ddubai December 16th, 2006, 06:43 PM Dont think you can see them at least D3 and D4 from the Marina side becuase they are not built on the marina in front they are built on the back. I was wondering does this still mean they are part of the Marina if they are built in the back. I am not sure how far back they are built are they very far from the marina walk?Some apts in D3 and D4 say Marina view I guess it is a far view of the Marina. Maybe someone could clarify more. I am in the UK so I got my info through people and not by directly seeing it for myself.
What I also heard is that there are not going to be any building built in front of D4 and D3 is this true?
Tosh December 16th, 2006, 10:14 PM All the Diamonds are at the back.But you can walk to the Marina in 30 sec - 1 min. It only matters if you are going to live there all the time. Also, metro station will be close by. Ibn Batuta mall is just a few mins. by car. Marina mall will be literally a few mins. walk when it is completed. So all in all the Diamonds are not in a bad location.
Morrismarina December 16th, 2006, 10:38 PM Yes you've got a few buildings infront of Marina 3 & 4, namely Timeplace, Bayside Residence and Gargash Tower. Have a look at Flo's latest map, posted on 13th Dec in Marina Plot Map thread. You're not going to get a terrific view of the marina but should see some of it between the buildings, but this was reflected in the price paid which IMO was very reasonable. Really handy for the Metro (a great feature if you want to let out your apartment out) and you'll be able to walk to the Marina in about a minute I guess. Overall a good location.
ddubai December 17th, 2006, 12:44 AM Thats fine that they are not in the front. But PLEASE EVERYONE no more saying they are cheaper than other apts or anything is reflected in the price. I have friends who bought in time place and they paid exactly the same price as a diamond apt. But I guess the hope was although they are not in the front and may not have good views the quality would be better. But from the quality i have seen in D2 and D1 it seems that who ever bought in D3 and D4 paid extra money because not in front and quality is very bad. Look at the ceramic floors, lights, kitchen cabinets(even have tubes over the ceramic walls in the Kitchen. Very Plain paint jobs and entrances look really cheap and ugle. I was going to buy in D6 but will have to see how D3 turns out. I have apt in D4 and if D3 is as ugly as the others will sell because now there is little quanity which is raising the price later people will look at quality and I will have a hard time selling if quality is the same as D2 and D1. Wait and see how D3 turns out.:ohno:

when we first visited DI they said we could choose all the internal fittings- kitchen, tiles etc for our apartment in MDII but then we found we were given no choice. Perhaps they needed to reduce their expenses? whatever the reason dealing with the company has not been the most professional experience which has been really disappointing. We've also had dealings with their management arm, Phoenix properties, who seem to be similar in their approach.
Anyone know if the Rupee Room is still offering great Indian food and if so can someone tell me the location on the marina please? Any other good iedas for eating out along the marina?
Morrismarina December 17th, 2006, 12:21 PM To find the Rupee Room get to the fountain at the end of the main walkway in Phase 1. (Assuming you are walking down from the road at the top and at the fountain looking towards the sea). The Rupee Rooms are just off towards your right (about 50m from the fountain) and you enter by going into the covered "mall" type section. Great food at night but they also do a very good buffet at lunch times which is very reasonably priced.

ddubai December 17th, 2006, 07:17 PM Diamond nubmer which I got from this website is below. It seems to of worked for someone in this website. There is no other way but Tel to contact them they will not get back to you unless you call. Calls from Canada to dubai can be fairly cheap . I have made some calls from Canada and it wasnt that expensive. Anyway it is a big investment if you dont contact them they will not pay much attention during snags you might have in the apt. It is good to show them from now that you mean busniess and expect good quality and to get attention when needed. I think the completion is January 30 but am not sure maybe you can ask them and let us know. Call dont know if they have any one person in-charge of D3. Good luck

I have already two friends who were going to buy in diamond six back out becuase of the bad quality they are seeing and hearing about in the forum.
salmandar December 18th, 2006, 02:24 PM Thank you ddubai. Will call tomorrow; cause of the 8 hour time difference, will have to call around 3 in the morning Toronto time. Calls to the UAE are charged at 35 cents a minute, compared to 10 cents for Europe; wonder why?
If it's only the structure that's complete, I doubt very much if it's gonna be ready for occupancy for at least another 4 months.

