think for this one you have to go and call the shop. they will deliver to your doorstep with charges. there are couple of shop opposite SM.

yes... it's better to ask for permission especially where to do the BBQ.

In the future, when there is ever a BBQ pit, I trust we need to pay a nominal amount for the upkeeping of the pits (in other words, for the cleaning service after you have dirtied the pits with all the charcoal).

Frankly, BBQ pits in Malaysia will be hard to handle as you will have Chinese cooking pork (which Muslims are sensitive to), Malays who cook beef (which some Chinese and Indians are sensitive to).

At the end of the day, we have have pits by type of meat :)

well, i don know about SM? While other condo usually charge RM100 to RM200 for BBQ deposit and RM10 to RM20 for admin charges.As usual the owner needs to ask for permission from management office.

to my knowledge, the actual BBQ location is not completed yet :)

From my observation. the entire block already completed. Just that nowadays they are busy doing the landscaping, the lobby entrance for Havanna n the road. that's all.

Wish they move the fence soon...at least i can have a closer look as well :)

Oh yeah...heheh actually I've seen my unit quite a number of times from the mamak stall at the low cost apartment and also from the open air car park there :) The feeling would be extra great once I can actually go into my unit and look out from the lanai!

Hard to take picture of unit 9 and 10 actually. No road lead to that side..n the closest you can get will be from MINDEF hill nearby, but have to pass thru the army guard house.

Hehe...don't think that those who bought in April 2006 will get it in April 2009! :p According to the sales staff, they are trying to give out the keys to the first batch of buyers by end October. So I guess those that signed back in Nov 2003 will be the first ones to get their keys (lucky them!) then followed in batches by the later buyers. I only signed my S&P in September 2005, so I hope I don't need to wait too long to get my key....wanna get it by November so I can start renovation latest by December. Want to be at the fireworks party remember hehehe :)

Many of the later buyers like me would have signed up for the 0% interest offer from UOB whereby the developer will pay the interest on the housing loan until handover of vacant possession. So my guess is Bintang Buana would not want to wait too long to hand over the keys to all buyers so that don't have to pay for the housing loan interest anymore :P Furthermore my 1% interest rate from UOB for the 1st year which is currently paid by Bintang Buana is going to expire soon and the developer will then have to pay the 2nd year interest rate of BLR - 1% or 5.75% at current BLR so I guess they would want to hand me my key as soon as possible. Hehehe...otherwise I will say thank u to them for continuing to pay my housing loan interest! :)

at the moment, the payment will be the same throughout the whole complex. but previously it was made known that there is a possibility that the RM0.20 will be reduce when the whole development completed n when Havanna n Savanna owner move in.

Agree to a certain extend but as you can see during the last Seri Maya Residents Group's meeting, they have over 50 attentees. By the time, new owners of Havanna & Savanna join in - it might be just too big a group.

Agree to a certain extend but as you can see during the last Seri Maya Residents Group's meeting, they have over 50 attentees. By the time, new owners of Havanna & Savanna join in - it might be just too big a group.

Yup, hopefully can get my keys latest by November :) Just collected the 2007 Ikea catalogue yesterday and was also looking at some items I'm planning to get from Ikea....good that the prices of some items have reduced and there's also a promotion for Ikea members this month....only thing is some of the items may not fit into my car, so have to pay RM65 for delivery.

Yup, guess that's something I have to put up with by moving in early. But no choice cos I'm now renting a place in Bangsar and if I don't move in early then have to service the housing loan and also pay rent. Good thing is I won't be in my unit during the day cos will be out at work so when I get back should be nice and quiet cos they can't do renovation after certain time and also since not many residents have moved in

Oh yeah, just curious to know if many units in Seri Maya install grills for their front entrance door. At first I thought of not installing any grills, but now thinking of it for the added security. I bought my dining table, coffee table and TV cabinet from Lorenzo but my sofa set I bought from Rozel. Lorenzo said they will waive the RM70 delivery charges if I bought the sofa set from them but I still prefer Rozel. My opinion is Lorenzo has some nice dining and coffee tables at good prices (during their sales) while I prefer the Rozel leather sofa sets which are quite modern looking and comfortable.

Hehe...me too, should be buying a shoe cabinet from Ikea by month end. Actually was thinking to get stuff from Ikea after I've moved into Havanna, but the shoe cabinet is on sale for Ikea members this month, normal price is RM369 but offer price this month is RM279, so can't resist to buy first and keep! :) I'm also thinking of buying the Detolf glass-door cabinet later, but try lifting that item in the Self Serve area, really very heavy and may not fit in my car, so maybe no choice but have to get Ikea to deliver it along with the other items I buy later.

