Foster + Partners spectacular design sculpts new lines across Calgary skyline

CALGARY, Alberta (October 12, 2006) - EnCana Corporation (TSX, NYSE: ECA) today filed a development permit application with the City of Calgary for the construction of The Bow, Calgary's newest office tower. EnCana, along with its architectural team led by Foster + Partners, unveiled the design for the spectacular 59-storey glass and steel office high-rise to be built in the heart of downtown Calgary.

Configured in the shape of a bow, the 1.7 million square foot tower is a striking creation that provides office occupants an expansive view of the surrounding environment - Rocky Mountains and the Bow River Valley to the west, the Canadian Prairies and Bow River to the east. Located between 5th and 7th Avenues between Centre and 1st Street S.E., the new building design features three interior garden atriums up the west face of the structure.

"We believe our dramatic new office tower will be a premier Calgary workplace, one that will enhance staff recruitment and retention while creating an energetic urban village in our city's core. Our people will enjoy multiple advantages by being housed in a single location along with amenities such as indoor gardens, a public outdoor space, complementary retail businesses and vibrant cultural venues. The innovative design of Foster + Partners will only enhance the EnCana work experience," said Randy Eresman, EnCana's President & Chief Executive Officer.

"Beyond the benefits to the EnCana workplace, we believe The Bow reflects the growing importance of our city and province from a business and cultural perspective. At EnCana, we are proud to play a role in adding exceptional architecture to our city skyline, as well as invigorating the centre of Calgary," Eresman said.

The Bow will set a new standard for environmental sustainability among high-rise offices in Canada. For example, the aerodynamic design of the crescent-shaped tower reduces the structure's wind load, thereby reducing the amount of structural material required and the surrounding turbulence. At the same time, the south-southwest orientation makes efficient use of the southern Alberta sun. The energy efficient design, which employs natural light and ventilation, is expected to reduce energy use by about 30 percent, compared to a conventional tower.

"EnCana's building project team has focused on creating a pleasant and efficient workplace that is tailored to support our individual business units. By initiating the design and development, we hope to bring greater certainty to our long-term occupancy costs in a competitive commercial real estate market. While we do not plan to own the building and we have conducted market research into selling it prior to the construction start, we do plan to be The Bow's long-term, principal tenant," said John Brannan, EnCana's building project executive lead.

EnCana hopes to receive development permit approval from the City of Calgary in the spring of 2007, and construction is expected to start shortly thereafter. EnCana plans to start occupying the building in the third quarter of 2010, with final occupancy in 2011.

Matthews Southwest of Toronto and Dallas is the lead project developer, managing site acquisition, architectural design, City of Calgary permits, and development planning strategy. Foster + Partners of London, England is the signature architect and Zeidler Partnership of Calgary is the project architect. In addition, EnCana retained Jeremy Sturgess of Calgary's Sturgess Architecture for the master planning of the streetscape and urban design.

wow, this is a real beauty, I love the Toronto city hall feel, but in a more modern look, and it's better in every single way.

I know Calgary has a sweet skyline, but I never paid attention to the individual skyscrapers, now this one has the landmark status written all over it :okay:

so....they were done on the gerkin before that building in new york was even planned..its Fosters "thing", why he liked triangles is beyond me//they do look nice i guess.

That's not all. This will be Calgary first steel-frame skyscraper. By using Foster's trademark external bracings, Encana will save about 30% of their steel costs. The move to a steel frame already bypasses much of the pressure, as Calgary seen quite large concrete shortages and skyrocketing costs of construction in the last few years.

Ummm... actually they've been done numerous times around the world... it's nothing unique to NYC.

The York Hotel will start disappearing this week -- the careful removal of every brick being the first step in preserving the building's facade.

As part of The Bow development, the 78-year-old hotel will become the cornerstone of a complex housing retail and cultural space on the south side of 6th Avenue S.E.

But first, specialized crews will dismantle what was billed as the city's first "modern hotel" so that a 20-metre pit can be dug for a parkade. Eventually, two of the hotel's exterior walls will be resurrected around a new structure.

"People may look and think, my God, we're destroying it," said David Jefferies, with Zeidler Partnership Architects, "but this is how we're saving it."

By 2011, the two blocks straddling the corners of 6th Avenue and Centre Street will be reinvented. The Bow -- a 58-storey, Norman Foster-designed office tower that will house EnCana's head office -- will dominate the north block.

