510 meters!! Wow! Are you sure about the height, China_winson? I counted 70-75 floors and no spire, they don't look so tall... They are wonderful anyway, very beautiful. Are they approved?

Just a rumor, and I has heard that it may be replaced by only one tower [500 + m]...but It is not approved yet...

Incidentally a quick look outside my window says that several of the pictures on the previous page are now pretty well up, eg Great China and Times Excellence. New World which is a favorite of mine is close. BTW nobody ever calls Shun Hing that name. It is always Di Wang

They are but they need not be. They are so close and the integration is so fast and deep, that it's only really politics that artificially separates these two cities. Hong Kong and Shenzhen will unite one day, just like East and West Berlin did.

The light show is already on at night even though the building isn't completely finished yet. Nothing that fancy but it's strangely mesmerizing. And I can see it all the way from where I live (Huanggang area).

The official data about SZ's total population is [10 million], BTW, if SZ calculates its GDP per capita only by 1.2 million or 4.8 million, SZ has arleady been one of developest cities in the world!!! Actually, SZ's official GDP per cap was US$7300 by population of 8.27 million in 2005...

@Jo48, many sources don't count immigrants. 60-80% of Shenzhen's pop come from other regions.
The same happens with many other cities of the Mainland: Guangzhou is over 10 million too, Shanghai topped 20 million last year and Beijing is close to 16 million. But if you don't count immigrants those numbers are much lower.

准确可靠的人口数据对国家宏观调控、地方政府管理和企业经济决策具有非常重要的作用。本文通过对深圳的城区建成区面积、供水用水总量、外贸出口总量、移动电话用户总数、年门急诊总量等数据进行分析,相对准确地估算出深圳地区实际人口数量。分析表明深圳地区实际人口数量在2004年底已经突破1,800万。面对如此庞大的人口数据,作者提出了部分应对策略与建议。

1 深圳人口估算的意义
深圳究竟有多少人口?除了政府公布的人口数据,至今无人能提供令人信服的答案。人们对于政府公布的人口数据提出相当多的质疑[1]。深圳人口增长迅猛,从人们公认的千万规模来计算,年复合增长率举世罕见,高达15%。深圳人口高流动性、高增长率加上国家户籍制度、各地人口管理方式、财政和人力的低投入使得政府都难以拿出一个准确数据。即使是五年一度的人口普查也因人口的高流动性加上普查数据的静态性使得公布人口缺乏应有的效用。
珠三角数以千万计的外来劳工的就业、健康、生活、养老等问题关系到我国新时期建设和谐社会目标的实现,关系到国家的稳定和长治久安。改革开放以来,以深圳为代表的珠三角地区出口加工贸易迅猛增加。面对数以十亿计的中国人口,几乎没有人怀疑中国劳动力供应的有限性,但2004年年初开始并持续至今的珠三角地区的“劳工荒”否定了人们这一看法,引起了政府、企业和学界的重视。通过对珠三角区域人口的估算,一方面可以回答中国劳动力供应是否有限,另一方面使国家认识到珠三角地区数以千万计的人口带来的诸多直接和潜在的问题严重性和解决的紧迫性,而准确的人口数据是解决这些问题的第一步。
深圳很多的建设项目因为没有真实的人口数据支持,凸显规划缺乏远见。2004年末,深圳地铁开通不到一个月就因超载导致服务一度暂停[2],造成这种情况的主要原因是因为设计者没有考虑到深圳实际人口数量。可信的人口数据不但有利于地方政府的宏观决策与管理,而且也有利于企业的决策。人口普查的数据相对准确可靠,但缺点在于:需要国家投入巨大的财力与人力,个人与企业很难有实力开展人口普查工作;得出的结果只能反映静态人口数据。人口估算既可以避免人口普查的不足,又可以作为普查数据的验证和补充。
2 区域人口定义和人口估算方法概述
2.1 区域人口定义
深圳地区包括罗湖、福田、南山和盐田关内四区以及关外的宝安、龙岗两区,总面积约1,948Km2。深圳区域人口是指在深圳居住、工作和学习超过半年时间(含)以上的人口,包括拥有深圳户口(红印户口和蓝印户口)、暂住人口(拥有暂住证且在深圳住留时间超过半年时间或以上,也包括虽没有办理暂住证但在深圳地区居留时间超过半年或以上),不包括商务、旅游、过境等流动性较大的人口。
2.2 人口估算方法概述
2.2.1 从城区建成面积来估算
城市人口与城区建成区面积成正比例关系。如表3所示,全国几个特大城市的老城区基本上全部是建成区,人口密度极高,南方城市广州中心城区户籍人口密度高达4万/ Km2。随着城市化进程的加快,全国各地城区建成面积迅速扩张,湘西南隆回县城所在地桃花坪镇10年城区建成面积扩大10倍,人口总数由原来的3万余人增加到目前的40余万。

