1 million tourists had visited Johor so far this year, amounting to a 21.12% increase.
“Last year we received nine million tourists in the same period.
“The months of May and June this year marked the highest number of tourist arrivals due to the holiday period and countless promotions by the Federal and state governments,” he told reporters after flagging off a 30-car Merdeka convoy yesterday.
He added that 60% of tourists to the country entered through Johor.
Long said the increase in police presence and the opening of three new district police headquarters had improved security and contributed to the growth of tourist arrivals.
He added that last year’s mini-travel mart, involving 56 Malaysian travel agents and 120 of their Singaporean counterparts, was also a contributing factor as 56% of the tourists who came to Johor were Singaporeans.
“We are going to organise another similar event in Singapore by the end of this month.
“We hope to bring along more participants this time,” he added.
Among the expected participants at the upcoming mini-travel mart are hotel and resort owners, travel agents and shopping complex managements.
Long also said that hotels in Johor had reached an average occupancy rate of 62%.

JOHOR BAHARU, Aug 7 (Bernama) -- The Johor police Tuesday launched community policing units in their 11 districts to forge a closer relationship with the public in the effort to reduce the crime rate in the state.
Johor acting Chief Police Officer Datuk Mohd Mokhtar Mohd Shariff, when launching the units at the Johor police headquarters here, said each unit would have a police officer as a facilitator who would introduce himself to the people in the sector.
He also said that the units would cooperate with bodies such as the People's Volunteer Corps (Rela) and Rukun Tetangga.
"The community policing units were established in line with the desire expressed by the Inspector-General of Police (Tan Sri Musa Hassan) at a meeting of police commissioners, police chiefs and brigade commanders of the General Operations Force here last week," he told reporters.
Mohd Mokhtar said the police officers acting as facilitators were required to give their contact telephone numbers to the people to enable them convey information on crime.
The officers would also hold meetings with the people to learn of their problems and obtain views and information on investigation conducted by the police, he added.
"Thus far, we have set up police hotlines and established the Neighbourhood Watch and Safe City committees in our effort to check crime. It is hoped that the community policing units would serve as an alternative in the fight against crime," he said.
Mohd Mokhtar said the crime index in Johor had dropped for the January-June period this year compared to the same period last year.
He said 15,646 cases of crime were recorded in the first six months of this year compared to 16,922 cases in the same period last year.
He said police would continue to conduct operations against crime throughout the state, with major operations confined to areas in the city such as Jalan Wong Ah Fook.

JOHOR BARU: The Johor government plans to get rid of all squatter settlements by the end of next year.
State Works and Housing Committee chairman Datuk Baderi Dasuki said this was possible with more low-cost housing projects being initiated here.
“Some 12,300 such units will be built in the Tampoi, Pasir Pelangi, Taman Sri Stulang, Danga Bay and Tebrau areas in phase two of a programme to abolish squatter settlements.”
He said that low-cost housing projects comprising 6,712 units in the Tampoi, Pasir Pelangi, Taman Sri Stulang and Tebrau areas were expected to be completed in September next year.
“Those living in squatter areas will be relocated to the flats once the units are ready.”
He said if everything went according to plan, “there will be no squatters by the end of 2008”.
So far, he said, the state had built more than 15,570 units of low-cost houses.
Baderi said this after handing over keys to owners of Taman Ehsan Jaya low-cost flats on Tuesday.
The 640-unit project, a joint development between Bank Negara’s TPPT and Melati Ehsan Development, was completed and handed over to its owners eight months ahead of schedule.
Baderi also told the residents to keep the surroundings of the flats clean and comfortable.

PONTIAN: The state government has agreed to build more police booths in Johor Baru to beef up enforcement in the city's central district.
“It is in line with our effort to beef up the police presence after receiving additional police personnel in the state,” said Mentri Besar Datuk Abdul Ghani Othman, who felt that more booths should be built in places like Legaran Seget and Jalan Wong Ah Fook.
“I believe there is no problem for the city council and the police to come up with a budget,” he said after launching a Fly the Jalur Gemilang programme here yesterday.
Abdul Ghani also reminded the people to always stay united and have mutual respect and understanding.

JOHOR BARU: The city council will spend RM1.5mil to install 12 closed-circuit television (CCTV) cameras around the city’s central business district.
Mayor Datuk Mohd Naim Nasir said the cameras would increase security and safety around the city.
“This new batch of CCTVs will supplement the existing 18 cameras already installed.
“We have spent about RM2mil to equip the city with the cameras,” he said at a press conference.
Mohd Naim also said that two new police beat bases would be built in Jalan Meldrum and Legaran Seget.
“We also have a new 24-hour hotline for the public to call for any complaints.
“The complaints will be channelled to other departments such as the police,” he said, adding that the public should call 1-300-800-146.
He said the city council would make sure that more streetlights were put up in certain areas to deter crime.
Acting state police chief Senior Asst Comm I Datuk Mohd Mokhtar Mohd Shariff said 49 probationary inspectors would be sent out to perform beat duty.
“We are catering to the public’s call for an increased police presence,” he said.

yupe..but ppl around me make me feel more scary to johor..whenever i mention that i'm in Johor, they will tell me to becareful. Friends in my Uni keep telling me that which areas are dangerous, all the scary news are from johor too...in directly, all these make me feel unsafe in Johor ( sorry to all the Johorean ya), although i know everywhere have snatch theif, but ppl around me has make me take more caution..

JOHOR BARU: The Johor Baru City Council will review the status of 15 areas in the city to be turned from residential to business districts.
Mayor Datuk Mohd Naim Nasir said the decision was made to review the areas as the places had been bustling with commercial activities and were no longer fit for homes.
“In the 1970s or 1980s, these locations were prime residential areas. However, times have changed. Some of the roads or areas are so busy that we must consider changing their status,” he said after the MBJB full council meeting here on Tuesday.
Among the areas under review were Jalan Serampang, Jalan Tebrau, Jalan Kebun Teh, Jalan Dato Sulaiman and Jalan Tampoi.
Mohd Naim said once the review was completed, the council might allow those home businesses such as spas in the areas.
However, he said they would not allow the homes to be turned into restaurants.
He also said that parents should prevent their children from going to cyber cafés until wee hours.
“Parents should not depend on the council’s enforcement to close the premises. They must play a role in ensuring their children do not venture into such outlets at ungodly hours.”
He said the council’s enforcement division had revoked the licences of outlets operating beyond permitted hours and allowing underaged children into their premises.
Meanwhile, on reports that the new food court near Jalan Straits View was not suitable for hawkers, Mohd Naim said the council would carry out some renovations.
“We will spend RM200,000 on renovations to make it suitable for hawkers and diners.”
He said the hawkers had been given until after the fasting month to move into the new premises.
“The council is giving rent exemption for three months for the hawkers as an incentive.”
Some hawkers were formerly operating at Persisiran Selat Tebrau. They are operating at Dataran Bandaraya pending the move to Jalan Straits View.

