This thread serves as a directory to other threads pertaining to projects in Korea. I only intend on putting significant and interesting projects on this thread, so the front page won't be such a hassle to navigate through. I appreciate help/suggestions from others, and I would like to thank the Korean forumers who supply photos and information (since I live in Seattle).

Seoul Forest Grand Tower & Galleria Forest to complete the "Forest Trio"

Dongdaemun World Design Plaza & Park - a large, futuristic park that will replace two run-down stadiums in Dongdaemun. The park was designed by the renown Zaha Hadid, and it will be completed in 2010 - which coincides with the recognition of Seoul as the World Design Capital. Hadid calls the park a "Metonymic Landscape," which complements the harmony of nature and architecture of her design. Construction will start later this year, once the stadiums are torn down.

S-Trenue (Superior Treasure Avenue)- an abstract, luxury tower designed by Minsuk Cho of Mass Studios. The tower is currently under construction in Yeiodo. Once completed, the tower will be 165m/541ft (36 floors). The tower will host office space and high end commercial boutiques on the first couple floors; thereafter, the rest of the tower will consist of luxury, residential accommodations.

IFC (International Finance Centre) - consists of three towers the tallest being 300m/984ft (80 floors). The towers will largely be used for office space, but the project does include a five-star hotel and a three-level mall. Anchored in the heart of Yeiodo, the IFC will accompany S-Trenue and Parc 1 to add some depth to Seoul's annoynmous skyline. The project is being developed by AIG and was designed by Arquitectonica. It is currently under construction.

Parc 1 - a creation from Richard Rogers, Parc 1 will be one of the more notable skyscrapers in Yeiodo and in Seoul. It is under construction, and when it is complete it'll be 332m/1089ft (75 floors), while the accompanying tower will be 271m/889ft (59 floors). Like IFC, Parc 1 consists of office space, a hotel, and a seven-story mall.

Korea Rail Corp Tower - among the newest proposals in Seoul, but it is possible that this tower will materialize. The project involves an area in Seoul called Yongsan, and the centerpiece of the project will be a 615m/2018ft (150 floors) tower. Samsung and Hyundai competed for a chance to develop the land, but in the end Samsung won the rights to develop Yongsan. From left-to-right: the original concept, the Hyundai concept, and the Samsung concept. As of Feburary, the Samsung consortium has beugn the long process of buying/moving/emptying the lot of land.

DMC Landmark Tower NEW! - this is one of the most elusive towers in Korea's supertall portfolio; it is was originally known as the International Business Center (the IBC) sometime around 2004. Unfortunately the Digital Media City (DMC) project has largely been marginalized due to new development of Yongsan (the Korea Rail Corp Tower being the heart of this new redevelopment project). The fate of this tower is still debatable, but recent news reports have reshown the IBC design. Despite the tower redesign(s), the tower will still be 640m/2100ft.

Seoul Forest E-Convenient World NEW! - is a new highrise that'll grace the perimeter of one of Seoul's newest parks - Seoul Forest. The tower will be used for office and residential space, and it will be 207m/677ft. Construction started in February with a planned completion date in 2010.

Busan Lotte World - among the oldest supertall projects in Korea, and probably the only one that survived from the plethora of proposals from the turn of the century. As of the beginning of 2008, construction has begun to pick up. Once it is completed the tower will be 510m/1,674ft (107 floors). The tower was designed by Durant, and the tower will be used for commercial and leisure activities.

Millennium Tower World Business Center - in my opinion, this will be one of Korea's most intimidating and notable skyscrapers. Many have commented that the tower looks like an inappropriate hand gesture and/or a cactus, but the tower was designed by Theo Lalis Sarantoglou. Unfortunately, we'll have to wait 'till 2018 to see this beautiful behemoth. Once it is done it'll be 560m/1,837ft, and will top the skies of Centum City (a new city project in Busan).

Haeundae Triple Square NEW! - this tower is part of a huge Haeundae highrise blowout, and the Triple Square is the most ambitious of all the proposed towers. The tower will be a high-class, super modern resort with direct access to Haeundae Beach, the most prominent beach in Korea. The tallest of the twins will be 517m/1696ft and 117 floors, while the slightly shorter tower will be 396m/1300ft and 86 floors. Construction is suppose to start later this year.