利用城区建成面积来进行比较估算人口有几个优点:一是我国对城市建设有严格的报批审核程序,建成区面积较为准确且数据较容易得到;二是利用建成区估算人口时可选择相同或相近地区人口密度加以比较,估算得来的数据可信度较高;三是可以解决人口普查在人力、财力耗费巨大及只能提供静态数据等方面的缺点。
2.2.2 从城市供水用水总量估算人口
水是生命之源,也是一个地区经济发展的最重要制约之一。城市供水用水总量是可以相对准确地测量,人均用水量也可以通过调查和测算来得到。城镇生活用水总量与城市人口也成正比例关系,知道用水总量和人均用水量,就可以相对准确地估算人口总量。
全国各省区城镇人均日生活用水量数据历年都有统计[4],广东城镇人均生活用水量高于同一纬度的广西50%,城镇人均用水量高于南方任何一个省份。并非广东生活水平高了用水就会自然高于其他省区,事实上广东十分缺水。2004年底,珠三角缺水严重,国家不得不全流域调水缓解珠三角地区咸潮入侵 [5]。如果将全国的人均日生活用水做一个统计图表,就会发现经济发达地区的人均用水量大大高于经济欠发达地区,最合理的解释就是中国户籍制度使得经济发达地区的人口统计数大大低于实际人口数。
2.2.3 人口估算的其他辅助方法
人口估算不能使用某一种方法,有时需要同时使用几种方法,不同估算方法可以互相验证和补充,进而提高估算数据的可信度。
从外来工通过邮局汇款总额可以估算来自外省农村的劳动力人口数量。此外,地区出口贸易总量、移动电话用户总数、年门急诊总量、春运地区总人次、人均蔬菜消费量、深圳出租房总面积等数据都可以用来估算人口。只要与人口数成正比例,确定比例系数,就可以估算出人口数据。
3 人口估算
3.1 从城区建成面积来估算
3.1.1 关内四区人口
关内罗湖、福田、南山三区面积为321Km2,基本上全部为城区。按全国老城区人口密度的平均值2.30万/ Km2来估算,三区人口总数为738万。考虑到区内道路、绿化面积、办公用楼面积较大,人口密度按广州越秀、东山、荔湾三区平均值的40%计算,三区人口总数578万。
三区还有面积达10 Km2的“城中村”。10 Km2的“城中村”可住有多少人呢?按女记者涂俏的《生存体验》[6]中数据来估算,每Km2的“城中村”可住256万人。关内“城中村”楼层高度不低于 8层,每层约为120m2,占地150m2。按每层居住人数为3人,8层共24人,则每Km2居住的外来人口数为16万,10Km2的“城中村”可住 160万人。为了提高估算数据的可信度,只将城中村人口数据作为关内三区人口估算数据的调整。
盐田区面积75.68 Km2,估算数据为30万。由上可知关内四区395Km2的面积,人口最少为608万。
3.1.2 宝安区人口
2003年宝安区城区建成面积政府公布为220Km2,2004年底实际建成区面积为250Km2,政府和学者研究表明整个宝安区人口数量超过400 万。虽然关外楼层普遍高度要比关内低,但由于缺乏规划,关外道路、绿化面积少,工厂林立,人口密度高于关内。例如位于深圳经济特区西部的沙井镇,全镇总面积60多Km2,光政府统计的外来人口就有80多万;宝安区的大型花园小区桃花源,1 Km2居民总数超过5万,人口密度之高可见一斑。以2.50万/ Km2的人口密度估算,宝安区250 Km2的建成区实际人口为625万。宝安分街道人口进行对比分析,估算人口为627万,如图表2所示。

3.1.3 龙岗区人口估算
虽然龙岗区面积比宝安区约多100Km2,但人口略少于宝安区,两区的产业结构、人口结构基本相似。龙岗区的布吉、横岗、龙岗、平湖街道经济最为发达。例如,布吉东部以桂芳园为中心,周围3千米内就有70万人,人口密度高达2.48万/每Km2;布吉南岭村外来工多达20余万,人口密度高达6 万/ Km2;横岗的六约村本地人口2,700余人,外来工15万多,人口密度之高可见一斑。
龙岗区城区建成面积2003年政府公布为200 Km2。2004年末,城区建成区估计为240 Km2。人口密度按宝安区数值来估算,龙岗区人口为600万。龙岗分街道人口进行对比分析,估算人口为605万,如图表2所示。
3.1.4 深圳总人口超过1,800万

