What were you expecting?
This is what high density city living is all about. The city planners will maximize every plot of land available.
To cater for another 2 milion people over the next 10 years or so, the best, most cost effective way is to head upwards. If there is an empty plot of land next to the building where you work or where you stay, then you will be quite certain that it will be a matter of time before it is being utilized. Just look at orchard road ... the last remain pockets of space (orchard turn, sommerset, gluton sq, etc.) are now going, going ... gone.
Unless its a "definate" thing ... like fronting the bay or lake, sea, ocean. They can't possibly build anything infront (well .... then again).

The commercial plot at Anson/Enggor has Gross plot ratio of 9.66. I think the reason it's max @ 250m, 50 floors.
The other commercial site at Anson beside International plaza has gross plot ratio of 9.24, which should be lower @245m.
The two residential sites have gross plot ratio of 8.4, they are likely to be much lower, probably around 40+ storey... unlikely to exceed 200m, as residential ceiling height is around 3.x m compared to office ceiling height of 5.x m.

The residential plots have not been triggered for sale yet, but they are available on the reserve list.

They could just have lower number of floors but higher ceilings. Take a look at capitol tower, the top is being illumited. That could stretch the height of the building.

However, I agree that 250m for 50 floors is a lot, so the building might be shorter for economic reasons ;-)

The Urban Redevelopment Authority (URA) announced today that it has accepted an application from a developer to put up the commercial site at Anson Road / Enggor Street for public tender.
Details of the Application
The Land Parcel at Anson Road / Enggor Street was made available for sale through the reserve list system on 20 March 2007. Under the government's reserve list system, the government will put up a reserve site for public tender if it receives an application from a developer who commits, by signing an agreement and paying a deposit of 5% of the bid price, to bid for the site at a price which is acceptable to the government.
URA has received an application from a developer who has committed to bid a price of not less than S$172 million for the Land Parcel. In accordance with the procedures of the reserve list system, URA is making public this price. However, the identity of the applicant will not be released.
URA will launch the public tender for the site in about two weeks’ time. The launch date will be announced later and a tender period of about eight weeks will be allowed for this site.

Physically the max structure is 250m, but may not actually build up to the technical height.

Anson Road commercial site up for tender

A NEW commercial site in Tanjong Pagar will be put up for public tender in two weeks' time, just three weeks after a neighbouring site was released for sale.
An unnamed developer has agreed to bid at least $116.2 million for the prime 27,275 sq ft plot, the Urban Redevelopment Authority (URA) said yesterday.
The site is behind International Plaza at the junction of Anson Road and Gopeng Street.
This works out to about $460 per sq ft per plot ratio (psf ppr) - slightly more than the $448 psf ppr minimum bid that came in for a neighbouring land parcel last month.
That parcel was a slightly bigger plot at the junction of Anson Road and Enggor Street. It went on the market last month after a developer committed to a minimum bid of $172 million for the 39,826 sq ft site.
The interest in these two sites comes as Singapore is experiencing an acute shortage of prime office space, leading to a surge in office rentals that market experts have warned may threaten the country's competitiveness.
To ease this supply squeeze, the Government said last week that it will offer about 3.8 million sq ft of commercial space in the second half of this year. Sites such as the Anson Road/Gopeng Street plot are part of this plan.
Property consultants said the site will be attractive to several parties, including property funds or investors.
'We will see a significant level of interest from the usual suspects,' added Mr Nicholas Mak, director of research and consultancy at Knight Frank.
These include developers which already have a presence in the area, such as City Developments and Keppel Land.
'It won't just be two or three bids, but probably five or more,' he said.
Offers are likely to come in at between $150 million and $200 million, or about $600 to $800 psf ppr, predicted Mr Mak.
The 99-year leasehold site can host a 50-storey building with offices and shops. It has a maximum gross floor area of 252,069 sq ft.
It was put on the URA's reserve list in October last year. Under this scheme, the Government will put a site up for public tender if a developer agrees to bid for it at an acceptable minimum price.

THE Urban Redevelopment Authority (URA) has received a minimum committed bid of $116.2 million for a commercial site on Anson Road. This works out to about $460 per square foot per plot ratio (psf ppr).
The site, which was put on the reserve list of the Government Land Sales (GLS) programme in October 2006, will now be put up for public tender.
The 0.25-ha site has a maximum permissible gross floor area of 23,418 sq m (252,069 sq ft) and a building height restriction of 50 storeys. URA also says the site configuration can provide a floor plate of 1,800 sq m.
Savills Singapore director of marketing and business development Ku Swee Yong believes the site could fetch bids of between $900-$1,000 psf ppr. 'Foreign investors are also likely to be keen to bid,' he added.
Late last month, a nearby GLS commercial site at Anson Road/Enggor Street was put up for public tender after the URA received a committed minimum bid of $172 million. The tender closes next month.
Using some recent transactions in the Grade A office sector as a benchmark, Mr Ku believes capital values for new developments could reflect the current asking prices of $1,700 psf. Prices for commercial property have been increasing significantly.
In February, Kim Eng Properties paid $44 million for a 0.13-ha commercial site at New Bridge Road/North Canal Road. The public tender, which saw 11 bids for the site, closed with Kim Eng's bid reaching $758.40 psf ppr, 25 per cent higher than the next highest bid.
The latest public tender will be launched in about two weeks' time. A tender period of about eight weeks will be allowed for the site.