ddubai December 18th, 2006, 06:43 PM I am looking at the other buildings and am very interested in this idea. The quality of the others is so much better. The problem is selling the diamonds. Since the Quality of D1 and D2 came out so low and the interior was so poor quality not too many are welling to buy diamond apts. So I am stuck . My hope is that what happened in D1 and D2 was a mistake due to the company being new and they have learned and the quality would be MUCH BETTER in
D3 so I may have a good chance to either keeping my apt in D4 or able to sell it. :)

ddubai December 18th, 2006, 11:10 PM I was impressed at the beginning of the looking at the shots they had of diamond 1 living rooms UNTIL i saw the waves living rooms on the same site. they were exactly the same with the same furniture. Which means this site is using one living room picture without clarifiying if it belongs to diamond or waves building. Look guys I am not here to make diamond buildings look bad that would be stuip of me since I have a apt. All I am saying is that diamond is as expensive as the other apartments and should do a better quality job. One small example the handles in the kitchen if you look at them you know they are very cheap dont think it would cost diamond that much to do better detailed job. I want them to do a good job so I have not just a good return in investment. But as good as a return as the others who bought in other building. I cant understand why many apartments are becoming more valued than diamond when they were bought at the same time and same price. UNTIL of course I see the quality of their INTERIOR WORK. And if this continues to all the Diamond building then the reputation of all the buildings would be good and that will be bad for all of us from D1-D6 owners. And I know that they are good maybe excellent building and it is an issue that can be fixed. But only diamond can fix it and we need to always bother them. I am doing that I hope the rest of the fourm is complainig if they got bad quality and those who still havent recieved their apts should continue to require quality.

When I went to Dubai in March this year to change my contract I warned them of this fact. 9 months later it is still not fixed so they do not seem to mind at all.... :ohno: :ohno: Here we go:

I'm not taking it personally. I've actually been and done a snagging inspection and seen first hand the absolute mess that my apartment was in. I put photo's up on this site and am getting it dealt with by a professional local property company. And I've been frustrated by the experiance. But I dont keep banging on about in every bloody post boring the arse of everybody!!! I'll make my own mind about the quality or otherwise and will also trust the opinions of those that have also bought into the development.

Its you DDubai, Maltster talking about..... you are spreading a hopeless situation in this thread. A melancholy and sad atmosphere about the DIAMONDS' Quality!!
Well the Diamonds are OK..... only delays... and thats all!!
Where on earth can you get 25% return by way of rentals!!
25% is what the Diamonds offer for those who bought early!
Even today the returns by way of rentals are in excess of 12%.
What with QUALITY!
In the end! Its Great!!

Marina is definately upscale and for that reason renting out apartments should not be a problem because people still dont wanna commute and would prefer living closer to their jobs.

salmandar January 6th, 2007, 02:21 PM Got a message in early Dec. from DI advising delay in completion of MD III, due " unavoidable circumstances" and adding that a revised date would be set in 3 weeks time. Well, it's over a month now and there's pin drop silence. Wonder what's goin' on?
Any guesstimates re. completion date? May/June I'm guessing.

2) Are your appliances in black and are they Whirlpool?
3) Is the kitchen counter top granite?
4) Was the microwave included?
5) The sofas have a 3-seater; a 2-seater and a single. Is that correct?
6) How many can the dining table seat?
7) Did they provide the linen as well, in the bedroom?
8) Were kitchen utensils provided? If so, what all was included?
9) How much is your monthly maintenance fee inclusive of AC, etc?
10) Was there any provision for a clothes washing machine?
Would appreciate a reply.

- microwave is included
- sofa is a three piece suite
- dining table can seat four but would be tight.
Certainly no utensils, and a 6 month maintenance charge is 4042AED.
Can anyone verify if the Internet connection in MDII is up and running?