1,800万的数据可靠吗?深圳户籍人口165万,而调查表明,户籍人口与外来人口的比例低于1:10,部分居委会达到1:80。按1:10计算,深圳总人口超过1,800万。
3.2 从供水用水量来估算
深圳市水利部门的数据表明,关内日均供水量约160万m3。南方大城市人均日生活用水量为261升,据此数据计算,关内人口数应为613万,与前面按城区建成面积来估算数据相差不大。2003年全市总供水量为13.6亿m3,据此计算人口数为1,427万。关外的工业园区大部分为外来工,其人均用水量远低于261升的水平。
随着工业和人口的急剧增长,水资源出现严重短缺,供求矛盾十分突出,成了制约深圳经济发展的最主要矛盾。2003年,全国城镇人均日生活用水量为 211升,据此估算,深圳人口为1,766万。深圳人均日生活用水量与湖南城镇人均日生活用水量相当,湖南城镇缺水程度低于深圳,说明这一估算数据十分保守。
或许有人会问,深圳作为一个工业性城市,工业用水应当占有相当大的比例,但很少有公司用自来水进行工业生产,因为费用太高,耗水量大的企业早已迁出深圳。关外人口日均生活用水量为164升,主要用来洗澡、洗衣和饮用。以1,000人的工厂计算,如人均用水150升每日,则该工厂日生活用水 150 m3。深圳日均用水需求为500万m3,按南方大城市日均生活用水261升计算,深圳人口为1,915万。况且南方大城市基本上都有相当数量的外来工, 261升/日的数据实际上高了一点。因此,从供水用水总量来看,也可以得出深圳人口总数超过1800万的结论。
3.3 其他人口估算方法
3.3.1 从外来工通过邮局汇款总额来估算
2000年深圳通过邮局寄出的汇款总额达164亿元,2001年深圳外来工通过邮局汇款总额达到185亿元。若每年汇款数按10%的比例递增, 2004年通过邮局寄出的款项总数超过240亿元。由于银行很少在农村设立网点,来自偏远农村的外来工要想汇款回家,只有通过邮局或者自己带回家。
小样本调查表明,外来工每年通过邮局向家里汇款1,659元人民币。以全年240亿元计算,来自全国各省农村的外来工高达1,446万;考虑到调查误差,取人均汇款120%来计算,农村外来工总数为1,205万。来自省外城镇、广东本省的外来人口、深圳原居民基本上无需通过邮局向外省汇款,全国城镇户籍人口超过40%,由此推算,深圳人口应该超过2,000万。人口估算从低不从高,仍将1,800万作为深圳人口估算数据。
3.3.2 外贸出口分析法
2004年深圳出口总值为778.56亿美元[7],出口产品的加工基本上是由第二产业从业人员来完成。出口总额中高新技术产品出口 350.6亿美元,高新技术产品每亿美元从业人员为2,000至1.5万不等,平均每亿美元为8,000个劳动力,而非高新技术产品每亿美元从业人员为1 万至3万,平均约为2万人。因此,从出口总额来估算,高新技术产品从业人员为280万,非高新技术产品从业人员高达850万,二者合计超过1100万。 2004年深圳生产总值估计为3,422亿元,其中来自出口带动的GDP为出口总额的20%,即1288亿元人民币(汇率以8.27计算),第一、三产业创造的GDP约为2134亿元。第一、第三产业从业人员估计超过700万,即人均GDP为3万元。
调查表明,第二产业中有15%左右的人口住在出租房里或住自有房产,而第一、三产业大部分人口住在出租房或住自有房产。2004年统计表明,深圳有 1.8亿平方米的出租房;出租房人口密度相当高,部分如“城中村”一样;以人均25 m2计算,出租房住有720万人口,加上第二产业中935万住在公司,二者合计为1,655万,再加上深圳户籍人口,同样得出深圳人口超过1,800万的结论。
3.3.3 移动电话拥有量分析法
2002年深圳移动用户总数超过650万户, 2003年未为871万,每年新增用户在30%以上,2004年底深圳拥有手机的人数超过1,000万。2005年底深圳手机用户总数估计为1,428万户,2006年底深圳手机用户总数估计为1,856万户,接近一人一机。届时人口总数可见分晓。
3.3.4 春运旅客发送量分析法
春运40天旅客发送总量基本上占到全年的15%,由此推算2003年深圳春运发送总人次约750万[7]。众所周知,回乡旅客主要是湖南、江西、广西、湖北等地,大量的四川旅客由于回乡费用高昂而回去次数很少。2004年,深圳外来回乡人数超过800万,由于返乡之艰难,越来越多的人选择留在深圳过春节,以50%的人返乡计算,深圳人口突破1,600万。此外深圳有相当多的本省人员农村劳动力,本省占到15%。实际上,春运期间相当多的外来工以包车的形式回家,此数不在客运总数统计范围之内。从以上事实推断,深圳实际人口数据超过1,800万。
3.3.5 全年门急诊总量分析法
2003年深圳各级各类医疗机构完成诊疗量3052.10万人次[7],增长13.5%。2004年增长率若为10%,则2004年门急诊总量为3,357万人次。同期台湾人年均门急诊量5次左右,深圳人均年门、急诊量为1.8次,由此估算深圳人口为1,865万。
关外医疗卫生条件远低于关内,据市卫生部门统计,2004年上半年,全市共取缔非法门诊4,512个。非法门诊存在的根源在于关外医疗资源的严重不足。一个6,000人的大厂,若人均每年门、急诊2次,若以300个工作日计算,则意味着平均每天有40人进医院,这根本是不可能的。深圳是全国最年轻的城市,伤病相对来说比例应该是全国最低的。由此估算深圳1800万人口数据也是可信的。
4 结语
1,800万的庞大人口给深圳造成严重压力并制约深圳今后长远发展。深圳合理人口规模为700-1,000万。因此,以出口贸易加工为主体的企业将持续外迁至深圳其他城市发展用地较为宽松、环境承受能力较大的地区,如近年中山、珠海、江门、惠州等地出口加工贸易增长迅速,产业转移加快,越来越多的外来劳动力流向上述地区;深圳今后要继续大力扶持高新技术、低耗能、低耗水工业和第三产业的发展,在继续积极吸引外资的同时要特别注意“选资”;减少人口对环境的压力要从减少低附加值出口加工工业开始,逐步淘汰那些连最低工资和社会保障都支付不起的企业。
深圳人口控制可分三步走:2010年深圳出口总额估计为1000亿美元左右,出口加工产业对外来劳动力的需求依然强劲,特区政府应控制人口持续增长,保持1,800万不再增加;2015年力争将人口减少到1,500万左右;2020年将人口控制在1,200万的规模。
笔者在完成珠三角地区的深圳、东莞、广州、佛山、中山、珠海、江门、肇庆、惠州九市的人口估算后,推算广东省人口总数为1.29亿,与政府最近公布的1.21亿人口相差6.2%。

