Orientation Inspection booked for 1st of October at 9am !

Imre, did DI confirm your Orientation Inspection by email? Or did you just ring them up?

I rang them to arrange the appointment but they said they would confirm by email. I am a bit concerned of booking flights/accomodation until I get email confirmation.

Letter states payment due after orientation. No second visit to ensure snags are all sorted. If paying for a fully furnished apartment, I do not want to pay final balance until it is finished. I, nor anybody else can stay in it until the furniture arrives. Why not leave orientation until a few more finishing touches have been done ? Letter does not give a deadline on dates for meeting, perhaps they are in no real hurry.

I know this has been answered before. Is the lobby the 1st floor or does it go lobby,1,2,3,etc

Unfortunately the contract does not say the furniture will be available at handover. What is annoying about this is that many of us travelling out to Dubai for the handover will have anticipated that once we made the final payemnt we could move into the apartment (from the hotel) and enjoy a holiday in the new surroundings. But as there will be no furniture we will all have to make other, more expensive, arrangements. The contract is weighted very much in favour of DI

Hi guys, I recieved a similar email outlining the process for handover and handover date. I have already sent them my final payment less 5%. I called to speak to the accounts department to ask them for a reciept and to confirm that payment had reached them but they keep asking for the rest of the 5%. I think we should all hold them to the contract. I, for one, am not paying a penny more than I should and I am sure anybody else will feel the same. Talking to DI is like being lost in translation. I was told to pay first and that the person dealing with compensation will get in touch with me to discuss this situation.

By the way, thanx a million Imre, excellent effort on your part for updating us all. Great pictures. I would not book any flights in a hurry judging by the look of the place there seem to be quite a few finishings to do. It does look good, though better when finished completely. Although I have been eagerly waiting for this like all MD2 investors I think Its worth waiting a few more weeks for the total completion.

I am on the 14th floor and I doupt if my apartment would be totally finshed.

after many weeks of asking DI gave me a 'final figure' which is only 9950dhms less than the original price. I think it should be closer to 19900 dhms and have asked for their calculation as I have given them mine several times but they won't show me their figures. Even paying maintenence charges won't take the figure up that muc surely?

And as usual they are ignoring my emails, I will be calling them tomorrow if I receive nothing by then.

With regards to compensation I will be asking for what it says in my contract no less or no more if need be
I will engage a lawyer to help in obtaining what I rightly due and so should the rest of you guys

Property developer Diamond Investments is one of a host of companies investing heavily in Dubai Marina. Gulf News spoke to Faris Saeed, General Manager of Diamond Investments, about the sector’s prospects in view of regulatory changes taking place in the rental market and shortage of contractors in Dubai.

Gulf News: There is so much speculation and differing opinions about the future of the rental market. How do you see the situation?



Saeed: Real estate, as an investment vehicle, is cyclical in nature, rising and falling with the tides of the market, and that is true anywhere in the world.

While Dubai's real estate market will remain strong, prices will stabilise and perhaps even experience a slight correction as supply catches up with demand. However, prices will take longer to come down in the rental market.



Gulf News: Does that mean the 15 per cent rent cap for existing contract renewals should be maintained next year?



Saeed: The rent cap has been good to have in order to protect consumers. To be on the safe side, it should be renewed for another year. After that, there will be a reasonable supply of apartments in the market so a 15 per cent cap will not be needed. The free market will set its own rules.



Gulf News: Do you think Dubai's government should enforce penalties on developers who hand over units after the planned completion date?



Saeed: Most companies pay compensation after the grace period (a period of time, usually six months, which is given to developers to complete a project after the scheduled hand-over date has expired).

At Diamond Investments we constantly strive to deliver within the pre-determined timeframe. Our policy is to pay investors 0.5 per cent of the unit cost per month if any development goes past the completion date, not the grace period. However, we feel that compensation arrangements should be clarified by the government.



