PETALING JAYA: Sunway City Bhd (SunCity) hopes to attract more foreigners, especially those from the Middle East and Japan, to invest in its latest development project, Sunway South Quay, after it concluded an agreement with a South Korean property developer.
SunCity and CI Korea Co Ltd inked a deal to develop a precinct, known as Residential Condominium 4 (RC4) in Sunway South Quay, with a gross development value (GDV) of RM200mil.
It will comprise 249 condominium units with various facilities, developed over 3.4-acre of land for the South Korean community.
CI Korea will pay RM3.5mil non-refundable earnest money to retain their right to participate in this collaboration, including their intention to purchase en-bloc all the condominium units, subject to authority approvals.
The collaboration will also include marketing and technical aspects of condominium design for the community.
Sunway Group founder and chairman Tan Sri Dr Jeffrey Cheah expressed hope of starting construction of RC4 within the next three to four months, once the necessary approval had been obtained.
"I am confident that they (South Koreans) will spend more than RM500mil in Sunway South Quay.
"It is a fantastic opportunity for them. What we have here are ideal for holiday or for them to live here under the Malaysia My Second Home programme," he told reporters after witnessing the formalisation of the agreement between both parties on Thursday,
SunCity senior managing director Datuk Wong Choon Kee and CI Korea president Jun Byung Kwon signed the agreement.

argory March 17th, 2007, 07:17 AM I think it will be a nice project. Even Sunway Lagoon is lower than street level and it has a nice enclosed feeling, especially with the landscaping. And this is a much bigger lake. I dont think it will be dusty either.

I have a feeling that they are going to launch their 1st phase of product very soon, since they have sold the condominium block to the Korean.

SUNWAY City Bhd has concluded its second en bloc sale - the Sunway Pallazzio Block B for an estimated RM220 million to a firm linked to a Middle Eastern fund.
The buyer for the property, which is under construction, is Radiant Splendor Sdn Bhd, a special purpose vehicle affiliated to the fund, sources say.
Sunway Pallazzio, an 80-unit super luxury condominium in Sri Hartamas, was sold at around RM750 per sq ft. The building is due to be completed in 2010.
The sale underscores the attraction of Malaysia's property market, which has been buzzing since the government lifted a sales tax and made it easy for foreigners to own property.
The source added that with the sale, Suncity could save up to RM10 million in promotional and marketing costs.
The announcement is set to be made this week.
Suncity's chief financial officer Koong Wai Seng declined to comment on the deal when contacted.
However, Koong noted that Suncity had completed its first enbloc sale - the Sunway South Quay deal with a South Korean investor - on December 27 last year.
This 249-unit luxury condominium in Sunway South Quay, was sold for RM170 million to Luxury Court Sdn Bhd, a joint venture between property developer CI Korea and Daol Fund.
Daol Fund is South Korea's First Real Estate Asset Management Specialists with US$10.7 billion (RM35.1 billion) asset under its management.
Established in June 2006 with a US$310 million (RM1.02 billion) real estate fund, it is backed by South Korea's four top-tier banks and two major securities firms including Worri Bank, Hana Bank and National Agricultural Cooperative Federation Bank.
The Sunway South Quay Korea community will be a twin city of the the US$337 million (RM111 billion) HongCheon Senior Leaders country project under development.
"With the Daol Fund (in the picture), the likelihood of the option given to CI Korea to purchase another enbloc property next to the first property has increased," Koong said, adding that the price tag on the option is around RM200 million.

SUNWAY City Bhd (SunCity), the Sunway group’s property arm, has achieved a record-breaking unbilled revenue of more than RM1.2 billion with the en bloc sales of two property projects.
Managing director for property development Ngian Siew Siong said the company has already sold its super luxury condominium project Sunway Palazzio Block B to local Bumiputera developer, Radiant Splendour Sdn Bhd.
The 80 units super luxury condominium in Sri Hartamas involves a gross development value (GDV) of RM219 million.
At a media briefing in Petaling Jaya today, Ngian said the company has also completed the sales of 247 units of luxury condominiums in Sunway South Quay to Korean investors in December last year.
The luxury condominium involves a gross development value of RM171 million.
Ngian said the company is confident of achieving RM1.35 billion sales for the financial year ending June 30 this year.
“With the two en bloc sales, we expect we will perform better to surpass this target,” he said.
On SunCity’s overseas expansion plan, Ngian said the company is developing a mixed development project in Hyderabad, India involving a GDV of RM1.5 billion.
He said the company is also eyeing some property projects in Vietnam and China.
The company’s overseas projects are expected to contribute about 30 per cent to its revenue in next five years. — Bernama

