Venky1 May 9th, 2011, 05:11 AM amir007 - c4v003 is ready and presently they are putting the roof tiles and the inside tiles in the kitchen and bathroom. a/c ducting is also on. I suspect in 2-3mths it will be painted and fully ready. this is status of all houses in this and next row. i am guessing hence it has to be a handover in Q3 or q4 this year if this pace of work goes on. its phase 2a incidentially.

Thanks for your efforts on keeping us posted on progress. Do you know anything about JPA3VSXXX? What phase and current status.
In a previous message I saw details that a credit note consolidation will result in Nakheel providing a new contract with new clauses and will weaken our stand for compensation claim..do you or anyone have any views about this?
We are currently considering purchasing a credit note to adjust and reduce the cost that has incurred due to profit during construction.

If you still have something there suggest immediately ask nakheel for a swap. It was meant to be a single row of 3bed large legacy but is now stopped - no work there for at least 12 months
JPavsowner - A3vs i was not able to access but from what i can see from far it seems to be progressing (somehouses have a roof and some dont). Credit note makes sence except lots of risks you need to know well before you execute. Main issue is buying for a large ticket buyer and hence a very long delay in it reflecting in your account as nakheel waits for the note to be fully sold sometimes and there is a vague committee who approves all consolidation cases and in rare cases has declined.

I am a little concerened as some family memebers went over to Dubai recently and told me that there is nothing there at all just mounds of sand. I am a bit confused as if I look at google maps then it shows that there is a structure in place, I am getting no response from Nakheel and have no idea what is going on. if anyone could provide any information I would be grateful.

i can tell you (people who are living abroad) what i know as i am visiting dubai every 3 months....
1/ i visited the site in june 2010. i can tell you guys it was like a dead town. no workers, nothing going on at all, only security people....it seems that nakheel actually stopped the construction the whole year 2010 but of course they have not informed anybody
i was in front of my villa in cluster D and i assesed it was around 45 % completed only
2/ i went on the site in march 2010. people are working there. it is difficult to assess the pace of work but on many villas i could see 2 people working on each villa. i am talking about the 4 and 5 bedroom villas (contractor pauling LLC) i was not able to reach the 3 bdr villas (which concerns me directly) so i did not see the construction progress for my particular villa
3/ i talked with djehan al murad which is in charge of JP and she confirmed me that the work has restarted on the site and she promised me my villa end of year 2011 for the completion but she put a buffer date until may 2012 at the worst.
the only issue is : nakheel is lying or telling the truth??? as soon as we get delivery that is fine....i think

The original master plan had no big roundabout, but subsequent plans included one. I am confused as to which one they are going with... So far I would say they are going with the original 2007 master plan.

Hi, The two rows of JPH3VS are progressing, the contractor is Al Huda contracting co., I've visited the site about 1 month back and managed to stand in front of my villa, it's expected to be handed over on coming May.

Nakheel is giving NOC for transfer of Jumeirah Park villas on case to case basis. It is available only for Phase 1, II, IIB where construction is going on.
I think in only one phase there was a problem with the contractor Belaila Betty who approached the tribunal. Rest of the phases Nakheel does not have any problem to hold the NOC.
But the resale admin guys try to play around with you. If you are firm and do correspondence in writing with the guys in the front office as well as include the manager Mucahit Soyakan than your case will be processed fast !

I discussed the payment plan confusion with Djehan before she left on vacation. Apparently, RERA has certified the progress percentage as well as the payment plans for all packages. When I requested her to eMail me confirming that the approval was granted by RERA she said I will check with the Management & revert. Within an hour I received an email from her confirming that RERA has approved. I don't know if it's worth pursuing this further with RERA ????????
If it's any consolation, I've paid them more than 100% (a small credit for the outgoings too.........:):)), settled the balance 30% with a credit note last month to bring down my cost before Nakheel altered the consolidation policy..........

I will wait and see...maybe they will come up with another revised plan and new completion dates when November 2012 arrives as well!