and.........there are rumours that the new sungai johor cabel bridge which links the senai desaru highway will be open to traffic by june 2008..........but phase 1 of the highway which links senai to pasir gudang open anytime now......when open,the sungai johor bridge will be the longest ever cabel bridge in malaysia spanning 1.7km..

you're very welcome...i'll try to get more pictures of the bridge from the net......according to sources,when the bridge is open,,,it's gonna be a major landmark for jb............so,,it;s gonna be something for johoreans to be proud of.......

Senai-Desaru Expressway, Johor, Malaysia
The Senai-Desaru Expressway (SDE) is a new expressway being built in the Johor region of Malaysia. The 77km expressway is being constructed at an estimated cost of RM1.46bn and is intended to link Senai in the west coast of Johor to the industrial town of Pasir Gudang in the south and the coastal resort of Desaru in the east of Johor.
Senai Desaru Expressway Berhad (SDEB) is the concession (operator) holder for the road for the next 33 years. The concession was granted by the Malaysian Highway Authority (LLM) in 2004 with three years to build.
"The first phase of the road from Senai to Pasir Gudang is expected to be completed by the end of January 2008."Construction began in 2005 and the first phase of the road from Senai to Pasir Gudang is expected to be completed by the end of January 2008. The main contractor for the road project is Ranhill Bersekutu Sdn Bhd.
Phase 2 of the project, including the cable-stayed 1,708m-long Sungai Johor bridge across the Johor River, is scheduled to be ready by June 2008. It will be one of the longest single (central) plane cable-stayed bridges in Malaysia.
FINANCE
The finance for the road and bridge project was raised by SPGDE by Islamic debt securities in accordance with the Syariah principle of Al Bai' Bithaman Ajil. The Islamic finance comprises RM1.46bn in nominal value of Bai' Bithaman Ajil Islamic Debt Securities (BaIDS) with tenures that vary between six and 18.5 years. The BaIDS were arranged by Aseambankers Malaysia Berhad with Standard Chartered Bank Malaysia Berhad as the joint lead manager.
ROAD SPECIFICATION
The new road will be a four-lane dual carriageway and will improve access across the region of Johfor, particularly access to Senai International Airport from Kota Tinggi and eastern Johor. The road will feature a closed toll system which over the 30-year concession is expected to pay for both the road and bridge.
Maintenance will be undertaken by the concession holder SDEB and Ranhill. The road will start at Senai and link to the following cities: Setia Indah, Taman Daya, Ulu Tiram, Pasir Gudang, Bandar Penawar and finally Desaru. The road will be the major access to Desaru from the North-South Expressway (southern route E2). The road will include five toll plazas and four interchanges.
SUNGAI JOHOR BRIDGE
Construction of the cable-stayed bridge across the Johor River began in 2006; the bridge was first planned in 1996 but the Asian currency crisis put paid to it at the time. The bridge will connect Kong Kong on the western bank to Teluk Sengat in the east.
The preliminary and detailed design and engineering work was carried out by COWI Consulting Engineers and Planners AS and Ranhill Consulting Sdn Bhd for Senai Desaru Expressway Berhad (the concession holder). Three Ranhill engineers spent six months in Denmark with COWI designers to develop the design of the bridge.
The construction was undertaken by Ranhill Engineers and Constructors Sdn Bhd, foundations were constructed by Ranhill Antara Koh Sdn Bhd, the steel construction was the remit of Jawala and MBEC. Waiko Engineering Sdn Bhd are construction subcontractors, the stay cables and incremental launching of sections were contracted to VSL International.

The main span of the bridge is 500m and the pylon height is 150m above the surface of the river. The cable-stayed design of the bridge is in a harp configuration but in a single central plane (only one set of stay cables). This means that the cables are in a near-parallel arrangement, by virtue of the fact that the cables are attached to various points on each of the two ‘A’ shaped concrete pylon towers.
Each tower has a foundation of 34-bore 2m-diameter steel cased piles. The result of this is that the height of attachment of each cable on the tower is similar to the distance from the tower along the roadway to its lower attachment.
The middle 739m of the bridge has a composite deck with a 250mm-thick precast concrete deck slab and a closed structural steel skirt (3.5m deep). There are two 484.5m deck sections on either side of the central section and these consist of a concrete box girder structure.

The preparation of sketches and drawings for the biggest bridge in Malaysia is well under way - a bridge project won by COWI.
Malaysia’s biggest bridge is now finally on its way to becoming a reality. It is COWI’s first bridge project in the country. The bridge over Sungai Johor has been underway for many years, the first steps having been taken as far back as 1997, but owing to the Asian currency crisis the project was brought to a halt.
Now, however, the construction company Ranhill has made serious inroads into what will be Malaysia’s biggest bridge, in about 2½ years, 20 km or so north of Singapore.
Three-phase project
The bridge project is divided into three phases. Basic design will be complete in mid-September, then follows a five-month period of detailed design, after which just under three years have been allocated for the actual building work, which Ranhill itself will take charge of.
”Throughout the construction period we will be available to lend assistance if it’s needed. And we always have the option of sending off one or two people who can monitor the project closely.” That’s the message from Lars Lundorf Nielsen, Project Manager at COWI.
Separate design and drawing production
The bridge will be a pilot project in terms of the working method adopted for the design.
”Normally we’re able to walk down the corridors in Copenhagen with sketches for the CAD people in our hands, but we’ve separated the design team from drawing production here. That means we have two project design sites, one here in Copenhagen and one in Kuala Lumpur, where they draw everything. So exchanging sketches and drawings is done electronically. We haven’t used this method to the same extent before,” Lars Lundorf Nielsen explains.
Need for close communication
A separate design team calls for close communication in order to prevent misunderstandings.
”Therefore, we have three Ranhill engineers located in Copenhagen for six months, acting as a linkage, so that we can make sure they get the drift of what we mean,” says Lars Lundorf Nielsen.
At the same time, an independent design company will be looking things over and letting us have their comments.
A trademark
COWI expects the project to open the door to other potential future projects.
”There’s quite a bit of growth in the area, and the bridge is a large project that has not gone unnoticed - not just in Malaysia but all over the Far East. So together with previous bridge projects on which we’ve been consultants in China and Hong Kong, we have a good reference list that others are looking at,” Lars Lundorf Nielsen tells us.
The Sungai Johor bridge is a cable-stayed bridge. Its total length is 1.9 km - with a main span of 500 metres. The bridge is being built with cables in the central plane, extending just under 1,000 metres. It is the first time a bridge is being built with a central cable plane over such a long span.
Ranhill, the client, will be operating the Sungai Johor Bridge for 30 years as a toll bridge. After that, the government will take over the bridge.

