I considered the core of the CBD pretty much maxed out, but there is still a number of opportunities to further increase density. Bay-Adelaide and Trump are testament to that. It will be interesting to see what other lots might get developed/re-developed after BA 2 and BA 3.

Some of those short 12-20 floor office blocks are starting to look very tempting.

Trump Cladding Changing

The cladding on Trump Tower, in what level is now? From the photos should be on office levels now...

Trump includes everything but office space. It goes parking, condo hotel, condo apartments (Okay, I'm not a hundred precent sure the hotel suites with be registered under a different plan but it does make the most sense.)

If this building wasn't going to be so tall & slim, it would easily be amongst the ugliest in the core. Hopefully, a stylish canopy, sheer verticality and a snappy, well lit spire will distract from the painfully expedient base & shaft.

lol, right now, every side looks like the 'ass end'.

sl64
May 3rd, 2010, 07:49 PM
Yeah, the base is quite a mess. I don't know why they chose to draw attention to the irregular first few floors the back end of the building is just lazy. I'm also not liking the curving glass on the north side. Still, though, I can't help but think that it'll turn out reasonably well in the end... the base IS done now, I don't think they can really screw up the upper part of the tower as badly as the base.

I do like the use of green, but not the cladding generally. Also, I think it'll look pretty sharp if you're looking up from street level on Bay. Much nicer than the north or east sides.

I think the black glass on trump is what people will notice.... not the green spandrel... The black glass and the green spandrel will play wonderful with the other towers the further up it gets. I have faith the designers knew more about what they are doing than us commentators on this skyscraper forum.

you may not believe this, but i went to arch. school (UofT) with one of the key archs/designers from Zeidler... who, unlike me, is a very nice guy (we still keep in touch) but not 'top of the class' material.

I doubt people in Parkdale give a hoot about Trump. What they do care about is the Downtown Relief Line. That's what will help property values. Failing that, they'll have to hope that the condo development that's spread right up to Dufferin continues west. I'd be shocked if no condo tower development occurred there. Parkdale probably has a very very bright future. The arts community has moved in, boutiques are springing up, the CNE, Ontario Place, and Lake shore is directly to its south, West Queen West is one side, and Ronces is on the other.

If you're a long term investor, buy now! ;)

*** Just had this sent to me*****

Trump International Hotel & Tower Toronto® taking shape — inside and out.

Work well underway on 27th floor of the Tower. Several crews now onsite working on concrete pours, curtain wall installation and drywalling.

We are very pleased with the progress being made as construction continues steadily on Trump International Hotel & Tower Toronto®. Crews are now diligently working on many aspects of the tower concurrently, including pouring a new floor every six days, anchoring the curtain wall and installing drywall in the interior of the building.

The hotel floors of the tower are almost complete with the crews currently working on level 27. While more floors are poured and the tower climbs higher, the granite and glass curtain wall is being installed. Work is also focusing on placing the exterior panels on the twelfth floor and installation is gathering pace. In fact, curtain wall installers are able to finish each floor in approximately four days. In addition, the interior drywalling of the eighth, ninth and tenth floors consecutively, is now under way.

“We continue to be thrilled about the recent developments on the site and look forward to construction starting on the residential floors in the coming weeks,” says Alex Shnaider, Chairman of Talon International Development Inc., the building’s developer. “The personality and character of the building is starting to show, and that’s a really exciting development.”

Construction crews are able to work speedily and effectively on all aspects of the building. In fact, the site of the tower is a hub of activity for up to 22 hours each day, with some shifts beginning onsite at 3:00am and other shifts finishing at 1:00am.

“With the installation of the curtain wall underway, the tower is really beginning to come into its own on Bay Street, truly taking shape as a classic, yet modern landmark in the city of Toronto,” says Val Levitan, President and CEO of Talon. “I am continually impressed at the speed in which the panels are being fastened into place and, more importantly, the look and feel of the shining, green glass walls. The exterior exudes pure luxury, and this will be like no other residential tower on the market."