Dubaiwala August 4th, 2011, 04:53 PM Desertrose, DXBfan79....Thanks for the RERA confirmation, can we doublecheck this on RERA website, do they list Jumeirah park and certify the progress. I have also paid >100% to take advantage of the Credit note before Nakheel stops accepting credit note for the consolidations. However, when I paid in full (more than full, with rest of money going to future Maint or other charges), I received an agreement which says, possession no later than June 2012, under any circumstances. This is clearly written, so how can Nakheel say Nov, 12 now, when agreement puts deadline at June 12, not even force demajuere. This is June 12, no later under any circumstances.
Desertrose August 4th, 2011, 07:12 PM Dubaiwala, I'm not familiar with the credit notes for consolidation. I purchased the property in 2007 from Nakheel and I have been paying in accordance with their payment schedules that they keep revising. So far I have paid 70% of the property and I will have two more payments left, one in the new year and the next at completion. My property is in package 2A and its a Legacy 4 bedroom. The revised payment letter they just sent me quoted November 2012 as the completion date.
Desertrose August 4th, 2011, 07:34 PM Jumeirah Park is not listed on the RERA website. The website says that they have updates coming up soon. Nakheel says in accordance with RERA that the project is 55.5% complete. I don't have this written but only verbal through customer service. Didn't see anything on the RERA website concerning our project.
Any one else check RERA to see if we are listed?

Cluster D because my villa is JPD3VS....actually i am on package 3......from what i know package 1 and 3 will be released first then package 2 and 4 three months after (i got marycruz franceschi on the phone in april 2011 and that is what she said) i don t know if they have changed their plans though

More than 25,000 workers have been mobilised to complete 8,000 housing units in 300 days, Ali Rashid Lootah, Chairman of Nakheel, was quoted as saying by Arabic daily Al Bayan.
He said: “The 25,000 workers are spread over nine projects. These projects were hampered by the global financial crisis, but currently Nakheel is dealing with them as top priority.”
The projects were identified as Garden View Villas, International City, Jumeirah Island, Badra and Fineto in Waterfront, Jumeirah Heights, Jumeirah Park, Jumeirah Village and Al Furjan.
Lootah added: “Ninety per cent of the contractors who stopped work at Nakheel sites after the crisis have returned to complete projects that the company classified as short-term.”
“Nakheel paid Dh7 billion to those contractors and others affected by the process of restructuring, including those whose debts are less than half a million dirhams.”
Lootah pointed out: “Nakheel has been able to regain the trust of construction and contracting industry and the clear evidence is the resumption of work at these nine projects.”
Shopping malls
He reiterated Nakheel’s commitment to develop four shopping malls, saying the company has received requests for booking space.
Two malls will come up in Discovery Gardens and Jumeirah Park.
Lootah denied the rumors about the existence of a Chinese investor in the expansion of Dragon Mart and said the company's is determined to revive its shopping center project for Palm Jumeirah by the end of the year.
The company will adds to its portfolio more than two million square feet of retail space, he said.
Rental stability
Lootah said that Nakheel continues to play an important role in providing stability to rental sector as the percentage of occupancy in the 20,000 housing units owned by Nakheel is very high.
“Nakheel will help stabilise the leasing market by reducing service fees for many projects by between 30% and 50% and that reduction will be applied according to the project in a timely manner,” Lootah said.

The market value is going down the drain with the amount of property that will soon be on the market. Will it be worth it in the end? Anyone thinking of arbitration? Please share your thoughts and/or experience. i don't want to pay millions of dirhams for a project that most probably will not deliver what they promised. What about the community? The parks? the landscaping? I'm assuming that will be delayed for several years also. From the way things are looking, we'll be handed over our villa in the middle of a sandpit:(

Desertrose October 5th, 2011, 06:44 AM I watched the show last night, Biddirham is a show about the financial situation in the UAE. Last night's show was about real estate. They showed a few minutes of the construction site in Jumeirah Park.
Thank you Zeina for telling us about your program, you presented it beautifully.
The program's presenter had a casual interview with the new Nakheel CEO whilst at Cityscape. The CEO said that they are launching a new project of villas because there is a big demand (...deliver the villas under construction first, I say!). They asked him a bold question that the prices of villas that were on hold and are now undergoing construction have gone down dramatically. He replied saying that the prices of their villas are stable and that he urges investors to hold on to their villas and not to sell because he believes there is a big demand on villas for sale and rent. Easy for him to say cause he's not the one that's been waiting since 2009 for his villa to be delivered. Also, there was no talk on the Jumeirah Park community, the presenter introduced Jumeirah Park by saying that it's 370 hectares of more than 2000 villas encircled by large greenery spaces & areas especially for families. All I have been seeing by passing by the construction site is roads, villas stuck together and no large open spaces what so ever! I guess no one mentioned to the filming team that the parks were cancelled. Actually, as an investor I know nothing about the community after many of the original plan was readjusted so I'm just as clueless as the film crew!
My message is to Nakheel. Get your customer service in order first. Instead of just sending us new payment plans, send us construction updates on our properties, update the JP website. And instead of inviting film crew that will rosey eye your image to the public, take some video tours and photo tours of the construction site and send it to your customers that you are building all these villas for!

