So what are your thoughts about the design ?
Personally i think they look great and.... very glassy :)
From the Photos it Seems like the they are up to the 27th floor (including the ground floors where the crescat boulevard is situated), 3 more floors to go and then comes the cladding and interiors

the Monarch deisgn is alright but not spectacular. Would have loved to see a bit more glass. There need to be a change in trend in style from building being built now, to those built about a decade ago. This tower ( architecturally speaking.. judging by the exterior renders ) while being decent and tall doesnt really make out a 'statement' especially for a building being marketed as 'luxury' apartments.

The Emporor on the contrary, seems to be more interesting. But then again its not too clever to judge from designs, so lets wait and watch.

thanks for the pics :)

I count about 25 floors in the pic meaning only a few more to go and it will be interesting to see how the glassy viewing room ? at the top turns out. I would have wished it spanned the entire width of the building, but looking by it it only covers the lift area. Wil lbe a crampy space. And which side is it facing ? sea side ?

sjinadasa
November 20th, 2006, 04:00 PM
It should be facing the sea, and i dont think the pictures really show the real size of the building

The Crescat area is really turning Colombo 3 into a miami beach style area. That's the way to go. However would be nice to see more companies have large HQ towers and glassy office towers like in NYC.

sjinadasa
December 18th, 2006, 04:18 AM
Colombo 1 should be that place (Fort), I like what the Crescat area is turning out to be :)

phil.froelich
December 18th, 2006, 02:54 PM
However I think Colombo 2 would also be an adequate place for HQ towers etc.

Yah that's what i meant, i was refering to Colombo in a broad term... However I think Colombo 2 would also be an adequate place for HQ towers etc.

An interesting photo that shows the Colombo skyline from the top of the Monarch. The WTC doesn't look that taller from this angle. The Monarch I think is a lot taller than what the photos make out of it.

phil.froelich
February 16th, 2007, 04:02 PM
Yeah that is true and it is also much broader than the WTC

sjinadasa
February 17th, 2007, 03:04 AM
Monarch is quite tall, but Im guessing that WTC is taller unlike what that picture's perspective makes it out to be.

In the LBR the video saraprobe linked in the other thread, the JKH Deputy Chairman says about Monarch and Emperor,

First tower (monarch) sold out very quickly. Second tower (emperor), which is under construction is almost 80% sold out.

The monarch was kinda behind schedule but that is because what gamarala said. But like everyone says JKH is a highly trusted company and if they promise to build something, they will build it... even if it is not on time :P

Thanks, sjinadasa and Gamarala. But what about the installments? Are they linked to progress of the project? IE do you still have to pay the installments even though the project is not progressing as planned? And how do we know that the developed has reached a certain milestone of completion?