Haeundae Doosan We've the Zenith NEW! - these towers have attracted a lot of attention because of it's awkward name, largely detracting from the design and volume of them. Citypia finally resolved the naming madness, his explanation: Can be found here (http://www.skyscrapercity.com/showpost.php?p=18247781&postcount=6). On the other hand this is one of the few supertalls that are actually under construction in Korea, but it won't be completed until 2011. By then each triplet will be 300m/984ft and have 80 floors.

The 1st World Towers - among the first residential highrise projects to commence construction in the NSC (New Songdo City) vicinity. It is currently under construction and close to completion. The highrise project consists of four 264m/866ft (64 floors) towers, and is in close proximity to the convention center and the Northeast Asia Trade Tower. The towers were designed by the international architect firm KPF.

Northeast Asia Trade Tower NEW! - one of the most notable structures rising up from the landfills of NSC, the Northeast Asia Trade Tower will be among the first supertalls to be completed in Korea. Once completed the 305m/1001ft building will be host to boutiques, office space, and a sky lounge. What is remarkable about the Northeast Asia Trade Tower is that it hasn't suffered from delays, so construction is continuing at a steady rate. The tower will open on the March of 2010.

Incheon Towers NEW! - the towers will be the future landmark of New Songdo City; they'll cast a mighty shadow over the Northeast Asia Trade Tower, which will be only half the size of the Incheon Towers. When completed in 2013, the twins will be 610m/2001ft with 150 floors. By then most of the new city will have been completed, and the Incheon Towers will symbolize the effort and work it took to create the city. So far the towers have had one major redesign, but the area is preparing for construction.

Incheon/Songdo World City Expo 2009 NEW! - Just like the World Design Capital of 2010, Korea will be the first to host the World City Expositions. The expo isn't as big or prominent as the original World Expo, obviously, but this will be the first international event to be hosted in New Songdo City. The theme of the event is: 'A City with Dreams.' The event will run from August 7th, 2009, to September 25th, 2009; furthermore, a key visual aid for the expo includes many of the most well-known skyscrapers in the world, such as: the Burj Dubai, the Petronas Towers, the Incheon Towers, and etc.

Seoul World Design Capital 2010 - An international project initiated by the International Design Alliance (IDA). The premise of the project is to "promote and encourage the use of design to further the social, economic and cultural development of the world's cities." Torino, Italy was selected as a pilot World Design Capital for 2008. Thereafter, Seoul competed with Dubai and Singapore for the selection of the first official World Design Capital of 2010. On October 21, 2007, Seoul won the competition, coinciding with the initiation of massive beautification, leisure, and enviromental projects.

Yeosu World Expo 2012 - A three-month fair that will take place in the city of Yeosu, located on the southern tip of South Korea. The fair will revolve around the eco-centric theme of "The Living Ocean and Coast." During the voting process, Yeosu beat contenders from Poland and Moracco, both of which revolved around leisure and the world economy. The Yeosu fair will take place after the Shanghai 2010 Expo and the Zaragoza, Spain, 2008 Expo.

Incheon Asian Games 2014 - A large multi-sport event held every four years in Asia. The games have grown in prestige with the exponential growth of the region, and the games are just as important as the World Cup and Olympics to many Asians. New Delhi, India, and Incheon, South Korea, were the two contenders of the 2014 Asian Games. Evidently, Incheon won with the promise of supporting nations who have not yet won an award and offering free flights and accommodations for all participants during the Games.

Pusan International Film Festival (PIFF) - One of the most significant and largest film festivals in Asia, alongside the Hong Kong and Tokyo film festivals.The film festival retains the old way of romanizing Busan. Nonetheless, the film festival is an important opportunity for directors and actors around Asia to gather, converse, and forge deals. The festival's significance shows how advanced Korea's film industry has become, but more importantly, it is a festival that helps bring Asia together one movie at a time. The festival is an annual event that usually takes place sometime in autumn (usually October). It uses the name Pusan, the traditional romanized name of the city, rather than Busan.