JOHOR BARU: The Iskandar Development Region will receive a whopping RM6.1 billion boost for 18 road and three river clean-up projects over the first six months of the year. The projects involve the construction of new intersections, highways and road upgrading worth RM4.9 billion.
About RM1.2 billion will go to river clean-ups, sewer management and flood mitigation.
The projects will be awarded to contractors by June with completion expected by the end of 2010.
Menteri Besar Datuk Abdul Ghani Othman said the projects, allocated under the Ninth Malaysia Plan and special Iskandar budgets, would have a significant impact on mid-term planning of Iskandar.
"We are expecting the road upgrading work to be completed in two years.
"By then, Iskandar will have an efficient road system and reduced traffic congestion."
Ghani was speaking after witnessing a RM30 million signing ceremony between South Johor Investment Corporation and Sungai Sejahtera Sdn Bhd.
Sungai Sejahtera Sdn Bhd will be the sub-contractor for upgrading works at the Jalan Yahya Awal intersection, which will begin next month.
Of the 18 road work projects, three were completed last month.
They were the Johor Baru-Kota Tinggi Expressway (RM60 million), the Tebrau Interchange (RM22 million) and the Skudai-Johor Baru Expressway (RM47 million).
Ghani said construction work on the Eastern Dispersal Link (EDL) expressway will begin in March.
The RM1.4 billion project will bypass the central and business sectors of Johor Baru to the Customs, Immigration and Quarantine Complex.
"Road users will experience smooth traffic flow from Pasir Gudang Highway to Nusajaya and the multi-level interchange at Taman Perling to Jalan Skudai.
"Work on the RM190 million Permas Jaya second bridge will also begin next month."
"Ghani said Jalan Abu Bakar, which stretches from Lot 1 Waterfront along Pantai Lido to Danga Bay, will undergo a RM230 million upgrade into a six-lane road.
"All the roads will be toll-free except the Senai-Desaru highway and EDL."
Other projects include:
- The Nusajaya intersection through Second Link Highway (RM115 million);
- Upgrading work on Jalan Tampoi into four lanes (RM79 million);
- The Jalan Tampoi multi-level interchange (RM117 million);
- The Senai-Johor Baru multi-level interchange (RM110 million);

And yes, there are still urban slums and squatters. There are no immediate plans to improve JB's infrastructure, mass transit, etc.
On the other hand, the government does have lots of money to build Nusajaya. Billions are going to be spent there. I wonder, what's the point of doing that?
In this age where oil is getting more expensive, shouldn't it be wise to make cities more dense and compact, with modern infrastructure and rapid transit system to move the masses? What's the point of spending so much on highways and build the administrative centre far away, especially when there are still so many abandoned projects in JB? IDR is going to be a major flop!

There have been talks of rejuvenation for the past 20 years. Often the projects are halfheartedly carried out. They are mostly failures. The Curved Bridge to replace the causeway, the waterfront project, second bridge to Permas Jaya, making JB squatter-free by 2000, the LRT project, the eastern coastal highway to Desaru, Disneyland,....the list goes on and on....These had been promises that people in JB have been hearing about since the early 80s and 90s. By the way, there are usually more promises before elections, you know the drill. People in JB are a disillusioned lot. I'm sure our Penang friends have gone through the same too.

I totally agreed that we only have one city in Malaysia, Kuala Lumpur. The rest of the regional cities like Johor Baru, Penang, Ipoh, Seremban, Kuantan are very much neglected or ignored. I was born and brought up in Ipoh and have worked in Kuantan and Johor Baru during the 1985 - 1995.
Eversince stayed and worked in overseas for about 15+ years, all those cities Ipoh, Kuantan and Johor Baru remained very much unchanged or neglected, each time I came back and lots of projects were repeat and repeat again.
The worst scenario was the inter city train from Ipoh to Kuala Lumpur, which we took more than 10 years to construct and build (Ipoh - Rawang - 170 kms long). I think we, Malaysia really bolih, one year we only managed to build 17 kms long.
Thank god, it was finally ready to be used end of 2007, now the Ministry & KTMB blamed we do not have enough coaches running the inter city services from KL Sentral. I still remembered it was built during Datuk Seri Ling Leong Sik era as a Transport Minister, then Datuk Chan Kong Choy era (not seeking reelect on 2008), now may be to Datuk Seri Ling's son era (standing in Gopeng Parlimentary).
Frankly, I do not know how long the distance from Xining (Qinghai Autonomous Region China) to Tibet Plateau. May be 2000 kms long, but it only took the China Government for 8 years the whole contruction and ready for the operation.
When the present leader mentioned about new rail line from Ipoh to Butterworth and Padang Besar, ready in operation within 3 year time frame and a new airport proposed in Sri Iskandar, Ipoh. We knew it was going to be a laughing stock or big joke again. Sri Iskandar Airport and Ipoh - Lumut Expressway was mooted during the 1985 - 1990, when MRCB built the new township in Sri Iskandar.
It happaned to Plaza Rakyat in Kuala Lumpur, the Great Desaru Project, and lots and lots more projects in Malaysia.

i agree mate......
my thinking is while IDR is coming up (if and when it does), it will attract a host of people i.e. professionals, contractors and such and looking at the trend, us malaysians will end up employing foreigners to do the job. but what i'm trying to get at is whr are these professionals (expats to be exact) gonna stay during their period here while doing IDR? if JB doesn't have so called good facilities (accom & stuff) these ppl will end up staying eslewhr... singapore ??
why doesn't the council see the 'other' potentials of IDR meaning the support industries to cater for the coming influx of ppl caused by IDR and actually do somethg about it? IDR i think is almost untouchable as the projects may be unattainable by ordinary joe (small malaysian) companies with the exception of a few biggies.
sorry, my view mite be naive but it think its valid so to speak.
btw, my previous question is still up for grabs.... what do you guys think about jln ayer molek and the surrounding areas. think some kind of development there would be ok or what?