A smaller, seven-storey complex will be built to the south. Heritage advocates are pleased the York is being incorporated into the plan, with its facade flowing into a more modern structure, giving the impression of two separate buildings side by side.

However, the York building isn't structurally sound, and the interior has been renovated so often it no longer has historic significance.
As well, the floors couldn't hold the weight that retail or cultural space will demand.

The York's real value, said city heritage planner Darryl Cariou, is its south and west facades and the concrete friezes that run in a strip near the base and along the roof, and those will all be saved.

"The primary heritage of the buildings are in the facades and friezes, and those are certainly being preserved. It's one of very few examples of this style of building, the art deco flavour to it," he said.

The other two walls are made of a different, cheaper brick and don't have friezes, because they originally stood alongside another building and faced the back lane.

The York is also important because it anchors a block of heritage buildings along 7th Avenue S., including the Legion, built in 1922, and the 1913 St. Regis Hotel.

Jefferies said it's also important to preserve the York because of its history -- it housed CFCN radio in its heyday.

Preserving the building presents some unique challenges, in part because of the materials of which it's made. The bricks, for example, are soft, constructed from lime mortar. And, Jefferies said, many are water damaged, making it likely some won't survive the move.

Each brick will be removed, its condition analyzed and then stored on pallets that indicate which part of the wall they came from.

The plan is to have new bricks built from the same type of clay, even though the original quarry is no longer in operation, and then use both in the new walls.

"It's like a giant 3-D puzzle," Richard Tucker, vice-president of development for Matthews Southwest, said of putting the pieces back together.

The colourful concrete friezes present another problem. While a typical frieze is a piece of carved art attached to the building, these are actually part of the building.

Jefferies said that when the York was built in 1929, as they were pouring the concrete for the roof, they also poured it into moulds for the design across the top of the building. So far, he's only confirmed two other buildings in North America using that method to create a frieze -- a theatre in Los Angeles and one in Denver. It is fitting, Jefferies said, because the man who designed the friezes worked for a Hollywood film studio as a graphic artist.

The method used means the friezes -- with their fiddleheads and fronds and cogs that Jefferies thinks are film reels -- can't just be detached. Crews will now saw them off, trying to cut along existing cracks.

Jefferies said there is a chance the friezes won't survive removal attempts. So rubber moulds are being taken as a precaution against catastrophe, allowing the design to be exactly duplicated if need be.

Detailed evidence documenting the building's appearance -- including a laser survey and photos -- has been compiled so it can be recreated. However, one thing will change. There will be an arcade, similar to the Bay's at street level, so there is better pedestrian access to the building.
Paint chips have been analyzed to determine the original colour of the friezes -- paler than the hues now in use, Jefferies said.

"Many people say 'why are you saving the York?' " said the architect, who spent months researching the building's history. "The hidden history and unforeseen uniqueness is what makes it really worth it."

The city's Cariou said that while the York is less than 80 years old, it doesn't mean it's not historic. "This is our history. If we don't keep it, it will never be really old."

I think the York looks fine the way it does, the generated image is a little off but I guess we'll have to wait and see the final product. It reminds me a little of the Hearst Tower in New York, so we could see a stunner.

Has anyone got any construction updates on the Bow itself or is it a little premature to ask? Very nice looking, icing on the cake for Calgary.

Agreed, with so much money, it's about time Calgary had something nice to show for it. Took them long enough, but better late than never. You'd never know this city was stinking rich based on the buildings they have. Hopefully, the Bow will prompt Calgary to begin developing in a more sophisticated manner.

Attention to good design and architecture has been practically non existent up until now. Things are looking up.

What I find bizarre is how Calgary goes from high end massive office tower to a natural landscape in literally a few blocks. Just in the distance you can almost envision the frontier by looking at that river and wood lands. What gets me is that you know that landscape just goes on forever and ever. It really is a wilderness out there.

Don't panic at bow's delay
Credit crunch slows building worldwide

Before anyone fears that delaying construction of the seven-storey secondary building at the Bow site is a sign of Calgary's impending apocalypse, some perspective is in order.

Globally, the credit crisis has halted work on 142 --or 11 per cent--of 1,324 skyscraper projects, according to Emporis GmbH, a German company that tracks skyscraper development.

Work is stalled on the five tallest buildings on five continents, including the Spire, a planned 150-storey tower in Chicago.