Busy architect firm SOM, has designed yet another skyscraper for the the Chinese city of Shenzhen.
Sited in the Avic Plaza that runs along one of Shenzhen's major arterial highways, the tower will be the signature for the Plaza and is hoped to become a major landmark for the city. The tower will be surrounded by a series of smaller office and residential towers.
Originally set to reach a height of 288 metres it has now been revised down to a height of 245 metres.
Avic Plaza is an elegant glass and steel affair, and unusually restrained for China, a country that likes skyscraper designs to be like footballers wives.
It will sit on top of a retail podium from which two sleek looking blades slice their way upwards to their tips that at night will be illuminated against the Shenzhen sky.
The height is further accentuated by the gentle tapering of the tower that presents a look almost so sharp you could cut yourself on it.
Apart from making a stunning focal point to the skyline they will also serve to provide shade so views from within the tower will not be obstructed by nasty glares. The facades of the tower are angled in places giving the slim, pyramidical tower a cut diamond effect.
The central part of the tower which is sandwiched between the blades will be balconied so its likely the tower will have some residential use and therefore probably have the usual amenities tower dwellers this day and age have come to expect.

^^ yes. the foundation was laid on Sep 12 2008. It'll be finished by 2011 for 26th Universiade. it's made of a standard stadium, a gym and a swimming center. The cost is 2b yuan. It's also the second sports center of Shenzhen.

The jury for the “Shenzhen 4 Tower in 1” Competition chaired by Mr. Arata Isozaki, selected Coop Himmelb(l)au's design for Tower C, the new “Headquarter of China Insurance Group” as the winning scheme. Other participants include Morphosis, Steven Holl Architects, Hans Hollein, MVRDV and FCJZ Atelier.
The new “Headquarter of China Insurance Group” will be part of a lively business quarter in the heart of the Central District of Shenzhen made up of a carefully composed ensemble of unique, individual towers creating a landmark silhouette.
The project is a high-rise structure with a height of approximately 200 m with 49 storeys. The footprint area has the size of 40 by 40 m. The required program is distributed vertically. A clear separation of public and private functions is given. All public functions are organized in the base building while the office program is situated in the tower. Semi public program like meeting rooms, conference center, recreation areas and gardens are concentrated in the middle of the building. This zone is designed to create a pattern of meeting facilities, gardens and recreation areas for all employees and become spaces for an exchange of knowledge and creativity and a synergy of form and function.
The “Headquarter of China Insurance Group” is not only recognizable by its significant form but also by its façade. The design of the façade is driven by generation of energy. The second skin of the façade is shaped by climate conditions and inner functions. This skin includes photovoltaic cells to generate electricity and also cells to reduce excessive wind pressure, shade the sun and create multi media displays. Strategies employing the form of the building to assist natural ventilation together with the use of renewable energy sources (wind and solar power) assure an energy efficient design and reduce energy consumption and reliance on fossil fuel energy sources.

Organized by the Shenzhen Planning Bureau, the charge is to create a unified urban plan and office complex around the new Shenzhen Stock Exchange Headquarters designed by OMA. Holl was selected by a six-member jury chaired by Arata Isozaki. Other winners including Morphosis, Coop Himmelb(l)au, Atelier FCJZ and Hans Hollein and MVRDV, will design the individual towers in the scheme.
Holl’s design is based on the concept of tropical skyscrapers as Shade Machines connected by a “Social Bracket”, a long horizontal element elevated above the plaza that gathers together the public programs of all for towers including, cafeterias, gyms, art galleries, auditoriums, and a cinema. The Social Bracket is topped with a green roof that collects and recycles grey water and storm water from the four towers.
The towers circular design maximizes interior space and views while minimizing the exterior envelope. Incorporated in each tower façade is a rotating sun-shading device with photovoltaic cells that is designed to harvest enough energy from the sun to provide cooling for all four towers.

that is actually the Rongchao Centre at 206 meters tall, it was completed last year. The shorter one is the Marriot Hotel, opened earlier this year. They are on the west side of the Citizen's square.