Paramount Movie Theme Park - This park will be among the first facilities to open in New Songdo City, and the park will come at the cost of $1.03 USD. Paramount will be partnering up with Daewoo Motor to create this comprehensive theme park. According to Korea.net, "The proposed theme park will comprise eight special zones that include Paramount Plaza, Water Park and Grand Hotel. Under the first stage of two-part construction, Daewoo will build the Dry Park in August 2008 and Grand Hotel and Water Park in 2010." I would guess the park will be partially open for the Incheon World City Expo in 2009.
MGM Movie Resort - The resort will become the first MGM park outside of the US, and will be the first of many future parks to open in Korea. Located in Busan, the park will cost $1.02 USD and will be completed in 2010. According to Thinkwell Design & Production (http://www.thinkwelldesign.com/what_we_do/master_mgm.html), the park will not be the standard, rollercoaster park, rather the park is shooting for a fully immersive experience with innovative rides. The heart of the park will be Hollywood Way, the entertainment-retail complex that'll serve as the entrance to the park.
Universal Theme Park - With a budge of $3.1 USD, Universal Studios has choosen the city of Hwaseong, near Seoul and Incheon, as the location for a new theme park. There is little-to-no information on the design of the park, but there is speculation that is may be bigger than the Hollywood and Japanese theme park. Sadly, some projects in Korea have been under great scrutiny, so sometimes they haven't been built. In this case, Lotte World 2 Jamsil may not be built.
URGENT: I just dug through the internet to find stuff on the Millennium Tower, and most of the news dates back to 2002. So I'm not really sure if it has been cancelled, but it is highly likely it has been. I'll keep it up on the first post though, so people know what could've been there.

It's also amazing that a country with no substantial mineral resources can develop their manufacturing/industrial sector into one of the world's largest. It can produce so much products, most of which entails the application of cutting-edge hardware technologies (S. Korea is a leader in certain key-technoloical fields such as: a. the mastery of making online games b. the development of LCD screens of unmatched resolution quality.)
A good example would be the success story of Samsung Elctronics. Samsung Electronics was no where near Japan's Sony when it began. But in a matter of a decade, Samsung has overtaken Sony not only in the field of innovation but also in overall revenue generation.
Now, S. Korea is engaging itself in, what others may call as, "vanity" projects. Imho, they seem to be a bit excessive relative to its demographic prospects (S. Korea will be a shrinking nation in the not to distant future). But, at least, its ambitious projects are not as over-ambitious and audacious as the ones in the Gulf Countries (i.e. United Arab Emirates--particularly the ones in Dubai).
Korea, indeed, has an uber-dynamic, though extremely centralized, economy.

The construction photos shown of the Lotte Busan site show some activity but the great big hole they've dug is for the low rise element, not the tower. This can be confirmed by checking the site plan.

You'll see South Korea building more supertalls in the coming years and following decade, because the government is working on opening the economy even more and South Korea is working on FTA's with the US, EU, China, and Japan making it the center of some of the biggest ecoomies in the world.
To be frank, South Korea wants to be the UAE of Northeast Asia (or atleast emulate Hong Kong and Singapore)

The announcement was made on January 23 in Busan after a unanimous decision by jury members selecting Asymptote's ground breaking design of three separate tapered towers rising out of a robust and powerful base. The Solomon Group, a private Korean developer, intends to move forward with Asymptote's design for a 560m tall tower, which upon completion will be the tallest building in Asia. Asymptote's three-towered design for the World Business Center Busan is a newly minted approach where the notion of singularity and autonomy gives way to a strong juxtaposition of form and voids. Simultaneously a single entity, the towers are also read as three distinct forms set against Busan's dramatic natural backdrop of sea and mountains. The base of the tower artfully negotiates the site at the entrance level while from the top of the midsection the three slender towers rise above the skylobby level and gracefully taper upwards around a spectacular central void. Through its formal and sculptural qualities this unique architectural expression is a powerful symbol of 21st century Busan and a beacon for it's trajectory into the future and onto the global stage.