SUNWAY City Bhd said its net profit and revenue for fiscal 2008 will beat forecasts as it sells two large properties and promises more of similar sales in the future.
Property sales are set to hit a record RM1.35 billion for the year to June 30 2008. It has managed to book sales of RM924 million so far, said Ngian Siew Siong, managing director for property development.
Analysts have forecast a net profit of RM160 million and revenue of RM1.41 million for SunCity this year.
Last year, it achieved a net profit of RM147 million on the back of a RM1.14 billion revenue.
"We can bring in more revenue through enbloc sales. This is why we are optimistic of our sales figure," he said at a briefing in Petaling Jaya yesterday.
Ngian is also bullish on future earnings as it expects to launch the first phase of its RM1.5 billion Sunway Opus Grand Residency in Hyderabad, India, by April.
It also expects to wrap up two new enbloc sales at its RM3.5 billion Sunway South Quay project here next year.
Ngian announced that SunCity has achieved a record unbilled sales of RM1.2 billion. Unbilled sales are sales that have yet to be recognised in a company's account.
"The unbilled portion will form the foundation for earnings in the next 18 months," he said.
Unbilled sales jumped 47 per cent to RM1.2 billion after it completed two enbloc deals recently.
The first is a RM171 million deal to sell a 249-unit luxury condominium block in South Quay to Luxury Court Sdn Bhd, a joint venture between developer CI Korea and Daol Fund.
Daol Fund is South Korea's first real estate asset management specialists with assets worth US$10.7 billion (RM34.98 billion).
The second deal is to sell Sunway Palazzio block B in Sri Hartamas to Radiant Splendour Sdn Bhd, a local Bumiputera firm, at around RM750 per sq ft or RM219 million.
Both the blocks are under construction and will be completed in 2010.
South Quay has nine other condominium blocks worth in excess of RM1.5 billion, which will be launched and sold in the near future.
He said CI Korea plans to buy another enbloc property in South Quay worth some RM200 million.

He said SunCity to date had achieved RM924mil sales, representing 68% of its FY08 target.
He said SunCity was now in talks with Korean and Middle East investors for the en bloc sale of other blocks in South Quay.
Chief financial officer Koong Wai Seng said the RM1.2bil unbilled sales would form the foundation of the company’s future earnings for at least 1½ years.
Currently, SunCity has 3,000 acres of unlaunched landbank, including in India, Cambodia and Australia, worth a total of about RM13bil.
Koong said SunCity expected 30% revenue contribution from its overseas projects in five years from less than 5% currently.

PETALING JAYA: Sunway City Bhd (Suncity) has targeted a record sale of RM1.35 billion for its financial year ending June 30, 2008, based on its unbilled revenue of RM1.2 billion including last month’s sale of two high-end condominium blocks, its managing director Ngian Siew Siong said.
“The RM1.35 billion target will be the highest ever achieved in the company’s history and we hope to top that level for FY09 from both our local and overseas sales,” Ngian told a media briefing on the two enbloc sales of Sunway South Quay and Sunway Palazzion Block B condominiums here yesterday.
Excluding the enbloc sale, he said Suncity recorded RM924 million sales or 68% of the RM1.35 billion sales target from its existing residential projects.
Ngian said the company was confident of hitting the record sale target because of the sale of Sunway South Quay condominium to Luxury Court Sdn Bhd, a joint venture between Korea’s CI Korea and Daol Fund, for RM171 million and the Sunway Palazzio Block B to Bumiputera-owned Radiant Splendour Sdn Bhd for RM219 million.
He said as at Dec 31, 2007, the company’s total unbilled revenue of RM1.2 billion included unbilled revenue of RM818 million besides the two condominium blocks.
Sunway South Quay condominium has 249 units with a gross development value of RM400 per square foot. It is targeted for completion by 2010.
Ngian added the sale also created an international community to enhance Sunway integrated resort and cross market all of Sunway lifestyle and entertainment components.
He said Suncity was also looking at expanding its overseas revenue contribution to 30% by 2013. It now has operations in India, Cambodia and Australia.
“We target to grow our overseas revenue to 30% in five years. We are in talks with parties in (the southern part of) China and Vietnam for possible property development projects.
“Our preferred mode of entry into these markets would be via JV (joint venture) with a local partner, who understands the market and can help us with regulatory approvals,” Ngian said.
He said among its existing overseas residential projects is the RM1.5 billion Sunway Opus Grand Residency development in India scheduled for launch this April. The development is a joint venture with Indian partner Opus Developers & Builders Pte Ltd.
Ngian said the first of the five-phase Sunway Opus Grand Residency has a gross development value of RM300 million, and the project would be fully developed in five years.
He said Suncity was also in talks with Middle Eastern investors for enbloc sales of its properties but declined to comment further.
Suncity has 15 ongoing projects worth RM13 billion, of which 25% was from overseas development projects, to be completed over seven years.