The new Vanke Center in Shenzhen, Guandong Province, is a "horizontal skyscraper" designed by maverick architect Steven Holl. Nancy Zhang looks over the revolutionary new building The maverick architect Steven Holl is turning the traditional idea of a skyscraper on its head - or rather on its side. The new Vanke Center is a "horizontal skyscraper" and is being built in Shenzhen, Guandong Province. If it was stood up vertically, it would be as tall as the Empire State Building, but lying horizontally it stands just 35 meters.
Due to be finished in 2010, the building will be the new headquarters for China Vanke, one of the country's largest real estate developers. It will also house apartments, condos and a hotel.
More remarkably, the Vanke Center will take up almost zero space on the ground. These features allow it to solve the unique problems of Chinese metropolises, as well as address environmental impact.
Although the project covers an area of 60,000 square meters off the coast of the South China Sea, the building itself will be raised on eight columns so that its ground floor is at the same height as the third floor of most other buildings. This "floating" design is poetically described by its designers as if the building were "once floating on a higher sea that has now subsided; leaving the structure propped up high on glass and white, coral-like legs."
The Vanke Center is the latest project in Holl's repertoire of mega, mixed use developments in China. The other two, Beijing's Linked Hybrid and Sliced Porosity Blocks in Chengdu, Sichuan Province, have wowed the architectural world with their innovative solutions to the problems of Chinese metropolises.
Current trend
Urban planning is struggling to keep up with a growing population in major cities. The result, says Holl, is mega block projects, huge shopping malls stacked with offices and residential blocks, and a dearth of variety with open, green spaces.
Holl's projects question the current trend for building monolithic vertical structures. He builds "micro cities" that combine mixed use buildings of different shapes and sizes linked by a wealth of horizontal paths that encourage walking. They are also "porous" rather than gated communities, encouraging outside visitors and interaction.
These characteristics are clear in the horizontal Vanke Center.
The elevated structure frees up ground space which is made into a public park, with the building itself providing shaded areas. The large park space will be fed by rainwater capture systems. Shenzhen's wet, tropical climate provides enough rain to keep the plants green, and rainwater gutters on the roof collect water for use in irrigation and fountains.
Moreover with sea and land breezes able to travel below and around the building, the building is cooled naturally, reducing the need for air conditioning.
It is significant that Vanke has chosen to support these environmental features. As China's largest real estate developer, this shows a willingness to engage with the problems posed by buildings on the environment, and thereby offer hope for the future of greener buildings in China.

China plans Shenzhen reforms, eyes HK-centred hub
SHANGHAI/HONG KONG, May 27 (Reuters) - China has mapped out a plan to link its southern boom-town of Shenzhen with Hong Kong to build a global centre for transport, distribution, trade and innovation, as it seeks a greater role in the global economic arena over the next decade.
Shenzhen, China's first special economic zone built in the early 1980s to take the lead in free-market reforms, will be prised open further and put at the forefront of China's financial reforms, including the launch of a Nasdaq-style board for start-up firms, official newspapers said on Wednesday, quoting a document of the State Council, China's cabinet.
The cabinet has approved the implementation of a long-awaited series of reforms aimed at streamlining and improving governance in Shenzhen, whose cluttered administrative structure has been criticised for a lack of oversight and for concentrating power in the hands of too few.
The official China Daily newspaper said the reforms would "reshuffle overlapping government institutions into a three-part structure of decision-making, implementation and supervision."
It reported Beijing's State Council had approved the 10-page document for Shenzhen reforms which also covers the economy and social welfare.
The blueprint for Shenzhen's development comes only two months after the government said it would build Shanghai, China's financial hub, into a global financial and shipping centre by 2020 to reflect China's economic strength and the status of its currency. [ID:nSHA270469]
"Shenzhen should complement Hong Kong and vice versa, promoting the establishment of a global centre of distribution, trade, innovation and international cultural creativity," the Shenzhen-based Securities Times quoted the document as saying.
Shenzhen Deputy Mayor Xu Qin detailed the city's future cooperation with Hong Kong at a news conference on Tuesday, including a goal to enhance the two cities' competitiveness in the global financial market system, the newspaper said.
Among other targets, Shenzhen would strengthen its ties with Hong Kong in aviation and ports, pursue commercial innovation and enhance links in city planning, traffic, information, energy and infrastructure projects, Xu was quoted as saying.
In addition to hosting the market for start-up firms, expected to be launched in August, Shenzhen will build a foreign currency and yuan bond market, develop commodity futures trading, boost venture capital investment and experiment in securitising property, highway, port and electricity assets, newspapers quoted the document as saying.
The reforms would cut redundant institutions and civil servants, and could take 3-5 years to implement, with opposition expected from some local officials, the China Daily added.
Some experts said the reforms could make for more transparent and efficient governance in the free-wheeling city which played a pivotal role in China's economic opening nearly 30 years ago.