I found out some reasons why Korea has so much proposals but can't get built.
People here who own buildings are SO concerned with how much sunlight their buildings will get for how long per day. If a super tall is built, many buildings will be covered with shadows. Some people think that this brings bad luck or makes their location bad, eventually dropping the values.
There's also height restriction issues, not with the air force, but again with the shadows.
There's always people complaining. In addition to this, traffic traffic and traffic!!! I supposedly live in a area with low density and man, traffic here in the main street is HORRIBLE.
Otherwise, I don't see why these won't be built unless they're a total waste and useless.
I can't wait Songdo's completed...I know the First World Towers or wtvr those apartments are called are already being built and more or less close to being completed within a year or so.

While the Korean military has approved the Sangam International Business Tower under the condition that an anti-air battery be built on its roof, they're strongly opposing the Lotte Jamsil tower because it's close to the primary military airbase of Seoul. As the Korean military claims, the tower "will be in the flight path of aircrafts taking off from the air base".
Recently this year, Lotte announced a redesigned Lotte Busan tower with an extended height of 510m(previously 494m). I'm thinking this is because the possibility of getting the Lotte Jamsil tower is now slim, and so Lotte is focusing on the Busan tower.
As for the "landmark" tower in Yongsan(the 310m tower in the given image) I think it's interesting to note that a Korean business association proposed a mega-tower complex over 200 stories high. However, it is unlikely that the proposal will be accepted since the city government restricted height of the tower to 350m recently.
And the Incheon tower will be 610m in height.

As for speculations over the unlikely construction of buildings, such restrictions are usually done to structures in Seoul. The New Songdo City area in Incheon, where the Incheon Towers are being constructed, will definitely be built.
A 200-story tower would be interesting, but I'm pretty sure, as you said, the city government would expectedly make a restriction.

I doubt the 220 floors skyscraper will get built any time soon in that area. Any highrises above a certain height is prohibited in areas within Seoul's city walls, and that building's in it.
As for 140 floors/600 meters tower in Yongsan, it's only a proposal, though a "landmark" tower is planned there. Currently, Yongsan District of Seoul, where the tower will be built, proposed to the Seoul Metropolitan Government to raise the heigh limit of 350m to over 615m(5m more than 610m of Incheon Tower so it could become the tallest in Korea). This is as of February 23rd, 2007. In reply, the city mayor said that a consensus is needed first. However, he did imply his willingness to build a super-tall there. The location is ideal for a supertall in Seoul, as it's right smack in the center of the city.

IBC is approved I believe, but as of late I do not know what is going on.

However, the skyscraper boom isn't limited to simply 500-600+ towers.
There'll be plenty more 100-200 meter skyscrapers, and there are some right now. Many are being built currently.
You can also expect more 'average' sized supertalls (300-500) as the years comeby.
I would not expect many proposals for skyscrapers over 600 meters.

Asymptote Architecture is feeling big these days thanks to a competition win in Busan, South Korea. The New York–based firm’s design for the Millennium Tower World Business Centre features a three-pronged skyscraper that stands 560 meters tall—a height specified by competition organizers that’s expected to make this skyscraper the tallest in Asia.
“We made a decision not to do a single monolithic tower, which the other two competitors did,” says principal Hani Rashid, “but rather to introduce urban space up into the midsection of the building.” The lower portion, which will include 30 stories of office space, is capped by an indoor/outdoor public plaza and sky lobby. From there, visitors will ascend one of three tapered towers devoted to separate hotel, luxury residential, and office programs.
The competition was organized by the Busan International Architectural Culture Festival, and was sponsored by Busan Metropolitan City and the Solomon Group, a private company that will be responsible for developing the building. It is part of Busan’s Millennium Projects, which involve significant real estate development to further the city’s goal of becoming an international hub for business and culture. “From Dubai to Shanghai to Taipei, towers are a way that these cities, which are remarkable economic engines, are showing their prowess,” Rashid says.
A formal completion date and budget are still to be determined, but Rashid speculates that the earliest the building will be completed is 2010. Foreign Office Architects and UN Studio also participated in the design competition.