I own a 3 Bed JP3VS - H35.
I have been following updates to the construction & have been informed that all the home appliances have been fitted into the 5 beds which are slated to be handed over by Feb 2013, while the 3 beds in Phase 1 are still scheduled for May 2013 hand over.
Apparently, there are also some movements in the secondary market when it comes to JP.

Guest89 November 10th, 2011, 08:09 AM Hi Desertrose, thank you for providing me with her number. I called, but her voicemail was full as usual. I went to Nakheel's main offices and I spoke to a woman who said that it will be handed over "inshallah" in May, June or July of next year. I am a little skeptical when i hear inshallah, but lets hope she is right and they do hand them over by mid next year. According to her the villas are complete with interior works being done.
In addition she told me that visitation permits will commence in 2 months time. Again I don't know why, but lets hope she is right.
So from the meeting, I didn't learn anything new other than reassurance, which frankly is getting old..

not posted for a while, i've also seen the progress on the villas and they are looking good. Unfortunately too late for me as the debts were just rising. We are selling our property for 2.85mil. A 4 bed Regional that we got for 3.98. Terrible loss but to be free of Nakheel is worth it.

How do you all manage to visit the villas. I can only drive by from outside because the security doesn't allow me in. I've asked Nakheel to allow me to visit the model home and they refused.
They have taken the money for the villa so what is the deal here? Is it a security issue. I just want to see the model home. I guess I have no rights, just a big loss! 4.5 million Dirham big loss!
Is it safe for me to just bike inside? I really want to see what the 4 bedroom looks like from inside as the model home they took me to years ago was a 5 bedroom. It will help me decide whether I want to live in this property or not. I have real estate agents calling non stop and I too would love to be rid of this headache Nakheel property.
What exactly is wrong with Nakheel? For such a big developer, they offer lies as customer service and never ever update the website. I can't believe I own a property I know absolutely nothing about! What happened to offering customers construction updates!
Just getting really upset because in January they want me to give them a big payment and I have no idea what my rights are? Just pay up and shut up! Really would love some good advice...

The four bedroom is absolutely beautiful! Large, spacious, much bigger than what i envisioned. I wish I bought one. Call Nakheel and set up a site visit, I heard that they will offer visits in a few months. The 3VL also looks great but the upstairs bedrooms seemed a little smaller than what I thought (maybe it'll look bigger once its totally finished.)
I visited the site....let's just say it was more like trespassing:) I won't do it again, too risky..security has increased and you cannot get in unless you have permission. You WILL be stopped even if you do manage to 'sneak' in. I even saw a security guy taking pics of cars. NOT WORTH IT. However, for the first time in years, I'm actually excited about the project. I would love to swap my 3Large for a 4 Bedroom..for the amount of money I paid it's a pity that it isn't the 4 bedroom.
****Does anyone know what the service charges may be by any chance based on comparable villas?

I pass by the site on a daily basis, the pics taken are of one side that is doing very well construction wise and they are mostly 5 bedrooms. The other side that we can not see on the pics is still progressing slowly and that is the side closer to Meadows 9.
Feel free to correct me, but the other side looks like it needs another year and a half to finish but then I have seen villas in projects in AbuDhabi that took 6 months to go up and get handed over. Of course the developer in AbuDhabi is not Nakheel and so far Nakheel has proven that they are slow and horrible at informing the customer of construction updates.

No problem getting inside JP--> In the Springs there is a Spinneys, across from the Spinneys you can drive into JP, there is a security guard but never saying anything, very easy, I go in when I like.
You can even drive through JP completely and come out on the IBN Battuta mall side.

I visited the Cluster of the following Villas :
I4V 1 to 33
J4V 1 to 56
K4V 1 to 46
L4V 1 to 49
M4V 1 to 38
In all the above Villas, all Bed Rooms, Bath Rooms, Kitchen, Maid's Room,Swimming Pool are complete and the Villas have been LOCKED.
Inter Locking work is in progress on the pavements and parking area outside the Villas.
Pauling (the contractor for this cluster) will hand over these Villas to Nakheel by mid December.
After Handover Nakheel will check the Electricity,Water connections and Sewage of each Villas, which I think may take a couple of months.
So don't panic, hang on to your Villas.Good Times are Ahead.

