RANA AAA August 10th, 2008, 01:24 AM ISLAMABAD: Water and energy conservation should be given top priority while undertaking a developmental project, said Asif Shujah Khan, the Director General Pakistan Environment Protection Agency (Pak-EPA).
He said this Saturday during the hearing on the EIA report on the Grand Hyatt Development project in Islamabad.
He said the hearing aimed at eliciting views of the public, academia and environmental organisations about the project and its impact on the environment.
He said a public meeting was held in compliance with Section 12 of Pakistan Environment Protection Act, 1997 and IEE/EIA regulations-2000.
The EPA DG highlighted the significance of the public hearing and conducted the EIA review. He said water and energy requirements, traffic management, reflection and shadow problems should be considered while undertaking the mega project. The representative of Grand Hyatt Development project introduced the team of consultants and contractors involved in design and execution of the project. In his presentation of the project, he highlighted that the project proponents were conscious of the energy and water requirements which would be met through adoption of most efficient technologies so that the project could be marked as "Green project". To achieve this, he said, a number of studies were undertaken before going into the design phase the subjects of which included traffic management, security, wind effects, reflection and shadow impacts.
Salient features of the project include, recycling of 40 percent of its wastewater, a parking space with a capacity of around 1,500 vehicles. Around 40 percent of the area will remain under green cover, there will be no impact on Rawal Lake View Park.
siamu maharaj August 10th, 2008, 07:50 AM 1,500 is very small. A hotel this big should have a parking for around 3,000 or so. I'm saying that from experience coz it's a major major bitch to park at hotels in Karachi that are tenth the size.

Well work is at a steady pace on both Centaurus and Grand Hyatt, the most impressive is World Trade Centre and GoldCrest, they are going at great pace and will most likely finish long before other projects. Giga group needs to be commended, they have shown patrotism above all.

ABBASIA December 6th, 2008, 03:20 PM OK Guyz, here is the update on the project after my visit to the construction site today on 6th Dec 2008:
The security guard on the site told me that work is stopped from many weeks and he is on duty for past one month and did not see any construction going on during this, as per my physical inspection there is little difference from previous pictures which i posted. The guard was of the view that construction will start after Eid ul Azha, I think work stopped somewhere at the time of Marriott blasts.

taseer121 March 14th, 2009, 05:04 PM ^^ i don't think its due to the political probelm but financial problems with the company have hampered the construction of this project, i hope they get financially stable and start construction again like Centaurus :):

Intoxication March 21st, 2009, 11:27 AM Alright, enough off topics posts.
Guys, I accidently came across this old post (http://www.skyscrapercity.com/showpost.php?p=23768012&postcount=938) by RANA. And it gives the heights of not just the main 45 floor tower in meters, but also of the two 20 storey towers.
$350 million hotel to be built by 2011
Public hearing on EIA report today
ISLAMABAD: As the efforts are underway to affectively monitor the environmental impact of mega construction projects in the federal capital, the environment cautious circles have welcomed the construction of Grand Hyatt project.
The public hearing of the Environment Impact Assessment (EIA) report for the Grand Hyatt Development will be held today (Saturday).
For construction of a multi story five-star hotel, M/s BNP (Pvt) have been allotted a plot, measuring 13.5 Acers adjacent to Convention Centre, along with Kashmir Highway.
As per conditions of allotment, a park will also be developed alongside construction of apartments and a five-star hotel on the site.
The EIA report is being issued in order to fulfil the requirements of obtaining permission for the project from Pakistan Environmental Protection Agency PEPA, Islamabad.
Grand Hyatt Islamabad was design by M/s Arcop & Associated keeping in view the sensitivity of environmental features of the capital. The design includes three high-rise towers mushrooming out of a large park.
The main hotel tower would be 221 meter high. The other two residential and office towers would be 118 m each. The estimated cost of the project is above $350 million and it is likely to be completed in three years.
After its completion, the hotel is expected to fetch $18-20 million a year from its foreign guests and thus would be a long term source of foreign exchange earnings.
Environment Protection Agency has invited comments on the project today (Saturday) from general public and other stakeholders.