Gulf News: Developers seem to be focusing on the freehold property market. Is this creating a shortage of property building specifically for rent?



Saeed: Private developers are less likely to enter this part of the market because they have to wait longer for returns on their investment. It should be more the government's responsibility to build property for rent, unless private developers receive adequate finance from the banks.

Gulf News: One of the major challenges facing developers in Dubai is the availability of skilled contractors. Are you facing this problem with your projects?



Saeed: There's a huge shortage of contractors in Dubai. In the past around ten contractors responded to invitations to bid for contracts. Now it's more like one or two. We are solving this problem by establishing our own contracting company, which was actually our original business before we moved into project development.

We will only work on our own projects, allowing us to guarantee delivery on time and reasonable costs.

I have purchased an apartment on the 13th foor of MD2 but have had no notification for inspection.
Does anybody know if they are issueing inspections by floors?
Maybe starting at the lower floors which I would probably think would be :cheers: completed first.

I dont think they are doing it by floors mine is on the 15th , I like you, got no notification until I sent about 6 emails to diamond investments and still got no response so I rang them and within 5 mins MAGIC I got notification.

My advice is ring them otherwise you will die of waiting for a respose :scouserd:

Guys- Saeed is saying they pay compensation of 0.5% whereas my contract says they will pay 1%. Perhaps that's why the figures don't add up. Has anyone recieved a breakdown of costs from the accounts department yet?

I've been allocated 2 orientation dates. One I asked for which will take place on the 2nd October and a further date they sent over the weekend for the 11th. I've emailed DI pointing out their mistake.
why don't you take my slot on the 11th October?

I will wait for confirmation of completion first, maybe all might not be complete by the end of this month.

Just received the following from DI via email. The total I was expecting to pay was AED 195,500 or so, less 5 months (may-sept) compensation (AED 6,517 per month). This would amount to AED 162,915. Clearly they have deducted something but no matter how I calculate it I cannot arrive at there final figure.

Anyway, here's their email..............




Please be reminded that in order for you to collect your keys, you need to settle the last payment along with the maintenance fees.


The balance due for Unit # **** is AED 176344


Please find below the annual maintenance fees that are being calculated in details.


Apartment area = 968 /sq.ft.

Maintenance charge = 5 DHS /per sq.ft.

Gas charges * = 1 DHS/per sq.ft

Chiller charge (AC) = 200 DHS/ per month- Studio

350 DHS/ per month- One Bed Room

450 DHS/ per month- Two Bed Room


Please note that the chiller charge for the chiller expense will be reevaluated every six months.


Total maintenance fees = (11208) DHS/ per year.




The Total maintenance fees will be collected in two cheques;


- The first cheque payable on 10th November, 2006 5604 DHS

- The second post-dated-cheque on 10th May, 2007 5604 DHS

They finish by requesting that the payment be made immediately!!! despite the snagging inspection not being scheduled until October 2nd and the keys not being handed over until snagging work has been successfully carried out a week or so later.

hi guys got the same email today regarding final figure.i think they are trying get their way round paying compensation thats not gonna happen as its in writing in my contract so sent them a polite email asking for total amount minus 5% everyone should do the same .whats all this CHILLING charges i thought it was just a annual maintenance charge cant see any mention of it .my bill for total maintenance is 8196dhs is that about right help guys!!!!!!ANY GOOD LAWYERS OUT THERE .MINE IS A ONE BED APARTMENT. :bash: :bash:

^^ It says that keys will not be handed over until the last payment is settled along with maintenance fees. Then it says that the maintenance fees are to be paid in 2 cheques - the first being payable on 10th November. Is this another delay that they are sneaking in?? Does this mean we have to wait until 10th November before they hand over the keys?? If that is the case then they are asking for final payment some 8 weeks before completion!