Nancy Zhang looks over the revolutionary new building The maverick architect Steven Holl is turning the traditional idea of a skyscraper on its head - or rather on its side. The new Vanke Center is a "horizontal skyscraper" and is being built in Shenzhen, Guandong Province. If it was stood up vertically, it would be as tall as the Empire State Building, but lying horizontally it stands just 35 meters.
Due to be finished in 2010, the building will be the new headquarters for China Vanke, one of the country's largest real estate developers. It will also house apartments, condos and a hotel.
More remarkably, the Vanke Center will take up almost zero space on the ground. These features allow it to solve the unique problems of Chinese metropolises, as well as address environmental impact.
Although the project covers an area of 60,000 square meters off the coast of the South China Sea, the building itself will be raised on eight columns so that its ground floor is at the same height as the third floor of most other buildings. This "floating" design is poetically described by its designers as if the building were "once floating on a higher sea that has now subsided; leaving the structure propped up high on glass and white, coral-like legs."
The Vanke Center is the latest project in Holl's repertoire of mega, mixed use developments in China. The other two, Beijing's Linked Hybrid and Sliced Porosity Blocks in Chengdu, Sichuan Province, have wowed the architectural world with their innovative solutions to the problems of Chinese metropolises.
Current trend
Urban planning is struggling to keep up with a growing population in major cities. The result, says Holl, is mega block projects, huge shopping malls stacked with offices and residential blocks, and a dearth of variety with open, green spaces.
Holl's projects question the current trend for building monolithic vertical structures. He builds "micro cities" that combine mixed use buildings of different shapes and sizes linked by a wealth of horizontal paths that encourage walking. They are also "porous" rather than gated communities, encouraging outside visitors and interaction.
These characteristics are clear in the horizontal Vanke Center.
The elevated structure frees up ground space which is made into a public park, with the building itself providing shaded areas. Hong Kong and Shenzhen will jointly develop a 10-kilometer stretch of land in the new Shenzhen central business district into a demonstration zone for the "modern service industry."
Chief Secretary for Administration Henry Tang Ying-yen, leading a 100-strong business delegation, revealed the Qianhai plan after meeting officials in Shenzhen.
Tang said a station will also be set up at Qianhai along the railway linking the Hong Kong and Shenzhen airports. "Ten kilometers of land will be developed into a demonstration zone for the modern service industry in an important area, which will be a very strategic control point," Tang said, adding the central government has approved the plan and a Hong Kong-Shenzhen working group has been set up.
The Hong Kong team is to be led by the Commerce and Economic Development Bureau. Details will be drawn by year's end.
Tang said the project will be a great opportunity for Hong Kong whose service industry accounts for 90 percent of local gross domestic product and 40 percent of the Pearl River Delta's.
Both sides have reached consensus on building networks linking the Liangtang/Heung Yuen Wai boundary control point to the eastern part of Guangdong and for Hong Kong people who frequently visit Shantou, Huizhou and Fujian.
Tang did not say what modern service industries are to be developed but financial service cooperation between the two cities was discussed yesterday.
"Besides having Shenzhen as a manufacturing base for Hong Kong, we should consider other modes of cooperation. We can try it in Shenzhen first before extending to other parts of Guangdong," Tang said, adding both sides can create new financial products and services together.
Although the central government has plans for Shanghai to become an international financial center by 2020, Tang is not worried about it.
"Perhaps the scale of the Chinese economy by 2020 will be comparable to that of United States and Europe and be able to accommodate two international financial centers. An aircraft is better with two engines instead of just one," he said.
Noting that Hong Kong and Shenzhen can form a significant economic zone, Tang said: "Hong Kong only has 1,000 square kilometers with a population of seven million. Shenzhen has 2,000 sq km with 12 million people. Together, it will become 3,000 sq km with about 20 million people."
Both parties also discussed further collaboration on creative and innovative technology industries.
Meanwhile, Shenzhen municipal party committee secretary Liu Yupu said the special economic zone recorded 7.5 percent economic growth in May.

The three cities that led the downturn in the mainland property market last year - Shenzhen, Guangzhou, and Xiamen - are now leading the recovery in the market, analysts say.
The three leading southern China cities recorded the biggest drops in property prices - an average of 36 per cent - in the country last year after Beijing imposed measures aimed at cooling the overheated market.
But buyers were now returning after the government reversed the measures and banks relaxed housing loan conditions, said Alan Chiang Sheung-lai, the head of residential property at property consultant DTZ.
As a result, prices had recovered or stabilised, though developers were unlikely to jeopardise the recovery by trying to raise prices further in the second half of the year, he said.
In Shenzhen, residential sales had risen in the first four months of the year to a monthly average of about 594,000 square metres, 82 per cent greater than the average monthly sales for the same period last year and 37 per cent more than the monthly average from 2006 to 2008.
Xiamen's average monthly transactions in the first four months were 267 per cent higher than last year and 56 per cent more than the monthly average over the last three years.
DTZ data shows Xiamen posted the strongest growth in property prices - a 13 per cent surge in the first four months of the year - while prices in Shenzhen rebounded 6.5 per cent. In Guangzhou, prices have consolidated at about 8,000 yuan (HK$9,075) per square metre.
But Mr Chiang expects that over the remainder of the year, developers will respond to improved demand by trying to sell as many units as possible and resist raising sale prices sharply because of abundant stock.
The next challenge for the mainland property market was whether demand for luxury homes could be sustained, said Mr Chiang.
"Developers have launched a few luxury units to test the market in the last few months and recorded strong sales. But there will be potential concern about the sales once the supply of high-end units increases," he said.
Denis Ma, an associate director of research at Jones Lang LaSalle in the Pearl River Delta, said demand remained sensitive to price swings.
"Without clear signs of a sustainable economic recovery, buying demand remains contingent on prices remaining at current levels," he said.
While relatively stronger demand had moderated the downside risk in prices, a strong rebound was unlikely in the short term, while in the luxury segment, a lack of leasing demand and supportive measures from the government would limit buyers to end-users, he said.
Any rebound in volumes and prices in this segment would not materialise until a sustained economic recovery was in place, Mr Ma said.
Sherman Lai Ming-kai, a vice-chairman at Centaline Group, said property sales had slowed down by the end of May since prices had increased. He expected no further jump in prices this year.
"The rebound in home sales is due to the government's policies, not because of an improvement in the economy," Mr Lai said. "The mainland is still suffering from a decline in exports and developers will only raise sales prices moderately."