Construction work will soon be focused on completion of the hotel floors and starting the development of the mechanical floors on levels 30, 31 and 32. For the latest construction information and updates please visit construction.trumptoronto.ca.

Currently available hotel condominiums are priced from $900,000; luxury residences from $2.1-million (CAD).

For more information, the latest pricing and suite availability, please contact your Trump Toronto sales executive at +1 416-214-2800, or send us an email at sales@trumptoronto.ca

Speak for yourself. Is that really how you think? You need to get over these silly insecurities/behavioural patterns. This isn't kindergarten class. Honestly, does everything have to be spelled out for you?

For adults, the issue isn't regarding liking/disliking spires, it's about measuring building heights using good criteria. I'm sure you're almost 18 now, right?

You do realize I'm making fun of the very idea, right? Google cheater spires... it's used exclusively by height-obsessed fanboys on skyscraper forums; likewise spires themselves have never been referred to positively. I love spires, including antennas if they look badass enough. Just that the more I look at the little quarter-onion dome on Trump, the more I associate it with 1980's Hong Kong. Well, not as 80's HK as this pile of crap in Surrey:

It's hardly 10 x 10 ft. I to am a fan of spires, everytime I drive into Manhattan at night I love how the spires scream out Metropolis. I hope one day FCP fixes it's junk and puts in something worthy of looming 1100 ft over the city below.

Traynor

My own personal distinction between what constitutes an antenna and what I define as a spire is the material it is made from.

More accurately:

If the pointy thing in question is made out of similar materials and finishes of the building AND the building gradually tapers to the pointy thing, then it is a spire.

If the pointy thing is made out of completely dissimilar materials or design elements of the building AND juts above a flat roof, then it is an antenna.

I consider that thing on top of Conde Nast an antenna.

So to follow my logic: The onion dome on Trump is a spire but the extra pointy thing on top of that, is an antenna.

Seal burgers anyone?

You'd think one could buy seal meat at the butcher. Every other grocery department has had a plethora of new products added to their shelves, but the meat department is still stuck in the 1980s. Just beef, pork, lamb, and turkey? Surely, we should also have seal, caribou, and buffalo at the very least?

Elnerico
June 17th, 2010, 01:45 AM
"Seal meat is an important source of food for residents of small coastal communities.[35] Meat is sold to the Asian pet food market; in 2004, only Taiwan and South Korea purchased seal meat from Canada.[36] The seal blubber is used to make seal oil, which is marketed as a fish oil supplement. In 2001, two percent of Canada's raw seal oil was processed and sold in Canadian health stores.[37] There has been virtually no market for seal organs since 1998"

Seal pelts are sold to the EU. EU has banned seal pelts though.

I would eat seal, caribou, buffalo. I think if you are against the seal hunt and eat meat its hypocritical. If you wear real leather and are against seal pelt, same thing. And I'm sure most of the EU does both.

Anyroad, I should have clarified as to why I'm not liking it. The colour of the glass and the brown cladding look cheap and low quality beside BA, Scotiabank, and those older buildings that were built years ago. That said, I'll reserve full judgement until it's complete.

Anything with a concrete facade looks cheap (look @ city hall), they should have went with some dark granite. Hopefully the glass will save it.

If not... reclad anyone?

Ummmm... Trump's lower floors are clad in granite, not concrete. Albeit it is rather sandy coloured and not as dark as the developers first implied.

Anyroad, I should have clarified as to why I'm not liking it. The colour of the glass and the brown cladding look cheap ...

The cladding isn't brown at all... it's as sterile grey as it can get. I wish it was brown: ie golden-brown tinted granite instead of the grey, or a light limestone.

The grey stone works well and complements the grey stone of it's surrounding deco buildings. The green glass I could do without but that can always be changed in the future. I still think that as the full glass section rises this building will shine.

I'm glad they went with coloured glass. The stone does compliment the surroundings, while the colour adds some interest and brightness to an area largely devoid of colour. There are no trees or plant life here. The street needed this punch of colour.