Hi Krazy. We have to respect what you say although I don't feel the voicing of concerns regarding the final payment is investment talk. It helps me and others understand what's going on especially as I'm worried about the situation. We missed you!!
I have made plans to come to Dubai on 23 October!
Before that I have fixed 1st Oct. and 8th Oct. for orientation and snagging which my relatives in Dubai will take care of.
Your pics are too good.. and after seeing them I can't wait till 23 October to get there .
I am sure by third week of October the apartments will be quite liveable. Some guys will even have got their keys.

I had a snagging apartment orinentation today and I think it was ok.
Only few things have to make ,.. e.g. balcony finally painting ,bathroom full cleaning and apartment full cleaning. maybe 1-2 days and ready.
After they will put the kitchen appliances and after furnitures.

The whole building need a full cleaning.Engineers told me that 1-2 weeks and everything will be ready.

Imre's pictures providing excellent info. Shame to see that Electric cable for extractor fan is still being fixed on top of tiles in kitchen. Not a very nice finishing touch. Shower over bath is not impressive either. What about a nice wet room with power shower.

I think we all agree it is not even remotely ready.... I transferred my last payment to DI (minus the discount I deserve according to my contract) and asked them not to challenge it as MD2 is in no state for handover.

I also asked them what they think is a finished apartment and told them I want to see their home if they consider this 'finished'.

Is there 1 owner that is happy with the state of their apartment? Welcome to Dubai off-plan investing.

that is probably the problem if you have compensation clauses,they just begin handover as soon as possible,.. even though it is .. well .. not really "finished"

Looks like handover should have been beginning of Nov not Oct. They probaly not miles away form completion, more a clearing up task.

No way should anyone see there apartment for the 1st time in any state like that. Problem is that this is not the 1st or the last tower to do it just hope it does not become a trend.

Today I was there again.
Kitchen appliances are already there only the washing machine need..
Fridge , electric oven, microwave , four burners brand from TEKA.
I hope I can move after 1-2-3 weeks:-)

Buying off plan is OK. But should not pay final instalment until finished. Diamond really should not be demanding payment before snagging list is made and then put right. This is more than snagging.

ok. snagging today... You have seen the pictures from a couple of weeks ago. The apartment is still a total mess as of today:

Intercom wall cover missing
A/C control and cover missing
Kitchen tile missing by fridge
Kitchen tile missing by fridge on rear wall
Concrete wall by fridge damaged
Kitchen false ceiling into lounge damaged and needs cementing
Upper kitchen cabinet door (3rd from front door) has small scratch
Lower kitchen cabinet doors splashed with paint
Washing machine not yet in place (still to be delivered)
Kitchen ceiling panels not yet fitted
Window ledge needs filling
Windows splashed with paint
Side wall next to window needs filler
All walls need painting
Bathroom ceiling not yet fitted
Wall in Bathroom need re-grouting and filler
Tile missing on side wall next to bath
Broken tile right hand side of WC

I am told all of the above mentioned items will be rectified over the next 15 - 20 days by Mr. Tamer (on site representative for Eng. Ayman) but then again... They told me sooooo many things....

I have never been offered such an unfinished mess as a 'property' and have lost all faith in the company behind it.... They do not build a proper tower, they do not reply to mail, they twist and turn into every corner to duct their own contract clauses....

UPDATE: They will fix it in the end but for now... not finished.

i am fairly disappointed, after MD1, it seemed like those low priced towers seem to be of quite an acceptable quality, but well.. it is obviously different, even though there might be worse things in Dubai.

anyway, minime, no offence intended, but i was hating the MD's from the beginning ;)

Lets assume they are three months behind. What happens if you do not arrange to do snagging until Nov. Will Diamond demand money on an unfinished apartment assuming people do not know what is happening. Still think the end product will be worth it.

Nonetheless, I understand the cleaning and fixing is well underway and soon will be completed. Perhaps the MD guys are doing it floor-wise. It sure will take some time but I am convinced that at the end of it all we will have reason to rejoice...:)

the thread is not dead. Everbody is having problems with Diamond Investments. They are currently screwing each and everyone of their clients as they do not want to pay the late-fee penalties.