SINGAPORE : Mapletree Holdings, through its unit St James Powerstation Pte Ltd, has put in the top bid of S$391.1 million for a commercial site at Anson Road and Enggor Street.
The 99-year leasehold site was launched for public tender in May.
It measures 3,691 square metres with a maximum permissible gross floor area of 35,657 square metres.
Mapletree's Chief Operating Officer Tan Boon Leong says at the allowed gross plot ratio, the optimal building on site will be 18-storeys high, with floor plates of 22,000 square feet in leasable area.
Mr Tan says indication of interest from corporate users has been positive and Mapletree expects the building on this site to be substantially pre-leased before completion.
Property consultants CB Richard Ellis says the new development will provide some 310,000 to 320,000 square feet of lettable office space, providing some relief to the supply crunch in the central business district.
CBRE says the S$391.1 million price tag will translate to S$1,021 per square foot per plot ratio, with a likely development cost of S$2,000 to S$2,100 psf.
At a stabilised yield of 4 to 4.5 percent, monthly office rents from the development could amount to between S$9 and S$10 per square foot.
All in, the Urban Redevelopment Authority received five bids for the parcel.
The other bidders were NTUC Income Insurance Cooperative, Enggor Street Trust Company, Peak Century and Ocean & Capital Properties.
URA says it will decide on the award of the tenders after evaluating the bids. -

Just checked the results and in it max building height is 50 Storeys and not exceeding 250m AMSL.
I wonder how this will affect the tenders for the 2 residential sites behind Icon.

Mapletree tenders highest bid of $392m for Anson Road site

MAPLETREE is set to clinch a 99-year leasehold for an office plot along Anson Road with a knock-out bid of $391.93 million.
Mapletree's offer for the prime 39,733 sq ft site was nearly $74 million above the second-highest bid: $318.2 million from NTUC Income Insurance Cooperative.
There were five proposals, reflecting a keen interest in office development sites in view of a tight supply in the market, especially around the central business area.
CapitaLand's Enggor Street Trust Company bid $313 million, Peak Properties' Peak Century offered $298 million, while Keppel Land's Ocean & Capital Properties trailed the field with $270.2 million.
'Property firms that do not usually buy commercial development sites are doing so because of the lack of office buildings for sale,' said property consultancy Knight Frank's head of research and consultancy, Mr Nicholas Mak.
The Anson Road site is next to two vacant residential areas set to be launched for sale in September and Far East Organization's Icon condominium. It is also across the road from another commercial site recently put up for sale.
Mapletree's bid, made through wholly owned subsidiary St James Power Station, translates to $1,021 per sq ft (psf) of potential gross floor area.
Mapletree said a building can be completed on the site before 2010, the year when the office supply crunch should begin to ease, according to consultants.
The site has room for a 50-storey building with a gross floor area of about 383,808 sq ft. Mapletree said, however, that the 'optimal' building for the site is an 18-storey block with floor plates of 22,000 sq ft of leasable area.
Chief operating officer Tan Boon Leong said: 'Indication of interest from corporate users has been positive, and we expect the building to be substantially pre-leased before completion.'
Consultancy CBRE said Mapletree's bid would result in a likely development cost of $2,000 psf to $2,100 psf, with monthly rents of about $9 psf to $10 psf.
At the end of last month, the office occupancy rate in the Tanjong Pagar area was about 95.5 per cent, up from 92.7 per cent in the first quarter of the year and from 91.8 per cent in the fourth quarter of last year.
'Given the shortage of office space in the face of expanding business activities, it is an opportune time to develop a good quality building with a sizable floor plate of more than 20,000 sq ft,' said CBRE Research's executive director, Mr Li Hiaw Ho.
'This would provide some 310,000 to 320,000 sq ft of lettable office space, providing some relief to the supply crunch in the central business district.'

I think it will be built to abut the blank wall of Icon, and possibly to continue the covered pedestrian passgeway from Gopeng Street to Anson Road, unless there is an opening for the vehicular access.
Anyway there wont be much views from this one, as the site is surrounded on all sides.

