View Full Version : Ipswich Wet Dock Regeneration: Photos, It's great.

I recently visited my old hometown Ipswich and was completely astonished by the huge amount of construction work. When I lived in Ipswich there was nothing on the development front except for a cheap sprawling cinema, with a large carparck and macdonalds. Now at long last the wet dock area is receiving the development it deserves: high density housing, offices and associated bars and restaurants. Ipswich is also building a university and there is quaite a bit of work completed near the football ground. I also noticed large areas of former industrial land being cleared futher up the river, but I only had time to photograph the Wet Dock area.
I have started by presenting the new buildings, then in an effort to show the context of the development I have shown the old areas of dereliction and the early stages of construction.
What is clear is that there is still much work to be done; I’m pleased to see that much of the preparation for this is already happening.

Looking west we can see the Contship building, which was refurbished about 10 years before anything else. Beyond this is the area currently being rebuilt. The old mills are very dramatic, and are presently a mix of derilict, newly built and demolished sites.

Numerous ancient building back onto the wet dock area, including 2 medieval churches. These former warehouses now contain a nice restaurant and a shitty cocktail bar.

The old custom house is a spectacular building associated with the original use of the area. The wet dock was the largest dock in the world when constructed in the mid nineteenth century.

Looking towards the churches in the town centre. There is terrible derilict land and crap buildings between the dock and the town centre.

There are two churches directly behind the riverfront mills. In addition there are two slightly further along. The result is four of these churches in a line, one pretty much every few hundred metres. I think most are derelict.

This is Wolseys gate, which has something to do with Cardinal Wolseys plan for a university hundreds of years ago. The location around this is shocking. Across the orad is the towns oldsest pub – also derelict. The state of this area has been a disgrace for years, thank goodness its changing.

This site is where a 22 storey tower, the tallest in East Anglia, will be built. The site was of archelogical importance. I seem to remember when I lived in Ipswich the existing mill building catching on fire.

I find these old mill buildings very dramatic. The previous use of this area is fascinating, I hope the tracks are retained.

Many times I have been to Ipsiwch
while the dock apartments are quite good the aprtments going up all over the centre are in cheap shit pastel colours

Starslight November 6th, 2006, 03:47 AM It was recently announced that a constrcution compay had been contracted to start work on the university campus. Should all start happening soon, and I can't wait for the tower! The wetdock could be such a cool place, I just hope they make the most of it.

i agree. many of the new apartment buildings going up, even those not far from the docks itself, are rather cheap-looking and will inevitably age very quickly. some have tried to be innovative with their designs though and many boast maritime motifs, such as sail-styled roofs and balconies that seek to emulate those on ships (possibly a bit tacky, but at least it shows signs of intelligence).
i won't waste my time taking pictures of these developments as they're ten a penny, but if i'm still living in ipswich when construction of the university commences i'll certainly try to keep a running photo commentary.

Once all the construction is done hopefully we will be able to show off the waterfront for the first time in years.

"THIS is the ambitious vision for a major £100million hotel and retail development on Ipswich waterfront.
Planning bosses at Ipswich Borough Council are considering a revised application for the St Peter's Port scheme before its go before a committee in late August.
If it gets the go-ahead, the ground-breaking project to build three hotels, a car park and retail space, will create the most expensive commercial building ever built in Suffolk.
Developers Braceforce have modified their original proposals for the project, on land between Star Lane and College Street, so it would now be a totally commercial scheme.
Braceforce's sales and marketing director, John Di Carlo, said: “We have modified our original plans to harmonise with the way Ipswich is developing.
“Our research has revealed a huge demand for eco-friendly offices in the centre of town - both from businesses already in the town and those prepared to re-locate.
“We will be providing the most highly specified offices in Suffolk with an extremely low carbon footprint.
“We have absolutely no doubt that St Peter's Port will support and boost the changing face of Ipswich life, in business and in leisure.”
One of the main features of the development would be a wall clad in self-cleaning vertical glass panels.
These curving panels would form a wave-like glass curtain that wraps around the development and according to the glass manufacturers it will be the largest installation of its kind in the world.
James Hehir, Chief Executive of Ipswich Borough Council, said: “St Peter's Port is an imaginative scheme which will help to transform this area and provide an essential link between the Waterfront and the town.”
Although the St Peter's Port development has yet to be granted planning permission many large retailers have already confirmed their desire to be part of the project.
Tesco has exchanged contracts on a Tesco Express store to be sited on the ground floor.
Accor, Europe's largest hotel group, has committed to a 165 room Etap hotel which is expected to be the brand's flagship for Europe.
Whitbread has agreed terms on a 117 room Premier Travel Inn as well as a new Brewer's Fayre restaurant in the listed building that fronts College Street.
Negotiations are also at a final stage with another hotel group to provide a boutique hotel with 58 rooms.
The development would also include a 420 space below-ground public car park."

As you know I am particularly interested in the Cranfields Mill development and am told that Block A will be completed at the end of 2008.
The re-development of the whole area really seems to be picking up pace now.

It will also bring back into use the listed former burton's & son offices (next to Wolsey's Gate) as a restaurant. Development is due to commence by end of 2008.

