Edificio TORRE

Desarrollado con acceso desde ambas calles sobre una extensión parquizada.
A partir de la calle Bonavita se contabilizan los 84 m de altura concedidos lo que son destinados a Planta Baja de acceso (con balconeo en doble altura sobre el parque) y 28 niveles de Vivienda. Por debajo de ese nivel se alojan áreas de servicios anexos y estacionamientos.
Se accede vehicularmente desde la calle paseo que lo une al complejo de Torres Náuticas y Torre Caelus y sale de la parcela por la calle Bonavita.
Los estacionamientos (264 propuestos a prtir de una hipótesis de 4 por unidad) se inscriben en tres subsuelos, el primero coincidente con el nivel de acceso vehicular al conjunto.
Los servicios anexos (2 Salones de Fiesta relacionados funcionalmente con 2 Barbacoas y la piscina exterior, Gimnasio, Salas de Juegos para adultos y menores, áreas de Boxes, Salas de Equipos, Generador y Centro de Seguridad) se desarrollan en el primer Sub Suelo con expansión al área parquizada.
Los niveles de vivienda se han distribuido en tres tramos con unidades de tamaño variable que aumentan de área en sentido ascendente (contabilizando un total de 66 departamentos) a partir de dos núcleos circulatorios independientes.
En los ocho primeros niveles se alojan 4 unidades de 200 m² promedio, en los catorce siguientes 2 de 400 m² promedio y en los últimos seis 2 unidades duplex de 600 m² promedio.


Centro COMERCIAL

A partir de la esquina de la calle Bonavita y el Bvar. 26 de Marzo se desarrolla el área comercial.
La masa edificada se desenvuelve a partir de un elemento vertical referencial de 16,50 m de altura que incluye una planta baja entrepisable y 4 niveles altos. A partir de este cuerpo se extiende con altura menor y sobre ambas vías el resto de la composición.
Se distribuyen en esos 5 niveles y en un subsuelo emergente sobre 26 de Marzo áreas comerciales en contacto directo con la vía pública y oficinas en los niveles superiores.
En los niveles Sub Suelo se distribuyen las áreas de servicio del emprendimiento (garajes y salas de máquinas).

A former concrete hotel was recently demolished to make way
for a completely new design of a large-scale housing complex in luxurious Punta del Este.
The 33-unit complex will contain standard units
of either 340 or 1,600 square meters (3,660 or 17,200 sf),
double-height lofts, and duplexes with their own swimming pools and terraces.

When finished, the complex will take the shape of an “L,”
mirroring the form of the large set of stairs that will lead residents
directly to the ocean’s edge.

The complex will have one main guest lobby,
with each core having private entrances.
The residential building will also have exercise rooms for pilates and aerobics,
a sauna, a jacuzzi, and a functional hall for private parties.
Residents will also have access to one large public swimming pool
in addition to the five private pools built specifically for the larger units.

Montevideo. La Intendencia recibió propuestas y llamará a licitación en abril .Pretende adjudicarlas en noviembre. Propusieron torres, correr la rambla y una sala de convenciones

La construcción de tres torres en el predio del Yacht Club, el corrimiento de la rambla, la edificación de un puerto de cabotaje y una sala de convenciones son algunos de los 22 proyectos privados que recibió ayer la Intendencia de Montevideo.

Altas fuentes municipales indicaron a El País que la inversión de todas las expresiones de interés en conjunto implican entre U$S 500 millones y U$S 1.100 millones.

Once de las 22 propuestas apuntaron a las concesiones de los casinos municipales y del Hotel Casino Carrasco. Tres son proyectos inmobilarios que se extienden sobre distintos puntos de la costa y los ocho proyectos restantes son iniciativas sobre Punta Brava, Kibón y Punta del Buceo, que abarcan la construcción de torres, hoteles cinco estrellas y puertos deportivos y de cabotaje. Los oferentes son empresas nacionales, alemanas, argentinas, españolas, francesas y griegas.

