Bulgari, Armani and Versace may no longer be just luxury retail brands found in Malaysian malls, as property developers think about bringing in their hotel brands too. :cheers:
With brands like Grand Hyatt, Mandarin Oriental and Four Seasons already here while St Regis and Raffles have confirmed openings, developers are eyeing fresh and popular hotel brands.
"Developers are now beginning to look at Waldorf Astoria and also various designer-linked brands like Bulgari Hotels & Resorts, Palazzo Versace, Armani Hotels & Resorts," vice president of the Malaysian Association of Hotels (MAH) Ivo Nekvapil told Business Times in an interview recently.
If these brands make their way to our shores, they are likely to be located either in Kuala Lumpur or on Langkawi island.
Nevertheless, Nekvapil feels that sub-brands or brands that come under their more familiar parent company name should be considered as they have potential in Malaysia.
These would include brands like All Seasons and Ibis which are Accor brand hotels and Hilton Garden Inn, a Hilton group brand.
He explained that these brands have international recognition and as such Malaysia too needs these brands to give the country world recognition.
Meanwhile, when asked about the hotel scene in Klang Valley this year, Nekvapil said that there could be an addition of some 2,000 rooms in the four- and five-star hotel/serviced residence category.
Additional rooms this year will come from the opening of Somerset Ampang Kuala Lumpur, Best Western KL Sentral, Park Regis Kuala Lumpur and Pullman Kuala Lumpur Bangsar.
On occupancy and rates in the Klang Valley, Nekvapil said that 2011 could end with an average room rate (ARR) of RM360 for lower end five-star hotels and about RM500 for higher end five-star category hotels. Occupancy this year could finish at about 68 per cent.
Mandarin Oriental still leads the pack, and is now drawing an ARR of around RM700.
Last year, occupancy ended at around 65 per cent and ARR of between RM200 to RM320 per night.
Malaysia had its highest occupancy of over 70 per cent in 2007.

THE Kuala Lumpur city centre is set to accommodate more tourists and visitors with the addition of three more hotels to its vibrant landscape.
The InterContinental in Jalan Ampang was recently launched while the Pullman Kuala Lumpur Bangsar is expected to open its doors in November and the Grand Hyatt Kuala Lumpur in Jalan Pinang in 2012.
The InterContinental Hotels Group has taken over the former Hotel Nikko. The 473-room hotel is expected to undergo an 18-month refurbishment for its rooms, restaurants and facilities.
“Our soon-to-be renovated guest rooms will offer great comfort enhanced by the soft colour palette and subtle shades to complement a perfect stay,” said general manager Adam McDonald during the launch.

KUALA LUMPUR: Mines Wellness Hotel, a Country Heights Holding Bhd subsidiary, is expected to contribute RM6 billion to RM7 billion to Malaysia’s gross national income (GNI) by 2020.
Domestic Trade, Cooperative and Consumerism Minister Datuk Seri Ismail Sabri Yaacob said the integrated health and wellness resort in Seri Kembangan, south of Kuala Lumpur city, would also create job opportunities for 12,000 Malaysians.
Speaking to reporters after visiting the resort on Friday, he said Mines Wellness Hotel was among entry point projects (EPPs) under the government’s National Key Economic Areas.
“The ministry is confident that this EPP in the health services sector will proceed smoothly and achieve the target set.
“The ministry and Pemandu (the Performance Management and Delivery Unit) will assist Mines Wellness Hotel if necessary to ensure it achieve its EPP target,” he said. — Bernama

Hotel Istana unveils ballroom's new look

KUALA LUMPUR: Hotel Istana Kuala Lumpur unveiled the new look of its ballroom recently.
"We Love MICE" was the theme of the event which highlighted accommodating and hosting events and functions, from small to large.
The Grand Mahkota Ballroom, foyer area and 16 meeting rooms were newly refurbished and given a distinctive regal look.
The grand ballroom is now one of the largest pillar-less ballrooms in the city and can host up to 2,000 guests.
General manager, Praba G. Menon, said: "Since 2010, we have undertaken a few upgrading projects which include the refurbishment of 400 guest rooms, as well as our urban, fine dining restaurant, adopting a vibrant contemporary interior design.
"We are bringing ourselves to the next level in the hospitality industry.
"It is our priority to uphold our product quality and host our guests with memorable stays, enjoyable dining experiences and a good venue for events and functions.
"It is our pride to constantly find ways to further upgrade the standards of our hotel's hospitality."
The launch was graced by Menon and Tradewinds Corporation Bhd independent non-executive director Datuk Baharuddin Musa.
The business centre, Sompoton Spa andTrishna restaurant were given a facelift.
The hotel's upcoming projects include refurbishment of the suites and new hangout venue, TLC Cafe.

But is it really necessary to tear down the whole building just to rebuild it with almost the same facade, albeit more contemporary? Unless this requires a whole new elevator system and support facilities, e.g. larger ballroom and pool, as well as making the Hotel taller...
And it's good that the name Equatorial will remain as part of a Hotel block, unlike the Singapore property, which was also torn down but replaced by a condominium with the same name...

Hotel Equatorial Kuala Lumpur may be torn down under an extreme makeover, reflecting rising competition among hotels as Malaysia's tourism industry grows.
It could also mean that the 38-year-old hotel will be the fourth structure along the busy Jalan Sultan Ismail to be earmarked for rebuilding.
Malaysia wants to triple tourism receipts to RM168 billion in 2020 from last year's figure of RM56.5 billion by attracting 46 per cent more visitors.
Hotel Equatorial will close from April 1 2012.
It is understood that the hotel management had informed its staff a few weeks ago on its plans to temporarily cease operations from March 31 2012.
"We are intending to do a major upgrading exercise that will involve the closure of the hotel," said its general manager Alan Ong.
"The hotel was built and designed for the 1960s and today there is a need to upgrade. (In order) to stay relevant in the business, we have to do the upgrading," Ong said.
Equatorial KL, which opened for business in 1973, was last renovated some eight years ago.
The hotel has a room inventory of 275 and sits on a land covering close to 85,000 sq ft, which according to industry estimates is worth as much as RM250 million.
Hotels have to regularly undergo renovation and refurbishment exercise in order to remain competitive in the market.
Competition is expected to be stiff, with several new hotel openings and extensions announced in the Kuala Lumpur city centre including Grand Hyatt, Impiana KLCC and the Banyan Tree Signatures.
Meanwhile, Ong was unable to say how long the hotel will be closed for upgrading works.
According to sources, it could take up to three years before the hotel will be able to open for business, as there are plans to tear down the building.
Messages left by Business Times at Equatorial KL's corporate office to obtain details on the project were left unreturned.
Nevertheless, a search on the Internet revealed that the owners had submitted and obtained approval as early as last year from Kuala Lumpur City Hall for the proposed makeover.
In February 2011, Business Times quoted Tradewinds Corp Bhd's chairman Tan Sri Megat Najmuddin Megat Khas as saying, "TCB plans to demolish both Komplex Antarabangsa and Crowne Plaza Mutiara Hotel to make way for a new property project".
In September 2011, Kuala Lumpur mayor Tan Sri Ahmad Fuad Ismail said TCB had been granted a development order for Hotel Istana, which is located at the corner of Jalan Sultan Ismail and Jalan Raja Chulan.
However, as at press time, it is still unclear when these buildings will be demolished.
Hotel Equatorial's website states it is located in three major Asia Pacific countries with seven properties in the group.
In Malaysia, the Equatorial hotels are in Penang, Cameron Highlands, Bangi and Malacca.
The properties abroad are in Shanghai, China and Ho Chi Minh in Vietnam.
