I was in Vegas 2 weeks ago and saw the model of the Palazzo inside of the Venetian. There really is no words to describe how big the Palazzo is.

I agree that they could certainly come up with a nicer design than this derivative facade, but they can not make it smaller or skinny, there is just too much demand for rooms and the massive amount of floor space needed for those rooms.

Allow me to put this into perspective. As a size comparison, Freedom Tower in New York will have "only" 2,600,000 square feet of floor space, Burj Dubai will have 3,378,137 square feet of floor space, Sears Tower has 3,800,000 square feet of floor space, Chicago Merchandise Mart has 4,200,000 square feet of floor space and the Pentagon has 6,600,000 square feet of floor space. But check this out, Palazzo will have 7,400,000 square feet of floor space. This thing is a monster by world standards, but actually average by Vegas megaresort standards (CityCenter will have 18 million sq ft combined, and a nicer design).

You have to realize that it's difficult to design a single building that size without having to include massive, wide facades, especially with the FAA height restrictions along the south Strip. 40 million tourists want rooms with a view, so they can't make a skinny tower and they can't just spread out all that floor space like the Aalsmeer Flower Auction.

I think a couple of things that hurt the design are the vertical stripes and the lack of a sensible top. The large windows help make it less imposing, but they are fighting the vertical stripes which, of course, are imposing. Plus, the Mediterranean style at the bottom has been way over done here and tan colored buildings are just plain boring. But, on the bright side, there are more garish designs in town than this.

As I said in another tread of Las Vegas, this city is awsome, is always looking to build the best hotels in the World, to atract more turists to this wondenful city.

Honestly I've never been in Las Vegas, but people have told me that it's a beutiful city, that you're neve get buried there and I believe it and I hope one day to be there in the capital city of entertainment.

Just announced! A condo tower will be added to the Palazzo resort, in the front of the lot on the Las Vegas Strip and on the roof above the Barney's department store.

According to the County Agenda the tower will be a modern design with glass curtain-wall and balconies.

LAS VEGAS-Las Vegas Sands Corp. is jumping into the high-rise residential market on the Las Vegas Strip. The publicly held operator of the Venetian Resort and the Sands Expo and Convention Center here received approval today from Clark County to add a condominium tower to plans for its $1.8-billion Palazzo project adjacent to the Venetian.

Rising at the corner of Spring Mountain Road and Las Vegas Boulevard, the Palazzo includes a 3,000-room hotel tower, the 450,000-sf Shops at the Palazzo and an 1,800-seat theater. The addition to the project approved Wednesday is a 632-foot tower to be built atop an already approved building that is slated to house an 85,000-sf Barney’s retail store among other things.

Sands’ original application called for 849 units, but in a conference call last week, Las Vegas Sands EVP Brad Stone said the condominium tower would contain 370 “ultra-luxury” units. At the commission meeting Wednesday, Sands’ said it planned to develop a maximum of 400 units, a county planning source tells GlobeSt.com.

The County Commission’s approval, which is contingent upon a formal development agreement, granted Sands several code variances. Sands received breaks on requirements for parking and for the setback for the upper portions of the tower, according to the county planning source.

Las Vegas Sands is following in the footsteps of MGM Mirage and Donald Trump, both of which have found plenty of takers for their high-rise residential product overlooking the Strip. MGM Mirage has pre-sold all but a small fraction of the 2,900 residential units it is developing in three high-rise towers as part of its $7-billion City Center development adjacent to the MGM Grand, and Trump has sold out his 1,282-unit Trump International Hotel & Tower now under construction behind the New Frontier casino.

Because it took an entire year to excavate the 4,400-space underground parking garage, they figured they could finish the tower faster using steel.

Most mega resort towers here use concrete, but a few others used steel. MGM Grand and Luxor used steel. The other two mega resorts under construction right now, CityCenter and Encore, are using concrete.

There are a couple smaller tower projects downtown using steel.

This thing is an iron beast, but what pictures can't show you is the noise and smell. Hundreds of workers hammering relentlessly, it's deafening. Being this close to it I could even smell the steel dust coming off of it...

They haven't raised the crane on the north wing in quite awhile, so now the floors are higher than the crane. They'll probably boost it up any day now.

I recently discovered where they where keeping the Palazzo model and took shots.

The top of the tower has two unusual greenhouse like glass rooms on each side, I wonder if it's decoration or something else.

Not sure what those glass rooms are, but it looks like balconies on both sides of it.

That must be the Barney's store, in the middle photo, that the condo tower will sit on top of. Was wondering if they had a model of the condo tower yet, now we know they don't.

Sheldon Adelson is confident about his Cotai Strip Plan

Growth Potential??