The stone might as well be concrete. It would have cost Zeidler nothing more to pick a more natural tint. You have to try hard to make such stupid design errors! :ohno::bash::bash:

Maybe it would have cost more. I can't count the number of times that otherwise-great projects have been screwed over by a moment of penny-wise pound-foolishness.

should be at least a year... they've only poured concrete for 1/2 the height. Interesting how in all the renders, and even the floorplans, the floorplate is relatively squarish, but looking from this latest construction photo, one side looks about twice as wide as the other.

edit: never mind the last comment... just rechecked the renders, and looks like I just wasn't paying attention.

Your correct the pour has slowed down. The next 3 floors will take 6 weeks each to form and pour because of all the changes going on at these levels,
The cladding will continue to L26, thats one level below the monorail we use which is anchored to L27 columns. Once we have reached L26 our forces
will then go back down to the south/east and south/west and fill in from L3 to L10. This is scheduled to start around July 20th.

Here's a cross section of where Trump is right now. The highest floor you see is the residential Sky Lobby. The extra high floor is the Hotel Spa and Hotel Condo floor.

If you look closely on this diagram, the protruding parts are only for the SPA floor. So my guess is a balcony feature of some sort. Judging by the photos above, they could have a glass floor section on that balcony (just for fun) but they won't. That is too cool an idea for this building.

So that's what Toronto's downtown skyline is going to look like in 1~2 years!
Thanks for sharing the awesome image.

Too bad the height of the Trump tower got shorter. The three majestic towers won't look as impactful as the handsome claw of Wolverine.
But I think if they can build a 300m+ at the former Sapphire tower site the skyline will be balanced(?) in a different style, and finally start to look real massive like Midtown Manhattan.

Trump tweets Toronto tour
By DON PEAT and IRENE THOMAIDIS, Toronto Sun

Ivanka Trump posted photos of herself at the construction site of the Trump Tower, at Bay and Adelaide Sts., to her Twitter account. The daughter of real-estate magnate Donald Trump checked out the development during her trip to Toronto on July 27, 2010. (Twitter photo)

The Donald’s famous daughter fired away about Toronto Tuesday.

Ivanka Trump, daughter of real-estate magnate Donald Trump, flew into the city to check up on the status of the Trump Tower rising at Bay and Adelaide Sts. and posted photos and updates of her city tour on her Twitter account.

In a statement to the Sun, Trump, the executive vice-president of development and acquisitions for the Trump Organization — a minority shareholder in the development — said she was excited to be in Hogtown.

“We’re at the vertical half-way point of the tower and work is about to begin on residential floors,” Trump said. “Toronto remains one of the most desirable places to live and, coupled with the country’s strong financial sector, Trump Tower will be at the centre of one of the world’s greatest cities.”

The Trump International Hotel & Tower is scheduled for completion in 2011.

When completed, the 60-storey mixed-use skyscraper will be the tallest residential building in Canada.

Trump did have a laugh at her own expense while touring through the tower.

“Heels and a hard hat...quite a look!” she tweeted, along with a photo of herself.

Trump also got a kick out of the view of the city skyline from the Billy Bishop Toronto City Centre Airport as she was leaving.

“Wow...the best airport cityscape view ever!” she wrote, alongside a photo of Toronto for all her 783,267 Twitter followers to see.

Let's just clear this up...

What you see in that photo is a portion of a "Turbo-prop" plane and NOT a "Jet" as we colloquially refer to them.

The curving, black spikes in the picture are actually caused by the shutter speed of the camera (More accurately it is an artifact of the scanning rate of the CCD chip that processes the incoming photons of light) and the spinning blades of the propeller.

Obviously Ivanka and Trump charter a turboprop plane for short commuter jumps.

current
August 3rd, 2010, 01:47 AM
Thank you for the very thorough and clear explanation Traynor. I thought the curving black spikes might have belonged to a plane used by Batman and not to the more conservative Trump Organization. Now I understand.

I suppose you are Dutch or either have Dutch origins, right?