Bottom left is the existng Victorian Mill which is being converted into duplex apartments. It will be completed during 2008. The tower to the right has also 'topped-out' and the lower parts of the building will be occupied by the end of the year. The Ground floor contains bars and restaurants, one of which will be Pitcher & Piano.
The left-hand tower will rise to 18-storeys. The base of this complex will contain the Red Rose Chain's Whitchbottle Theatre so named after the discovery of the eponymous object during excavation works on site.

Starslight December 20th, 2008, 02:27 AM Now on the waterfront but seeing as this is the only Ipswich thread...the Westgate shopping centre on the site of the former Council Offices was given planning permission the other day. It is a £50m development, with retail, offices and residential in Ipswich's town centre with work due to start next year (fingers crossed).

Goat Rope December 21st, 2008, 07:27 PM The renders are a bit vague, but from what I can see it looks a bit disappointing and plastic. Still, it has got to be an improvement on the Buttermarket and Tower Ramparts.

Although I agree, it doesn't look wildely impressive from the renders, very gimmicky (dunno if that's just the style of those images or the actual building). Fingers corssed it goes ahead asap tho

This is how many residents of Ipswich like to think of their home: A quiet market town in the sleepy county of Suffolk, where not much happens except umm-ing and arr-ing over the price of corn. It's not really been like that since about 1850, but nevertheless there's been much tutting and murmering over the following scary things:

During the economic boom bucketloads of flats got put up, and seem to still be going up. This sent people of a certain age into paroxysms of 'tsk' 'tsk'-ing, eye-rolling, and head-shaking. Apparently, Londoners wanted somewhere to park their boat, so they put up stacks of yuppie pads far out of reach of most local people, beyond their budget: which is about £5, 9 shillings and 12 cowrie shells. The tallest building is called Cranfield Mill, or 'The Mill', and it is supposed to have among other things: a dance school and theatre.

The other two towers and converted factories are a development called Regatta Quay. There's never actually been a regatta on the river Orwell as far as I know, but it certainly does look swanky.

This is the other side of the current main waterfront. Ipswich is a freshwater port. This 'wet dock' was the largest purpose built river port in the world when it was completed in 1842. Further round there is still a working goods and container port, which deals with smaller vessels who find it cheaper to off-load up-river than at Felixstowe on the coast.

This is the Ipswich hub of a new University called University Campus Suffolk. This means that young people will be coming to Ipswich and scaring the locals, or even worse: That local yoofs might actually stay in the town rather than running away immediately to somewhere where they have shapes and colours.

Most of this was all planned and embarked upon during the good times. There was loads more planned and I hope the recession doesn't last too long because I want MORE!
redTom June 29th, 2009, 09:33 PM I visited family in Ipswich at the weekend and had a chance to stroll around the docks. Although large parts are currently building sites or still derelict, there seems to be great potential for the area.
The mix of styles works quite well and it looks like there will be lots of different uses for the area which will help to keep it lively for longer periods of time.
Is there a masterplan for the whole area in terms of redevelopment at all?

Although it doesn't look too sunny on these pics, it was very warm which meant there was quite a few people milling about. The redevolpment work that has already been done offers quite a bit of shelter for sitting outside which should create a really good atmosphere in the evenings.
ferge June 30th, 2009, 06:31 PM It's certainly going on in Ipswich, hey? lol.. Those high rises look really good as a collective, and I really like the wood and black render block.. its quite quirky without being over dominant.
Starslight July 17th, 2009, 12:46 AM Some good photos of the wet dock there and Ipswich in general.
I like it down by the docks more all the time, possibly could do with another good bar and restuarant and some more car parking now the free at night council one has gone!

Would be great if anyone would be able to post some up to date pictures, must be nice down there now in the summer? Also, I'm loving seeing my flat in those pictures (Churchmans Lofts, the glass box looking part jutting out is my living room lol), makes me feel slightly homesick, haha, thanks MrFaceHead

I live abroad too, but I shall be back in Ipswich for a short break next month- I'll get some photos then and have a look around to see if anything's happened in the last year.
MrFaceHead September 3rd, 2010, 05:12 PM If there's nice weather next week I'll do some photography of recent developments in Ipswich (everything looks better in the sunshine). A new construction company have put up boardings at Regatta Quay so hopefully things have started moving again. The University second stage development and halls are worth doing, as are the new paving and road plans on Bishops Hill and Giles corner.

First of all, a photo of The Mill:

The Mill complex is only half finished, as is Regatta Quay. Both developers went into administration in the credit crunch and it could be many years before the projects get taken on by other parties. Inside the Mill about half the flats are complete. Regatta Quay has two towers, one complete and sold, the other just a concrete skeleton and looks terrible. Why us? :ohno:
Before the recession there were big plans for the town, it was really unbelievable all the things that were supposed to be being built. At least three proposed shopping centres (?!) have disappeared into outer space: The Mint Quarter, St Peter's Port, The Westgate Centre. To be honest it was all property bubble fueled insanity. There is maybe a chance the Westgate Centre will materialise in the future, after all they knocked down the perfectly decent 1960's Civic Centre to make way.

The administrators of one of the several bankrupt developers involved in Ipswich Waterfront apparently still want to go ahead with this:
