View Full Version : SEOUL - Mok-dong

Mok-dong is a very clean and organized residential area in Seoul. It's one of the newest ones so it's been planned carefully with lots of green areas and huge one way streets. It's a great quiet place to live in, and there's a lot to do now that the Hyundai Department Store (Korean Bloomingdale's equivalent) has opened. Plus, I've the blessing of living in a 24th floor where I can see the Hyperion everyday and the Yoido area too.

Hyundai Hyperion is a 3 building complex where the tallest one is 69 stories(256 mts) becoming Korea's 2nd tallest building and the world's 3rd tallest residential building. The other ones are a 63F (239 mts) officetel and a 54F(201 mts) apartment building.

The picture above was taken from my apartment and as the rest of the photos were taken with a Canon Powershot s30 digital camera. Between 2 of the Hyperion towers is the Hyundai 41 Tower (41F, 168 mts), an office building for Hyundai Engineering. To the right the black building is CBS and next to it the Happy World Department Store. The building with the antenna is SBS (Seoul Broadcasting System) new studio, the twin buildings are also apartment buildings of 32 floors called Mok-dong TwinVille and the far right is KT (Korea Telecom) office tower.

Hyperion II is already under construction and it's gonna be 4 apartment buildings (32F, 34F and two 41F) and 2 officetels (29/31F and 40F)

This is not the best pic but that's all I could get from the 41 storie Samsung Chereville I. It looks better than Hyperion cause it's whole facade is glass. I'll take a better photo and post it some day.

Another high-rise apartment building in Mok-dong is Paragon, the tallest is 35 floors, it's next to the Hyundai 41 tower and is still UC (has reached 15 floors).

A Han River pleasure boat passing the Seongsan Bridge. This bridge has super mega bright reflectors that illuminate the sky at nite. I drove through it once when it was snowing and it felt like driving on a cloud. An unforgettable experience... It's the closest Han River bridge to Mok-dong and it links it to the Sangam area where the World Cup Stadium is and the DMC is gonna be built.

Mok-dong is an area from Yangheon-gu district in Seoul. It's on the south of the Han River and has a stream called Anyang that flows all the way from the city of the same name to end up in the Han River. This stream is being cleaned up and parks and outdoor sport facilities are being made. There's a great bike-only road that leads you to the Han riverside parks, it's super!;)

Oh, and Mok means tree and dong is like an area of a district.

First of all, Anyang Stream: it's a small river compared to Han river, but it's a nice place to exercise (I mean the parks around)

nah.. I passed several times since January, cause I like riding my bike around the Omok Park, but it's always silent. No human presence inside, so, unless silent ghosts are finishing it, I definitely think it's abandoned. Sorry if I sound sarcastic :D. Maybe it was hit by the IMF thing... who knows? I would buy it if I had the money :D

yeah, isn't it great? Well, thanks, I would like to go to Gangnam to take pics, I don't know why we're so obssesed with this building stuff... but anyway, I went yesterday to Borame and took lots of pics, I'll post them soon... And when are you coming to Seoul again?

thanks :D . well, sorry to disappoint you but my "dica" is not upscale :( it's just last year's Canon Powershot S30 with 3MP resolution and just 3 lame x zoom. But I'm the kind of guy who believes that the camera is not as important as the photographer:D :D :D with creativity and thousands of try-errors you can take really great pictures. My last dica was a Sony Mavica, and still with that I took wonderful pics. I recommend you the one I'm waiting to buy: Nikon Coolpix 5700... I'm gonna wait till it drops to 600$ and then I'll buy it. Till then, enjoy my amateurish pics:D

My cheap Olympus "dica" is even more amateurish. It doesn't even worth C$400. Plus I don't have that much creativity nor skills ;)

Btw, I cannot go to Seoul till 2007 for sure, maybe even later :bleep:

It's a shame how Hyperion has eclypsed these better looking buildings by Samsung. They're 4 buildings from 24 to 41F.

It's a very luxurious apartment, the smallest apartment is 61 pyong, and the building has an indoor pool and gym. I want to live there....:D

very nice buildings.... I knew these buildings existed but never seen them in person. I guess the hyperion towers had all my attention, I should explore Mokdong a little bit more in depth next time I go there. I can't believe I missed all these buildings and I was right there!

Well, they turned it off the next day, but it wasn't the Decoration lights, it was a one-of-a-kind nite cause they turned on the lights inside of each apartment in Hyperion!!! Something that'll never be repeated. Fortunately I took many pics (was still foggy though) but I can't access the internet with my laptop yet (using dad's now).

Don't worry, I will share the photos with u guys as soon as I can ;)

Hyperion was lit for the first (and maybe last) time from inside. I say it's gonna be hard to see that again cause as it's a residential building and it's impossible that everyone turns on their lights at the same time.

oh, and guys, i recommend u to visit 41 tower next time u go to Seoul. it has a very posh italian restaurant with a great view on the 40F and also a very elegant and modern bar. i loved them both, it's kind of expensive but it's worth it. plus, the rest. has live performances of Classical and pop, it's just great.