GoDubai! January 12th, 2007, 10:44 AM The furniture, large, overstuffed and boxy clearly doesn't suit this flat. Obviously MD spent ZERO on interior design consultation. Whoever was in charge struck a deal with some furniture outlet for the cheapest package. (He's not living there so why should he care, right? And the owners have few rights in this country to demand otherwise.)
This really is a shame. Even a dump can be made to look extravagent with the right interior decoration. Buyers if unable to refuse the package should throw the furniture out (donate it to the laborers) and learn the joy of decorating by spending some hours and days in the various shops around Dubai. How can you pay over US$100,000 for a flat and then let it be decorated like that!
GoDubai! January 12th, 2007, 10:46 AM Just to add further to my comment, a friend of mine works at Le Reve. He tells me that some of these luxurious flats, despite costing several million dollars have been furnished and decorated for prices even higher than what the flats themselves cost. That's obviously way over the top, but it goes to show that if you spend big money on a residence you should be prepared to shell out a bit to furnish and decorate it properly--say at least 10 to 20% of the value of the property.

I was told by DI that all snaggings had been completed and that my apartment was ready. That was before Christmas. Better Homes went in and had a look and reported that hardly anything had been done. So I'm still waiting. F***ing useless is the only way to describe this outfit. I bet mine is the very last apartment to be ready!!

The furniture I have been told are of good quality by a respectable property management company but agree in that they do not suit the apt size. The apt is way too small for a three piece suite. However, such little things can be easily rectified by getting rid of some furniture to suit the apt layout and floor space. On the plus side of things is the rental potential for such apts 12000+UKpounds/year i see in various web sites is being asked by several landlords. This is cool but would it be sustained in years to come?.
Zio Fritz January 12th, 2007, 11:27 AM In general terms I'm really concerned with the quality of this constructions. Will these buildings really last for let's say 20 years? For the moment and from what I saw I would just save (and i mean not more than save) Emaar,Trident and maybe Cayan. The rest is really offensive. Moreover the attitude of this people is offensive and absolutely incredible. First of all I think a product should be decent than we can speak about rents and markets, but a product has to be delivered in decent conditions, not like those that i'm more and more seeing in Dubai.

I guess it´s like Costa del Sol about 10-15 yrs. ago.

It is Type-A 681 sq ft (incl Balcony) 1 bed appartment. Hall looks good sized but I agree bedroom is cramped.
2) Are your appliances in black and are they Whirlpool?
The are some chinese brad Teka and are Grey in colour
3) Is the kitchen counter top granite?
Yes it is Granite
4) Was the microwave included?
Yes Microwave was included
5) The sofas have a 3-seater; a 2-seater and a single. Is that correct?
You are right Sofa is 3+2+1. It luckily fits nice in my appartment but we saw they were way oversized for smaller appartments. Also included is Cofee Table, Two Side Tables and TV cabinate
6) How many can the dining table seat?
Dinning Table is with 4 chairs
7) Did they provide the linen as well, in the bedroom?
Yes they did along with blanket which was a surprise. Also they had put up the curtains
8) Were kitchen utensils provided? If so, what all was included?
No Kitchen Utensils were provided
9) How much is your monthly maintenance fee inclusive of AC, etc?
I paid about AED 8K for maint, 2chqs.
10) Was there any provision for a clothes washing machine
Washing Mashine has been provided and its Grey in color.

apart from the the actual apartment is ok imo.

Yes there are seperate meter's installed in riser room (next to lift seperate for each floor) for Electricity & Water. I don't remember exactly but maybe Gas meters are installed in Apartment kitchen.
I was lucky to get it rented withinn week after the handover AED.90K (single cheque). Only outstanding item was the Car Park allocation & Access card which I went and collected last Sunday.
thedubailife January 17th, 2007, 10:25 AM ^^ You don't get gas supplies via meter's in Dubai. I thought gas was all cylinder based and when you ran out you got a new cylinyder delivered and paid them. So i doubt there is a gas meter.
So by sounds of it water is metred is that true for all developments.