Expect a little quiet period with MD3 and MD4 but MD5 and MD6 will be busy as a lot of people have been told 1 % late fee penalties (it is in their contract) but having dealt with this developer I know now that they will never pay this.

Bottom Line: You might want a FINISHED marina diamond apt but UNDER NO CIRCUMSTANCES does anyone in their right mind want to buy from these people off-plan as they will screw you several times before they will finally hand over the key to your apartment.

Dubai off-plan property is getting a BAD name this way.

I count 13. are you sure you're looking at the right building? It's the one on the right in the first shot, the taller one on the left is Marinascrape (I think?). Although the angle of the shot sort of makes them look like the same building.

As Maltster, the cynical one. :) I know that you know that the Marina Views are not there. None of the Marina Diamonds actually have marina views. Although DI told everyone otherwise, it was one of their many, many, untrue statements... (I do not post 'Lies', but an untrue statement is less harsh..)

today started a final cleaning and snagging repairing works on 15th and 14th floors.. every day 2 floors ..maybe 1-2 weeks and ready the whole building.

Still waiting for a final cerificate of Dubai Municipality before the moving.

my favourite picture so far of the best view possible from Diamond 2 we know it not exactly full marina views but at least we get a slight glimpse.

Went to the Marina Diamond 2 today... am in Dubai for a few days!

Met Imre (The Great Photographer) there. The apartments are nearly ready, but certain things will take quite some time. YES FURNITURE IS COMING TOMORROW and they have started final snagging from the top ...they started with the top two floors today! Appliances are already there!

View from my apartment is quite similar to one posted above by GreenB... you can see a bit of the marina and also the sea through the vistas of JBR.
The place is damn cool!! and will be more exciting still in say one years time...
The marina MALL is close by!

It's a vast improvement from when I inspected it earlier this month, although there seems to be a damp patch on the ceiling and mildew on the bathroom grouting. My second snagging inspection is being carried out tomorrow morning.

Visited MD2 today again. Things appear to be much the same as they were a week back. Progress is quite slow. I estimate that the apartments will not be ready for handing over before two to three weeks. There is still a whole lot of work to be done......

Hi Imre, I wonder if you would you mind taking some photos of my apartment if you are around MDII on Friday. Its apartment 1507. I am particually excited to see the view towards the marina. I have not had my snagging done yet and I don't want to come all the way to Dubai if it's not nearly ready (I don't even know if they have sorted out the wall between the bedroom and living area). I would really appreciate any pictures you could get and forget about 1 Frappachino, I'll owe you 10.
I'm coming to Dubai for xmas and I'm really anxious that it all be sorted out by then.

Imre once again you never let us down, thanks for taking the time to take these images for me.

You are a true Diamond lol, I only dream that Diamond Investments had the drive that you do, if
they did they would have finished a long-time ago.

Was there any snags that need attention??

By the way you took images of the view towards the big Waves building and over Sheikh Z Road is there any view of the marina if you look left towards the bridge and the smaller waves building as seen here from Tosh apart.

Dear All,

I have been a constant visitor to this forum since past two months. I have one apt. in MD-2.

Firstly, thank you Imre for constantly updating us with pictures of the development.

Secondly, Yesterday I visited MD2 for the 3rd time since my initial snagging on 3rdOct. For the first time I met with a gentleman who is working on behalf of Diamond Investment and looking into completion issues for MD-2. His name is Ian. Suggest you ask for him when you go for snagging. He seems to be a very genuine person.

I am in Apt#304 its a 1BHK, facing road with little lean from Balcony I can se JBR and Sea :-).

Though I am based in DXB as of now I do not have plans to move in myself as I recently renewed my current lease so probably I will be renting it for a year.

If everything is ok I will move on Thursday or Friday maybe ,I will a first resident there:)

I have no idea of ground floors shops..

Marlin(furniture) staff are doing a good job there...they are working a lot..and SUN workers as well...