Second board-listed apparel designer and retailer Voir Holdings Bhd is keen to raise its brand profile through its Voir Gallery and specialty stores not only in Malaysia but the regional markets.
“Voir Gallery will be our gateway to market the company's home-grown brands abroad. The first offshore gallery will be in Dubai by April,” managing director Ham Hon Kit told StarBiz.
“This is in line with our strategic plans to promote Voir fashion products to a bigger international audience.”
Ham is optimistic overseas contribution to the group revenue will increase to 10% within four years from 4% in last financial year ended Dec 31, 2007 (FY07) and 3% in 2006.
However, Voir is still “an infant” in the international market place and much is needed to be done to achieve its offshore ambitions. The company was listed last October.
“We are looking for suitable foreign partners to open these galleries and more specialty stores in more countries.”
The company has opened specialty stores and consignment counters in Vietnam, Saudi Arabia, United Arab Emirates (UAE), India, Thailand, Indonesia, Brunei, Mauritius and Reunion Islands.
“We believe with the wide market presence, Voir will grow in both depth and breadth in the next few years into a major retail brand.” The Middle East is Voir's second largest overseas market after Vietnam, followed by Brunei, Thailand, Indonesia and India, he said, adding that the focus these two years would be the Middle East, Southeast Asia, Vietnam and India.

The company is targeting Vietnam as the next country to set up Voir Gallery.
Ham was positive of the retail outlook in those countries, given rising consumer spending, growing population, high tourist arrivals and good economic growth.
The 18,000 sq ft-Dubai Gallerywill showcase Voir Clothings, Voir Shoez, South China Sea, Soda Exchange, Soda Men's Wear and Soda Kids.
Shoppers can find Voir apparel, shoes, accessories and its other inhouse brands in the Voir Gallery.
“Voir Gallery offers a wider range of products for all market segments - the ladies, men and kids range,” Ham said. “We love to promote Malaysian brands overseas. Local brands have a good chance in the international market, especially if they are of good quality.”
This year, Voir will be opening another 15 to 17 specialty stores and consignment counters overseas.
The new potential markets being explored are Kuwait, Oman and Qatar. “We are confident of making a bigger success in the international market because our brands are well received abroad.
On China, he said plans were afoot to expand the company's product range to venture into the huge market there.
The in-house brands include Soda, Soda Kids and South China Sea.
“Currently, Voir has yet to produce apparel to cater to the four seasons countries. It would be a longer-term plan,” he added.
Locally, Voir will be opening another five stores and galleries, and 20 to 30 counters at departmental stores this year. By June, it will open a 7,000-sq ft Voir Gallery in the Klang Valley.
The largest gallery of more than 20,000 sq ft will be open in Johor by the third quarter of this year.
Supported by its local and offshore expansion plans, Ham is confident the company could look forward to double-digit growth in revenue and net profit in FY08. For FY07, Voir recorded RM10.5mil in net profit on revenue of RM128.8mil.

BERJAYA Land Bhd is acquiring a freehold vacant land in Johor from MOL.com Bhd for RM10.5 million.
The deal is between its unit, Berjaya Land Development Bhd, and LKH Wires & Cable Sdn Bhd, which in turn is wholly-owned by MOL.com.
The acquisition will increase the company's landbank amid the robust property market in the southern part of Peninsular Malaysia.

PETALING JAYA: UEM Land Sdn Bhd expects the first phase of its 365-acre East Ledang high-end residential property development in south Johor to be sold out in four months.
Managing director Wan Abdullah Wan Ibrahim said 50% of the first phase had been sold since the project was launched four weeks ago.
“We had very good response from Singaporean and Johorean buyers.
“Judging from the response, we expect to launch the second phase in the fourth quarter,” he told a press conference after Paramount Corp Bhd’s wholly owned subsidiary, Janahasil Sdn Bhd, inked a sale and purchase agreement with UEM Land for 10 acres in East Ledang.

Under the agreement, Paramount will purchase the land from UEM Land for RM13.07mil and construct and operate a private school called Sri KDU Smart School.
The first phase of the East Ledang development on 40 acres comprises 140 terrace and semi-detached units with a total gross development value (GDV) of RM97mil. The project’s total GDV is about RM1.3bil.
On the progress of parent company UEM World Bhd’s restructuring exercise, Wan Abdullah said the scheme was progressing “smoothly”.
“We hope to call for an EGM for the UEM group in July and complete the whole exercise by September,” he said.
Paramount group managing director and chief executive officer Datuk Teo Chiang Quan said the agreement gave the company the option to acquire another 15 acres within the next three years.

Larkin Utama Office Tower is going to open soon after abandoned many years. But heard that the few floors at the top will remained unfinished and to be hoarded up.

Just saw a billboard at the traffic light junction near JB's BOMBA advertising "Kebun Teh Megamall". Looks like a shopping centre and apartment will be built here. But quite surprise that such a big project is not having advertisement at all (at least I never seen it on papers or in news section).
It's a government-link project. Hope that it will be successful. But I think the name could be better.
When walking into the site sales office, it was closed on Sunday! Can't understand how they could do more business by closing on Sunday. The only project going is the shop lots. Complex & high rise looks like never been started. Any update my fellow forumers here?

Shahrir To Look Into Abandoned Pacific Mall Project
JOHOR BAHARU, March 25 (Bernama) -- Domestic Trade and Consumer Affairs Minister Datuk Shahrir Abdul Samad has promised to look into the abandoned Pacific Mall building project located right at the heart of the city.
Shahrir, who is also Johor Baharu member of parliament, said the Pacific Mall buyers' committee had brought up several issues, among them the protection for commercial property buyers.
"If you buy a house, you'd be compensated if it is abandoned, but what if the property is a shopping complex?" he said after visiting the building Tuesday.
Shahrir said he would forward the matter to a special committee headed by Minister in the Prime Minister's Department Tan Sri Bernard Dompok.
Another issue, he said, was about the safety of abandoned building and what should be done to prevent theft to equipments and fittings inside the building.
He said would discuss the matter with Johor Baharu City Council and other local authorities.
The RM300 million Pacific Mall, comprising a 24-storey office tower, shopping arcades as well as car park, started construction in 1995 but run into problems and had not been completed until now.