While all over the world cities started high-rise building competition, Busan also plunges into the competition by constructing skyscrapers. To proudly compare with the world‘s high-rise buildings, Busan will host two skyscrapers.
High-rise buildings to be built in Busan
The design of 106-story Busan World Business Center(left) to be built at the Centum City. Haeundae district. The design of Asymptote was chosen through an international competition. It looks like three sailing ships spreading. 107-story Busan Lotte World will be built in the former site of Busan City Hall Jungang-dong, Jung district. It will be topping off at 510 meters.
■ Busan Lotte World
The site around the former Busan City Hall building in J ungang-dong, Jung district will house the 107-story Busan Lotte World, 510 meters tall, while the 106-story World Business Center Busan or WBCB will soar above Centum City in Haeundae district.
The former will be the fourth-tallest building built or being built in the world when completed. Busan recently approved the construction plan from Lotte Shopping Co. Ltd.
Lotte will open a department store and cinema in 2009 as the first phase. It plans to finish the construction completely, including the high-rise tower, by 2013. The high-rise tower will house a luxury hotel with 800 suites, an observatory and intelligent furnished offices. Cultural facilities and a department store will be located on the lower levels.
The edifice will bear some semblance to a standing ship, with grand curves conveying the city's harbor spirit. Also, the traditional Korean cheonhadaejanggun (guardian deity at the entrance of a town) will be engraved to make its image that of a powerful, cutting-edge gateway to Northeast Asia.

Meanwhile, Busan selected a design by New York Asymptote for the WBCB, being built at Centum City, Haeundae district, through an international competition.
Its design looks like three sailing ships spreading.
The WBCB will include a 106-story building and two 51-story buildings, with a floor space of 396,696 square meters on a 26,446-square-meter space, and will start construction in March.
The world's high-rise building construction competition started with the 110-story World Trade Center at 417 meters in New York in 1972. Then the Sears Tower soared up to 443 meters in Chicago in 1974. In 1999, Petronas Tower in Kuala Lumpur followed with its 88 stories and 452 meters in height.
In 2004, Taiwan's Taipei 101 Financial Center at 508 meters broke the world record. In the next year, Dubai in the Middle East will have the 160-story Burj Dubai, the tallest building in the world. In Hong Kong, a 108-story International Commerce Center will be constructed by 2010.

Busan has more potential, as you said, and it also has a beautiful coastline and it has nice beaches.
I suspect more skyscraper projects will move to Incheon and Busan until the military, in Seoul, finally becomes flexible.

I think Seoul is too late. Are you a developer? I'd be surprised if all these can go up in three years.
I can only imagine the overruns, vanity runs high in East-Asia. Too bad Japan can't match it because of the earthquake problems.
BOM March 26th, 2007, 05:04 AM I suspect Seoul will see a skyscraper boom, not just a proposal boom, later than the other majors cities in Korea. Furthermore, in my opinion, Seoul will have a classier skyline than Busan, but it'll take further time to develop it. I think Busan will have a very sleek, semi-futuristic skyline, while Incheon will be something entirely different in the coming years.
In my perspective:
Seoul = classy skyline (late development)
Busan = sleek, innovative (Asian) skyline (developing already)
Incheon = mixed (developing slower than Busan)
I am actually excited for Incheon's skyline, because there will be such a mix of designers due to New Songdo City and the surrounding free trade zones.
And, no I am not a developer, haha. I just have a wide perspective and a bunch of free time.
Japan has to be practical about developments, and it is unfortunate that there is a chance of earthquakes throughout the country. But, that means Japanese developers probably think more innovatively than other developers/architects from Korea, Dubai, China, or SE Asia. Then again SE Asia has the potential for deadly earthquakes as well, but nonetheless the area is seeing great growth reminisct to Asian Tigers furious growth in past decade or two.

BOM March 30th, 2007, 02:50 PM I only have two conceptions of the 960 meter proposal, the first on the first post and the other on this page. It is wonderful project and there is a chance that the metropolitan government will allow the construction, but I'm not so sure about the military.
The Yongsan towers should be completed by 2013 : D
It beats its twin-tower cousin, the Incheon Towers, by 10 meters, which I find somewhat amusing.

Millennium Tower World Business Center - in my opinion, this will be one of Korea's most intimidating and notable skyscrapers. Many have commented that the tower looks like an inappropriate hand gesture and/or a cactus, but the tower was designed by Theo Lalis Sarantoglou. Unfortunately, we'll have to wait 'till 2018 to see this beautiful behemoth to grace the world. Once it is done it'll be 560m/1,837ft, and will top the skies of Centum City (a new city project in Busan).