Hi Tosh!

I was at the MD2 last week and I also met Imre!

The place is coming up nicely!

Infact the whole building is quite ready but for cleaning and small bits here and there. I guess it'll all be done and ready to be handed over by, say, last week of November. There is a nice small cascading water fall at the entrance. The Lifts (2 of them I saw) are in the middle of the building and no noise. The airconditioning is excellent in the whole building. The pool was also ready waiting to be cleaned and filled up. The furniture had already arrived and by now many apartments must have been furnished. There are a few shops in the building (Marina Pearl) next door, including a small supermarket, a real estate agent, cafe and a laundry. Its a mere 100 metres walk to the bridge on the Marina. The (under construction) huge Marina Mall is about half a kilometre away. Generally the area is getting occupied by residents with many completed buildings (Emerald Residence, Azure, LaRiviera, Horizon, M Pearl, Waves, etc.). Most apartments on the entrance side have a beautiful view of the JBR, the Waves, SZR and small glimpses of the Marina/Sea through the vistas (depending on the floor).

The place is very exciting.

I did my snagging list a couple of weeks ago of my apartment in MD2. The apartment was nowhere near complete.
DI should do their own handover with the contractors and be happy that the apartment (and the whole building) is complete to their satisfaction before inviting people to do their own snagging list and wasting people's time and money.
I travelled from the UK expecting to do a snagging list and move in after a week once defects had been rectified.
I cannot see my apartment being ready prior to the end of this month and I would not expect the building and amenities being totally ready until early next year.
Looking at all the photos of different apartments I think they are almost there but usually all the little bits and pieces take a little bit of time to do.
Hopefully I can move in at the end of December when I am over in Dubai next.
Thanks to everybody for the updates which have helped us all to keep in touch with the progress of MD2 over the last few years.:bash:

Found this forum while comtemplating if the time was right to make the trip to Dubai to view the apt, snag it and pick up my keys. The info/pixs posted on this forum are simply, awesome and informative especially to those of us located abroad. Thanks to eveyone involved.

Wondering if anyone can comment on the current status on the MDII development in terms of the following:

1. Is it ready to be handed over by MDII?
2. Furniture arrived/arriving?
3. Are people moving in - is the development habitable?
4. Compensation for late completion date.

Can someone take pixs of apt 1209, including view from balcony. Mega- thanks in adavnce

Well, 4 weeks after I went out to Dubai for my snagging inspection (you may recall that my apartment was in no fit state for inspection) Better Homes LLC have finally carried it out on my behalf. You'd think that 4 weeks would be long enough to put things largely right. However heres the list:

LIVING HALL
1. Balcony door frame damaged in bottom side
2. Main Door visible scratches requires polishing
3. Living Hall not properly painted needed re painting
4. Switch boxes and wall joints needs repair
5. Ceiling light 1no. not working need to replace
6. Main door viewer not fixed, and Main door frame to repair

KITCHEN
Kitchen sink water drain not connected
Kitchen wall tiles damaged and dirty
Kitchen floor tiles broken need replacement
Bottom of dishwasher area to be cleaned

Ø CORRIDOR
1. Corridor false ceiling not properly fixed
2. Corridor walls needs re painting

COMMON BATHROOM
1. Bath tub joints need re grouting
2. Bathroom tiles and Mirror not properly fixed
3. Flash tank cover not properly fixed
4. Bathroom exhaust need to replaced


MASTER BEDROOM
Wall cracked in both side of window

Diamond guys appear to be taking ages to do the finishings! They have prematurely announced completion and handover! Its still OK if they do the finishing touches properly... BTW what are owners doing about delay compensation. Everybody has lost out on 2 months of rental income from 30th. Sept. (the official handover dated). Any response from Di Inv...?

Oh dear, oh dear, that looks really bad Malster. I will be mad if I find my apt in that state. I have told DI that I want the place habitable when I come for my snagging. I hope they fix these problems ASAP cos I dont want to go all the way and be disappionted by the quality of finish.