Wynn has a huge parcel of land to expand on, MGM has the city center and many other vacant land to build upon, but Adelson is running out of space to expand.

He seems to expanding VERY QUICKLY in the Asian market where he is building the whole Cotai Strip in Macau and the Marina Sands in Singapore. However, he doesn't seem to have a long-term plan for the Las Vegas property. He should at least be thinking about buying new land if he intends to have continued growth beyond the Palazzo project.

Adelson is a very smart man (and the 3rd richest man in the United States), I am just trying to figure out what his rationale behind this decision is. Does he think there is not much growth potential in Las Vegas in the future?

Any thought?
(I may post this in skyscraperpage to get more opinions)

As for vegas growth, if the potential isn't there, why are projects like $7B CityCenter and $3B Echelon being built?

I'm no business analyst but China with its billion+ population is obviously a lucrative region to open Vegas style casinos in. (as opposed to the smaller ones there in the past).

Maybe he found his new niche, there are already too many players in Vegas right now.

His new Palazzo, for example although a Vegas type megaresort and actually VERY heavily geared Asian gamblers from, yep China. The same ones who go to his Cotai hotels.

Especially the famous high rollers. There are two megasuites in the Palazzo at over 10,000 square feet reserved for these types and the suites have express elevators leading directly to the baccarat pit!

There's plenty of potential and demand for growth on the strip still IF (and that's a big "if") you have the land. There's no land left for Adelson to expand on the strip after the Palazzo is built ... unless of course Harrah's might want to sell a couple of the older hotels next door to the Venetian.

Well, Harrah's has plans to plan for a new huge project in the center Strip and they've accumulated a lot of property there, but so far there are no real plans. Harrah's, the company, is in the process of being bought and if the new owners pay too much for the company they may be forced to sell some assets i.e., hotels. The Venetian and Harrah's already have a joint project in an employee parking garage they built and share behind Harrah's hotel and the Sands Expo. On the other hand, the new owners of Harrah's will take the company private and that might make it esier to finance a huge new project, which will leave Adelson stuck on his corner with no place to expand on the Strip. Adelson does have a bunch of land behind the Sands Expo across Koval that he can do something on, but it's off the Strip.

This is one of those things that don't look very big from far away, then you realize its huge...

Unsure about the design though, certainly classy, just hope it doesn't look cheap when its done.

I've driven quite a few times around it and if that paint scheme is final, it looks less attractive than the first Venetian tower.

Currently over 133,000 rooms and will be over 175,000 rooms within ten years. Tropicana alone has expansion plans for over 10,000 rooms in five towers and might start construction this year. Of the 24 largest hotels on earth, 19 are on one street in Vegas. Does that answer your question? :cheers:

I posted shots of the Palazzo model a few pages ago. Encore's renderings and resort info, however are designated by Wynn as "I-dont-want-anyone-to-know" Top Level Classified information even though we can see the tower's color and shape looks the same as the first one.


Palazzo's condo tower however is still a complete mystery.

Just this bit about a bunch of numbers, nothing on design yet.

In this Las Vegas Sands Corporation SEC filing (http://biz.yahoo.com/e/070417/lvs8-k.html) today (scroll down to "Additional Information") there are some details for the new condo tower. 970,000 saleable square feet at a rate of $1,500 - $2,000 per square foot. Gross proceeds are expected to range between $1,450,000,000 and $1,940,000,000 and it will cost $465,000,000 to build. Pre-selling of the Palazzo condominium tower is expected to commence in the third quarter of 2007.

Now that you mention it, yeah, it's right on the inside of that little bend in the Strip separating the north from the south and should have good views up and down the street each way.

When will it top out?
I think the core will top out pretty soon and the steel will go almost to the top of the core.

Really impressive. That's definitely the first of the megahotels that really looks like a skyscraper. Everytime I was in Vegas I couldn't believe that the hotels were really that high, because the height-width ratio makes them look much shorter than they really are.

Do you have any recent photos showing this buidling from the Stratosphere Tower?

I think that might be the Venezia tower they were talking about. It's built on top of an above ground parking garage. The Palazzo is built on top of an under ground parking garage.

I think the core has topped out. Drove by and there are no more forms around the top. And the steel is almost as high and the ends of the wings have the set back at the top seen in the model.

I'm not so sure about that. Every room on the west side of the Venetian will still have the same view that they always had of the Mirage volcano directly across the Strip. This tower is not directly in front of the Venetian or the Palazzo, it's in between. But yeah, it's closer to the street so will block their views looking down the strip. But the condos will have unobstructed views down the Strip and command top prices.

I am talking about the rooms in the "Original" Venetian Tower. None of the rooms have a view of the volcano directly to the west. The rooms on the south side of the original tower has one of the worse views in the city because the Venezia was built too close; the view on the north side of the tower will be obstructed by the new Condo tower (outlined in red) and will not be able to see the Pirates lagoon at Treasure Island either.