Thanks Dtulsani. I believe AED 90 K's good for a furnished one-bed. I have an unfurnished 2-bed on the 27th floor in the Dubai Marina which I rented for AED 98K, one check. The sq. footage is 995; so it's not big. I wonder if that was underpriced? Any thoughts?

Hi, I received an e-mail from DI today saying that the contractors have informed them that MD3 should be ready by the first week of April..... but not to book a flight until it has been confirmed by them!

Thanks Bongo. I guess the construction would be complete in April. Add another couple of months for the finishing! Early June in Dubai I believe is absolute hell. Could one move into the apartment once the keys are handed over, that's if the AC and utilities are connected and running?

I would assume that the 0.5%/month comes out of the last installement. So, if there is a delay of 4 months, the final payment will be 18% instead of 20%.
Can somebody from Marina I or Marina II correct me on this please?
I have an apartment in Marina IV. DI told me it will now be ready in July.
Did anybody have similar feedback?
Also my contract says that if Marina IV is not ready by March 31, 2007; then I will get 0.5% copensation per month, starting Januray 1, 2007. (YES Januray 1st, 2007). I honestly pointed out this mis-match to DI, but they did not reply. Maybe DI had a wave of generosity at the time.
Does anyone else from Marina IV have a similar clause?

Diamond seem to change contract terms. I am also buying in MD IV but contract is for 1% compensation a month. You will also find as per previous posts that it is only on monies paid i.e. On the 80% paid upto completion. They then try to get balance before apartment is actually complete and ready for occupation. Snagging on MD II was done at far to early a stage. Diamond try to get balance at snagging time. Be warned !!! oh yes look out for higher than anticipated maintenance charges as well, they ask for six months in advance.

it is just ok .. as Tosh said it was a good investment and good rental returns..anyway nice building , good location .. 1 min only the supermarket, loundry, travel agency, photocopy-fax service , real estate agency , pharmacy, hair saloon, lady saloon, Emirates Bank ATM, pizzeria, restaurant
metro station only 150-200 m , Marina Mall 600-700 m etc....
definetely isn't a dream but should be a dream because I can see every day a Dreams building:)

Would it really take them 9-10 months from now to finish? The structure appears finished and I am told that they are working 24 hours round-the-clock. Are they gold-plating the toilet fittings for them to take so much time?
MD IV
On this same time scale, we expect MD IV will not be finished this year; although, it appears from the pictures posted that there are only 2 more floors left.
I remember that MD I took only 3-4 months from the completion of the construction to hand-over and teh interior work was not done on a 24 hour basis.
Maybe I am a blind optimist.

You didn't happen to find a dead seagull blocking up one of the vents up there by any chance as theres no extraction from the either the bathroom or the kitchen? Could be just affecting one section (pool side) of the building? Noticed another resident had also complained about this in the comments & suggestions (snagging?) folder on reception.
Impressive array of satellite dishes, shame I could only get one channel (and it was in Chinese!)
Don't know about the noise from the AC units but the couldant believe how loud SZR was, not sure if it was down to the dodgy patio doors.

MD1 has a partial view of a bit of the marina so MD5 could have as well. Ready by October ? No way !!!! As an MD4 investor I am hoping my apartment will be ready by then.

Read the report :ohno: , i can't believe a developer could consider that apartment as finished especailly the cracked marble, which is obvious, because wiring is a bit more hidden.
Even if i paid a quater of the price for that apartment i would not be happy with that. Surley they think people are stupid or there quality control people think as long as the number of problems are below 100 it's a pass.

I wonder if this is a true snagging report. When you go to GIG short stay web site ( http://www.gigshortstay.com ) , who established this report, they use this same snagging report as a sampler for their snagging work. So maybe it is exagerated , in order to show off their performance in snagging. Of course I don't know, just a thought I had when looking at their web site..

But then again it could be a true report but they changed into smaple to hide the identity of that owner.

As for the snagging report it is almost certainly genuine. It is dated 21st December and contains the worktop which is identical to Imre's apartment. It is a perfect example for their services as there are so many 'snags' which they have picked up on.
Moreover, the comment that the problems are common to the developers other buildings rings true. How many people have commented on the quality of finish at the MD? This is part 3 for a reason.
However, MD it is good value for money and the kitchen/bathroom can be upgraded later. DubaiFiveO has genuine knowledge.