PETALING JAYA: Bandar Raya Development Bhd and Sunway City Bhd (SunCity) yesterday reported healthy profit growth in their last financial quarters, lifted by strong demand for high-end projects.
The two property development companies, together with smaller-sized OSK Property Holdings Bhd, also expect better results, going forward, despite market concerns of tougher times ahead.
“The group looks forward to a (financial) year (ending Dec 31) of strong growth, driven by the positive momentum in its property division,'' Bandar Raya told Bursa Malaysia yesterday.
Bandar Raya is the developer of The Troika and One Menerung in Kuala Lumpur. It has unbilled sales in excess of RM1bil, with some RM2bil of new projects to be launched.
The company made a net profit of RM69.6mil, or 14.6 sen per share, for the financial year ended Dec 31 (FY07) against RM1.18mil, or 0.25 sen per share, in FY06.
“Accounting for almost the entire group profit, the property division enjoyed a good year with robust demand for its premium properties in good locations,'' it said.
Bandar Raya owns a 56.8% stake in Mieco Chipboard Bhd, which reported a net profit of RM2.3mil, or 1.1 sen per share, for the year just ended.
Shares in Bandar Raya fell 6 sen yesterday to RM2.06 – the lowest level since March last year.
Meanwhile, SunCity, said performance for its second quarter ended Dec 31 was lifted by the revaluation of Sunway Pyramid shopping mall.
Excluding the fair value gain of RM315.7mil, the company said its second-quarter pre-tax profit of RM101mil was 33% better than the RM63.7mil achieved in the previous corresponding period.
SunCity's six-month net profit stood at RM214.7mil, or 46 sen per share, versus RM62.1mil, or 15 sen per share, in the previous corresponding period.
“The board maintains its positive outlook for the year ending June 30, backed by record unbilled sales of RM964mil as at end-December and RM219mil for the en bloc sales of Palazzio Condominium signed last month,'' it told Bursa yesterday.
The stock fell 8 sen yesterday to RM3.56, its lowest since March 2007.
Shares in both SunCity and Bandar Raya are down by more than 30% from their recent peaks in October last year.
OSK Property also sees a better financial year ending Dec 31 (FY08). The company reported a big improvement in profits in the last quarter ended Dec 31, boosted by sales of “higher margin products''.
“The group will continue to improve sales launching and marketing efforts for its ongoing and upcoming projects in the Klang Valley,'' it said yesterday.
OSK Property posted a net profit of RM4.44mil, or 3.66 sen per share, for FY07 against RM3.06mil, or 3.28 sen per share, in FY06.
Penang-based Hunza Properties Bhd is expected to release its second-quarter results today.

KUALA LUMPUR: Sunway City Bhd’s (SunCity) net profit for the second quarter (2Q) ended Dec 31, 2007, surged 450.4% to RM169.73 million from RM30.84 million a year earlier, mainly contributed by the property development and property investment segments and the fair value gain of RM315.7 million as a result of the revaluation of the Sunway Pyramid Shopping Mall.
The company said the property development segment registered strong earnings from Sunway Damansara's shopoffice development and Sunway D'Mont Kiara's bungalow and high-end terrace link-house development while the property investment segment's was boosted by the opening of the expanded Sunway Pyramid Shopping Mall during the quarter.
For the quarter, SunCity revenue was up 40.9% to RM373.81 million from RM265.22 million a year earlier while earnings per share stood at 36.34 sen. No dividend was declared in the quarter.
For the first half ended Dec 31, 2007, SunCity posted a net profit of RM214.68 million, up 245.7% from RM62.1 million a year ago while its revenue climbed 30% to RM732.86 million from RM563.91 million.
SunCity said the management maintains its positive outlook for the financial year ending June 30, 2008, backed by record unbilled sales of RM964 million as at Dec 31, 2007 and RM219 million for the en bloc sales of the Palazzio Condominium which was signed in January 2008.
The completion and opening of Sunway Pyramid Shopping Mall expansion in October 2007 and the better hotel performance derived from Visit Malaysia Year 2007/2008 will continue to support the company's performance, it added.