The tenancy agreement will be signed here Friday between the complex owners, Danga City Mall Sdn Bhd (DCM) and Metrojaya Bhd's wholly owned subsidiary, MJ Department Stores Sdn Bhd. DCM director Gary Lee Seaton said, the mall is scheduled to open in July as soon as Metrojaya completes its renovations and fittings. News of the opening has spurred a great deal of interest here with strong enquiries from local and Singapore-based retailers and traders for take-up of the 500-odd shop lots in the complex. "Essentially, we want to revitalise and reposition Danga City Mall as a fun place for shopping, entertainment and leisure for both the young and old," said Seaton in a statement here, today. Metrojaya's DCM 120,000 sq ft store would be the biggest in Johor. He also said, the Danga City Mall would also have a 28,000 sq ft supermarket on the lower ground floor and 70,000 sq ft one-stop Family Entertainment Center featuring, among others a bowling alley, kid's fun and play activity zone and adults' games station. Strategically located along Jalan Tun Razak here, the Danga City Mall has a gross built-up area of 1 million sq ft with 500,000sq ft of nett lettable retail space. Built at a cost of RM240 million, the building which was originally known as the Best World Plaza was badly hit by the Asian financial crisis and was forced to close down two years after its opening in 1996. Metrojaya to invest RM10mil in second JB store

JOHOR BARU: Metrojaya Bhd will invest RM10mil to set up its second department store here after its Plaza Pelangi outlet.
Chairman Datuk Ahmad Khairummuzammil Mohd Yusof said the outlet at Danga City Mall at Jalan Tun Razak would start operation this July.
He said the 11,000 sq m outlet would be the biggest department store in Johor Baru and was Metrojaya’s sixth in the country.
Other stores are located at Kuala Lumpur’s Mid Valley Megamall, Berjaya Times Square and Bukit Bintang Plaza, and Island Plaza Penang.
“We are confident that the retail sector in the Iskandar Development Region (IDR) will flourish with the influx of local and foreign investors,” Khairummuzammil said at the tenancy agreement signing between Metrojaya wholly-owned unit MJ Department Stores Sdn Bhd and Danga City Mall Sdn Bhd yesterday.
The RM240mil mall was originally known as Best World Plaza which was forced to close two years after its opening in 1996 during the Asian financial crisis.
Danga City Mall acquired the property for RM50mil from Pengurusan Danaharta Nasional Bhd and spent another RM50mil to give a complete makeover.
Khairummuzammil said the company was confident that it would be able to attract shoppers to the mall with the opening of the store.
“Our main targets are locals. Singaporean shoppers will be an added bonus and we believe we have our own strengths and niche,” he added.
He said the IDR was expected to attract an influx of foreign residents who would need places to dine and shop, and Metrojaya wanted to bank on this development.
He said the company would probably look at Nusajaya where the new Johor State Administrative Centre would be located for a future store within the IDR.

We always get good news. But after we happily hoping it will come true, the story will be ended at nowhere... it happens in most of the time. I heard from Singapore news that the Singapore Gov still considering on it but M'sia has began to dismantle the flat to receive the so-called coming project! Our kind Menteri Bsar said it will only be started 2-3years later. So I think the development between this gap could be the wild bush.
Gerbang Perdana & JSNAC should have been completed long before but looks like the schedule are always behind. The first class work and the first class city ... can we? With this kind of management skill?

The Curved Bridge to replace the causeway, the waterfront project, second bridge to Permas Jaya, making JB squatter-free by 2000, the LRT project, the eastern coastal highway to Desaru, Disneyland,....the list goes on and on....These had been promises that people in JB have been hearing about since the early 80s and 90s. By the way, there are usually more promises before elections, you know the drill. People in JB are a disillusioned lot. I'm sure our Penang friends have gone through the same too.

PELANGI Bhd, a wholly-owned unit of state-run fund manager Permodalan Nasional Bhd (PNB), will invest RM100 million to redevelop Perling Mall into a full-fledged commercial centre in two years, its top official said.
Perling Mall, built more than 15 years ago, is located in Johor Baru, near the Second Link to Singapore, the Pasir Gudang highway interchange and Jalan Skudai.
Chief executive officer Azmar Talib said although the mall sits on a 7.2-hectare site, less than half of it is retail space.
"We want to increase the retail space by threefold. It's a neighbourhood mall and we would like to add new things to cater to the lifestyles of people living there," Azmar told Business Times in an interview recently.

The mall currently houses an amusement park, cineplex, supermarket and department store.
Azmar said the redeveloped mall could be a target for a potential real estate investment trust (REIT).
"We have several other properties which can be injected into a REIT. My job is to enhance the value of the assets and prepare them for whatever PNB has in mind," Azmar said.
The developer owns commercial properties in Johor, such as Plaza Pelangi, Menara Pelangi, Pelangi Leisure Mall, Pelangi Shopping Complex, Perling Mall and a ninth-floor office space in City Square.
Azmar said these are profitable assets which are more than 93 per cent occupied on average.
He said the REIT, which has yet to be planned, may fall under the company's five-year business plan which ends in 2012.
"We are keen on a REIT, but would like to leave it to PNB to decide," he added.
Pelangi's core business is in property development and property investment and management, which contributes 60 per cent and 40 per cent respectively to its revenue.
This year, it is hoping to achieve a net profit of RM44 million on the back of a RM138 million revenue, slightly higher than last year, Azmar said.
"We would like to maintain our profit track record and are expecting some growth this year through new product offerings," he said.
Azmar said it is also exploring opportunities to develop and manage properties overseas, its first foray into the international arena.
"We are talking to a few foreign parties and looking towards where the sun rises," he added.