El jefe comunal, Ricardo Ehrlich dijo que "lo sorprendió" el elevado número de iniciativas, lo cual se traduce "en un gesto de confianza" en el país y también en la Intendencia.

Las maquetas colocadas sobre dos paredes del Salón Rojo impresionaban. Allí se encontraba el Montevideo del futuro, o al menos el que los inversores imaginan. Sólo se expusieron seis proyectos al público.

La mayoría de los empresarios solicitó al municipio que no difundiera su idea, explicó a El País el director de Desarrollo Económico e Integración Regional, Luis Polakov.

Armando Bonilla, jefe de Proyectos del Grupo Tsakos, dijo que propuso una remodelación del Hotel Casino Carrasco. "La idea del Grupo es explotar el hotel bajo un régimen de concesión. También trabajar los casinos de ese hotel y del Parque Hotel", dijo.

Un proyecto presentado por el arquitecto australiano Hayes de la Vega planteó la construcción de un puerto para transatlánticos en la zona de Punta Brava (Punta Carretas) y la modificación de la rambla.

El arquitecto uruguayo Fernando Fabiano propuso la edificación de dos torres en plaza España, ciclovías en la zona costera y estacionamientos cercanos al Teatro de Verano.

En octubre del 2006, la Intendencia realizó un llamado a inversores nacionales y extranjeros interesados en tres puntos de la zona costera: Punta Brava (Punta Carretas), Punta del Buceo y Hotel Carrasco.

La comuna identificó como principales necesidades de la ciudad un centro de convenciones, un predio ferial y un puerto de pasajeros. También es de interés de la IMM habilitar la reapertura del Hotel Casino Carrasco.

LICITACIONES. El intendente Ricardo Ehrlich anunció, rodeado por los ministros Víctor Rossi (Transporte) y Mariano Arana (Vivienda), que a partir de hoy el grupo de "inversiones de la comuna" comenzará a analizar los proyectos que fueron presentados.

Si la comuna considera que algunos de los proyectos es de "interés municipal", hará un llamado para realizar ese plan en particular. En esa hipótesis, quien lo planteó tendrá un 5% de ventaja en el llamado.

Ante la presencia de decenas de empresarios y arquitectos que elaboraron las iniciativas, el jefe comunal informó que en abril de este año comenzarán las licitaciones por las distintas zonas. La intención es adjudicarlos en noviembre.

Los ingresos generados con la puesta en marcha de las propuestas seleccionadas después del llamado público, se emplearán para la reactivación de zonas deprimidas de la ciudad para estimular la producción y el empleo, dijo Ehrlich.

Antes de reunirse con los empresarios para que explicasen las maquetas y los planos, Ehrlich reconoció que las grandes intervenciones en la ciudad propuestas significan "modificar referentes y valores" que podrían generar conflictos. "Intervenir en espacios públicos en la zona costera determinarán opciones complejas. Hay que saber respetar los valores de la ciudadanía. Pero, al mismo tiempo, saber mirar para adelante en varias décadas para construir la ciudad", señaló.

Es que varias propuestas apuntaban a negocios inmobiliarios en la zona. La construcción de tres torres en las canchas de tenis y fútbol del Yacht Club, a pocos metros del mar, superaría los U$S 40 millones, según los empresarios.

Se trata de un proyecto urbanístico para los próximos 20 años. Se mejoraría varios lugares públicos como la rambla. Planteamos un proyecto mixto. Un Centro de Convenciones para Punta Brava es algo importante para Montevideo. También proponemos la construcción de un puerto. Creemos que el Puerto de Montevideo está repleto. Si se mueve el puerto de pasajeros hacia Punta Brava crearía más espacio para la creciente economía del país. Desde Uruguay: La rambla con peatonal y sala de congresos