One can not compare the Netherlands with any other country due to the reasons such as the land mass, the limitations and how one has to deal with it and built things in harmony with both nature and infrastructure etc. Canada is a much bigger country, has not been forced to deal with such and many cities do leave the impression of being lazy, messy and/or uninspiring when we visit them or look at the pictures in comparison to how NL is shaped.

I don't know, but I do find buildings such as Scotia Bank's building and/or the Dominion Center very inspiring though.

But in Canada they are working hard to improve things, have a total make-over and go greener, but hey, give them some credit, it is a VERY large country and one can not change things overnight. Toronto inhabits 5million people while the Netherlands still has not one city inhabiting so much (not yet) :)

But in time, they will sure improve the image here and there too and have it way better.

Have you been to Belgium? ... gosh, that is some messy place if you ask me ;)

I usually think any argument in favour of preserving view corridors is incredible silly and hopelessly misguided, but that picture of ROCP looming behind Old City Hall makes me want to vomit. A nice building, specifically suited to the function, does not "destroy" a view corridor, only enhances it. A horrendous building captured from its most unflattering angle, on the other hand, does destroy it. I can't believe that the City/OMB didn't insist on a higher architectural standard, considering. For the life of me, I don't know why they thought an already-outdated PoMo mishmash the colour of toothpaste would be appropriate for a building intruding on such an important view of the city.

There's nothing wrong with changing view corridors by adding a building that creates a wall/backdrop effect... but come on... make sure that it's a decent looking building, at least. The standard has to be higher than for your average building.

To me the view is more "destroyed" in that picture by the hideous Bell building directly behind old city hall. Its horizontal motif and drab colour wreck the verticality of the clock tower. At least RoCP has the same vertical lines as the clock tower and its colour contrasts better and makes the tower stand out.

The only reason you are so harsh on RoCP is because you know what it looks like up close. To any tourist or an average person seeing that picture for the first time, they would think it was just a tall building in the distance behind Old City Hall. You, on the other hand, know what it is made of, with its poor materials as well as how it was put together and that is colouring your opinion. If you are talking strictly about a view corridor, then how the building looks from a distance is all that matters. PoMo may not be your thing, but shoddy materials don't come into the argument at that distance.

However a Supertall next to the Delta hotel at the corner of Gerrard and Bay would hide RoCP nicely from that view.

Trump International Hotel & Tower Toronto® rises above halfway point.

Construction crews pouring concrete for Level 32 of the 60-storey tower while other crews working on interior elements of lower levels.

With construction soaring above the vertical half-way point of the tower, and work about to begin on residential floors (33 and above), Trump International Hotel & Tower Toronto® is becoming one of the most anticipated buildings in the city for many years.

Multiple construction crews are working simultaneously on the Trump Tower site, pouring concrete, installing drywall, plumbing and electrical - and erecting the curtain wall. Drywall crews are working on the interior framing of the suites on floors 11 through 18, with plumbing and electrical teams working closely in tandem. The curtain wall is currently being put into place on the 25th floor of the tower.

“With its high quality of life, Toronto remains one of the most desirable places to live, and continues to be a leading economic centre in North America, if not globally,” says Alex Shnaider, Chairman of Talon International Development Inc., the building’s developer. “And this progress is putting the corner of Bay and Adelaide at centre stage in one of the world’s great cities.”

In addition to the structural work being done on the exterior and interior of the tower, crews are working on installing the finishings on the 11th floor. Tiles and flooring will be completed in the next week. Installation crews work efficiently by leapfrogging up the tower so that more than one floor is being worked on at any one time.

“It is very exciting to see the fine details of the suites being put in place in addition to the continued structural work that is being done,” says Val Levitan, President and CEO of Talon. “The internal sections of the building are beginning to exude the luxury and elegance that will be seen throughout the whole tower once it is complete.”

Construction will begin on the lower residential floors in the coming weeks once the mechanical floor on level 32 is completed.

Currently available hotel condominiums are priced from $900,000; luxury residences from $2.1-million (CAD).