Actually security at Seri Maya or in many condos in Malaysia aren't that bad. Just that Malaysians area bit paranoid when it comes to security. :yes:

My family do not believe in grills. I only installed a grill to my condo's entrance because I love opening the door for the breeze to flow thru. If there are no grill there people could just stroll in :D

My neighbour whom live just behind my Taman Cheras terrace home got broken into many years back had got 2 grill doors and a wooden door removed and ransacked the entire house in less than an hour. And that happened at about 8pm on a Sunday when all neighbours are at home. No one heard a thing! :eek:

So grills are probably a 1-minute deterrant. It is a fire trap and it is not aesthetically pleasing. ;)

I don't think you could. I had a very complicated case in my condo and we have 10 blocks. We couldn't set-up another resident's association because the ROS (Registrar of Societies) only recognises one from any condo development ;)

Yes, there will be a standard design for the grille door ..... ask kondoservis, it's like that for the earlier blocks, jelatek and lanais.....
I am of the opinion that you do not really need grille for the main door, just add dead bolt (good idea) and a latch if you want.... The door itself is a solid door very sturdy. The grille cost money and it's ugly.

Yes, I believe you can change the design of the sliding door. I have seen some sliding doors around the swimming pool which are different. Actually the new designs (some wood and some are powder coated alluminium) are very nice ... definitely a plus!!

As far as I know you are not allowed to close up your lanai, not only is it not allowed by management / developer but I think against the UBBL (uniform building by laws) as well.... but whos' implementing this ruling?....... hmmmmm....... If the management is not firm enough, sooner or later this whole place will be like apartment blocks!!! If a legal action really taken place, then I am really delighted I have no regret to own a unit here. The management is really serious to secure my investment , good job.

Thinking of getting one but I've heard that watching Astro on LCD TVs won't be as clear as normal TVs....is the difference in clarity so great? That's my main concern as I don't want to pay so much more for an LCD TV but end up watching Astro which is not that clear....might as well buy a normal CRT TV with the prices now so much lower than last time...now Sony 29 inch CRT TV is around 1599 and 34 inch is 2599....but the 32 inch Sharp LCD TV I like is 4650 even after discount!

agreed - mattress + mattress pad is extremely important. the frame as long as it can stand your weight + the mattress without making noises, that should be fine...

As for LCD TV, if you spend a lot of time on Astro, any tv will do but Astro is constantly upgrading, eventually, they will launch HDTV which means better signals. I would choose LCD TV for the asethetics and space saving benefits and better quality when watching original DVDs. If you are concerned about cost and do a lot of Astro (and some not so original DVDs), then go for CRTs.

I'm surprised about the wind affecting the signal. Have you complained??? If not, you should. They should look at a better location for the receiver then.

I would strongly suggest High Definition LCD Tv if you could afford it - in readiness for HD broadcasting. When they start boardcasting in HD, your TV will be able to receive that. However, if the HDTV LCD is out of your price range (as it is mine) than you can consider a HD-Ready Rear Projection TV. It is a cheaper option but can be satisfactory. I have the 50" Sony RP TV- 3LCD and the picture quality is great. The old rear projection TV technology is gone. Just make sure you ask for the new tech - 3 LCDs.

Now, in order to view HD DVD movie- you need a HDDVD player - an upscaler. Current DVD players are not HD (but all our DVD disks are of higher resolutions) so imagine when you view a movie from a a normal DVD, the HD DVD quality would be 5 times that . It will bomb you away!

as for DVD i suggest u get a player that has progressive scan and component output. but is u want to splurge buy something that uses the HDMI connector, but make sure that ur version of sharp aquos supports HDMI.

I'm also thinking of getting the 32 inch Sharp Aquos LCD TV...I like the design and also because Sharp has a long history of manufacturing LCS TVs! :) For DVD player, I will be getting the one that is packaged with the Pioneer Home Theater system.....but I think the model I plan to get has no HDMI output on the DVD player.

i am now using sharp aquos 32inch LCD. it is fine with astro. u will need some time to adjust when veiwing a LCD TV because its kinda big. my old tv was a 21inch philip CRT TV. plus it takes time to fine tune the setting so it suits astro's really bad and low quality broadcast.

as for DVD i suggest u get a player that has progressive scan and component output. but is u want to splurge buy something that uses the HDMI connector, but make sure that ur version of sharp aquos supports HDMI.
even with progressive scan+component output = the picture quality is already amazing! very sharp, almost too real!

astro quality, u can do nothing... even newly released astro max does not even support the component output, let alone the fully digital HDMI output!
sigh... but the astro max has digital output for audio, if u hv a home theatre system that accepts digital audio this would be great.

But very funny when I went to HSL Circuit City in Mid Valley to look around and the sales person there recommend me Toshiba LCD TVs instead cos he said Toshiba TVs is the clearest when watching Astro. Hehe...maybe he said that cos he gets more sales commission from selling Toshiba? I told him my preference is still Sharp but when I plan to buy, I want to test both the Sharp and Toshiba with the Astro channels first, cos I know both will also be very "sharp" and clear when watching DVD but usually I will be watching Astro more.

I will be only half fit cos will be only walking down from the middle levels of Havanna. Hehe...maybe if want to be really fit can be hero and take the lift all the way up to the 32nd floor first before the fire drill and walk down all the way....really good work out, sure will burn lot of calories! :jk:

Plus the completed building on the left had some landscaping installed--fairly recently, it seems.