^^ Thats because the rooms are not square or right-angular. See the plan below- bathroom 2. If the bath was put against the wall it would be at a sort of slanty angle.

it is indeed a nice floorplan. And yes, DI will fix all problems but they have a serious shortage of manpower to do it. That's why it is taking longer than expected.

Let’s follow D3 and then we will judge Diamond Investments and construction firm partners. By the way who are their partners for construction and decor?

Let’s follow D3 and then we will judge Diamond Investments and construction firm partners. By the way who are their partners for construction and decor?

I have brochures for MD3 & MD4. If only we could believe that they represent the finished product.

You must live on cloud NINE, have you not learned from others that what Diamond promise is just that, false promises all the Diamond buildings will be the same and if anything Diamond 3 could turn out worse? reason being many investors including some I know myself may pull out as they have had to many false promises told to them.

My advice for Diamond 3 investors is get ready for the roller coaster ride that all investors have been on in Diamond 1 & Diamond 2 ,This will not change for Diamond 3.

Forget glossy brochures and green landscaped spaces its the final product that really counts and if we have Diamond 1 & 2 to go by for the final look as the AMERICANS SAY YOU AREN'T ALL THAT.

I do hope I am wrong but I think many people would agree?? its more likely that I am Wright.

Only five weeks until MD3 is ready for its first residents as still proudly stated on DI website. The only residents will be construction workers. Still no signs of furnishings for MD3.

The structure of MD3 hasn't been completed yet, let alone external cladding and interiour furbishing. I don't think the building will be delivered before May 2007.

I did get confirmation back to several mails stating: "Your message to... has been deleted without being read"

The above could also mean they read my email in preview mode but since I never got a reply back to over 50+ mails, I fear the worst. :ohno:

Look at their own pictures dated 19/11. The building is no where near ready. It will be end of March at the earliest. Go back through thread to see how long MD2 took from the same stage.

These same problems seem rampant throughout most, if not all, of Dubai developers including the big three- Emaar, Nakheel, and DP. I've seen MDI and for what it is - low-moderately priced building in the Marina - it really is not bad. Late delivery and quality issues imo are not hugely importmant -as long as the lateness is within reason and the quality is sorted out in the end. The one complaint that I have read about in this forum that is rather concerning about DI is their refusal to pay compensation mentioned in their own contracts. Does anyone know if this issue been resolved?

DI is Just as expensive as the others. So we cant say they are cheaper than other apts offered. They are just as expensive. Their apts cost the same as all the other major apt buildings in Dubai Marina maybe even more expensive then Some .They need to do better quality Job with Diaomond 3 then they did with one and Two or get new construction firm other than Belhasa Engineering and Contracting. Who I dont understand why have been given all six buildings by Diamond investment to build. Or maybe the owners of Diamond investment need to speak to the management of Diamond investment. No matter what Diamond 3 needs to be better because prices for its apts are just as if not more expensive then other buildings or change as mentioned something at least I hope they bring better decor to D3:lol: . :bash: :banana: :)

The main entrance of D1 and D2 nor colour of the Marbel and the paint on all the floors was not so pretty. Also the quality of kitchens in apts was very poor, very poor.

I haven't had any notification that my snagging list defects have been rectified or notification of possession of my apartment in MD2.
Surely DI have agreed to at least 5 months compensation by themselves confirming that the completion date was put back from end of April 06 to end of Sept 06.

No. This issue has not been resolved. They claim FM but according to their own contract FM can only be applied if they warn the investors first. They have not contacted anyone so 'it was really hot in summer' can't really be an excuse, can it?

You are so right about this one. Everyone on this board is saying they are cheaper but if you divide the purchase price by the number of sq ft. you get the price per sq ft. This is roughly the same, if not higher than the rest of the Marina.

The only reason the MD apts are cheaper is because the units in MD1,2,3,4,5,6 are considerably smaller than units in other developments.