My friend who used to live in Venezuela told me that you're exactly right when I told her that you said Maracaibo is literally hell, even when you compare to Caracas or the other cities of South America because of its extreme tropical weather ;)

it's gonna start ºĐ¾ç on December and there's not much info yet
but it's gonna house more than 800 families!!! i hope it's a skyscraper (if it's another boxy apartment complex i'll kill them!)

i think i figured out where it's gonna be built, there's not much empty land in Mok dong, so i guess it's gonna be in the land in front of Omok Park and SBS, next to the Hyperion I.

i hope Hyundai makes Mokdong a "Western Dogok" :D

GOOD NEWS PEOPLE!!!

I checked the latest Bunyang Calendar at Hyundai's page and Mok-dong HYPERION 3 IS ON THE LIST!!!!

It's supposed to start bunyang on October 2004 with 844 apartments. No more information available, I just hope it's not a horrible danji style apt. Let's pray for another high-rise complex. (though Mokdong is starting to get traffic congestions already, with Paragon and Hyperion 2 and 3 built it will become a living hell to commuters).

yeah, those are the Paragon buildings. I like how they look right now with their unfinished brownish color. In some photos I took they look like NY skyscrapers. But I guess they're gonna ruin it by painting it as ALL Seoul's apartment buildings: white. Oh, maybe they will even add a cheap-looking painting to number the buildings, like ALL Seoul's apt. bdgs.

Anyway, I will post my pics from my last trip to Seoul some day, but it's so hard doing it here.... mook, can i send them to you and u post em?

It's west of Yoeuido and south of Han River. So that's pretty far from the Tower Palace since Gangnam-gu is located in the eastern part of Seoul and Mokdong is known as the "west end".

In Mokdong, a 34-pyong apartment is usually somewhere between $400,000 and $500,000. Though from what I've heard, Paragon is much cheaper than other apts since there is no bathtub or balcony.

London where did u get that information? As far as I know it's a mixed use apartment complex. It has some stores in the lowest floors but everything else is residential apart. not officetels. And they obviously do have bathtubs or at least showers.

Now the reason Paragon is less expensive than those old style "danji" apt. is because it's a Mixed use apt. And mixed use apt. are more expensive to own in the long run cause monthly maintenance fees are 3-4 times higher. Besides, Koreans love to live in danjis for other reasons like........ I would never understand why. I guess u have to be korean to understand.

I don't know... just check the model house of www.dyparagon.co.kr at the mokdong project. At least in their floorplans, even the 26 pyung apt. has a shower. And the last time i was shopping for an apt., which was this year's spring, the real estate agent offered an apt. there.

hi. As I said before, Paragon is an mixed use APARTMENT complex. The smallest apartment they have is 26 pyung and it's around 280.000.000 won. It's a great time to buy, but the future of mixed use apt. or "Jusang Bokab" is uncertain. As I said previously, this type of apt. is not very popular in Korea, but things have been changing so if u want to take a risk it's up to you. I would :) and I kind of regret not having bought an apt. in Paragon :(

Its a GOOD price for that location. But 26pyung is kinda tight. Still, if its clean and well made, plus the location, its a great buy.Im not exactly sure how officetels difer exactly from apartments. Could you fillme in? Also, looking at this from an investment angle, how would the return on the place be in 5 years? Could one realistically hope to make a profit on a sale of such a place if officetels are not popular in Korea?

Hi. First of all, Mokdong Paragon is not an officetel. It's a mixed use apartment. A mixed use apartment is just like any other apartment, but it's usually one building with stores or offices on the first floors.

An officetel is supposed to be a little office where someone can also live at. So if it's a small 26 py officetel it won't even have rooms, it would be just one space like a studio apartment. Bigger officetels might have rooms, but in general, officetels of the same pyung area of an apt. are smaller.

Now, about the 5 year profit question, i must say it all depends on factors like will the capital really be moved? will the DMC in Sangam be an important financial district as promised? but for me Mokdong has a lot of potential. It's considered a Shindoshi or New Town inside of Seoul, and if u've been there u'll see the difference. Prices have been slowly but steadily rising, and now with the Hyperion with Hyundai dept. store, SBS, subway line No. 9 and the neighborhoods surrounding Mokdong (Shinwol-dong and Shinjong-dong, the 3 dongs in Yangcheon-gu) having plans of redevelopment as a new broadcasting and film industry district in Seoul, I think it's wise to invest in Mokdong.

Great news! Another "real" skyscraper complex is gonna start construction in March!

Samsung Mok-dong TRAPALACE: 4 buildings of 48-49 floors just in front of the Hyperion II complex.

I think it's Samsung's revenge to Hyundai blocking the Cherevilles with the Hyperions II. I can't wait till Hyperion III project comes to light, Mokdong rules~!

Oh and about hte height, Korean construction companies leave that as a mystery and that sucks! Most of the buildings in Emporis have to left without a height cause you can't find that info anywhere. If anyone sees any building in Emporis without height and knows it, please let me know.
