Staff Report

ISLAMABAD: Pak Gulf Company will shortly start the construction of a state-of-the-art hotel in the federal capital and all the requirements of building codes necessitated by the last year’s devastating earthquake will be followed by the company, said Brigadier Humayun (retd).

In an interview, he said that the Capital Development Authority (CDA) was satisfied with the arrangements for the construction of a 38-storey hotel, said Mr Humayun, the project director for the hotel. He said that ground-breaking ceremony would be held either by the end of this month or early next month.

“Our hotel will be entirely different from other hotels in the federal capital,” he said. It will be a five-star deluxe hotel and it will entertain customers in a far better way, said Mr Humayun. He said that the investors definitely needed political stability. The new building codes, which have been framed after the devastating earthquake, will be followed in true spirit.

Mr Humayun said that the proposed location of the hotel is ideal. It is almost in the center of the capital. He said that the hotel will be easily accessible from Islamabad International Airport. The building of the hotel will be seen from surrounding areas.

Pak Gulf Company has purchased land worth Rs 6.5 billion. The planned investment for the construction has been estimated at 300 million US dollars. The hotel will be different in various ways from other hotels. Apart from having a restaurant, the centrally airconditioned hotel will have a shopping mall, kids playing area and other entertainment facilities. The hotel will also have cinema hall, he said. He said that hotel will also have a three-storey underground parking area.

“We are planning that branded companies come and invest in the shopping mall,” he said. They will provide quality goods to the valuable customers of the hotel, he added. He said that the hotel would be constructed in accordance with the new codes devised after the October 8, 2005 earthquake.

The hotel will be constructed through foreign investment, he said. “The financial resources for the project will be coming from abroad,” he said. The company will ensure that the security of the hotel at any cost. We will install state-of-the-art equipment for security, he said. The project director hoped we would get the return very soon. The project will be trendsetter. With the completion of this project, other investors will also come and invest in such projects. We are hopeful that project will pay dividend, Mr Humayun said.

Engineer assures stability of building at all times

ISLAMABAD: Referring to high-rise building project of seven-star hotel in Blue Area, Islamabad, structure engineer Keith Shephard of world's leading architect firm, Atkins, said they had designed the building according to zone-4 standards to stand to earthquake of high intensity.

"We assure stability of the building at all times," Keith said while attending a briefing on multi-billion project in federal capital. He said they had the expertise to design and build structures in many countries of the world including Dubai, America, Britain, Japan, Malaysia and Saudi Arabia.

The team of architects comprising David Thomas, Hakim Khennochi and Paul Medhust who are on a visit to Islamabad, elaborated on the future of the project saying that it would comprise of 7-star deluxe hotel, shopping mall and apartments. "It will be a state of the art structure containing everything a human being would want for their living and that it would be a landmark for Pakistan," they said.

Jason termed all the technical features of the project as really amazing and almost all new to Pakistan, which include fire fighting system, fire proof door water feature and elevators. Sardar Tanveer Ilyas Khan CEO Pak Gulf Construction Co (Pvt) Ltd also attended a briefing given by Abdul Majeed Khan, GM Constructions, to the visiting team.

Great design, although I wish they would have built it closer to the few existing highrises alreadt present. It seems like it a good distance from Islamabads downtown.

Dont underestimate it! Its in the blue area extension. Once more construction starts in the ext. this would turn out to be the newer Downtown.

'Time ripe to invest in Pak'

President General Pervez Musharraf on Thursday said Pakistan provides an ideal environment for investment and reiterated that it would be sustained to alleviate poverty through greater economic activity."It is the right time to invest in Pakistan," Musharraf said after performing the groundbreaking of Pakistan's first seven-star US$ 350 million hotel-cum-residential project - "The Centaurus."

The 3-year project is being executed by the Pakistan Gulf Construction Pvt Ltd (PGCL) Company at the cost of Rs6.6 billion, using the services of Messrs Atkins known in the construction world for its Burj-al-Arab project in Dubai. The Centaurus, a project of Al-Tamimi Group of Saudi Arabia and Sardar Group of Companies, will have, besides a 37-storey deluxe hotel, two 21- storey residential towers, a 25-storey corporate office complex, and a 5-storey shopping mall with parking for more than 2,000 vehicles.

Inviting the investors from across the world, Musharraf said Pakistan is pursuing a liberal foreign exchange regime with no limitation on remittances and provides a level playing field for foreign and local investors. He said, "We have opened all sectors of economy for investment and the scourge of red-tapism and bureaucratic delays are being done away with."

The President warned that he would not tolerate any bottlenecks in the way of investment."If there is any bottleneck, I will come to the help of the investor," he said. The President said greater investment in the country was also helping the country fight extremism and terrorism as these stem from poverty, lack of education and economic opportunities."We are grateful to the Al-Tamimi group which is helping us fight extremism in this way," he added.

President Musharraf said the policies of de-regulation; liberalization and privatisation have helped bring in more foreign direct investment. Interior Minister Aftab Ahmed Sherpao said the government has undertaken several projects in the federal capital and in three years time, 1000 five-star hotel rooms will be available. He said a number of budget hotels to cater to all segments of society would be built besides adding a series of recreational centres for the people.

CEO of PGCL Sardar Tanveer Ilyas said the structure complies with all the building codes of the CDA and can easily sustain an earthquake of 9.5 Richter scale. He appreciated President Musharraf's policies and vision that encouraged him to bring in the heavy investment and said the project will be an icon of Pakistan across the world."The project will provide thousands of direct and indirect jobs to both skilled and unskilled manpower,' he added.

President AJK Sardar Zulqurnain, Population and Welfare Minister Chaudhry Shahbaz Hussain and Chairman CDA Kamran Lashari also attended the ceremony.

The site office can be divided into 4 sections. 1-Model Diplay Section 2-Customer Service & Sale Purchase Centre 3-Private office at rear with kitchen and washrooms 4-Office at first floor. The site office is centrally air condition and is an awesome example of hi-tech modernism work. The space generate a very different ambiance due to use of metal and glass in the interior.

nice building, but i agree with some of the other forumers, the wavy roof looks a bit silly.

As for becoming an icon of Pakistan, i think thats a goal which maybe slightly too ambitious. Burj al-Arab was(and may still be for all i know) the world's tallest hotel, and first 7-star hotel, built on its own private island in a very striking shape. While this building is striking as well, its not as breathtaking, or groundbreaking as burj al arab in that no international records will be set by this building. I think Pakistan should turn to its moghul treasures for its identity, or its amazing natural beauty instead of a newly-built skyscraper in a newly-built city.

Anyway, nice pics of the site office but what about the project itself? As Shahid asked above, any updated news on this amazing project?

Well, the project was announced some time ago..they had built the marketing site office and did some advertisement. These were the pre-start phases.

The recent earthquake was also taken into consideration and a detailed seismic record were taken and some experiments conducted. The building has been design to easily withstand earthquakes of up to 10.0 on the Richter scale.

The project has formally started and is currently in the pilling stage.[\B]


ISLAMABAD: The Centaurus, a multi-million mega Mixed Use Development Project, the first of its kind in Pakistan[B] has reached piling work carried out according to international standards and safety laws, the next stage of Construction Programme.

The Piling Contracts have commenced under the direct supervision of professional Engineers. The Centaurus, being constructed in the federal capital by the Pak Gulf Construction (Pvt) Ltd, is Pakistan's first project, where the piling work is being carried out according to International standards and safety laws, a spokesman of the company said in a statement.The Centaurus is scheduled to be completed by December 2010, it comprises a seven-star deluxe hotel with 355 rooms; a corporate tower block with 22 floors, 320 luxurious residential apartments and an international standard shopping mall including a cinema complex.

The Centaurus Project is a joint venture of the Sardar Group of Companies and Al-Tamimi Group of Saudi Arabia. The total architectural and structural design has been carried out by WS Atkins who is one of the top five Architectural firms in the world. They have designed a very prestigious range of buildings throughout the world, which includes the Burj Al Arab; 21st Century Tower; Jumeriah Beach Hotel; Trump Hotel in Palm Jumeriah and the World Trade Centre in Bahrain and many more.

Keeping in view, the earthquake of 2006 Atkins geotechnical experts undertook a very detailed seismic survey to cover all aspects of earthquake design and probabilities. Pak Gulf has taken all recommendations into account when designing the buildings and the structures. This is the first time such an intensive investigation has been carried out and implemented. This is in accordance with the recommendations of the CDA.

The spokesman went on to explain that the piling was in two stages. The first stage is for Contiguous Piling, which protects the excavation during the construction of the basements. It is the first time Contiguous Piles have been used in the twin cities. The second stage is the Main Piling, which supports the whole of the structure. These piles are 34 meters in depth, normally 20 meters would be adopted for multi-storey buildings.

Some16 million cubic feet soil has so far been excavated at the site. In collaboration with the Environment Department of the CDA, this earth is being used in building parks at various sites of the capital.

There's no published height for the development yet but with the outrageously tall spire that turns the tower into something literally pricking the sky it's sure to come in at over 200m.

The city government has invited two more tenders for 5 star hotels( in addition to two being built- the intercontinental and Grand Hyatt). Would be interesting to see if any one of them would go for a highrise.

Coz once completed, they expect it to be the Centaur of attention. ;)

Also, they weren't comparing it to those monuments, what the ads were trying to say was that like every country has an iconic structure that is instantly recognizable, Islamabad (Pakistan) was going to have this as one. Kinda like how Burj-ul-Arab instantly reminds you of Dubai.

All I know is that the traffic in this area is messed up especially the service roads, but it's worth it just for this building!

ISLAMABAD: Pak Gulf Construction (Pvt.) Ltd (PGCL) has signed a Memorandum of Understanding with the Hilton International Company for their Elite Conrad brand.

This is another milestone achieved on time thus reflecting PGCL resolve and commitment to complete the project on schedule while adhering to highest level of quality and efficiency.

The MoU was signed by Ivor Mcburney, Vice President Development Middle East, Hilton and Sardar Ilays Khan, Chairman Pak Gulf Construction (Pvt.) Ltd. After the signing ceremony, Chairman PGCL Sardar Ilyas Khan said it will be an icon in Islamabad and will usher a new era in the hospitality sector.

PGCL is constructing the state-of-the-art mix use development complex comprising the top of the line unique deluxe hotel, two residential apartments towers and a corporate office tower with facilities and a five-storey mega shopping mall.

PGCL has already engaged the world-renowned Architectural firm M/s. WS Atkins and China`s top ranking construction company, China State Construction Engineering Corporation, for the design and construction of "The Centaurus".

Ivor McBurney said that Pakistan has much more to offer to foreign investors in the hotel industry. He assured that the Hilton Group would continue maintaining their excellence in offering world-class services by running this deluxe hotel with dedication and efficiency.

On the occasion, Mr. Essam Abouda, Vice President Arabian Peninsula, Mr. Shujah Zaidi, General Manager Hilton, Sardar Tanveer Illayas Khan, President PGCL,Admiral (Retd) Abdul Aziz Mirza, Advisor PGCL, Syed Kaukab Mohyuddin, Managing Director PGCL, Brig (Retd) Humayun Khan, Project Director PGCL and Sardar Mahmood Iqbal, General Manager (Development) PGCL and other senior staff were also present.

Unfortunately, NO.

I wasn't in islamabad (except on the eve of my flight) so no coverage from me.

But the contract was just given out recently so i assume a few months time before the finer details are finalized, CDA facilities are provided before you start to see something there.

But its got a comfortable deadline of Dec 2010 so i suppose it would be ready by then.

The deadline is end of 2010...so come back and complain if it ain't finished by then.

2006 was the year they intended to build the thing not when actual construction started. It takes time to plan, get approvals, award contracts before getting started. For example, the project management contract was awarded to projacs international towards the end of 2007.

I doubt that the Centaurus project will be as famous as the Statue of Liberty, the Eiffel Tower, the Great Wall, or the Pyramids.

^^ They're not saying its going to be as famous, they're just saying this building will be an icon of Pakistan like those monuments are icons of their respective countries.

The centaurus towers design-project looks great btw

Can't wait till this project is finished! The design indeed looks straight from a science fiction movie. The architecture is very unique. Also good to know the project is making progress. Please do keep us updated! :)

Does anyone know when they will start on the hotel? If this is just the residential complex's first few floors, then will they be able to complete the whole structure in time?

I think in a years time we will see two of the 4 towers completed.

Is this the tallest tower in Pakistan?

No. Out of the current U/C towers, excluding the proposed ones, which are going to be taller, this tower would be the 2nd Tallest in Islamabad after the 217 meters Grand Hyatt Hotel Tower. In regards to Pakistan, by that logic, it will be the 4th tallest building in the country. After the Grand Hyatt, the main 60 Storey Tower of Mubarak Center (http://www.skyscrapercity.com/showthread.php?t=324713) in Lahore and the 60 Story Icon Tower (http://www.skyscrapercity.com/showthread.php?t=760274) in Karachi. Both of whom would be the joint tallest in the country so far. :)
