The developemnt along TTC's Sheppard Line is totally waste.

Why isn't the City come up with some developments other thans the one we have now?

Here are what we have along this 960 million dollar line:

Sheppard-Yonge Station:
NE - Sheppard Centre
NW - Abandon Parking Lot
SE - Parking Lot
Sw - Parking Lot

Bayview Station:
NE - Parking Lot
NW - Office plaza
SE - Gas Station
SW - Gas Station

Besserion Station:
NE - Gas Station
NW - Gas Station
SE - Office plaza
SW - Residential

Leslie Station:
NE - Residential
NW - Park
SE - North York General Hospital
SW - Private School

Don Mills Station:
NE - Fairview Mall
NW - Gas Station
SE - Residential
SW - Residential

Well, there are still rumours of a major development at Forest Parkway (Don Mills), but I have no idea what happened to the 20+ condo towers that were supposed to be squeezed in near C. Tire and Ikea. That was about five years ago, so I'm guessing nothing doing.
Anyone have an update/correction on either project?

Man I think it is cool what's going on there. I like those buildings, they look like New York, I want more of that instead of too many box buildings :yes:

What do you mean? At Bayview we have Bayview Village (mall) in the NE, and in SE we have the massive New York Towers development. Then in the NW we have the Shane Baghai development. The condos aren't exactly at the corner... but then why do thye need to be?

Then at Yonge-Sheppard, there is SO MUCH going on in a walking distance of 5 minutes that it's ridiculous. Just because the exact corner isn't developed fully doesn't mean it's a waste. Besides the plaza with National Sports SE, and the Nestle building SW don't count even if they are not exactly at the corner? And also the NW corner has the bus terminal with shops on the Yonge side... so what if the very small corner has nothing in it.

In many cases the corners are either owned in part by the TTC (left-over land from construction) or zoned for office towers. I think Yonge-Sheppard gets hit with both of these problems, though the TTC was in the process of getting rid of that land.

More importantly, ridership on Sheppard has increased because of the subway, and it will continue to increase. What it really needs is to be finished to STC.

As far as developments along the corridor, i think plenty has already been built, with plenty more on the way. I think the job of attracting high density development has been met quite well by this line, especially considering the area it is located in....which is part of the reason it was built anyway...to encourage less-than-ideal post-war areas of the city to become more urban.

This kind of TOD development does not happen overnight...I think we need to give it at least several years for this to happen. This is all long term stuff...evealuating it 10 minutes after it's built is kinda pointless.
