nice that they expanding the waterfront, but i dont like the location one bit. The images are really small (sadly) but if u look carefully they are stacking containers just across the wall from the development...dunno if i'd want to live there

fits in perfectly with the CTICC expansion...i actually quite like tha harbour and the hotel being not too far apart, the area needs attention, combined with the CTICC expansion into/onto the customs house site only great things can happen...i really think that the harbour area has potential if connected to culemborg in future...really love this development...saw a model of it..and its fantastic.

the location is not a 10/10 depending on the noise levels but its a fantastic view across the waterfront and its really in the heart of the city moving towards the foreshore area..

This is PERFECT... and the fact that CT is expanding its waterfront is a great idea, even incrementally... some day it will be fantastic!

I really like this development... it is really suited to Cape Town, and I personally love it!

Received this "high res" image from Faircape.
Date of completion is July 2008, Prices are pretty reasonable based on the reservation list, Looking at a R1.6 million unit of the part hovering about the canal. 3rd floor of this bridge building for R1.9 and 1st floor for 1.7 mil..reasonable...

With regard to the Vared website listing the HarbourBridge as being on hold, do you know the status of new developments on the Roggebaai Canal Precinct.

I read awhile back that there was a freeze on new developments in 2005 when the previous ANC city council was in office. If HarbourBridge was held up it wouldn't be the first. Canal Quays, which was announced in 2003, was recently relaunched as a newer look development almost 4 years after the previous plans for it were shelved.

Do you know if the development situation on the Roggebaai Canal Precinct has changed since the change of government in the city.

Not sure about the whole precinct but the last time i spoke to someone regarding this development, they did say that work would only begin towards the end of 2007. I think there is a push at the moment to ensure that the CTICC expansion and all other developments along the canal are sort of integrated, so that improved access to the area becomes a priority by ensuring that all the developments work towards the same goal.

Hilary Prendini Toffoli meets Faircape Group founder Mike Vietri

Capetonians are touchy about changes to their cityscape. So naturally they watched with beady eyes as a massive slab of red brick and black metal started going up in the panel-beaters district of the eastern city centre, not far from the notorious pepper pots that have been Devil's Peak eyesores since the 1960s.

But the developer of what is now Wembley Square, the city's hot new residential, leisure and fashion complex, is a Cape Town boykie who happens to share Capetonian concerns. Mike Vietri is the man behind the "Faircape is Building" signs all around the city. The name he chose when he launched the company 22 years ago acknowledges a certain responsibility to the environment.

"I think this building complements the skyline in many ways," he says. "It's the right kind of mass for a location below the mountain, and the industrial feel fits in with the buildings around it."

He regards me with an earnest, quizzical look as if half-expecting me to disagree with him. I'm not about to.

With its flyaway roof awnings adding lightness to the bulk of the external structure, and a huge, airy, glass-roofed restaurant atrium that feels like outside inside, I reckon this complex, designed by David and Simeon Peerutin, is an appropriate contemporary addition to a city that's graced by some wonderful buildings (as well as a few white elephants like Bergamasco's pepper pots and Nervi's Good Hope Arena).

In industrial looks and pioneering location, Wembley Square is the little sister of the other major development in which Vietri is a partner, the Black River Park office complex in Observatory, now in its third phase. Tenants include The Jupiter Drawing Room, Adidas, Brand House and Garth Stroebel's Culinary Academy and restaurant Capers.

"The selective tenant mix is part of Black River Park's success," says Vietri, "along with its low commercial rates, security, accessibility off two freeways and cheap parking.

"I've been in business 26 years and my best lucky break was finding Black River in 1997. It gave us the equity base for other major projects. Adam Marcus, who now has Gateway, was the one who told me You really have to see this property' and took me to see this derelict warehouse with maple floors and orange bricks which no-one was interested in.

"When I walked into what was then the Cape of Good Hope Bank, into the office of the head of loans, Brian Stevens, and said: I need R11,5m to buy this building', he said: It's a deal.' He knew the building backwards. That's the sort of knowledge base these guys had."