It certainly does pay to be rich and influential in the Klang Valley.
While prospective buyers eagerly await the latest news on Sunway City Bhd’s (SunCity) much anticipated Sunway South Quay development, word has it that the developer is already offering the privileged few the opportunity to register their interest in its yet-tobe- launched first phase.
According to sources, invitations to its BayRocks residential enclave were sent out to a platinum list two months ahead of the expected launch date in May.
With starting prices said to be in the region of RM4.5 million, it’s little wonder that SunCity is addressing the elite crowd.
The exclusive enclave, housing 77 luxury bungalow villas, makes up part of a RM3.7 billion high-end integrated community the developer describes as its “cream of the crop”.

SUNWAY City Bhd (SunCity) has established a strong brand since it started developing Bandar Sunway in Petaling Jaya in the early 1990s.
Today, the group, listed on Bursa Malaysia main board, has spread its wings overseas as well as other parts of the Klang Valley, each time bringing with it a reputation of building quality and innovative homes.
One may recall how popular The Ritz two-storey link houses in Bandar Sunway were when they were launched in 1990. Priced at RM153,888, The Ritz boasts a large master bedroom of almost 400 sq ft, so big that part of it occupies the top of the car porch! The master bedroom has a large attached bathroom with a long bath.
It also introduced a unique “super link” for its Bandar Sunway Semenyih in 2002. Although not an actual super link house in the true sense of the word as the built-up area is only about 1,600 sq ft, it has an extra-wide frontage but only a length of 51ft.
The group was also one of the first to provide a swimming pool for apartments as in the case of its RM95,000 apartments in Bandar Sunway in 1990.

Perhaps the most iconic of all is its Palazzio Sunway luxury condominiums in Sri Hartamas where the 160 units in two 20-storey blocks were initially priced from RM850 per sq ft.
The group's latest project is the RM400mil Villa Manja @ Sunway SPK Damansara that is being developed by Sunway SPK Homes Sdn Bhd, a joint venture between Sunway City Bhd and Syarikat Permodalan Kebangsaan Bhd (SPK).
This gated community with security guard house offers only 196 freehold semi-detached homes with a “bungalow-like” design, wide and open spaces, and a green park. Access to this 33-acre residential enclave is via a single entry and exit point, providing further exclusivity and security for residents.
Prices of the Twin Villas start from RM1.97mil each with built-up areas from 3,948 sq ft (45ft x 90ft). There are six bedrooms with five attached bathrooms. The porch can park four cars.
SunCity chief operating officer Ho Hon Sang said about 80% of the 100 units launched last August had been sold.
“We're now opening for sale the balance of the 96 units. This is a single-product development with a low density of only six units per acre. There are no T-junctions and all the houses are placed in a north-south direction,” he said.
The homes come with many extras, including nine units of energy efficient and eco-friendly air-conditioners, security alarm, automatic gate, motion detector light, solar water heater, water booster pump, whirlpool system bathtub for master bedroom, shower screens to all bathrooms (except maid's bath), glass balustrade at staircase and balcony, anti-subterranean termite treatment, and five-year warranty for external painting.
SunCity senior manager (marketing and sales) Michael Lee said all four show houses had been sold. Two of them that are furnished have been sold for RM3.1mil and RM2.7mil.