Also on hold is the Nakheel Tower in Dubai, proposed to be nearly a full kilometre in height.

There's a gaping hole where the Spire was supposed to be built and, in lower Manhattan, half-built sites include two skyscrapers and a pit where another was supposed to rise.

A delay on the comparatively puny south building at the Bow is unfortunate, considering that a heritage building, the York Hotel, was taken down brick by brick in hopes of reassembling its facade on site.

Yet, in the big picture, it is hardly a catastrophe.

It would have been much different if the main tower of the Bow, the future headquarters of EnCana Corp. in Calgary's core, was scrapped, but unlike the modern-day towers of Babel that are now little more than expensive holes in the ground, Calgary is fortunate that it is still getting its iconic skyscraper.

It won't be long before Calgarians see a dramatic change at the Bow site. With steel girders arriving from Ontario and Edmonton, the skeletal superstructure of 58-storey Bow will begin rising at the rate of one storey a week, according to David Jefferies, the project's architect of record.

The agreement for the York Hotel site stipulates that construction must begin within a year of the completion of the Bow's main tower, scheduled for early 2011. That's a much better outcome than history has dealt other projects in downtown Calgary, where booms and busts have befell much grander edifices.

A few blocks away from the Bow, the ghost of another boom is buried beneath a downtown plaza adjacent to the 41-storey First Canadian Centre, which was completed in 1983. The site was to have a second tower, even bigger than the Bow. But the proposed 64-storey second tower at First Canadian Centre was never built, and today a plaza at that site provides some much-welcomed el-bow room in the concrete jungle.

It's difficult to imagine that a halt on the south building at the Bow will have much impact on Calgary's psyche, even though it is part of the city's showpiece project. In a city driven by fossil fuels where people think they can be billionaires overnight, a dose of sober reflection certainly won't hurt. Yet Richard White, formerly of the Calgary Downtown Association and the city's planning commission, says work on main tower will overshadow any negative mood surrounding the York Hotel site.

"Psychologically, the biggest urban project in Canada is still going forward," says White.

He feels the above-grade work stoppage at the Bow's south building may actually be a good thing.

"There is an opportunity for us to rethink that whole part of the project and how it connects to Olympic Plaza and Stephen Avenue. It could come back in a much more innovative way," says White, who works as a media and government liaison for an architecture firm.

The Bow is one of eight office towers under construction in Calgary, including the one million-square-foot Phase I of the $1-billion Eighth Avenue Place.

Downtown office vacancy rates of 4.5 per cent in this city remain the envy of North America.

In Manhattan, the rate is more than 11 per cent. Our five-year projected rate still remains much lower than the 10 per cent that White says is considered healthy.

As oil prices rose, Calgary's office vacancy rates went from just under 12 per cent in 2005 to less than one per cent in 2007.

In Chicago, the uncertain future of the Spire, designed by renowned Spanish architect Santiago Calatrava, has created a bit of a funk in a city pitching itself for the 2016 Summer Olympics. Yet, don't cry for Calatrava. He's the guy whom Calgary is hiring to design a pair of $25-million pedestrian bridges over the Bow River.

The reason why it doesnt look like it made alot of progress is because they changed their steel suppliers 5 months ago which took them so much time to produce steel. right now, they are 15 levels behind :ohno::ohno::ohno::bash::bash::bash::bash:

That is very kind of you Isaido. Well, some people call it an addiction or obsession. I am addicted to Skyscrapers and designs that will work, like these recent projects in Calgary.

Calgary has a lot of potentials and really need to work on it. And once Bow and the rest are finished, it can easily beat Houston or Dallas or Denver.

I hope to see an ever taller one soon again

The culture in Alberta is more aggressive and brash than in central Canada by necessity. Maybe Canada's first super tall will happen here. It wouldn't be a shock if that transpired.

It's just wishful thinking on my part that Imperial Oil will build a new tower. Suncor just bought Petro Canada, so maybe they will eventually build new digs. Once again, it's just a prognostication based on hope, than anything else.

The Bow will be Calgary's tallest building.

Suncor is loaded with sublease space after buying Petro Canada and canning several thousand jobs. They ain't building anything for the forseeable future.

Calgary will be sooo overbuilt once this boom is completed. Expect more takeovers and more sublet space hitting the market and don't expect anything significant to be built for at least 10+ years. Also expect the continuing shift towards more efficient open floor plans for backroom offices of the larger corporations further allieviating the need for additional space.