Good news for a change, thank you! I'm in the cluster you visited but I'm wondering, if they are nearly done, why was I given the handover date of November 2012? That's a year from now, does it take that long for Nakheel to fix electricity and sewage?
As for the pool, I know that when you spend 100000 dhs on a pool, you get a big size pool with fountains running across. My friend just finished her pool in the Meadows. It took a month and a half and she can even do laps in it! Unfortunately, the pool in the JP homes is not worth it and we have all over paid for it. Firstly, it's extremely small and nothing special, very basic. There's now way we can do laps in it!
What to do, we can't beat ourselves up...let's hope later on we will have community club house with a big enough pool to exercise in.

the current status of JPM3VL the current status i would say is 70-75% complete and i doubt it that june will be the handover it will be nov-dec 2012
and for the pool when it was purchased in 2006 nakheel had given an option to have a pool or not, if yes then aed 145,000 extra for it and the pool size was mentioned and in those fine years (as we say) people paid extra for everything but it would have been better if it was designed by your way and yes it would have been cheaper but unlike for us 4bedrooms and 5bedrooms we are getting a mandatory pools so we can help it. atleast you guys had a option

Canard December 11th, 2011, 02:47 PM I've been to the site many times. I've found a way to get inside without any issue. Only the package 2 is still a bit difficult.
I have around 200 pictures for each package but don't how to upload.
I can send by email if somebody wants to know the status of his villa.
But I am wondering when they will start the construction of the community center (shopping mall, schools, mosque...). Don't think the whole community will be completed before 2014.
taguy December 11th, 2011, 03:09 PM hi Ash, thanx a lot for your pictures and your help. that is exactly what i saw when i went there in september. actually the left side in pic 1 is D line (D is not the right side but the left side). as you can see , they even did not put any roofs or painting , only shape of the roof we can see...the first villas of the D line have windows frames but in the end of line D, the last 4 villas (among which mine belongs) have neither windows frames nor roofs . i am really wondering how they can finish in may 2012 as they have announced.....

Ash Allam December 12th, 2011, 08:45 AM Steeldesign, the section B3VL is very confusing coz on the map you can't find it but if you look at my video at minute 5.12 you will see a sign with D3VL & B3VL means its next to D but its not in the master-plan so it should be in the same state as D3VL as you can see in the video. For the picture viewing problem I think its due to a slow connection but if you see a colored icon you can right click and press open image in new tab.

In the first minute of the video in second 43 to 60 you will see cluster Q and cluster M is right behind it so its in the same state. There is some work going on and villas almost finished but not painted yet. Price now between 2.2 to 2.5m - rental would not exceed 5% of the value of the villa by the time of delivery. so if its worth 2.5m the rental will be around 125k AED - I will try to take some photos for you on my next visit.

Desertrose December 16th, 2011, 05:52 PM Nagshah, I visited the 4 Bedroom also and I agree that it's nothing like the show villa. Bathrooms are small but they are good quality. The kitchen is bigger than the 5 Bedroom villa but looks cheap. They even had the Siemen appliances in the kitchen.
Does any one have an updated Master plan from the one in our contracts and on the JP website? Does the Nakheel office give out the updated map ie.the map after the cancelled villas and parks?

Package 2a is goin on! lots of workers on the site and the G4V line is almost complete. :banana:
but don't expect the handover in June for package 4. :ohno:

no progress yet. the A line (in package 1a, 2a, and 6) facing Jumeirah Islands is not being built. The A3VL in package 6 is cancelled. The A4V, there is no progress at the moment. Will try to take a picture next time :)

it's hard to say when we will get the keys of the package 2a, because some of the villas are almost ready (the H4V), and some of them only concrete. I think nothing will happen in 2012 for package 2a.

There is some work going on and villas almost finished but not painted yet. Price now between 2.2 to 2.5m - rental would not exceed 5% of the value of the villa by the time of delivery. so if its worth 2.5m the rental will be around 125k AED - I will try to take some photos for you on my next visit.
Thanks Ash much appriciated what phase is this considered to be in? Also when realistically do you think it would be ready? Not sure if you would know the answer to my next question but nakheel has asked for another payment which I have not payed based on the delays and the fact that I do not have the funds as I ahave payed so much interest for an extended period of time, do you know what the rules with in Dubai will be in the sence will I loose the house or will I have to pay a masive fine? Any info that you provide will be great.

nagshah January 2nd, 2012, 07:34 AM I drove through JP last weekend two times and work is going OK. they were working hard on the walk ways around package 1 and 2 and the three bed next to package 2. That means they are trying to deliver these pakages as they promised within first quarter of 2012. For other villas, Nakheel needs to increase the pace otherwise the delivery might be close to end of the year.