So yes, there is no reason DI should cut corners because of 'cheaper apartments' since the price / sq ft is the same as other developments.

^^ As sad as it might be, the reason is maybe that none of the Diamonds has a penthouse or a real big expensive flat, as people who spend that kind of money seem to count more for the developers. If you have a 3 bedroom+ flat on the 20th floor, you want your lobby to be stunning.
What Diamond Investments forget is that- as mentioned before- the sqf prize of Diamonds is quite high.

I agree with both. That is why I had earlier said that if Diamond does not do a better Job for Diamond three, it will have lots of serious problems with other developments it has. I have two friends one that bought at diamond and the other in Time place for the same price . Have you seen the difference in the Kitchens,doors,marble. Diamond Management need to go and visit Time place( sample apts are ready)and other developments or get another contracter other than Behlase what terrible and ugle Kitchens the wood in the Kitchen closets is so cheap they should not be allowed. Diamond management and its contracters have promised high quality I think this is very bad quality. They need to review what they are doing. And plus the entrances are very ugly. Any pictures of Diamond 3 to see if they are doing a better Job than one or two. Maybe owners of Diamond should hire managment and contracters and decorest of Time place or the waves or anyother in Dubai marina because they all seem to look of "high quality except Diamond and Bahleses(sorry about the spelling but you guys know what I mean):ohno: :) :

hi guys got keys to my apartment yesterday also managed to get compensation increased by roughly about 3000dhs better than nothing .decided to lease my apartment through landmark properties rental income at least 80000dhs per year which is good going .if anyone needs more info send me a message and i will do my best to help thanx

Why people here talk about the completion date of MD3? They have still floors to add to the building, let lone starting with the facade or interiour work. Before I predicted May 2007 for handover, now I think it will take one more year so expect late 2007.

Interesting to note that Diamond do not include any pictures of finished apartments on their website. Perhaps they are too embarrassed. If they thought pictures would help sale their apartments then they would surely include some.

Even more upto date photos on their site today. MD3 up & MD4 upto 12th floor.

I drive daily in alongside them and the structures are not completed. Maybe they have completed the last floor (which I doubt) but they certanly haven't completed the roof.

Mark my words, MD3 will not be ready before summer 2007 (being optimistic)

I would say June 2007 is the earliest completion date of MD3.

^^ Even that is to early. Remember in mid April when we were with dubaiflo and Faces81 in Marina? The MD2 had almost half of the glass panels installed and it took them 7 months after that to finish the building.

I checked MD3 carefully a couple of days ago and on the roof feature there were still a couple of formwork panels and there was absolutely no sign of any facade or glass.

Glazing and cladding are in short supply due to the amount of construction and part way to the failure of Schmidlin (spelling?). They are already estimating big delays on Durj Dubai due to this.

Maybe they should slow down a little and improve the quality while they wait on the cladding.

Probably not but it resulted in more work load for the others putting them all under pressure. Schmidlin was the biggest.

Good luck! Every time I call them they promise complete info via mail and are unable to give me any answers over the phone... Of course they never reply back. I am so fed up with DI that if I do not get an answer to this message I want my money back (there is a 6 month delay / cancel clause in my contract)

DI need to change their contractor who they have given all six buildings to. I still can not understand why they would give one contractor all six buildings(Behlase contracting;probably wrong spelling sorry) Maybe they will never finish the other diamonds. At least for D3 they can not say they finished on time. Even the quality I think people who have apts sould start to try to contact DI and make sure at least they get good quality. I do not understand how people in D1 and D2 accepted those cheap very cheap kitchens. YOu guys paid a lot of money for high quality stuff and you got those cheap kitchens and did not say anything. :ohno: :bash: We will see what the other D3+D4+D5+D6 say about delays and cheap work and bad quality wood and ceramic which should be marble I hope for the owners sake. Wake up people you have bought these apts and they are not free.Plus they are very expensive. MD3 was not bustling with activity