SUNWAY South Quay, Sunway City Bhd’s signature lakeside lifestyle development, is promoting a thriving international metropolis in Sunway Integrated Resort City.
Targeted at the growing expatriate and foreign investor market, the RM4.2bil project on 71.2ha will have 4,000 high-end villas, condominiums and retail shops.
To be undertaken in 15 phases over eight years, the gated and guarded enclave is SunCity’s masterpiece, one that will rival the Mont’Kiara international zone.
“Our selling point is the 11.2ha lake that comes complete with a 70-foot Sunseeker luxury yacht that will be rented to residents to host events,” managing director for property development Ngian Siew Siong said.
South Quay has attracted a growing Korean community after a South Korean company, Luxury Court Sdn Bhd, made an en-bloc purchase of 249 condominiums in Sunway South Quay last December.
The residences with average built-up of 1,701 sq ft were priced at an average RM400 per sq ft for a total gross development value (GDV) of RM171mil. The project will be completed end-2010.
Luxury Court is a joint venture between CI Korea Ltd and Daol Trust & Fund Company Ltd, South Korea’s first specialised real estate fund investment and management company.
The same buyers are also keen to make a second en-bloc purchase for another 242 condominiums. Negotiations are currently underway and the residences with average built-up of 1,800 sq ft will be able to fetch a GDV of RM200mil or RM450 per sq ft (psf).
These residences will be re-sold to Korean buyers who are mostly professionals from financial institutions and entrepreneurs.
Meanwhile, interest for the 77 BayRocks Garden Waterfront Villas under phase one of Sunway South Quay has been quite good. The 2- and 2 1/2-storey villas are priced from RM4.5mil to RM7.7mil, or at an average RM1,000 psf.
Since the project’s soft launch in June, close to 50% of the units have been sold for a total value of RM200mil.
According to property consultant Regroup Associates executive chairman Christopher Boyd, the South Quay project reaffirmed that lakeside living in an urban community was no longer an impossible dream.
Boyd said South Quay symbolised all that was good about lakeside living.
“The development embraces the best of nature and tranquillity to create an urban sanctuary,” he added.
The expansive lake offers a tropical theme with calming and soothing overtones.
“South Quay is a pioneering showpiece of a well-planned refuge for urban dwellers with appreciation of nature and a taste for luxury.
“The residents will be able to pursue the usual recreational activities such as jogging and picnics on the landscaped lakeside while the lake itself offers a view most would only dream of,” Boyd said.

SUNWAY City Bhd’s (SunCity) sound cashflow management and strong balance sheet will see the company through the challenging property market conditions brought about by the global financial crisis.
Its portfolio of niche developments and property investment assets, as well as its increasing foray into the international property market will help cushion the company from the adverse impact of the crisis.
With RM560mil in cash reserve, it is looking to pick up some good distressed assets, including land, that will come in handy when the market bounces back.
SunCity managing director for property development Ngian Siew Siong says that in the past six months, the company had gone ahead with the launch of the South Quay project in Bandar Sunway and Vivaldi condominiums in Kiara Hills.
“We are going full swing with our best-selling projects in prime locations that have a large international community and expatriates. These include Sunway Palazzio luxury condominiums in Sri Hartamas, BayRocks Garden Waterfront Villas in Sunway South Quay, Villa Manja semi-detached houses in Sunway SPK Damansara, and Challis Damansara in Sunway Damansara,” he says.
Going forward, there will not be any new project startups except for sub-phases in ongoing projects.
The company still has RM1bil worth of projects in the pipeline from recent launches which will keep it busy for the next one year.
Ngian says SunCity’s strong unbilled sales of RM1bil will sustain the company’s bottom line over the financial years ending June 30, 2009 and 2010.
The company is also cushioned against the difficult market conditions by its exposure to investment property which contributes about 50% to its bottom line. Besides a good spread of medium to high-end residential projects in multiple locations, SunCity also has a portfolio of high-yield investment assets that provide steady recurrent income streams that are also more recession-proof.
To take advantage of the prevailing low construction costs and ride on the market recovery in the next three years, it will focus on high yielding projects next year, including a new corporate office building located beside Menara Sunway. Another is a small office home office cum retail project, called Sunway Pyramid 3, which will be the extension of the Sunway Pyramid shopping mall.
“We see the current situation as a good opportunity to prevent an overheated and over-competitive market. This is the time for us to focus on re-engineering some of our strategies, our processes and human resources, as well as improve customer services and loyalty programmes.
“SunCity’s growth these one to two years will be primarily driven by its ongoing and planned projects in the Klang Valley, Ipoh and Penang, as well as those located in India, China, Cambodia and Vietnam. With more than 12 active projects in Malaysia and overseas, we look forward to tread steadily despite the challenging market conditions,” Ngian says.
Having survived three market downturns, its ability to ride out those difficult times is testimony to its hardiness and competitiveness to stay ahead of the pack.
“It is a challenging time for developers as they need to deliver world-class products without compromising on product quality and specifications. As construction costs have came off their peak around June, it is now up to the developer to either maintain the property prices at current levels or pass on the cost advantage to the customers.
“It is prudent for industry players to weigh the market demand and supply situation before deciding on the price of their products,” Ngian points out.

Hmmm........when I visited their showroom right after their launch in 2007, they said that the bungalows are priced from 6-7million as the cheaper ones are sold liao except for a few units. Wah now still got 50% ar? Somemore cheaper liao. Are the immediate lakeside bungalows still available?