The highrise project consists of four 264m/866ft (64 floors) towers, and is in close proximity to the convention center and the Northeast Asia Trade Tower. The towers were designed by the international architect firm KPF.

Yeosu World Expo 2012 - A three-month fair that will take place in the city of Yeosu in the southern tip of South Korea. The fair will revolve around the eco-centric theme of "The Living Ocean and Coast." During the voting process, Yeosu beat contenders from Poland and Moracco, both of which revolved around leisure and the world economy. The Yeosu fair will take place after the Shanghai 2010 Expo and the Zaragoza, Spain, 2008 Expo.

IMAGINE a city with Venice’s canals, New York’s Central Park and the broad tree-lined boulevards of Paris. The 1st World Towers.
But such a real-life metropolis of glass, steel and grass is rising on the western coast of South Korea, 40 miles from Seoul, on 1,500 acres of landfill that just a few years ago was water. It is called New Songdo City, and its backers envision it as a major new financial and business hub for northeast Asia.
The South Korean government has designated the area as a free economic zone, a bilingual city (Korean and English) where foreigners can own land and run schools and hospitals and where companies can get relief from Korean taxes and bureaucracy. It is also building a seven-mile bridge that will link New Songdo to Incheon International Airport, off the coast.
Ambitious new cities have been popping up across Asia and the Middle East. But New Songdo City is among the largest master-planned projects that is privately owned. The project is being developed by New Songdo International City Development, a joint venture of Gale International, based in New York, and Posco Engineering and Construction of South Korea.
Other high-profile Korean development projects — from the 1988 Olympics to the 2002 World Cup and the construction of the airport — have all been national projects. “As an international company, our role is to partner with Korean government and industry to create an international environment,” said Stanley C. Gale, the chairman and a managing partner at Gale International.
New Songdo will cost an estimated $30 billion to build, atop the $10 billion that the city of Incheon and the Korean government are spending on infrastructure projects. Every six months, $1 billion in construction is scheduled to begin. Morgan Stanley Real Estate is investing $350 million, and in November, Gale lined up $2.7 billion in financing led by Shinhan Bank.
New Songdo is expected to open its doors in August 2009, when the first phase of construction, including the bridge and city center, is completed. The project is expected to wrap up by 2015.

My host prof lived in ichon in a 30 year-old 6 story-tall commie block. It looked like a german WWII bunker from the outside but ... his apartment was valued at 1.3 million US$ .. arrg!

I think that if they replace those commie blocks with these type of skyscraper-like apartments, it can really free up land in Seoul and can turn spaces along the Han River into entertainment and nature-related projects (although there are parks near the river). Maybe build like a pier, an aquarium, an opera house, outdoor cinema, or other projects along the Han River can truly make Seoul into a more attractive city. We really need something to distinguish Seoul from other world capitals...Hopefully we get a hyper tall building soon which symbolizes Seoul because 63 building has been used to promote Seoul for a long time and it's not even the tallest in Korea(Tower Palace G is the tallest)

I can't agree more. The part along the Han river has the potential to look amazing with some good-looking towers. Yeah, this would definitely give seoul a special "touch", no doubt. Something has to be done with these old 'bunkers'. Maybe an expropriation law or something.