JOHOR Corp (JCorp) plans to add at least another three hotels in Johor within the next five years, to ease the current shortage in the state as well as to promote Persada Johor International Convention Centre.
It plans to add one luxury-class hotel and two three-star category hotels to its existing stable of five hotels, four of which are in Johor and it has signed-up to manage one other hotel in Saudi Arabia.
Shafiqul Hafiz, deputy chairman of Puteri Hotels Sdn Bhd (a subsidiary of JCorp), said that JCorp will open a luxury hotel near Persada Johor that will be ready within the next two to three years time. The hotel will be managed by the group's hotel management arm, Puteri Hotels.
"The hotel, which is still in the planning stages, will be located next to Persada and will have between 300 and 350 rooms," Shafiqul told Business Times.
"We are targeting to position it as a luxury-class hotel due to the meetings, incentives, conferences and exhibitions (MICE) market using Persada," he said.
He expects to see a spillover from Singapore, given the high average room rates and the proposed opening of the two casinos in the island state.
"If plans for the Iskandar Malaysia development take off as planned, we expect to see a change in (guest) profile in Johor Baru," Shafiqul said, adding that a bigger expatriate crowd can be expected in the state.
"Our chairman Tan Sri Muhammad Ali Hashim has a vision to transform the hospitality environment in Johor. He was the one responsible in bringing the first international standard Persada Johor Convention Centre into Johor," he said.
It is learnt that a good luxury hotel in Johor city can cost about RM1 million per room including interior design. This means that this hotel could cost between RM300 million and RM350 million to be built.
Meanwhile, the second hotel will likely be located in the Bandar Dato Onn project, about 10 km from Johor Baru, with the third in a yet-to-be-decided location in Johor Baru city.
Bandar Dato Onn is a township developed by Johor Land Bhd, which is majority owned by JCorp.
"The hotel in Bandar Dato Onn will have about 150-rooms, while the one in town will have about 300 rooms," Shafiqul said.
JCorp and its subsidiaries own or operate the Persada Johor, The Puteri Pacific Johor Baru, Sibu Island Resort, Hotel Selesa Pasir Gudang, Hotel Selesa Johor Baru and Selesa Beach Resort Port Dickson.
The hotel management deal in Saudi Arabia is with Arab Resorts Areas Co (Arac). It is wholly-owned by one of the largest conglomerate from the Middle East - the Taiba Investment and Real Estate Development Corp.

JOHOR BARU: The Real Estate and Housing Developers Association (Rehda) Johor hopes to register sales of RM100mil from the state-level Malaysia Property Expo (Mapex) 2008, which will be held here next week.
Branch chairman Steven Shum said the association recorded sales of RM150mil at last November’s four-day property expo in which 40 developers took part.
“To be able to make RM100mil this time around is good, considering the uncertainties in the global economic scenario,” he told StarBiz.
Shum said developers taking part in the upcoming event were not expecting to make big profits; in fact most of them were looking to break even and clear existing stocks.
He said the main objective of the last event was to create more awareness among potential house buyers of the best time to buy houses.
Shum said the actual price increase in building materials had not been factored into the selling prices of properties showcased in Mapex 2008, thus buyers would be paying reasonable prices. He said Johor currently had a property overhang of more than 8,000 residential and commercial properties worth RM1bil, which Rehda hoped to cut by half this year.

MASAI: Mah Sing Group Bhd expects to generate about RM2.45bil in gross development value (GDV) from its property development projects in Johor and Penang.
Mah Sing Properties Sdn Bhd chief operating officer Ng Heng Phai said RM1.15bil would come from three projects in Johor and RM1.3bil from one project in Penang.
The Johor projects are Sierra Perdana (RM500mil), Sri Pulai Perdana I (RM500mil) and Sri Pulai Perdana II (RM157mil) in Johor while the Penang project is Southbay (RM1.3bil).
The company also has another ongoing project in Johor – Austin Perdana – but Ng did not provide its GDV.
“The Johor and Penang projects will keep us busy for the next three to five years,” Ng said at the Treasure Blitz grand draw ceremony recently.
Tan Pia Choo, a retired teacher from Meru in Selangor, won an RM88,000 office suite in Austin Perdana.
The grand prize of the upcoming premier event is a RM800,000 bungalow in Kemuning Residence, Shah Alam.
Ng said that over the period of a few months, the company had given away prizes worth RM900,000.
Including the bungalow, it would have spent RM2mil for the campaign, which is open to buyers of its 14 projects nationwide.
Ng said Mah Sing would launch Sri Pulai Perdana II before the end of the year.
Southbay, developed on a 33.18ha site, was soft-launched recently. It would have 288 link houses priced above RM755,000, three- and four-storey bungalows going for more than RM2.5mil each, retail shops, three to five-star hotels, serviced apartments and a retail mall.
Ng said Mah Sing was optimistic on the Johor property market as all its ongoing projects were located within Iskandar Malaysia.
He said the group had a total landbank of 323.73ha nationwide, adding that it would look for more land in Johor, particularly in Iskandar Malaysia.

JOHOR BAHRU 24 April - Sebanyak 8,000 unit rumah bernilai kira-kira RM1 bilion di negeri ini yang telah siap dibina sejak lima tahun lalu tidak laku dijual.
Pengerusi Persatuan Pemaju Hartanah dan Perumahan (REHDA) Johor, Steven Shum berkata, punca rumah itu tidak terjual terbahagi kepada beberapa faktor antaranya kerana kurang mendapat sambutan daripada pembeli bumiputera.
Faktor lain pula katanya, ialah lokasi kurang strategik manakala bakinya ialah kurang minat daripada para pembeli lain.
"Kerajaan negeri dan Kementerian Perumahan dan Kerajaan Tempatan diminta memberikan perhatian sewajarnya terhadap masalah itu.
"Sebagai contoh, soal rumah milik bumiputera, kerajaan dicadangkan agar melonggarkan beberapa syarat bagi membolehkan rumah tersebut dijual," katanya pada sidang akhbar sempena Ekspo Hartanah Malaysia (MAPEX) 2008 di City Square di sini hari ini.
Mengenai ekspo itu, Steven berkata, ia adalah sambutan tahun ke-10 bagi mempamerkan model rumah dari pelbagai jenis dan kategori yang kesemuanya bernilai RM2.1 bilion.
Menurutnya, ekspo tersebut memberi peluang kepada para pemaju untuk mempamerkan produk hartanah masing-masing.
Pada waktu yang sama, orang ramai boleh menilai serta membuat pemilihan sebelum membeli rumah yang dirasakan sesuai untuk mereka.
Beliau memberitahu, pihaknya menjangkakan ekspo kali ini mampu menjual rumah yang nilainya sekitar RM100 juta.