Maybank Investment Research said Sunway City (SuncCity) posted a weak 4QFY09 (RM18 million) net profit on slower sales, CONSTRUCTION [] delays and the absence of new launches.
However, sales have since picked up strongly, it said in a research note issued on Aug 25. To further boost its RM743 million unbilled sales (which provides more than a year’s earnings visibility), SunCity is planning over RM1 billion in new launches for 2010.
"We raise our target price to RM4.20 (from RM3.70) on the improved property market outlook," it said. It had a buy at RM3.28.
On the earnings, Maybank Research said they were its expectations, but in-line with market. Its net profit of RM26 million (up 34% on-year, down 7% on-quarter) was reported for 4QFY09. Besides slower sales and construction delays, the leisure and hospitality segments were affected by the influenza A(H1N1) epidemic.
These were mitigated by steady property investment contributions. The earnings before interest, tax and depreciation margin was flattish on-quarter at 29.4% but 6.3 percentage points weaker on-year on reduced contributions from the leisure, hospitality and healthcare businesses.
"We cut our FY09 net profit forecast by 9% following the latest results release. However, we increase our 2010-11 earnings forecasts on the improved property market outlook.
Maybank Investment Research said it liked SunCity for its stable and mature investment PROPERTIES [] which contributed 71% of the group’s 12MFY09 EBIT.
"We raised our target price to RM4.20 based on a 25% discount to our RM5.60 realised net asset value (previously RM3.70 on 1.0 times book-value. This is equivalent to 13.3 times forward price-to-earnings ratio," it said.

PROPERTY developer Sunway City Bhd (SunCity) (6289)faces a great challenge to sell a massive stock of RM1.2 billion houses, particularly the high-end projects in Mont Kiara and Bandar Sunway where sales have been slow, AmResearch says.
The group is aiming for RM330 million in residential sales this year but has so far achieved only RM130 million, the broker said.
The take-up rate for Bayrock South Quay in Bandar Sunway, which has 77 bungalows priced between RM4 million and RM7 million per unit, has stalled at 35 per cent since the soft launch in April last year.
Only about two-fifths of the Vivaldi project in Mont Kiara were sold, where there are 234 units priced at RM850 per sq ft.
"We understand from its management that the group is unlikely to bring prices down to speed up inventory liquidation," AmResearch said in a report yesterday to initiate coverage on the company.
Instead, SunCity plans to lure potential buyers with more attractive financial scheme for selected projects, such as no-interest payment during construction and no payment for up to 24 months, the report said.
AmResearch rates the shares of SunCity as a "hold", with a fair value of RM3.45. The stock appears "fairly valued" after its price more than doubled in March this year, the broker said.
SunCity fell 1.8 per cent to close at RM3.20 yesterday. The stock has risen 83 per cent this year, beating a 36 per cent rise in the FTSE Bursa Malaysia KLCI so far.
The primary catalyst for the shares continues to centre on SunCity's potential to cash out from its large portfolio of investment properties worth an estimated RM3 billion to RM4 billion via the set up of an real estate investment trust (REIT).
"We, however, are skeptical that the group can successfully launch a REIT given our concern over pricing and quality of assets to be injected," AmResearch said.
Aside from Sunway Pyramid shopping mall and Wisma Denmark, other assets that the group plans to sell into the property trust are not really suitable for a REIT, it pointed out.
Sunway Group had planned to float a REIT which holds its key assets that include office towers, retail malls, a hospital and university hostel by as early as 2007. The plan has been delayed so far, mainly due to unfavourable market conditions.

KUALA LUMPUR: Sunway City Bhd’s (SunCity) latest launch – LaCosta lakeside condominium at Sunway South Quay within the Sunway Integrated Resort City (SIRC) has seen an average 50% sales for the three blocks it launched last weekend. The project has four blocks in total with an estimated gross development value (GDV) of RM400 million.
Its managing director, property development, Malaysia Ho Hon Sang told theedgeproperty.com the final block will be launched at a later date.
“LaCosta features a sandy beach pool that will be the perfect place for families to gather and enjoy a splash together. There is also an Olympic length pool.
"SunCity leveraged on its expertise in managing the Sunway Lagoon Theme Park when creating the sandy beach pool for LaCosta,” he noted.
Seated just next to a 28-acre lake, every unit in LaCosta has a lakeside view. Residents can also enjoy lushly landscaped podiums and extra wide balconies. There will be only four units per floor.
Located on an elevated site, the project covers 5.39 acres, offering a total of 377 units with built-ups ranging from 1,302 sq ft to 3,226 sq ft. Selling prices start from RM880,000.
The development is targeted at working adults, professionals and expatriates who wish to enjoy the modern convenience of living within SIRC as well as retirees and families with children who will enter university soon due to its close proximity to education institutions.