Yeah law and order situation is stabilizing, inflation is bound to come down and there must be an interest rates cut on the cards to pull out the economy from deep recession. 20th April is the date when State bank will announce the new monetary policy for this quarter.Let's keep our fingers crossed what they announce in that.
siamu maharaj April 15th, 2009, 04:21 PM Inflation coming down? Ghee and Aata's price increased just today.
ABBASIA April 15th, 2009, 07:08 PM Inflation coming down? Ghee and Aata's price increased just today.
Inflation is a bundle of many items, and its calculated on Year on Year basis not on day to day.
KB April 15th, 2009, 07:14 PM Inflation coming down? Ghee and Aata's price increased just today.
Inflation coming down doesn't mean falling prices or even a lack of rising prices. It just means the rate of rising prices is down and as Abbasia said, its measured on a basket of goods/services over a certain period of time.
Ahmad Rashid Ahmad April 15th, 2009, 07:26 PM The rise in the price of Ghee & Aata r temporary as it is as a result of hoarding & poor management. Once the economy revives, all of these problems will solve steadily

This is the project of BNP which has its head office in Faisalabad. they have some issues of unavailability of financing facilities from their banks, that is why work is presently halted. I should not disclose any information more than this. any how wish this project completes.
glitteringstar June 6th, 2009, 08:45 PM Thanks for Information. I really hope that this project should be started again. It looks world class from the models they have made. Atleast one thing for sure Pakistani projects whichever you take are some of the best in the sub continent. I have seen projects from the other sub continent countries like India and Bengladesh. They are not even close to our model standards....But our 50% projects seem to be halted. Not the case with India. Why most of Pakistani projects remain on models and paper?
Ahmad Rashid Ahmad June 6th, 2009, 09:27 PM Our models & visions r exceptional in the world but our progress of transforming them into reality is very less.
ABBASIA July 11th, 2009, 07:31 AM One of the most retarded news I read in Jang newspaper today is that Civil aviation authority has objected to the height of both the Grand Hyatt and Centaurus, the objection is that within the 15 km area of international airport a building above 500 feet can't be constructed, the approved height of Grand Hyatt is 750 feet. CDA is probiing how the height of such scale was allowed. So the construction of Grand Hyatt is stopped and Centaurus will be asked to curtail the height.

Ahmad Rashid Ahmad September 17th, 2009, 09:01 PM ^^Yes, almost.....
Ahmad Rashid Ahmad September 17th, 2009, 09:01 PM Capital Development Authority (CDA) is on the verge of shelving a multibillion rupees private hotel project following persistent pressure from the US Embassy for security reasons, TheNation has reliably learnt on Wednesday.
Sources said that civil works of the under construction hotel has been suspended and talks were underway between the CDA and hotel owners, the BNP, a joint venture of three Pakistani firms for relocating the project site at the Convention Centre, which the US embassy feels is too close for comfort even though it is outside the Diplomatic Enclave area, to some other suitable place.
BNP which had purchased the land at Rs.4.8 billion three years back through an open auction from the CDA, plans to construct a seven-story building to offer seven-star hotel facilities.
Sources said that the US Embassy had serious reservations about the hotel project for security reasons following the terror incidents in Marriott Hotel Islamabad and Pearl Continental Hotel Peshawar, that had caused serious damages to the life and properties.
However, CDA official spokesman and Director General Syed Mustafain Kazmi refuted that US Embassy had anything to do with the project. He quoted the owners, as saying that financial problems had prompted this slow-down and denied there was any pressure from the US Embassy to abandon the project.
“Bank debt and rescheduling of loans is the main reason of the slow-down of the hotel project that is located near the National Convention Centre”, Kazmi maintained.
Menec3 September 18th, 2009, 09:16 PM see they protect the US and lie for them.
Zolohoj December 1st, 2009, 03:20 PM This is amazing. Look what they have in the Honk Kong, I mean airport close to 200m and taller buildings, and they are all right. Jumbos can flight from there. I know, thay have less space and the land is expensive. But this is funny. In my country, in my district they abandoned 16 floor building like 50m high because of small unimportant airport located like 3 km from the site. And it is even airport with grass runway and just small sport and 4 passangers airplanes are flying from there.
I hope, they will build this building in Islamabad, because it's very nice project. I like it and hope it will bring you just the best.
brightside. December 1st, 2009, 06:06 PM Even in my city of Karachi the airport and air force authorities have forced a 60 story building to be reduced to 40 floors. NorthWestern December 2nd, 2009, 01:00 AM Could be called an incompetency or lack of skills flying thru sky scrapers?
Aadil.Aijaz December 2nd, 2009, 11:29 AM ^^
That can't be possible. Those pilots fly all over the world, including the places that have got skyscrapers near the airports.
KB December 2nd, 2009, 02:02 PM Its not as much about the flying skill of the pilot but the air corridors that are being used for in-bound and out-bound traffic and the margin for error/emergency.
But mostly, it is not even the planes themselves but the radar tracking at the ATC that is affected by these buildings. In case of grand hyatt, its not being close to the airport that is the problem but being close to embassy enclave(specially US embassy) and the pussy govt. trying to give in to US pressure.
This is a long(almost never ending) debate so please do not start on this here.