At that stage Vietri had a construction company called Faircape Homes. He'd launched it in 1983 as a 27-year-old accountant. His family was in property - mother an estate agent and brother-in-law one of Cape Town's high-profile architect-developers, Arthur Quinton.

"Faircape Homes was the first company to build houses in Khayelitsha - 3 000 of them. It almost sank us. When interest rates shot up, the owners started defaulting on their bond repayments and we couldn't get them out."

In the 1990s, with Cape Town's commercial property in the doldrums, Vietri began accumulating commercial, retail and industrial properties at favourable prices, as the institutions got rid of them.

Then, hitching his star to the revival of the city centre, he was involved in several residential developments. Harbour Bridge in the V&A Waterfront is one of the quirkier projects - apartments on that chunk of real estate that straddles the canal leading to the convention centre. And he's now looking at the edges of the city, areas like Woodstock.

The company has also acquired new sections - development, investment, management services, sales, residential rentals and leasing - and is now the Faircape Group in Black River Park.

Married to his second wife, with five children between them, he is constantly concerned with the challenges that face not only the country but the building industry as a whole, as well as his individual projects.

"Any idiot can make money out of property," he says. "But it's just as easy to lose it all."

Interesting article. By the way Faircape built the Cannon Gardens in Sea Point and the Muizenberg redevelopments. Do you by chance know if the "Faircape is Building" sign has gone up on the HarbourBridge site?

Def a good idea. CTICC should consider that, basically an urban park on top of the roof.

But I don't think the Cape Town Partnership or city will commit any funds to that since the roof is not visible on ground level and of course it forms part of the unfinished highway...prob too much effort to green it..who knows

its very visable when you are in the westin. I stayed there last year and it jumps up at you like a massive zit on the forehead, not nice and you cant help looking at it.

Might be a good idea for the city and its residents not cos it looks good from the air, a funky unique urban oasis

sounds like a roof party to me ! it would be nice if they did do something with thou but i don't see as such a big eye sore i live greenpoint and i never really notice that much or maybe thats cause i drive past it every single day

It's getting some company soon, then the CTICC expands across the freeway. Which, thank God, has finally been approved by the Dept. of Customs. Need this to keep up with the Durban ICC. Not too worried about Bloem's new one though:lol:.

I'm a bit confused of the location of Canal Quays with regards to harbour bridge (since they're are so close together)? Where will Canal Quays be situated? Behind Harbour Bridge, next to that brown square building?

Top V&A Waterfront venture takes off

Pam Golding Properties has launched the final 20 units at Harbour Bridge, Faircape's newly completed development in the prime Roggebaai tourist precinct.

The building spans the Roggebaai canal at the en-trance to the V&A Waterfront, and offers the closest possible residential accommodation to the Cape Town International Convention Centre (CTICC).

The first 100 apartments were sold before the launch and owners will start taking occupation next month.

Harbour Bridge offers a total of 120 studio, one- and two-bedroomed apartments.

Communal facilities include a swimming pool and concierge service, a coffee shop, a restaurant and high-speed internet and satellite connectivity.

The CTICC, V&A Waterfront and Foreshore precinct are all minutes away, either on foot or by water taxi.

Now that the construction works at One&Only Hotel, Harbourbridge and Canal Quays are just about complete. Landscaping and the cleaning of the canal, which was closed are taking place.

This is cool - love the stonework beneath the wooden walk. Very modern. The canal, although it would be nice if it was extended into the city, is the reason for these developments, and it will attract more.

This image of these container buildings is the most awfull thing I have seen in ... well, ever! and this for a new build in a upmarket area? It seems like Cape Town has a Lego fetish. The forshore is a collection of glass clad containers that look like the LEGO blocks left behind by a bored child.

Coming from someone who thinks the Public Works building looks better than the CTICC tower...well I'll take that as a compliment on the building's behalf.

Studio Apartments

The development has its share of permanent residents andownerships. Yet, it can also take the form of unique part-time access models in conjunction with Relais Hotels. Choosing its model limits access to the unit but comes with a guaranteed minimal rental return of 6% for the first two years. Responsible for the operation, servicing and marketing of the apartments purchased under the part-time scheme. Relais is adequately experienced for the task.