Doesnt the Dubai government get involved so their image is not so badly damaged. I dont care how much profit people make they should be able to make excellent profit and have good companies. I am sure the Dubai government gets involved they spend millions to keep their image good. They will not let a small company(DM) or its contracter(Behlase) give them such a bad image. I saw DM- I and I was very impressed with the finish. I have not seen DM- II.
Are these snagging problems serious or are they superficial. I have a new home here in Cambridge- England and the list of problems runs into 10 pages.
For residents of DM-I and DM-II what was the worst problems they faced? For example was the lift out of order? Was the AC out of order? etc.. If it is a question of a broken tile, or finger prints on the walls, or the internet late arriving- well I can live with that.

Fully agree with that.... the delay at the end was the main problem which too is now sorted for most of the buyers!
I too think the apartments and the building are fine looking at the cost.

Corridor marble is very nice.
All of Diamonds location is very good ,close to Marina metro station and Marina Mall.

Are these snagging problems serious or are they superficial. I have a new home here in Cambridge- England and the list of problems runs into 10 pages.
For residents of DM-I and DM-II what was the worst problems they faced? For example was the lift out of order? Was the AC out of order? etc.. If it is a question of a broken tile, or finger prints on the walls, or the internet late arriving- well I can live with that.
Hi James, likewise I stayed in MD1 last year didnt think the place was too bad and thats what prompted me to invest in a 1 bed in MD2 as I thought it would be great to come back to Dubai on holiday again but stay in your own place.
If you look at my snagging report (http://www.gigshortstay.com/images/gigshortstay.com-snagging.pdf)I think you would find this to be the norm for MD2 apartments. There is nothing major (in my view something that will stop you from living or renting out the apartment) but quite a few nasties (eg. cracked granite worktop in kithcen which would mean removing the gas hob etc. to properly rectify). Don't get me started on the Bathroom, looks like someone starting off their BTEC course in building did it with a blindfold on.
I know someone on the top floor (15th?) was complaining about virtually no water pressure to have a shower, for me that would be a show stopper.
OK I know the MD (Mandela Diamonds, after Mandela House in Peckham) Apartments have recieved their fair share of knocking from the SCC forumers; size and asthetics of the tower, build quality etc. but all in all, after the snagging has been taken care of, from an investment point of view they still offer good value for money. Until recently I was still looking to purchase another MD 1 bed but thankfully I have been spared the hassle of dealing with Diamond Investments for another property.

Prices per sqft for DM2, DM3 and Dm4 are the same or even sometimes more expensive than other buildings in the Marina. So price is not the problem. People should get same quaility as other buildings in Marina because they paid the same or even more. thanks

I have e-mailed two sales persons at Diamond asking if I can cancel the furniture package offered by Marlin and get the 3% back, so that I can upgrade it with somebody else. As usual Diamond have not yet responded. Question is, should I wait until apartment is finished and then pick own furnishings or will organising delivery be a nightmare. i.e six.eight or twelve week delivery waits etc.

:lol: :lol: I know only 3-4 owner who lives here , everybody just invested and after rented out.Around 20 apartments were rented by the du company.
Everything is ready now, gym, pool, saunas, steaming rooms, card entry system only 5-6 big palms missing front of the building:)
2 commercial shops will be here , RAK Bank(SZR side) and real estate office(marina side)

From the pictures, the building seems to be complete on the outside; how much work there's left inside is anybody's guess. Plus, I fear they may start handing over the units with lots of unfinished work, which could take another month or so? Then there's the matter of furniture. So, I would imagine, the fully furnished apartment, will be delivered around July/Aug, as against the Dec. 2006 deadline.
The dilemma for me is; I'll be in India till around early April and then have to head back to Canada. If I knew for sure that DI were committed to a date in April, I could consider extending my stay.
Could anyone shed some light on the subject? Thanks

in all my dealings with them over the last 18 months, yes email is slow or non-existant - but come on, in other countries it is exactly the same. i am in the UK (and would not ever dream of emailing my property developer here - firstly they probably would not have an email address, and secondly they would never answer).
i have never once called DI and not got an answer in over 18 months. yes all the projects are late, but what is a few months. those that think a few months is a long time should swicth over to the JBR thread where 18 months seems to be the average delay - and not a few months.
i do think some of the complaints go a little far (perhaps people are just concerned).