In the latest barometer of Shenzhen's recovering housing market, China Resources Land will launch its upmarket residential project Park Lane Manor in the next couple of months.
The three 43-storey blocks, standing next to the Grand Hyatt Shenzhen and MIXC shopping mall, are part of the developer's biggest commercial project in the city's central business district, close to the Hong Kong-Luohu border.
Selling prices will be 40,000 yuan (HK$45,436) per square metre or more, according to a sales executive. But analysts expected an average price of 35,000 yuan per square metre. All the units, ranging from 150 square metres to 190 sq metres, are furnished.
"It will be the landmark residential property in the city, with its price and quality," said Andy Lee Yiu-chi, managing director of Centaline's Shenzhen office. Buildings in the area are quite old, with selling prices below 20,000 yuan per square metre.
"Many Hong Kong residents also showed initial interest in the property," he said. People from Hong Kong, Macau and Taiwan can now buy more than one unit in Shenzhen.
But agents said investors would find it hard to find tenants.
"Demand for high-end residential leasing is not strong in Shenzhen," Mr Lee said. People would rather go back to Hong Kong than rent a unit costing 30,000 yuan a month, he said. Instead, there is a demand for mass housing with rents below 10,000 yuan.
Agents said it was too early to predict the sales response to the soon to be launched property.
However, Royal Bank of Scotland property analyst David Ng said earlier that he believed the developer could attract a positive response because of the improving market sentiment and the developer's reputation, as well as its marketing ability.

In the period from January to May, Shenzhen's total property investment amounted to RMB 14.55 billion, a year-on-year decrease of 9.8%. A few days ago, we were invited to a talk about interior design at the OCT-Loft complex in Shenzhen.
The place was once a part of OCT Real Estate Group's massive industrial area in the Special Economic Zone.
The company started to refurbish the 55,465-square-meter site in 2004.
The Shenzhen authorities once said growth depended on the development of technology, finance, logistics and culture. The refurbishment project is the firm's way of implementing that vision.
The former industrial complex is being redeveloped as an arts and cultural exchange center within the existing factory structure. In this it follows the global trend of renovating old warehouses or factory buildings for new purposes.
We found that the project incorporates the works of several famous design firms from both Hong Kong and the mainland and some galleries with artists in residence.
It also has some cafes and well-known shops for homeware and books.
The open space and galleries are all stuffed with art pieces, innovative decorations and creative refurbishment work on old walls.
Overall, the compound is well-planned.
Several similar art complexes have come up in Shenzhen in recent years, as well as some new ones.
It is always a pleasure to see the rapid development in the field of art and design in the mainland. But we can't help being conscious of the contrast between art- related refurbishment projects in Hong Kong and the mainland.
The SAR has only a handful of projects similar to the OCT-Loft, such as the Fotanian, in Sha Tin, and the Jockey Club Creative Art Centre in Shek Kip Mei.
The cramped city certainly suffers from the problem of lack of land, but the major constraints are government negligence and insufficient support, especially in terms of funding. The artists' units mostly remain closed, and some artists have even moved out. The pioneer artists' groups in the Fotanian are mostly gone.
With our bureaucrats continuing to argue over how to develop art, we are hardly optimistic about Hong Kong's art and design overtaking their mainland counterparts anytime soon.
Virginia Lung and Ajax Law have won many awards for their unconventional approach to interior design, and intense creative passion.

Harnessing nature is the defining feature of BIG's winning skyscraper design that they hope to be the initiation of a new generation of skyscrapers. In collaboration with ARUP and Transsolar, the firm was awarded first-prize in an international competition to devise a sustainable and efficient design for Shenzhen International Energy Mansion, the regional headquarters for the Shenzhen Energy Company.
“We propose to make the Shenzhen Energy Mansion the first specimen of a new species of office buildings that exploits the buildings interface with the external elements - sun, daylight, humidity, wind – as a source to create maximum comfort and quality inside," said BIG's founder Bjarke Ingels. "The Shenzhen Energy Mansion will appear as a subtle mutation of the classic skyscraper – a natural evolution rather than a desperate revolution.”
To rise 200 metres in the centre of Shenzhen, the 96,000 sq m project will be integrated within the surrounding environment and designed to withstand the tropical climate of the city. BIG’s winning proposal was selected by the jury experts from Shenzhen Municipal Planning Bureau chaired by Alejandro Zaera-Polo and client representatives.
BIG believe that skyscrapers need not be the energy-guzzlers of the architecture world and say that their design acknowledges the benefits of the evolution of the skyscraper: "an economically efficient way to provide flexible, functional and well illuminated workspaces for dense populations of professionals", whilst using the façade to both passively and actively reduce energy consumption. The design envisions combining a practical and efficient floor plan layout with a sustainable façade that works to this effect. The façade is conceived as a folded skin that shades the office complex from direct sunlight and integrates solar thermal panels, reducing the overall energy consumption of the building.
"By folding the façade in an origami like shape we achieve a structure with closed and open parts," BIG explain. "The closed parts provide a highly-insulated façade, while blocking the direct sunlight. On the outside the closed parts are fitted with solar thermal heat panels that power the air conditioning and provide dehumidification for the working spaces.
"The folded wall provides a free view through clear glass in one direction creating a condition with plenty of diffused daylight by reflecting the direct sunlight between the interior panels. Even with direct sun from east or west, the majority of the solar rays reflect off the glass, due to the flat angle of the window. The reflected rays increase the efficiency of solar thermal energy panels. The combination of minimal passive solar heating and active solar panels reduce the energy consumption by more than 60%."