Creemos que la zona costera es la zona de la ciudad más linda. Sin embargo, actualmente está separada de Montevideo porque la rambla se ha transformado en una autopista. Nuestro proyecto plantea una gran vereda peatonal y un sistema de parques que rodee toda esa zona. También proponemos modificar el trazado de la rambla para integrarla a la ciudad. Queremos que los montevideanos caminen allí. También proponemos remodelar el puerto del Buceo. Este es espectacular pero ofrece servicios que no son los mejores. Tiene problemas de dragado. Además, queremos hacer un centro de convenciones con hotel cinco estrellas en la zona de Kibón con un casino. Queremos construir tres torres en Punta del Buceo, que no molestarán la vista de nadie". Megaproyectos para la costa Montevideana

Ambicioso. La transformación del puerto del Buceo y sus adyacencias es uno de los proyectos planteados.

La Intendencia Municipal de Montevideo (IMM) recibió ayer 22 proyectos para la costa, de inversores privados. Fuentes de la comuna señalan que los emprendimientos superan los mil millones de dólares y generarán más de 3.500 puestos de trabajos permanentes en la ciudad.

El jefe comunal capitalino, Ricardo Ehrlich, anunció en conferencia de prensa que once de los 22 proyectos son emprendimientos referidos a casinos municipales, en su mayoría apostando a recuperar también al Hotel Casino Carrasco como servicio hotelero.

Los proyectos fueron presentados en respuesta al llamado a expresiones de interés en iniciativas para las zonas de Punta Carretas, Parque Churchill-Puerto del Buceo y el Hotel Casino Carrasco.

Sin embargo, hubo también propuestas para otras zonas. Un proyecto plantea la construcción de una gran torre de oficinas en el Mercado Central.

Otro ejemplo fue aportado por el abogado Pablo Aparicio de Benel quien adelantó una inversión de 750.000.000 de dólares para proyectos urbanísticos respetuosos del medio ambiente y que incorpora la recuperación del Mercado Agrícola.

El Estudio Luis E. Lecueder y KGM Arquitectos presentaron un proyecto para Buceo. Carlos Alberto Lecueder dijo a Ultimas Noticias que el emprendimiento es más que una iniciativa para el puerto, recuperando una amplia zona de la costa para el paseo y la ciudad.

“Se plantea una reforma de la rambla para priorizar el paseo a la autopista. Además, queremos cambiar completamente el puerto del Buceo; no puede seguir siendo cerrado a la ciudad”, aseveró Lecueder.

También integra el proyecto un gran centro comercial, hotel, casino, salas de convenciones para 3.000 personas y grandes edificios.

El estudio australiano-argentino de arquitectos Hayes-de la Vega presentó un nuevo proyecto para la zona de Punta Carretas que, a diferencia del original, ubica la construcción de torres en la rambla norte frente al Club de Golf. Dentro de Punta Carretas, el estudio programó la construcción de hotel, puerto de ferrys, puerto para clubes de pesca y navegación, un centro de convenciones multiuso sobre el mar para 3.500 personas, servicios de hotelería, gastronomía y otros.

Entre los interesados en el Hotel Casino Carrasco figura el grupo Tsakos. El jefe del departamento de proyectos, Armando Bonilla, adelantó que se invertirá en la refacción del Hotel Casino Carrasco.

Bonilla expresó que el grupo quiere la explotación a largo plazo tanto del hotel como del casino, proyectando obras para el mejoramiento urbano del entorno, como la construcción de una peatonal. Tsakos se asoció con el Estudio Lecueder para llevar adelante un emprendimiento inmobiliario en el predio del ex cine Carrasco, Costa Rica y Rivera, donde indicó que habrá una inversión de 20.000.000 de dólares.

Ehrlich anunció que espera el final de las licitaciones de proyectos para la costa en noviembre, de manera que estén las adjudicaciones para que comiencen las obras a inicios de 2008. Planteó también que el municipio realizará en breve un nuevo llamado a expresión de interés de privados para otros puntos de la ciudad, en concreto, para la zona de alrededores del Teatro Solís, conocida como Puerta de San Juan o Reconquista. Recordó que la IMM finaliza obras en el Solís, permitiendo abrir una gran casa de comidas donde estaba el restaurante El Águila, pero que también hay otros proyectos como el centro cultural en el local de la Compañía del Gas que planea la empresa brasileña Petrobras.


