Updated with new renders.

Okay, now I think this building is just ugly. What an awful looking thing to build right on Martyrs Square on such prime property! Not to mention, it will totally dwarf and block views of the Virgin Megastore.


It doesnt fit with anything, and its exterior looks like.... I have no idea.


Oh well, we will just have to wait and see.

^^ We never know, I just don't want it to ruin the Mosque's impressive scale. If it's just one big rectangular box beside a piece of art, I will be just decieved!

i actually really like it...besides, the mosque's scale is actually too big for martyrs' square and it dwarfs everything...so it needs something to balance it out

I'm not happy with this design or the scale... maybe if it was 3 stories shorter.. same height as the Virgin Megasstore.

I wish it was more futuristic, like the new Solidere Rotana hotel... I guess we'll see how it turns out.

I wish this building's design were under review for refinement: that side wall, facing R Hariri's burial place, looks like it was leftover from before the RH assassination and the designation of that spot as open ground. If there were another building going up, as originally intended, it would make sense (no one would really see it as it would be a narrow passage).

Easiest, though perhaps not best, thing would be simply to extend the screen around the side.

But if the open area will forever remain open and dedicated as R Hariri's resting place, then you'd wish the architects would consider a redesign to take the fact into account. The view from outside is important - it frames an important site. And from inside, those rooms on the side now open up to space, rather than what would have been the close-up facade of another building)....

If you're talking about the structure on the first pier of the port, it's actually two structures right next to each other, one of them is a small warehouse that's been there for many years. This passed summer, a tent-like structure was erected right next to it. I believe this tent structure is a temporary passenger processing facility.

This pier is where passenger ships dock and also warships from the UNIFIL Maritime Task Force to give their crew a break and to resupply the ships.

The project was stopped since the war. Recently the original owner sold it to another company. Construction will re-start soon.

Situé sur une parcelle de 2 744 m2 au centre-ville de Beyrouth entre la place des Martyrs et le jardin du Pardon, le projet Beirut Gardens vient de connaître un nouveau souffle. Depuis l’été 2010, les promoteurs initiaux originaires du Golfe ont vendu la société (Star Property and Tourist Development) propriétaire du projet à un groupe d’investisseurs locaux dont les frères Chammah.
« Cela faisait presque deux ans que nous étions sur ce dossier. Les propriétaires souhaitant ne plus continuer le projet, nous avons saisi l’opportunité. Ainsi, la transaction s’est basée sur une surface vendable d’environ 18 000 m2 auxquels il faut ajouter 20 % pour la loi des balcons », clarifie Hassan Jaafar, assistant exécutif auprès de Mohammad Kassem, directeur général de la société Star Property and Tourist Development.
Au total, le projet compte soixante appartements avec principalement des simplex de 170 m2 à 440 m2. Les derniers étages sont surtout des duplex de 270 à 430 m2. Les cibles recherchées sont les personnes qui souhaitent résider à proximité de leur lieu de travail, des restaurants et des commerces. Par rapport au projet initial, les nouveaux propriétaires ont fait quelques modifications en supprimant les duplex des étages inférieurs et en maximisant les surfaces commerciales. « Le projet va offrir trois façades commerciales d’une superficie totale de 3 000 m2 au rez-de-chaussée et en mezzanine. Nous sommes déjà en contact avec des sociétés de renom pour plusieurs boutiques. De plus, nous aurons un passage public sous l’immeuble qui relie la place des Martyrs avec le jardin du Pardon », explique Hassan Jaafar.
Beirut Gardens devait être officiellement lancé en septembre 2010, mais la situation politique depuis la fin de l’été a contraint les promoteurs à ajourner cet événement. « Nous n’allons pas nier que le contexte actuel n’est pas favorable. Pourtant, nous recevons des demandes, et plusieurs appartements et boutiques sont déjà prévendus. Mais nous attendons un timing plus favorable pour commencer véritablement la commercialisation du projet et communiquer officiellement notre grille de prix », admet Hassan Jaafar, qui prévoit une livraison pour la fin 2013.
La compagnie Arabian Civil Works (ACW) officie en tant que représentant des propriétaires de Beirut Gardens. L’architecture est signée du Japonais Arata Isozaki en collaboration avec le bureau local Erga.
Les frères Chammah et la compagnie ACW sont des entrepreneurs à l’échelle locale et régionale. Ils sont également promoteurs des projets résidentiels Vega Residence (Aïn el-Mreissé), Nova Towers (Koraytem), Hill Top (Tallet el-Khayat) et Venus Towers (centre-ville).

The Arabian Civil Works company (ACW) officiates as a representative of the owners of Beirut Gardens. The architecture is signed by the Japanese Arata Isozaki in collaboration with the local Erga.
The brothers Chammah and the ACW company are entrepreneurs locally and regionally. They are also the developers of residential projects such as Vega Residence (Ain el-Mreisseh), Nova Towers (Koraytem) Hill Top (Tallet el Khayat) and Venus Towers (downtown).

Garren, Do you know if there is any plan to tweak the design? The original design didn't account for having an open plot where the RH grave now is; there was to have been a building there. So it made sense to have the detached facade screens on front and back only... But now side overlooking the Hariri grave is fully exposed, and based on the original design, it really does not look good at all...
