The Developers of Quayside originally planned to utilize the ground floor section of the apartments to be utilized for retail and commercial purposes. Through the planning process however the Durban Points Design Review Committee in consultation with the Developers recommended that this section of the deep water canal should remain exclusively “residential”.
The available “bulk” originally allowed for the retail sections have now been transformed into a unique duplex apartment “tower”.
The Tower will stand on the southern side of the existing lift tower and will occupy the internal space of the Boulevard’s courtyard with views to the East back toward the harbour entrance. The “Tower” will be accessed by way of a skywalk linking the lift tower to the lower floor of the apartments.
The designs of the apartments are modern and funky with specific focus on making the internal space wide open and friendly. Folding doors will allow the bedrooms to open out over the void area above the living area which in turn opens out onto the verandah.
The apartments will be unique in that one crosses the skywalk and the apartment will appear to be suspended in midair.
The east and west facades of the apartment will be predominantly glass to maximize the views whilst the north and west facades will be of more solid material to protect the apartment from the western sun.

dysan1 October 8th, 2006, 04:03 PM Well it will only have a view to the south (ie the bluff).
While i dont like it being surrounded, i must clarify that none of the apartments in the other buildings look into the area where this building is. they look out to the canals, so they wont be looked in on by the apartments, but yes they have a view of the back of other buildings, so not ideal.
dysan1 October 8th, 2006, 04:06 PM and the developer had the bulk to use up for they werent allowed to develop commercial or retail with Quayside, so what else would u have suggested they do? nothing?

Should have been resolved before commencing with main project. Shit solution and Im sure there would have been better options
Durbsboi October 9th, 2006, 09:37 AM This is the dumbest thing I have ever seen! its like the servants quaters for the quays, they prob using excess material from the original project, hence the large quantity's of glass. nice idea BAD location
dysan1 October 9th, 2006, 07:59 PM Yes it isnt great, but what else do u do? you have excess bulk, arent allowed to go higher, cant go wider. what do you do?
They thought they were able to offer retail, the DPDC decided that the canal front on will be residential only. while its not ideal to put the apartment where they have, they dont have another option! and why waste ur own bulk?

NORMAN F April 12th, 2008, 08:51 PM It is the developers intention to start construction within the next three month. completion scheduled for third quarter of 2009. The hotel will have 118 suites a mix of composit one and two bedroom units all with parking bays built around a central court yard and enjoying harbour and canal views ( the canal on Timeball is to be extended to Albert terrace.
The hotel componant will be run by the Three cities Group
The commercial units will be for a resturant conference facilities and double volume retail units.
We will be responsable for developing the site opposite on Albert Terrace once the Heritage Construction starts