Entre los jerarcas municipales ayer reinaba la alegría. Inversionistas uruguayos y extranjeros presentaron 22 propuestas para desarrollar emprendimientos en El Hotel Casino Carrasco, Punta Brava (Punta Carretas) y el Puerto del Buceo con sus zonas adyacentes, las que sumadas implicarían una cifra superior a los US$ 1.000 millones y darán trabajo, al menos en primera instancia, a más de 3.000 montevideanos.
De todas esas ideas saldrán al menos tres proyectos elegidos (uno para cada espacio físico) que luego la comuna licitará y que de esa manera cambiarán la estructura de la rambla montevideana.

A partir de las 12 del mediodía se abríeron las puertas del Salón Rojo de la Intendencia de Montevideo (IMM) para recibir a los empresarios y en las primeras tres horas todo fue tranquilidad: sólo se habían presentado tres propuestas. “Los uruguayos somos así. Van a llegar todos sobre la hora”, dijo un funcionario de la comuna que estimó como un éxito que se presentaran 10 proyectos.

Fue así. En el momento en que se cerraban las puertas y no había más tiempo para recibir propuestas llegó un aluvión de empresarios con sus maquetas y sus proyectos. El Salón Rojo se vio desbordado y tuvieron que habilitar la oficina de prensa para seguir recibiendo las propuestas.

Una decena de maquetas adornaban el salón municipal, pero ninguna de estas correspondía al Hotel y Casino Carrasco, ya que según fuentes de la comuna esas propuestas fueron reservadas.

La IMM ofreció una habitación grande para que los empresarios dejaran las maquetas y otro lugar más pequeño para que quienes quisieran mantener en privacidad su proyecto lo pudieran hacer.

De las 22 propuestas, la mitad abarcaban la posibilidad de colocar un casino sobre la costa. Según explicó posteriormente el intendente Ehrlich eso no quiere decir que el casino sea nuevo, sino que implicaría el traslado de una de las salas municipales a Punta Carretas o al Buceo.

La gran mayoría de las ideas lanzadas por los empresarios para Punta Brava comprendían la realización de una terminal portuarias de ferry. La idea de la comuna y de la Administración Nacional de Puertos (ANP), que se reflejó en lo que los empresarios proponían, implicaría el traslado de la terminal de pasajeros de Ciudad Vieja a Punta Carretas. Algunas propuestas fueron integrales, es decir que combinaban estructuras edilicias como hoteles, torres de oficinas, centros de convenciones y hasta casinos, con puertos de pasajeros y también deportivos.

Un informe técnico realizado por especialistas de la comuna y de la Facultad de Arquitectura y entregado a las autoridades municipales semanas atrás, recomendaba que se promoviera el uso de la rambla como un lugar de paseo y no como una vía rápida de salida. El thread es solo de grandes proyectos. En Montevideo hay como una adicción a los edificios de 10 pisos o menos.....y son cientos los que se están construyendo en toda la ciudad......por eso esta guía es solo de grandes proyectos. Seguramente más adelante (en esta semana) termine el thread de "Proyectos en general en Montevideo"...donde ahí si van a tener una guía lo más completa posible de proyectos chicos.

Bueno, muchos querran saber como va este proyecto aqui comparto con uds fotos de lo que es hoy Torre Acuarella a pocas semanas de su inauguracion. A mi personalmente me encanta, dentro de los proyectos inmobiliarios que ofrece Punta del Este la torre mas linda construida en los ultimos años.

Bueno ya es bastante conocido este proyecto, pero hasta el momento no tenía thread propio.
Les cuento que ya está en construcción y se ubica en Estanislao López y Concepción del Uruguay. Según escuché, hoy comienzan las ventas de las unidades, que van desde monoambientes, a 1, 2, y 3 dormitorios.