For more information, the latest pricing and suite availability, please contact your Trump Toronto sales executive at +1 416-214-2800, or send us an email at sales@trumptoronto.ca

^ The above press release has been circulating for a week or more and it was a little incorrect even then.

The mid-rise mechanical floor is considered level 34 and the condominiums start on level 35, not level 33. That is where the forms are at the moment.

Red arrow indicates the present progress.

Great updates^^
Construction progress will speed up now that they are going to start working on the residential floors.

Here is an excerpt from a Globe and Mail article by Carolyn Ireland on the Toronto upper end real estate market:

Is this a good time to snap up a condo in one of those five-star condo hotels?

Not if you are hoping for fire-sale prices. The Ritz-Carlton, Trump Tower, Shangri-La, and Four Seasons all have hotels and condominiums under construction in Toronto, and market watchers say the units are moving. At the Trump International Hotel and Tower, about 77 per cent of the units have been sold ahead of the scheduled completion next year, says Val Levitan, chief executive officer of its joint-venture partner, Talon International Development Inc. Mr. Levitan says buyers for the remaining units seem cautious right now but existing clients are holding firm. “We do not feel the pressure of people backing out of deals,” he says. “We are fortunate.” Now that the Residences at the Ritz-Carlton is close to completion, prospective buyers who live in Toronto are coming around to knock at the door, says Stephen Price, chief operating officer at Graywood Developments Ltd. About 75 per cent of units are sold, he says. Mr. Price isn’t worried about being able to sell the remaining condos – in fact, Graywood is looking to build more. “If anything, there’s an under-supply.”

I was talking to a friend of mine who seems to believe that the luxury hotel market in Toronto is overheating with these four big ones going up, in addition to the ones which are already there. He thinks if Trump Tower doesn't go well, Trump will withdraw his share in the project (he has a history of dumping failing projects) potentially, emphasis potentially causing a name-change. He sees Four Seasons and Ritz holding strong, but thinks Trump and Shangri-La will be constantly under pressure to hold their 5 star status. This might sound like hogwash to some of you. I'd like to hear what you think.

So, does anyone vehemently disagree and/or have relevant counter-points (I'll admit, my friend isn't a Toronto nut but he is fairly knowledgeable in business)? Can Toronto support these biggies or what?

"build it and they will come."
Toronto is a city in ascension. for Trump to pull-out because of some competition (early in the game) would be opprobrious and harmful to his "brand" -not to mention highly counter-testosteroneous (<neologism! :))

but then is that silly comb-over toupee thingy...

I think it's just too early to tell. We can just speculate for now...

I'm not seeing it as all that tragic if he removes his name. It may do better as a well known luxury brand name chain.

The drawing here is not correct--it's a bit outdated. The Residences do in fact begin on level 33. The mechanical floor is on level 32 (though really the height of two levels). Sky Lobby is on level 31. Cheers!

I love it! When the building is going up higher and higher and the hotel set to open in Q1 2011, there are still folks who still believe it's not going to happen or that there are issues with Trump. Trump is in fact fully behind the building and putting staff in place for the hotel. Toronto is a growing cosmopolitan world-class city. Of course the market can handle it! This is an exciting time for all the luxury brands going up.

Will the granite facade undergo any additional detailing? It looks very grey and textureless, especially when comparing to the original rendering.

Looking southeast from near city hall Trump will have a big impact, especially in that sea of grey and beige.

So those 2 balconies are coming out of the granite section afterall. In one of the renders I saw, they were coming out from the glass, and looked tacky as hell.

HEY! That was my render that made it look tacky! LOL

But I had little to go on, so it was just a guess. Then I saw some really old renders of the taller version and I refined my render. (Though it is still strictly amateur stuff).

Keep in mind that until I guessed at the South side facade we had no inkling of what we were going to see from that angle. I'm sure the real deal will be much better than my render. (And my feelings aren't that hurt LOL)

Good job on the render.

Ironically, the tower is starting to look more substantial width-wise now. When it was just starting to sprout it seemed really skinny.
