Beautiful pictures Redalinho, i never heard about this project.
All I know is that the idea of building on the hills is impressive, that way everyone has a view of the ocean.
Who are the developers? It seems fully targetting the British market, but is it a Moroccan, British... project?

Development at Playa Vista which is due to break ground in May 2006 is further up the coast and will be a self contained resort with direct access to the beach and a new marina with sea views to all apartments. Approximately half of the 700 apartments have been sold. Prices started at £40k pre-release and now stand at £52k.

With these kind of prices and conditions, I wonder whether I should consider buying an appartment too. That is....................if there are any left! :D
Casa: I feel the architecture is pretty nice. It is much more mediterranean architecture than simply Moroccan-Andalusian, which I dont really mind.

yeah the architecture is ok , is just i prefer something unique and different , this architecture is nice but is copy paste of the residences in costa del sol, i preferred if they could be more innovative, and i don't like too much traditional moroccan architecture in beach residence it like heavy

I agree in this development the preference was blatantly towards europeans. I think while this is discrimanatory, it is probably a good thing. Once a European buys a house in morocco he will:
1- Return more often (help reach the 10million tourists goal)
2- Spend more money ( bring hard currency)
3- Invite his friends and incite them to buy a house as well... (more tourists)
I think this was probably given to Spanish companies to market the project, and design it...just as a way to make sure it sells.

Ce projet est à l'arrêt par les autorités marocaines depuis plusieurs mois. Il parait qu'ils ne sont pas conformes aux plans autorisés.:bash:
Leur clientèle, essentiellement anglo-saxonne, est très mécontente car Compass Properties les laisse dans le flou le plus total:mad2::mad2::mad2:

I have been told that all projects on the Oued Laou coast have been stopped by the authorities, especially Paradise Golf Resort, a development owned by a subsidiary of Gazprom, the Russian giant. However, this information needs to be verified.

Les promoteurs de Play Vista eux disent que les autorités veulent réevaluer les besoins en infrastructure de la région avant de laisser le chantier redémarrer. Mais je pense qu'ils sont surtout entrain de négocier une diminution importante de la densité des constructions.

De mon côté, j'ai appris que le dossier a été soumis aux autorités marocaines (à très haut niveau) après avoir réduit de moitié la densité du projet:ohno:

Stop au bétonnage de nos côtes! Surtout la méditerranéenne, précieuse et belle, que nous devrions préserver. Entre Tamuda Bay et Saidia lah y j3el lbaraka! Les projets de Nador, Hoceima et Oued Laou, sont, à mon avis inutiles. Les autorités feraient mieux de créer des zones protégées. Dans le même registre, la petite forêt attenante à la plage des Nations a été rasée par Addoha pour son projet. Dans un pays civilisé, une telle décision aurait été perçue comme un crime.

D K, je suis d'accord avec toi pour préserver nos plages du bétonnage, surtout cet axe Tetouan-Nador qui est incroyable. Mais il faudrait que ce soit fait dans le cadre d'une vision glabale de l'Etat, avec des garanties de transparence pour préserver les intérêts des investisseurs d'une part, et permettre le développement économique d'une région longtemps défavorisée d'autre part.
Dans le cas de Playa Vista, les autorités ont fait preuve d'un amateurisme déconcertant. On ne peut autoriser un projet en 2006, laisser les promoteurs engager des travaux faramineux et venir, deux ans après, tout arrêter. Le projet a été commercialisé à 80%, auprès d'une clientèle essentiellement Britannique, selon les dires des promoteurs. Cet épisode donne une image très négative du cadre que nous offrons aux investisseurs étrangers.

King Mohammed V1 wishes to increase tourism to 10 million by 2012 and has this wonderful Plan Azure in place plus a tunnel was going to be built from Spain under the sea to Morocco...and a brand new port is being constructed; all to help tourism for Morocco.
As investors we are extremely anxious and worried that we will lose our money and our dream to be able to visit Morocco - there has been a lot of discussions on the two other forums mentioned before and I have recently started up a private investors' group on Google to discuss the situation regarding Playa Vista.
If anyone wishes to join this group please let me know and I will send you details on how to become members...

I don't think you can loose the money you've invested in Playa Vista. They're negotiating the density of houses with the moroccan authorities and People say over here that the king himself is concerned by the developement of playa vista

You are saying the project is on hold, do you have any reliable source for that statement? Watching the photo's posted by Redalinho, we can see that they were working on this at least till august 2008.

If King Mohammed VI is personnally concerned by Playa Vista, I can understand that Compass/PV limited does not disclose anything about the situation. It could compromise a positive outcome of the negotiations. That's the way it goes in Morocco.

Yes, that was August 2008!!!…We are now May 2009! I have very good knowledge that the project is on hold as two Directors from Playa Vista Limited held a meeting in London at the beginning of April which was attended by at least 200 investors, including myself.
We were told that there was a stoppage order on the development (plus several others along that coastline, which many of us already knew about) preventing any further building work for the time being whilst negotiations with the local authorities were being held to try to get the building work resumed.
The meeting was very long with a great many questions being asked by the investors, which were either ignored or dodged by the Directors…we are still waiting to hear from them but no word.

If the king is angry, its a good thing. It means he will put time, money and effort in it to get it working himself.