Shenzhen International Airport Building Second Runway
SHENZHEN, September 15, SinoCast -- The reclamation works of the expansion project of Shenzhen International Airport is scheduled to be completed in February 2010, according to the builder, the Shenzhen Construction Works Department.
By that time, they will deliver the project to Shenzhen Airport (Group) Co., Ltd., and then the latter will be responsible for construction of the second runway, the T3 terminal building, and other supporting facilities.
By now, the project has cost CNY 3.52 billion, and total investment is estimated at CNY 6 billion or so. The expansion project occupies a total floor area of 13.23 square kilometers, of which 7.83 square kilometers are mudflat and will be conserved for future development.
The expansion project was kicked off at a time when the airport was facing mounting demand for passenger and cargo transportation.
The airport is trying to turning itself into a hub for air cargo in South China, one of the top four air cargo and passenger transportation centers in China, and a regional distribution center handling overseas expresses.

FOUR more high-rise buildings belonging to financial service companies will be erected in Shenzhen’s central business district (CBD) in Futian, accelerating the city’s development of the area into a financial center known as “Shenzhen’s Wall Street.”
Four finance companies, including China Life Insurance Co., acquired land parcels covering about 23,000 square meters at the Futian CBD for a total of 2.32 billion yuan (US$337 million) at an auction Friday afternoon.
Among the four land lots adjacent to Jintian Road, the largest, covering more than 8,000 square meters, was bought for 985 million yuan by Sino Life Insurance Co., which moved its headquarters to Shenzhen from Shanghai a year ago.
China Life, which bought an additional piece of land for 515 million yuan, plans to build a 100-meter-tall office building for its Shenzhen branch, according to Liang Yong, general manager of the company’s Shenzhen branch.
CDB Leasing Co. Ltd. purchased another lot for 481 million yuan and Minsheng Financial Leasing Co. Ltd. bought the remaining land for 338 million yuan.
At least 60 percent of the office area in the four buildings should be for the companies’ own use and won’t be eligible for sale for 10 years, according to the contracts.
The four office buildings to be completed before October 2012 will have a total construction area of 289,000 square meters, giving the land an average value of around 8,000 yuan per square meter, relatively very low for the area, analysts say.
“For that area, residential apartments are being sold for around 25,000 yuan per square meter and offices sell at 40,000 yuan per square meter, so the land price is very low,” said Wu Jian, a director with DTZ’s South China branch.
This illustrates the support the city government is lending to financial service companies setting up offices in the Futian CBD, said Song Ding, a senior real estate analyst with China Development Institute.
Shenzhen, whose competitiveness as a financial center ranks fifth worldwide in the latest Global Financial Centers Index published late last month, has been actively seeking to enhance its status as a financial center.
Ping An Insurance recently broke ground for the construction of its headquarters building on a land lot in Futian CBD it acquired for 1.66 billion yuan in November 2007, which is planned for completion at the end of 2014.
In addition, 13 other well-known companies, including CITIC Bank, Guosen Securities and China Merchants Securities, have acquired land to build their office buildings in the area. The Shenzhen Stock Exchange will be relocated to the CBD from its existing location in Luohu District.

Not much purpose really. It's suppose to make an architectural statement, being at the center of the north-south central axis and the east-west central axis of Shenzhen. But it's just a 山寨 (copy) of the National Opera Theater so it won't live up to its purpose.
Also it would house some facilities like restrooms, cafes, exhibition halls etc. Most importantly it's shade from the sun for people to duck into. In China, people have a phobia towards a tan, as you can see all those people holding umbrellas in the render. Shenzhen's latitude makes it streaming hot most of the year so the shade will be much appreciated.

This cannot be true. The first one could not have won the competition, since Coop Himmelblau is designing the northeastern tower in this project, and its design looks like this:

Secondly, looking closer to that rendering, the tower behind Stock Exchange and the tower right beside Coop's tower (left in the render) is nothing like the winning design, or that book design.
So there must be some other winner? Or else they are not following the masterplan design at all.

I think Steven Holl's winning design is more of a "masterplan layout" for the stock exchange's block (unified urban plan and office complex, tropical skyscrapers as Shade Machines connected by a “Social Bracket”, etc). The 4 towers around the SSE building are then to be individually designed, of which the Coop Himmelblau tower is one of them. All in all, I still like the stacks of books the best.