mudassar Butt January 20th, 2010, 06:27 PM Actualy CAA objected the hight of building. Company asked the contractors (China State) to slow down the speed of work in order to give them reasonable time for negotiating with CAA. But the contractor refused to carry on the project and canceled the contract. Company contacted the bank for amount of guarantee for which contractor has taken stay from the court. Let's see how longer it takes but for sure project is still alive.
konichiwa January 20th, 2010, 08:38 PM Last year I was in Islamabad and a taxi driver that used to work on the site but was laid off told me that the project was on hold because Zardari wanted the developer to pay him money.
NorthWestern January 20th, 2010, 09:01 PM To me,this comment might not have been credible enough but as long as this MONSTER concerned, any thing is possible
Ahmad Rashid Ahmad January 21st, 2010, 12:07 PM ^^Beside Zardari & CAA problems, American embassy has also asked CDA to stop that project because they feel its a security risk..........
konichiwa January 21st, 2010, 03:48 PM The time to make objections is before the plans have been approved and not afterwards when the building work has already started, otherwise hardly anyone will want to take a risk by building anything particularly huge projects because of the constant uncertainty that anyone may stop the project at some stage in the future. Large projects aid the economic activity of the country and should be encouraged. There also needs to be consistency in policies.

It was halted not because of security situation in the country but of the security concern of the American Embassy....
malikkhalid7 July 10th, 2010, 01:14 AM I know that……but if the security situation was normal how American Embassy could have made their case as strong to halt this project. Security situation is another authentic reason among others.

malikkhalid7 July 10th, 2010, 07:01 PM Serena hotel hotel is in the same area.... no one has any issue with it
Serena is only 5 stories high, American Embassy and the Civil Aviation Authority had the issue of Grant Hyatt's height. American Embassy issue is that such a high building close to the Embassy will be a security concern and the CAA objection is that within 15 kms of an airport there should not be a bldg of that height.

Are you serious? Pakistani government could tell the US embassy? :jk:
Rkhan July 15th, 2010, 04:23 AM They should move the damn embassy somewhere else. Give them a plot and ask them to relocate.
Its better for us in two ways.
1. We can finish this multi million dollar and hte investors can still make money out it while they have the chance.
2. Embassy moving to a new location would mean, it gives contractors a chance to build another massive project.
3. Relocation could give the government a chance to build a diplomatic quarter and try to get other embassies in the same area

There is already a "diplomatic quater" known as Diplomatic Enclave and most embassies are located there. Its been secured and entrance(of private vehicles) is only by invitation and follows strict checking. Others use a special bus that goes round that area.
Seeing that this project is on hold and will probably remain so for quite a while and the only posts we are having now have nothing to do with the project itself, I am closing this thread. If some development takes place, please post it in the Islamabad news and progress thread and we can then re-open this if necessary.