i do think some of the complaints go a little far (perhaps people are just concerned).
I don't believe I said property developers anywhere else were better. All I'd like to have is some idea of a closing date( plus minus 15 days ). Not asking for much, is it?

The last I heard t'was end-April with a caveat that a 30 day notice shall be given; i.e. don't book your flights till you hear from us.
I'm guessing it will be June.
Any news on a more realistic date would be welcome. And how long after completion do they furnish it? And how does one get the 'late completion' compensation?
Nonetheless, the MD's I believe are good value for money.

You can ask the furniture from Marlin if that is already in Dubai very simple, after Dubai Municipality and Civil Defence certificates are ready ,starting the furnishing.
MD2 furnishing started on November 2006 and was ready after 2-3 weeks.(most of apartments).

uktodubai March 29th, 2007, 12:25 PM Got to agree with that. If you look back at the earlier posts the "investor" crew seem to have come and gone. My MD5 apartment was due for completion this June, then they said August, then September and I am sure it will likely be October / November but at the end of the day as long as it is all up to scratch then good news. It was very affordable, good location, nice designs etc. so if they want to be a few months late in getting it ready then thats fine - but I say this as someone who is to use it as a long term holiday home for the family on vacations throughout the year. Anyway am going over in 2 weeks so will take some photos of MD4 and MD5 for those interested. Great thread though, been watching it for about 18 months now.
Just for the record on those in the past that always ask why Diamond Investments do not answer emails. Let me re-iterate (in the hope nobody will post it again) - Just pick up the phone and talk to them. They are real nice honestly, and my family have met with them twice in the last year.

I see your point; plus I guess one would have to add on a DVD etc; provide linen and cleaning service. But then the agent's commission is about 12% and with holiday lets you are at the mercy of seasonal variations. Does anyone know of a good agent to discuss the options?
P.S. I believe DI give a small discount on the total price, should you not want them to furnish it.

www.diamond-investments.ae is still showing beginning of February photos, but it seems they are at least working at pace.
when i compare diamond investments own photos from 11th February you have 9 floors worked on, but then compared with Imre's 18th March update they have 16 floors worked on. which means in a space of about 5 weeks they are 7 floors further.
diamond are saying 30th September for completion, and i have to say with 6 months to go i am pretty confident that they will meet it (i know it will be october).

Thanks for the advice. 3 months is a pretty long time for finishing touches. My experience with another building in the marina was that I did the inspection in the morning and everything was taken care of in 2 days. I guess this is what you mean by 'snagging'. I believe in Dubai it is customary to leave the wires sticking out of the walls and the buyer has to fix the light fixtures. Is it the same with the Diamonds? And how much do the Agents charge for the inspection?
One final question. Will they expect the final payment once the 'finishing touches' are done and over with, or before?

buster007 April 15th, 2007, 05:01 PM For MDII, it was announced that the buildings were complete and ready to be handed over at the end of Oct 06. I believe this was to voice to the media and ultimately to the general public that they(DI) deliver thier projects on time - reputation building, if u like. As at Jan 06, some of the snagging defects with my apartment had not been fixed. I received the keys to my apartment late Jan 07, which is when i paid the final payment. Only after the final payment would you be given keys to the apartment, and also on payment of the maintenance fee for 1year.
There are several agents in Dubai who can carry out snagging of apt. I learnt from the forum, someone used Better homes to get he's apartment snagged. I used jgdubai, as they were slightly cheaper. I think i paid 1500AED for snagging while Better homes is about 2500AED ( i could be mistaken) but the report produced by both are informative and definitely highlight faults with the apartment the untrained eye would fail to see.