BANDAR SUNWAY (April 26): Sunway Group announced that they will be undertaking RM130 million worth of roadworks and infrastructure improvements which they hope will alleviate the current traffic congestion in Bandar Sunway, Subang and USJ, as part of the group's corporate responsibility programme.
This comes following a study which they did with the assistance from Majlis Perbandaran Subang Jaya (MPSJ) and Lembaga Lebuhraya Malaysia (LLM).
As a result, Sunway has identified three major roads and areas that are heavily congested with traffic and are in serious need of upgrading works to ensure a smoother traffic flow around the surrounding areas.

Currently, construction has already started along the Lebuhraya Shah Alam Link (KESAS). Roadworks had started at the end of 2011, and will be completed at the end of 2012 at a cost of RM40 million.
The group is also set to embark on a two-lane road widening project from Sunway Pyramid all the way to Persiaran Kewajipan along the New Pantai Expressway (NPE). With a cost of RM20 million, construction will begin in the second half of 2012, and will take approximately 18 months to complete.
Sunway also has plans for a direct link from Sunway South Quay (SSQ) to the NPE, which will start in three-to-five years at a cost of approximately RM70 million.
Other proposed roads and highways upgrading projects — which will be undertaken by LLM and Majlis Bandaraya Petaling Jaya (MBPJ) — in the area include two U-turns along the KESAS Highway: an elevated U-turn next to Persiaran Tujuan; and another before the Sunway toll at KESAS. Construction work will begin in May 2012.

It’s raining a little, but do you mind if we have our interview on the yacht?” Ho Hon Sang, Sunway Bhd managing director of property development, Malaysia, asks City & Country.
“The yacht” is known as The South Quay Princess, a charming 77-footer docked on a 28-acre lake at the centre of the luxurious 178-acre, RM5 billion Sunway South Quay (SSQ) high-end development in Bandar Sunway, Selangor.
Despite the chilly, damp morning and overcast skies, the steward of Sunway’s Malaysian property developments struck a jaunty pose by the pier, sans coat, “for that relaxed vacation feel” as he puts it.
During the cruise, Ho points out a densely vegetated site — “See that? It will come up over there, facing Sunway Medical Centre along Jalan Lagoon Selatan” — which will house SSQ’s latest addition, the retail and commercial component newly christened as Sunway Geo.
Sunway Geo will take up a 23.4-acre tract in one of SSQ’s quadrants to the right of the A’marine, LaCosta and Nautica condos from the main entrance of the upscale enclave in the larger Sunway Integrated Resort City.
The area is served by six highways, namely the New Pantai Expressway (NPE), Federal Highway, North Klang Valley Expressway, Damansara-Puchong Highway, Shah Alam Expressway (Kesas) and the North-South Expressway Central Link (Elite).
To enhance accessibility, there will be a new elevated connection to the NPE and a slip road from the Kesas.
“We plan to have a mini integrated development here where there is proper linkage between the residential and commercial areas,” Ho explains. Sunway Geo’s total gross development value (GDV) is RM1.85 billion, comprising shops, office suites, serviced apartments, an office tower and two condominiums.
The 10.01-acre Phase 1 will comprise retail units, office suites and an office tower. The retail units and office suites housed in a gleaming, glassy structure have a GDV of RM405 million. Ho says the group is currently holding on to the office tower.
“There will be four storeys of office suites on top of the three-storey shops, so they are not imposing,” says Ho.
Improving on Sunway Giza’s semi-outdoor experience
There will be 31 three-storey shops with an average built-up of 5,200 sq ft and an indicative starting price of RM6.5 million. The retail portion will have a net floor area of 186,000 sq ft.
There will be three rows of shops — one will face Sunway Medical Centre along Jalan Lagoon Selatan while the other two will face the 500m-long central boulevard for a more relaxed, outdoor retail ambience, says Ho.
The shops will be shielded by a solid canopy with a huge skylight that allows in natural lighting and ventilation, reducing energy use, he adds.
He says SSQ’s retail element is conceptualised as an improved version of its Sunway Giza semi-outdoor mall in Kota Damansara.
“In Sunway Giza, to get to the upper floors of the individual retail blocks, you have to take the stairs inside the shops. This time, the shops will be connected at every level through covered walkways and you can also take the escalator to different floors from outside the shops,” he explains.
Ho notes several advantages of this retail format. “If you go to regular shops at night, there is no parking so you end up double and triple-parking, causing jams. Here you don’t have to do that, and when it rains you also don’t have to scramble for your umbrella. So it’s a different style of shopping and experience.”
The developer plans to offer up to 2,874 parking bays, including over 1,000 basement parking bays, once all the retail and commercial portions are completed.
Ho says the retail component is poised to tap into an estimated catchment of 245,000 people. This includes the expected 12,000 residents of SSQ when it is completed in 2020.
There are an estimated 33,000 students from nearby Sunway University, Monash University, Sunway International School, The One Academy and Taylor’s University. Ho adds that Bandar Sunway is also home to 200,000 residents.
This catchment excludes some 37.5 million visitors to Sunway Integrated Resort City — comprising Sunway Pyramid mall, Sunway Lagoon theme park and Sunway Resort, Hotel & Spa — annually, says Ho.
The retail section may also attract people from Subang Jaya and Puchong, he adds.
Ho says the group plans to maintain some 100,000 sq ft of space in Phase 2 and is eyeing both local and foreign anchor tenants.
While there is no specific preference for tenants, Ho has suggestions for what prospective owner-occupiers and tenants can offer.
“[Sunway Geo] can be considered a local centre for the expected population of 12,000 within SSQ [upon its completion]. There is the medical centre nearby, so one can offer something medical-related, something complementary,” he says.
“Then there are colleges, universities and schools here, so I hope owners or tenants will take the opportunity to do something education-related.”
Ho observes that there is a sizeable number of international students attending the above-mentioned universities and colleges.
“They want places that are neat and clean. I believe that [the new retail development] will be a crowd-puller. I believe that young people especially like to go to these places instead of coffee shops. I think their buying power is better than [that of young people during] our time, so I think F&B outlets will be able to work well.”