I'm not denying the shadowing bylaw. I'm well aware of it. I'm denying that the Bow was ever seriously considered as 303 metres tall. It's just an "urban" legend such as the 1000 foot Manulife tower in Toronto.

The Bow has gone through a height reduction, but I can't remember what the original height was supposed to be.

Somewhere around 250m.

but if you look closely at the pictures of the very first page, you can see atriums with trees planted in as well. Nowadays there are more of these so called " Green Projects" ongoing elsewhere which is surely a good idea. I thought that the Bow is amongst them.

They changed the design...The trees aren't the only addition that makes the Bow a green structure and to be honest im happy that this building isn't a jungle anymore (imagine how much upkeep would it take!)...Its design,The materials used, special technology that saves energy and water therefore i cannot approve saying that the bow isn't green anymore

I left Calgary several months ago after 2 years and this is one of the reasons that make me wanna go back so bad! this building is AWE$OME!

What I was also thinking? what if they build a tower, a Cilinder shaped tall skyscraper of some 70 storey's right in front or in between the curves of the Bow!? that could be awesome right?

Yes, for the same reason Midland TX and Tulsa have so many talls for their size. The energy complex in Alberta is huge and there is still a need for more office space in Calgary. Office towers are to Calgary what condos are to Vancouver.:)

and that is why I begin to like Calgary even more so day after day.

I don't know how that comes, but I know and sense that Calgary will have an even brighter future and play a major role in this century. :)

Maybe I should move to Calgary. Will I be welcome to the city of no nonsense, hard working people, joie de vivre and the free spiritness and pioneering? :)

I don't see how a collection of office towers makes a pleasant city Charlotte. Not saying Calgary isn't, but just referring to your standards of a nice city.

Wherever there are Skyscrapers, I will feel right at home.

You won't believe it, but I somehow don't like Vancouver at all.

After Absolute World, this is the most anticipated project in Canada from my perspective. This will be a tremendous boost to the impressive yet very dull Calgary skyline.

Oh yes, that is true. Although Calgary has a fun skyline, yet it was not impressive, but this Lady there, is going to be the trend setter and have an huge impact on Calgary's future projects am sure.

How so? I don't think people considered that the curve will make the building look quite fat head on. From all other angles it will look much more slender. Or were you talking about the glazing?

When the financial world was melting down in December, 2008, H&R Real Estate Investment Trust got a $200-million financial lifeline from insurer Fairfax Financial.

H&R REIT was badly in need of cash to finance construction of The Bow tower in Calgary, the future home of oil company EnCana.

Fairfax stepped up by purchasing $200-million of five-year debentures from H&R REIT, bonds that carried an 11.5 per cent interest rate. It was expensive capital, but the bond offering kept H&R REIT going, and The Bow moving forward. From Fairfax's point of view, this was a great place to put its money to work, as the underlying assets were strong, and the insurer was able to exploit a credit market crisis.

In the latest sign of just how credit markets have improved over the past 13 months, H&R REIT is back in the bond market Wednesday, with pair of bond offerings that will raise cash earmarked for retiring the debentures sold to Fairfax.

Fairfax will receive $230-million for the paper it holds, for a tidy 15 per cent capital gain over the past year. Fairfax has also received interest payments on its debentures over the past year.

H&R REIT sold $115-million of five-year debt that pays 5.196 per cent interest, and a second slug of seven-year debt that banks 5.902 per cent. The bonds were purchased in a bought deal financing by a syndicate of dealers led by RBC Dominion Securities and TD Securities.

I 've never been to Calgary, that is why I ask. is it a restaurant that rotates or just some office etc?

I think the Calgary tower is one of the ugliest observation towers i have seen. I have been up the Skytower (Auckland),CN tower (toronto), Skylon tower (Niagara falls) & Stratosphere tower (Las Vegas) and think they are all way more attractive than this one. I think a great city like Calgary could have done a lot better. The Skytower in Auckland (New Zealand) is the best looking by far!

I do agree on the Observation tower..... it can be adjust or improved in height and appearance a bit for sure. ... they can make it look shining/gleaming silverish new age looking bla bla bla, maybe add and build one or two more floors on top of it! ?!

The tower did not strike out for me as ugly when I lived there in 2001 but then again,I was just a mere child. Still am : )