“This piece of land was approved for medium low-cost housing and the original intention was to cut the hill and fill the lake. I have instead retained the hill and lake and changed the whole concept. I have also increased the number of mixed units from 8,000 to 12,000 commercial and housing units,” Ch'ng told StarBiz at the CityscapeAsia 2008 in Singapore recently.
Ch'ng said he had introduced some new concepts, one of which was to turn the area around a lake into a one-stop tourism hub complete with pavilions where each state's unique arts and crafts could be exhibited and visitors could also savour the various types of cuisines offered in Malaysia.
Visitors and residents could also ride 13 types of gondolas, each symbolising the 13 states' cultures in Malaysia, and they would be steered by local costumed boys.
The resort township will not only have bungalows, court-linked houses, terrace and town houses, apartments and serviced condominiums but also a host of other unique features such as a food and entertainment area known as Nusa Paradis and even a medical and healthcare specialist centre.

Ch'ng believes that the RM1.5bil APTEC could be a catalyst for the future growth of Johor and Singapore and the Iskandar Malaysia and Singapore synergy would mirror the success of the Shenzhen-Hong Kong strategic partnership.
When he visited Shenzhen in 1984, it was a mere fishing village with a population of less than 100,000 but today it has some 12 million people and is one of the fastest growing cities in China.
“We've a neighbour (Singapore) that is rich and willing to invest here. However, how come our neighbour, which knows us so well, is not investing (much). It does not jive,” he said, adding that Malaysian companies should invest in Malaysia and not “run away.”
In order to attract investors, there must be more incentives properly packaged to woo them, he said. “It is important that we must also look at the investment models of other countries and try to do better than them,” he said, adding that state governments being the biggest land owners should unlock the value of their land.
Ch'ng envisaged that tourists to Singapore would stop over at Lakehill Resort City to enjoy its many amenities, including doing business at APTEC.
Besides helping to source for products and services initially from China, India and Asean countries, APTEC could also enable local traders to showcase their products and distribute them. Imported goods can be stored at the warehouses in the Pasir Gudang Free Trade Zone.

KULAI: IOI Properties Bhd sees its second mixed property development project in Johor generating RM1bil in gross development value (GDV).
Senior general manager (property division) Simon Heng said its Taman Kempas Utama would be launched this month.
“The location of Taman Kempas Utama in the Kempas-Tebrau growth corridor, within Iskandar Malaysia, augurs well for the company,” Heng told StarBiz recently.
He said the project, on a 101.17ha site on the North-South Expressway, would have about 2,000 residential and commercial units upon completion in 10 years.
The project would consist of high-end double-storey link and semi-detached houses, gated and guarded with smart-home concept, and shop offices, he said.
About 20.2ha of the area will be allocated for light industrial buildings and a Tesco hypermarket is planned for next year.
Heng said the Kempas-Tebrau corridor was currently the hottest spot for property development in south Johor with more than 10 ongoing projects.
“After 12 years in Kulai, it is timely to have a project in the Johor Baru district as we have been receiving requests from many Johor Baru residents,” he said, adding that the company was targeting existing house owners in the Kempas-Tebrau area, as they would prefer to buy houses within the area.
Heng said IOI Properties was also looking at Malaysian professionals working in Singapore, Singaporeans, and pensioners and expatriates based in the republic.
The spiralling prices of private properties in Singapore would force many buyers there to look elsewhere and Johor Baru was the best choice for them, he said.

PELANGI Bhd, a unit of fund manager Permodalan Nasional Bhd (PNB), will launch projects in Johor Baru, worth some RM4.5 billion, over the next 18 months.
Among the projects are Pelangi Junction, a commercial development with serviced apartments and retail and office lots, worth RM600 million. It will be marketed mainly to Singaporean investors, chief executive officer Azmar Talib said.
"It is our vision to develop an international-quality product in Johor and market it in Singapore to capture the international market there. We hope to launch it by the third quarter," Azmar told Business Times in Kuala Lumpur.
He said that Pelangi Junction would be Johor's latest full-fledged commercial centre, equipped with high-end serviced apartments which the state has not seen built in the last 10 years.
Another project, to be launched early next year, is a township called Taman Pelangi Indah 2 (TP2), next to Taman Pelangi Indah 1 (TP1).
TP2, sprawling over 400ha and worth some RM3.5 billion, will comprise residential as well as commercial units.
"We have land allocated for hospitals and institutions. TP2 is going to be an exciting landmark project for us," Azmar said.
Pelangi also has another 400ha near Desaru, earmarked for an eco-tourism resort.
It has been approached by Arab and Singaporean investors keen to jointly develop the land.
"The land has been partly used. We haven't decided when we are going to launch the eco-tourism project, but we are interested to work with the foreign parties to develop the area," Azmar said.
Pelangi's existing townships include TP1, Taman Pelangi, Taman Perling and Taman Rinting, built some 10 to 20 years ago.
Collectively, the four townships will have 16,000 commercial and residential units. Pelangi needs another seven years to fully develop them.
Azmar said that Pelangi will launch several phases within the existing townships this year.
Another project is D' Serambi in Taman Perling, a premium product which will consist of 121 terrace houses priced from RM400,000 each. It will be launched this month.
Under TP1, the company will launch the second phase of Tiara Pelangi comprising semi-detached homes worth RM30 million.
It will also launch Lakeview Residences in TP1, which are single-storey terrace homes with up-market designs, worth RM10 million.
In addition, Pelangi has plans to branch out to Kuala Lumpur where it is scouting for land that fits in with its business strategy, Azmar said.
"We want to enhance the property development and investment divisions. We have a five-year business plan and hope to launch some properties in Kuala Lumpur."
Azmar said Pelangi is keen to collaborate with developers in Kuala Lumpur as well as Johor to move away from holding too many pockets of land on its own.

The mall, located between Jalan Storey and Bukit Cagar, comprises a five-level podium and a 24-storey office tower.
The building, which was 90% complete, was abandoned in 1997 due to recession.
Meanwhile, Johor Baru MP Datuk Shahrir Samad, who took up the case, said the buyers' plights had gained the attention of the state and the Iskandar Region Development Authority (IRDA).
“The state has asked IRDA to look into resolving the issue which involves the buyers and banks,” he said.