Following up on my earlier post on, above, I note with interest that some Jumeirah Island residents, in order to avoid the high district cooling charges, have installed split AC;s and substantially reduced the AC or chiller charges. I also note that RERA says this is illegal :
..."A senior Real Estate Regulatory Agency (Rera) official, however, claims owners can’t refuse to take chiller connection because of a hike in charges. “They have to abide by the contract they have signed,” he said..."
That assumes you sign that contract with the district cooling company ( most likely will be Al Shirawi US Chillers ) upon the JP villa handover. My JP SPA does not include any clauses to that affect which most likely means that Nakheel will try bully owners into signing that contract upon handover and threathen not hand over the keys unless you do. Which is illegal. Once the property is fully paid for the law is clear, the developer has to give you the keys

A steep hike in chiller charges proposed for Dubai’s upscale Jumeirah Islands is forcing villa owners to look for alternative ways to cool their abodes.
A number of Jumeirah Islands villa owners have refused to sign up the new contract citing an unreasonable hike in proposed consumption charges – two-and-a-half times of last year’s charges.
Nakheel, the master developer of the upscale villa community, told owners recently it will be charging chiller at Dh1.40 per tonne of refrigeration an hour, instead of Dh0.563 per tonne it levied in 2011. It has, however, waived off the capacity charge of Dh1,250 per month.
One approach being followed by an increasing number of residents is to ditch the central-cooling apparatus altogether and, instead, install split air-conditioners in their villas.
This, maintain residents who have switched their cooling systems, has reduced their bills drastically.
“I have installed split A/Cs… the bills have been quite low for some months now. My chiller connection got disconnected since I was not paying and I don’t think I am going to apply for a reconnection,” said a villa owner who wished to remain anonymous.

On the issue on the annual service fees or maintenance fees, I worry Nakheel will try charging us at the same outrageous level as Jumeirah Village Triangle, JVT, the community next to JP. Nakheel is charging AED16000/year for a 2700sqft villa in JVT while Emmar is charging AED6000 for a 2400 sqft townhouse in Springs. You do the math. The Springs is a matured fully landscaped neighbourhood while Jumeirah Village, 2 years after inital handover, is still a moon landscape.
The only light on the horizon is that RERA has to approve the service fees. You still would have to pay the service fees asked by Nakheel upon handover but there would subsequently be a chance for a refund should RERA decide that Nakheels fee is set too high. The ultimate solution is for the JP owners to form an ownership association and select their own service provider thru a competitive bidding process as The Shoreline owners are attempting to now.

Hi Guys, I went to Nakheel this week, they informed me that package 1 is scheduled for handover in March and package 2 to be completed by May with handover shortly afterwards.

More delays and more indifferent attitude on Nakheel's side with no form of compensation. Funny how they start crying when people don't agree to their exorbitant service charges in other projects, but they're fine inflicting hundreds of thousands of dirhams of additional costs on people suffering from their incompetence.
Finality March 15th, 2012, 11:24 AM I'm in package 2a and I just got a reply from Nakheel via email stating that they anticipate a September 2012 completion. We where told by a couriered letter a few months ago that they are expecting a completion by November 2012.

To be honest I hear new rumours every week though!

I can shed some light on the Islamic Financing since I'm using it.
What you mentioned is right to a certain limit.
In this case, you agree with the Islamic bank on the completion/handover date, which is mainly specified by the developer.
The Bank will do the payments as per the schedule and you won't do any payment for the interest (which is called Murabaha) till the handover date, which will be paid in full at that time only, in addition to the monthly payments to start from that date as well.
The good thing about Islamic Financing is that if the property gets delayed, then you won't be asked to pay for interest for that period (the delayed period).
In this case, the Bank is considered the owner of the property till the end of the loan period where it get converted to your name (Like lease to own model).