MansoorBashir May 22nd, 2012, 04:35 PM Someone told me the other day that the glass building they constructed and used as the site office has been converted into "something else". I'm guessing it's some kind of retail store probably. Anyone else got any news on it?
united pakistan May 22nd, 2012, 05:12 PM courtesy wikipedia
Construction was suspended due to a court case, it has however started again as of December 2010. The construction of the twin-towers has reached the fourth floor, the apartment towers are estimated to be completed by the summer of 2014. The retail phase of the project, however, will be completed earlier.
malpensa May 23rd, 2012, 02:05 AM ISLAMABAD: The soft launch of the One Constitution Avenue, which encompasses five-star Grand Hyatt Hotel, luxury apartments and a shopping centre, was held on Saturday evening at the site near the Convention Centre.
The ceremony was hosted by Abdul Hafeez and Abdul Majeed, the CEO and the chairperson of the Bismillah Group.
Guests, including figures from the worlds of commerce and industry, mingled freely with each other around the still-under construction facility. The Grand Hyatt will provide all the facilities of a top-notch hotel complex including the first ever high-rise tower hotel in Pakistan, along with a residential apartment building and a shopping mall. The complex is spread over 13.5 acres and the entire project is due for completion by June 2014.
People at the event termed the complex a great addition to the city. “I was anxiously waiting for high-rise buildings to come to the city,” said local resident Adnan Ahmed.
Some said that the hotel would provide job opportunities for hundreds of people, which is a positive sign.
Munawar Mughal, Chairperson of the Founder Group of Islamabad Chamber of Commerce and Industry, appreciated “this great addition in the federal capital”. He was hopeful that good job opportunities would be generated by the complex.
Jinnah Super Market President Ijaz Abbasi said, “The Grand Hyatt could become a landmark for Islamabad.”
Special Assistant to Prime Minister Shahnaz Wazir Ali was also present at the occasion.

Ahmad Rashid Ahmad May 23rd, 2012, 10:28 PM Nice updates...
malpensa May 24th, 2012, 05:11 AM ONE Constitution Avenue is an iconic undertaking in the capital city of Pakistan. The site is unique in its position and rises both literally and figuratively, above all the other high- end mixed use development project in the country.
The commanding heights of the Towers have an amazing unobstructed panoramic view of the city of Islamabad and its surroundings. To the south, a spectacular view of the Rawal Lake, a view hardly ever seen by visitors or indeed residents of Islamabad without actually having to visit the lake side. To the north is a stunning view of the city, showcasing Islamabad's cityscape with the Margalla Hills in the
backdrop. The Convention Centre stands adjacent to it on the West and a green belt to the East provides a beautiful foreground looking towards the Murree Hills.
The idea of this development is to bring all necessary facets of an operating environment within the borders of ONE secure campus. Any entity housed within this campus affords itself a considerable degree of autonomous operation. The Complex is a mixed-use development holding a multitude offacilities in addition to living space.
To address the key issue of security and safety, a multi-tiered physical, human and electronic security
is being put in place in the complex, Before reaching any point inside the campus, all individuals will be
filtered though several layers of security, both visible and imperceptible.
In order to enable the level of operational efficiencies needed for a project of this kind, the entire
complex will be outfitted with the latest in "smart building technologies". These state-of-the-art systems
will integrate security, communications, building and facilities management seamlessly.
Two layers of parking have already been constructed under the entire complex, designed to house over
1100 vehicles.
The campus will also house full load standby generators to ensure continuous unhindered power supply
to its inhabitants.
A state of the art Gym and a Spa are being built on campus. This not only reduces the dependence on
having such health facilities, inside of living space, but also eliminates the need to leave the campus.
deltaone May 24th, 2012, 05:12 AM Nice. Thanks for updates.