JOHOR BARU: Continued public cooperation in combating crime has proven to be effective, said Johor police chief Deputy Comm Datuk Mokhtar Shariff.
He said that statistics showed the Johor crime rate decreased 5.26% in April compared to the previous month.
DCP Mokhtar said that six police stations in the state reported reductions with Mersing topping the list with a sharp decrease of 64.29% in the number of cases recorded.
Other police districts with a drop in crime were Kulai Jaya (20.53%), Kota Tinggi (19.80%), Nusa Jaya (16%), Seri Alam (14.29%) and Johor Baru North (9.19%).
He said, last month, 39 members from nine gangs were among 378 people arrested for various offences statewide.

“During the same period, 501 people were detained for investigations by the narcotics department,” DCP Mokhtar said, adding that 1,749 people were tested for drugs under Ops Tapis in April.
“We also charged 277 people in court for various offences,” he said at a press conference during a blood donation campaign organised by the police in conjunction with Police Day.
DCP Mokhtar said that public information was important to assist police in carrying out their duties.
He cited an example, saying that on May 5, the police successfully nabbed a 31-year-old man in Jalan Tanjung Pekan Masai after a public tip–off.
“We found out that the car driven by the suspect was related to a hijacking case reported on May 1,” he said.
DCP Mokhtar added that further investigations led to the solving of six robbery cases in Johor Baru committed by members of a gang to which the suspect belonged.
“The man was remanded until May 12,” he said, adding that he had eight previous criminal records.
On other crime prevention matters, DCP Mokhtar said that the police were recruiting 255 auxiliary policemen for Johor Baru district.

PROPERTY developer Johor Land Bhd (JLand) said it expects revenue to improve this year, with its recent Windsor Trade Holdings Sdn Bhd acquisition and a positive fiscal first-quarter results.
It saw revenue fall 15 per cent to RM63.36 million in 2007, while pre-tax profit dipped 63 per cent to RM8.27 million.
JLand chairman Tan Sri Muhammad Ali Hashim attributed the lower financial performance last year to delays in the company's development projects due to the escalating cost of building materials triggered by the rising oil price.

Muhammad: JLand expects better revenue this year
"The rescheduling of our development projects caused by the delays last year have put us in a better position to restrategise our business moves this year as the construction of the launched projects is now in progress," he told reporters after the company's annual general meeting in Johor Baru yesterday.
"Construction work on 1,200 units of semi-detached and terrace houses and commercial lots at Bandar Datuk Onn, which spans 612ha of freehold land, is now under way. We have also seen 30 per cent sales so far and a growing interest among housebuyers," he said.
Muhammad said the township, offering 17,800 properties, will rake in a gross profit of RM1.2 billion for JLand when completed within the next 10 to 15 years.
It will have some 90,000 residents, adding that JLand's parent company, Johor Corp Sdn Bhd (JCorp), will also move its headquarters from the Kota Raya Complex in Johor Baru city centre to Bandar Datuk Onn by mid- 2009.
Muhammad said JLand's landbank in Iskandar Malaysia will be developed over the next 10 to 15 years and has a gross development value of more than RM7 billion.
Meanwhile, JLand's acquisition of 50.98 per cent equity in Windsor Trade Holdings is expected to help the company further broaden its current revenue, profit and customer base.
"The acquisition, to be completed by the second quarter of this year, will position us to tap into the existing growth potential of logistics and barter trade activities within the fast-growing Sabah Development Corridor," said Muhammad.

KOTA KINABALU: UEM Land Bhd is in talks with three foreign parties to develop its flagship residential component Puteri Harbour within Bandar Nusajaya in southern Johor.
Managing director Wan Abdullah Wan Ibrahim said the parties were from Australia, India and the US.
“They are interested in participating in the development of Puteri Harbour,” he told reporters at the sidelines of the CEO international conference.
“It will take some time before we can announce anything. The early indications are that they are very interested. Perhaps, we can announce something by the end of the third quarter,” he said.
Puteri Harbour is a 688-acre mixed development component within Bandar Nusajaya.
The involvement of the foreign parties would enable UEM Land to leverage on their networks and reach to showcase the projects overseas, Wan Abdullah said.
UEM Land has to date signed two joint ventures for the development of Puteri Harbour. The first was with Limitless LLC to develop a RM1.6bil project comprising canal homes and condominiums on 111 acres.
The second was with Damac Properties LLC to develop a RM3.8bil project comprising offices and condominiums on 43 acres.
UEM Land has lunched three residential projects in Bandar Nusajaya in the past 2½ years. Nusa Idaman comprises medium-cost homes while Horizon Hills is a gated 1,200-acre joint venture property project and East Ledang comprises landed properties.

KUALA LUMPUR 22 Jun - PJ Development Holdings Bhd. melalui anak syarikatnya Bunga Development Sdn. Bhd. (Bunga Development) telah melancarkan projek pembangunan berprestij terbarunya di Pulai Bayu, Johor Bahru baru-baru ini.
Menurut kenyataan, projek yang dinamakan Mont' Callista yang dibina di atas tanah pegangan hak milik kekal dalam kawasan Koridor Pulau Springs-UTM, Iskandar Malaysia itu merupakan projek rumah berkembar tiga tingkat eksklusif
''Ia melibatkan kawasan seluas 12.8 hektar dan membabitkan pembinaan 192 unit rumah berkembar dengan kepadatan hanya enam unit untuk setiap 0.4 hektar sahaja,'' katanya.
Jelas kenyataan itu, projek berkenaan menawarkan empat model rumah yang dikenali dengan nama Molle, Regia, Tulipa dan Vanda, yang dijangka siap pada Januari 2010.
''Sejak pelancaran rasmi pada akhir bulan April lalu, rumah bagi projek Mont' Callista telah mendapat sambutan yang menggalakkan,'' tambahnya.
Kenyataan itu menjelaskan bahawa keempat-empat model rumah itu berkonsepkan tropika moden yang dirancang dengan teliti untuk menampilkan gaya hidup mewah.
Ia turut diselitkan dengan landskap bertema tropika, taman permainan kanak-kanak, pusat komuniti penduduk eksklusif, sistem keselamatan 24 jam termasuk rondaan pengawal selia serta penyeliaan televisyen litar tertutup.
Tambah kenyataan tersebut, projek yang ditawarkan pada harga permulaan sebanyak RM621,240 seunit itu terletak di tengah-tengah rangkaian jalan raya yang menghubungkan Lebuh Raya Utara-selatan, Jalan Pontian, Jalan Skudai dan Linkedua.