- package 3 (wich I'm interested in will start handing over in Oct 2012 which is good news!!
- There is no district Cooling in JP... thats for sure.. awesome!!
- The service charge could be around AED 10/sqft... a bit high but will manage.:bash:

I think the reason you can't get through to Ms. Anne Varghese is because she is on Holiday. If you call Nakheel on 04 390 3333 and tell them you are trying to get in touch with Anne Varghese they would give you some one else that you can talk to about your property or maybe she's back and you can talk to her.
Last week I got a letter and wanted to discuss it with her and I kept calling with no luck. When I called the above number they told me she was on Holiday and gave me some one else to talk to and the issue was sorted out within hours.
You should have received a letter explaining your payments and hand over dates a few months back.
Personally, I think each one of us will get an added 6 to 8 months hand over delay on the dates given. I base that prediction mainly on the fact that my January 15% payment was delayed till May, RERA has been making sure that payment is in line with construction. The other reason is that many of my friends have villas ready to move in and they have delayed their hand over. They were told the delay was a DEWA issue and that was 3 months ago, their properties were supposed to be handed over in March.
My property is in package 2a and I was told delivery is in Nov.2012. I believe I will not receive the property in 2012 but it would be second quarter of 2013.
Also, for people thinking of buying property in Jumeirah Park my advice is to buy something ready because none of us know when we are going to get our properties and I have purchased this villa in 2006. It's very frustrating dealing with Nakheel as they are very vague about what is available in the community,service charges and many other things, I just wouldn't wish this frustration on some one else willingly.

I think you meant package 2a not package 2. I have just spoken to a contact in Nakheel and they said the handover of package 2 will be as soon as May or June.

Good morning. I do not think Nakheel main concern is the road. The delay is caused by DEWA as they has not connected what I believe is the electricity yet. Once it is done Nakheel will issue the handover notes even the roads are not completed. If someone knows a freind at DEWA, please ask him and report back to us.

If you goto propertyfinder.ae 3br small and large are available starting at 2.2 Million DHS. In general, there are quite a few posted for 2.3-2.4 range, While this may seem low, back in Jan, there were listings for 1.95-2.1 Mill. So there is an uptick, of course, how many deals have been stuck and at what price is still a bit hazy.

Given the locational advantages of villas in JP compared to villa complexes in other locations [/B](closest to Sheikh Zayed Road, closest to the metro station, closest to the one of only two metro parking facilities, closest to a growing business hub ie JLT[/B]) it is only a matter of time that JP villas will experience steeper price increases.

I agree. Considering all the factors that you have mentioned & couple that with the size of plots in JP, I would place JP in the comparitive price bracket below Jumeirah Islands & above Meadows.
6 months after the handover one should expect a price increase & a substantial increase IF they handover with a community centre & the club..........JMHO.

My view is that JP prices per square foot would stabilize at about 10% to 15% below Meadows at completion. Right now Meadows villas are being advertised at AED 1,200 per SqFt on average. But supply of JP villas will push down prices of meadows villas. I don't know how much this price contraction will be, but let's assume that to be 10%.
So my estimate for price per square foot on these villas is between AED 900 to AED 950 at completion.

i have been getting offers since around mid feb and they are steadily increasing. Would be nice to get handover notice or some communication from Nakheel

"Location, Location, Location' It's the number one rule in real estate, and it's often the most overlooked rule. It means identical homes can increase or decrease in value due to location. One cannot change the location of a property. That is the reason why the JP villa complex with its fantastic locational advantages has a better chance of high price appreciation over time. Presumably the developers and theresidents will take care to ensure that the property is landscaped well and maintained well.

Nakheel is, by no means, planning to get out of business. It is in their interests to complete JP villa complex as quickly as possible. At best it will be a year from now. They are also likely to relaunch the stalled part of the project in JP at higher prices. Say what you may Nakheel developments, including Palm Jumeirah and Jumeirah Islands are all faring brilliantly.

smtk May 21st, 2012, 06:11 AM There is a rumor that the handover is now being delayed again till September. However if anyone has bought credit notes and used them to pay off out standings you will have had to sign a document. This document (at least in my case) absolves Nakheel of any liability for the delays up to a specific date. This date is 30 June 2012. while the penalty or consequence of Nakheel delay beyond that date is not spelled out, it is a stick. Please check your documentation and see if you can find such a date.

I live in Dubai & have been waiting for a long time now for our 5 bed's to be handed over. I went to site yesterday & am pleased to say it looks like the power is on! (exterior lights anyway). Furthermore, I also saw cleaners in yellow overalls inside & outside the villas. When I stopped a contractor's car I was informed they were cleaning the units in anticipation of handover next month.
Furthermore, on speaking to Ann Varughese at Nahkeel, she hopes letters will go out shortly.
Can I suggest we all keep the pressure on Nahkeel and finally make a push for the keys to the homes we have all been patiently waiting for.