LaSalle makes top bid for Anson Road site

LASALLE Investment Management (LIM) was the top bidder yesterday for a 99-year leasehold commercial plot next to International Plaza, with a bid of $237.2 million or $941 psf of potential gross floor area.
LIM, which bid on behalf of its LaSalle Asia Opportunity III Fund, is planning a 20-storey office development with about 200,000 sq ft net lettable area. 'It'll be a Grade A, 'Gold Standard' building,' said LIM regional director Andrew Heithersay.
LIM managing director (Asia Pacific) Ian Mackie said: 'We may or may not take a joint venture partner for the development.' The office development, near Tanjong Pagar MRT station, will target occupiers looking for cheaper accommodation close to downtown, he added. The project may be completed around late 2009.
LIM's top bid for the 27,281 sq ft plot was 7.8 per cent lower than the $1,021 psf per plot ratio that Mapletree Investments paid for a bigger site across the road last month. The price was lower as the latest site is 'inferior in shape and size, resulting in an office development with a much smaller floor plate of around 12,000 sq ft - compared with 22,000 sq ft for the earlier site - as well as lower efficiency', said an analyst.
A Mapletree unit was the second highest bidder at yesterday's tender, at $800 psf ppr - 15 per cent below LIM's price. The only other bidder, Wing Tai, offered $634 psf ppr.
CB Richard Ellis estimates that LIM's bid reflects a break-even cost of $1,700-1,800 psf. 'This would provide the successful bidder with a stabilised yield of around 4.5 to 5.0 per cent, based on a gross monthly rent of $9 to $10 psf,' it said.
However, industry sources suggest LIM is looking at a $13 psf average monthly rent. The Anson Road site will be the maiden Singapore investment for the LaSalle Asia Opportunity III Fund, which is planning to make about US$12 billion worth of acquisitions over the next three to four years. 'Singapore remains one of our primary target markets. We're interested in all sectors - office, retail, industrial, residential and hotel,' Mr Heithersay said.
Earlier acquisitions here by LIM for its other funds include the collective sale of Rainbow Gardens at Toh Tuck Road, and Swissotel Merchant Court hotel, as well as stakes in two hotels opening next year - Crowne Plaza Changi Airport and Ibis Bencoolen Street.
LIM, part of the Jones Lang LaSalle group and a leading real estate money management firm, yesterday also announced an A$738 million (S$926 million) acquisition, on behalf of Asia Property Fund, of a 50 per cent stake in the Westfield Doncaster mall development in Melbourne.

There's no project board or anything. I was wondering if this plot is just being used by the workers renovating International Plaza?
By all means, there's only a crane there, no piling or digging equipment that I could see.

no idea for these but theres going to be a lot of new office space completing in 2010....I remember Springleaf was all dark when it was just completed. At least with the Icon & Pinnacle, there is more life after dark at Tanjong Pagar area.

TO a harried office worker rushing to his next appointment, the new office tower coming up on Anson Road may look like just another building jostling for space in Singapore's busy Central Business District (CBD). Mapletree Anson, however, is no ordinary office building.

This 19-storey block, which will receive its temporary occupation permit in July, is a testament to eco-friendly design, boasting energy-efficient cooling plants and a system that recycles condensate in order to save water, among its other environmentally friendly features. This helped Mapletree Anson take home the Building and Construction Authority's Green Mark for Buildings Platinum award.
This building joins Mapletree Business City as the two projects by Mapletree Investments to clinch Platinum awards.
The company's two other entries, Merrill Lynch HarbourFront and VivoCity, took home the Gold and Silver awards respectively.
Like its Anson Road counterpart, integrated business hub Mapletree Business City along Alexandra Road will offer tenants environmentally friendly solutions once it is completed in 2010.
For example, energy-saving methods will take centre stage with the inclusion of an efficient precinct cooling plant guaranteed to achieve 30 per cent in energy savings. That's equivalent to taking 7,250 cars off the road annually.
In addition, waste heat will be recycled to provide heating for the swimming pool and shower facilities in the complex.
Such state of the art eco-friendly systems and features would naturally require hefty investments from Mapletree. However, Tan Boon Leong, chief operating officer and chief executive officer (Singapore Investments), expressed confidence in the viability of such investments, saying that they will lead to cost savings in the long run.
'To us, these awards serve as recognition of our commitment to embracing eco-friendly initiatives,' said Mr Tan. 'But more importantly, we believe that the creation of green buildings makes good business sense for us as they are investments that will translate to user benefits and cost savings, not just for us as a landlord, but also for tenants.'
The recycling of resources such as waste heat, and the harvesting of rainwater at Mapletree Business City were examples of cost cutting measures cited by Mr Tan.
These measures, he said, would help cut energy and water consumption, thus lowering overall expenditure.
Aside from these tangible cost savings, the Mapletree management also hopes to provide a more pleasant working environments which would improve staff productivity.
For instance, the inclusion of a green lung at Mapletree Business City connecting HortPark and Labrador Park will offer a welcome respite from the concrete jungle that usually envelops tenants.
However, while cost savings remain at the forefront of the company's mind, Mapletree's eco- friendly approach also stems from a sense of responsibility.
'As a real estate company, we recognise that our development activities have an immediate impact on the surrounding environment and the physical locale,' said Mr Tan. 'It is therefore important to us that we conduct our business in a responsible and sustainable manner and this is translated to the approach that we take in our development activities, as well as in our on-going management of buildings.'
Aside from the BCA awards, Mapletree projects have also received acknowledgement from other organisations.
Some of their projects have been shortlisted as finalists for the upcoming International Property Awards by the CNBC Arabiya Asia Pacific Property Awards for design, construction and environmental excellence.
Last year, VivoCity won the NParks-BCA Skyrise Greenery Award.