In terms of providing views, Sheldon Adelson CEO of Sands is not the best in this business. Yeah, you can have great views if you stay in the Venezia, the Palazzo, or the condo if you have truck loads of money.

Hmm, I see what you mean, I thought the Venetian was turned a little more facing the Strip, but it's not.

See that parking garage directly across the street by the pedestrian bridge? Last year MGM was talking about putting a condo tower or boutique hotel right there. That would start to turn the strip into a narrow canyon of buildings.

Seems like all of the hotels are luxury. I wonder if there's any decent hotels for those who aren't millionaires ;) Quite a few tourists (=gamblers :)) of Vegas are rich, so I guess 5-star hotels are needed. Sometime I have to work my ass off to have a possibility to stay at a luxury hotel :D If I went to Las Vegas, I'd stay at Wynn's, no question about it.

PALAZZO SLATED TO OPEN IN DECEMBER

Las Vegas Sands Corp. announced Wednesday it would open the $1.6 billion Palazzo on Dec. 20.

The 3,068-room resort, under construction next to The Venetian, will open its gaming area, hotel and restaurants, the company said during its second-quarter earnings conference call Wednesday.

The Shoppes at Palazzo, the property's 450,000-square-foot retail space that is anchored by Barneys New York, will open in January. The Palazzo theater, which will feature the Broadway musical "Jersey Boys," is expected to open in the spring.

When completed, The Venetian and Palazzo complex will represent the largest integrated destination resort in the world, with 7,128 hotel rooms and 2.3 million square feet of meeting, convention and exhibition space.

Because the Palazzo is being operated as an extension of The Venetian, Las Vegas Sands President Bill Weidner said, the company expected to obtain back-of-house and other operating savings of between $40 million and $60 million for the combined complex.

"The resort is designed to appeal to our important high-end Asian customer," Weidner said.

The Palazzo will be the first new resort to open on the Strip since the April 2005 opening of Wynn Las Vegas.

Yeah I too have stayed in at the Mandalay Bay, and I have to say it's a great hotel and the facilities are fantastic. The rooms are very spacious, comfortable and great value. The pool and aquatic centre is wonderful, overall a fucking awesome place to stay. IMO, It's still the best looking hotel in vegas too, with Wynns a close second.

Generally though american hotels are much lower-grade than what we have in Australia and through Asia, where the hotels seem to have better in-room facilities.

most likely you can get a room for 129-149 on non-peak days. The most expensive I've paid was 149 only.

i remember when i was on holiday last year this whole hotel was just a few metal rods sticking out of some foundations! they really didnt mess around to get this one completed did they!

Yeah, colored precast trying to make sort of McHistorical stuff is not for me. I will admit it is better done than U/C, when it was really, really ugly. I'll take Cosmo or City Center in a heartbeat over this thing.

i loved the mirage when i stayed there and when i went over to the venetian it made mirage look a bit...well a bit worse for ware.with the palazzo nearing completion i just feel sorry for a few other hotels on the strip :(

doubt it, if its anything like the venetian then they are miles behind inside probably trying to figure out why the canal inside is leaking onto the casino floor :ohno: The main venetian tower looked finished nearly a year before it opened but inside they were not ready to open in time.

mirage is still a great hotel despite being nearly 20 years old at this stage. without mirage there never would have been a venetian or palazzo. of course without flamingo there would never have been a mirage :)

The Two Way Hard Three blog at Rate Vegas is reporting that the Palazzo will not have hotel rooms ready on December 28th as originally planned and they will be putting up guests in other hotels. It's not known if the casino will be ready either.

Yeah, I confirmed it with a reservationist... They simply aren't ready and won't commit to a date, at least they wouldn't with me.

I'm going to be there at the end of this coming week and I'm hoping I'll get to see the inside.

According to this RJ story the 12/31 soft opening date isn't a sure thing. They haven't been issued occupancy certificates yet for any part of the building, including the casino. Still fire testing. But the 40/40/ Club says it is planning on opening Sunday night.

I went to the Venetian today and went over to the entrance where it connects to the Palazzo and the guard told me that the Palazzo will open on Sunday at 6 p.m.

This is the first new resort on the Strip in quite awhile.

In this rendering, the condo tower looks like it won't provide much of a stark contrast to the hotel towers. Will the tower's facade be all glass?

The interior look pretty snazzy, and looks like another great completed Vegas resort. Can a mod please change the status to LAS VEGAS | The Palazzo | 642 ft | 53 fl | 500 ft | 50 fl | Com | U/C (to include the u/c condo tower)?