Also, Don't hold your breath on quality from what I have seen on MD2
Shoddy workmanship and poor quality from start to end.
DI is a small company and simply do not have the resources to handle such projects and hence quality and workmanship have suffered big time.
They have simply taken on more than they can handle!!!

hi guys i think if you check your contract there probably is not any mention of compensation after the MD2 fiasco.ithink DI have got wise to the idea nevertheless they offered 2.5%comp for every month late but not coming off the total cost of the apartment but payments up until.after haggling i managed to get slight increase in comp. hope this helps

I have been looking at the forums for yonks, just now got around to registering.

I have a 1 bed on MD2, I think its a decent investment however like most of the people on here I do feel that DI are trying to wiggle out of commitments re compensation, and the Chiller charge is just to make some more money from us etc.

Anyway its good to finally have a say to fellow investors in MD2! :cheers:

There may be some complaints. But when all is finished, I think everyone accepts that they have really nice properties in one of the most sought after locations in the world. Just wait until all the tourist attractions are finished and Dubai has a self sustaining economy. Formula 1 racing and maybe the Olympics.

What is the source of the "article"? No doubt AMEInfo or others of that ilk. They spew press releases like news. Not a shred of proof is ever needed to say "our company is the biggest and best..."

As a public and potential investors, or home-buyers, we all have to take everything in this industry with a boulder of salt. Quite simply, the proof has to be in the pudding. The pudding for DI it seems tastes pretty bad.

It's a good assumption to believe that companies will do what is in their best interests but part of the problem is that some companies lack the experience, know how and expertise and simply can't do a good job, especially when they have bitten off more than they can chew. This is probably the major problem with many developers. Despite the best intentions they probably just don't know what their doing. Building fancy building is not necessarily an easy thing, and it is whole lot more difficult than concocting a fancy brochure or video.

There is no such thing as "reputation" in Dubai. Even the big boys are failing to deliver !!

I have said this before and am saying it again-DI simply haven't got the resources to oversee their projects/handovers/snaggings etc etc

Have to disagree with you Tosh based on my experience with Cayan.

They are the only developer that I am aware of that employ a project managment company to oversee the quality of the contractors workmanship. The fact that they spend this extra outlay indicates that they value highly their reputation. They also accepted a change in spec in my apartment in The Jewels to incorporate an additional shower in the bathroom.

Projacs are project managers on Jewels and Currie and Brown from Sconnie Botland are managers at Infinity.

In conclusion there is no excuse for shoddy workmanship and DI purchasers should insist on receiving what they have paid for. My advice to anyone buying offplan is to look for developers with a large final payment in the schedule. Ideally 35% or higher. This gives you a lot of bargaining power if you are unhappy with any aspect of quality. Payment plans that involve a 10% final payment protect the developer and leave you almost powerless to force a remedy. Be wary or steer well clear of these front loaded payment schemes.

I think you may be one of the very few lucky ones who is extremely happy with his investment. I bet you paid a handsome price for your apartment in comparison to the "Diamonds" and hence the extra effort your developer has been putting in.

My studio is rented now. Nice... Very fast. Good return on investment. Apartment turned out ok they say. Have not seen final pics myself though.

Still waiting for the contract to be in my company name instead of my name but have been trying this since march this year. :(

Overal, I am not happy with this company and although I am ok with it now, I will have the same problems again next year with MD5. I recommend strongly against buying from this company for the simple fact they are impossible to deal with and tend to take an unfair advantage of their foreign investors.

It was a handsome price as the apartments are big, but at 750 AED per square foot thats probably cheaper than MD's.

You are 100% correct. I thank you for this info. To everyone who has an apt in diamond please demand quality. they have been saying that diamond are cheaper this is not correct.At least D3 and D4 are very expensive more expensive than the jewels. I was thinking of buying at D6 dont think so anymore at least until I get my apt in D4 or see how D3 turns out first.