Office suites
The first phase of Sunway Geo will also feature 213 office suites atop the retail podium in a sloping glassy structure designed to embrace the podium’s rooftop eco-deck. There will be 144,000 sq ft of net office space.
“This cascading design is outstanding. Of course, it looks architectural and provides something that has not been found in Sunway before,” says Ho.
The suites have an average built-up of 650 sq ft and an indicative price of RM500,000 onwards.
“There is a toilet [in each suite]. The suites have no partitions — they can be flexible but you cannot live there,” says Ho.
Sunway expects to hold a soft launch for phase 1 of Sunway Geo sometime in late April or early May. Ho says approvals have been secured and construction is expected to begin “anytime soon”.
Phases that were launched earlier within the lakeside development are BayRocks villas and three condos, namely Nautica, A’marine and most recently, LaCosta.
The latter comprised 377 units with built-ups from 1,302 to 3,226 sq ft. Prices start from RM900,000.
Buyers of these homes mainly comprise working adults, young professionals, businessmen, corporate figures, couples and foreigners. The population of SSQ is a mix of locals and foreigners from Korea, Hong Kong, Indonesia, Singapore, Japan, the UK and China.
So far, 77 villas and 259 units of Nautica have been completed, making up 30% of SSQ.

Meanwhile, the soft launch for the 23.4-acre Sunway Geo in Sunway South Quay saw a take-up of 90% for its 31 units of retail shops while 70% of its 220 units of flexi suites had been snapped up. Sunway Geo has a GDV of RM400 million.
The retail units are from 4,975 sq ft with prices from RM7 million. Built-ups for the flexi suites start at 462 sq ft with prices from RM400,000 onwards. Sunway Geo will be officially launched in October with expected completion by 2016.
Sunway South Quay is located next to Sunway Resort City which was recently certified as Malaysia's first green township by the Green Building Index. "Sunway Geo's success can be attributed to its innovative retail concept, accessibility and connectivity, amenities as well as the large catchment population it enjoys from Sunway Resort City (SRC)," said Ho.
Free shuttle bus service, pedestrian-friendly walkways and elevated canopy walkways are available in the township. Sunway Geo will also benefit from the proposed elevated Bus Rapid Transit (BRT)-Sunway Line that will run through SRC and connect to Setia Jaya KTM and an upcoming LRT station at USJ.