Starting the first quarter of 2010, the first wave of tenants will be moving into a world class, fully-integrated workplace yet to be experienced in Korea, says the local chief of the world's second-largest commercial property broker, as he referred to the landmark commercial office tower currently under construction in the New Songdo City.
``The era of desks lined up in a row is gone,'' said James Tyrrell, the managing director of Jones Lang LaSalle Korea, in a Korea Times interview Wednesday. ``You must provide a professional work environment to nurture the best professionals.''
Jones Lang is the exclusive leasing agent for the $500 million, 65-story, 1.3 million square feet Northeast Asia Trade Tower (NEATT), co-developed by Gale International and POSCO's construction unit, at the heart of the new business district 40 miles southwest of Seoul.
Tyrrell explained that the new building, with top-notch specifications and a tenant-friendly environment, will maintain the highest standards.
``Both domestic and global companies will be thrilled to rent space,'' he said confidently, adding that there is not much empty office space left in Korea. ``Gangnam and Yeouido lack space, leading to Songdo as the next CBD (central business district).''
The local head of the Chicago-based real estate firm said the Korean market is immature, alleging that most big companies here still own their own buildings.
``Major corporations listed on the New York Stock Exchange don't own the buildings they work in,'' he said. ``The global practice is to use that capital in what they're good at.''
Tyrrell said this mindset, though, is ``slowly, slowly changing here,'' exemplifying investment bank Morgan Stanley's buyout last year of Daewoo Engineering & Construction's Seoul office tower.
Asked whether he's concerned about the distant location of Songdo, Tyrrell said he has no concern about attracting tenants, as he compared the new city to Gangnam. Gangnam is a southern Seoul region dense with office buildings.
``People used to ask, `why would you want to cross the river?''' he said. ``But look at Gangnam today ― everyone wants to get a slice of the action there.''
Aside from the NEATT, Tyrrell fronted another commercial development project, closer to downtown, for which Jones Lang is also responsible for finding tenants.
The dual high-rise office tower, Parc 1, in Yeouido, is set to include a premium mall, luxury hotel and other facilities by 2011.
``Parc 1's market positioning will be on the level of commercial centers in Hong Kong, Shanghai, the U.K. and Singapore,'' said Tyrrell, adding that he's glad to see more advanced development projects finally kicking off in Korea.
He said the main obstacle that blocked earlier projects was the delayed years-long approval process by district government.
``If you want to be a major destination in Asia, you have to team up with the big boys,'' said Tyrrell. ``Korea decided to step up to the plate and get things going.''
He said the steam in the domestic office space rental business will go on for years due to shortage and rising demand.

Under President Lee Myung-bak, the area is most likely going to be developed into a "Korean Dubai" or a variation of the New Songdo City project in Incheon. This corresponds with a pledge of $20 billion of investment on Korea from Dubai itself.
The area is roughly as large as Singapore.
The only projects I am aware of are: a landmark tower and a massive gold course (like 500 holes)

Even though I have mixed feelings about the damage of the estuary, I am interested in seeing what Lee Myung-Bak has in store for the site.

I am not exactly sure about the statistics of Seoul's growth, but, in my opinion, Seoul is like a vacuum, drawing everyone closer and closer to it. There are worries that this housing bubble could burst sometime in the future, I even remember reading an article that a Seoul apartment (in a decent location) cost more than a French chateau. The new city projects within the city and outside the cities are attempts to alleviate the growing problem.

I think the population is pretty steady (around 10 million residents) but more and more people want a piece of Seoul so they come to Seoul. For some reason, I don't like this picture of Dubai. Dubai may be constructing tons of sleek-looking skyscrapers but for some reason the surroundings are not very attractive >_< I guess it's because the area is a dessert? What to Do With W230 Tril. in Gov't Projects
It looks like the new government will take on around W230 trillion-worth of major construction projects from the time it takes office later this month to 2011 (US$1=W942). No wonder many are worrying already about a looming shortage in construction materials.
Most of those are projects that have been initiated by the Roh Moo-hyun administration. There is the Multifunctional Administrative City, 10 "Innovation" cities, six "Enterprise" cities, 10 new towns in the capital region, free economic zones and a new headquarters for U.S. military forces in Korea to replace the existing one in Seoul. Also included on the list of large government construction projects are the Grand Canal and the development of the Saemangeum landfill.
Site preparation and actual construction of the Multifunctional Administrative City begins this year. Around W4 trillion is expected to go into the construction of that city over the next four years. Almost W30 trillion will reportedly be spent to construct the Innovation and Enterprise cities, while it's going to cost more than W50 trillion to build new towns in the capital region. The Grand Canal is another massive construction project that will cost more than W15 trillion according to conservative estimates. Never before have so many major construction projects been pursued simultaneously.
Over the last five years, the government paid close to W100 trillion to landowners to buy land needed for massive state construction projects. Those landowners, flush with the money they received for selling their land, invested that money right back into the property market, fanning real estate speculation and boosting land prices across the nation. If the government construction projects planned at present continue on schedule, the government will pay more money than what has been spent over the last five years to buy land from real estate holders. The government will pay a total of W30 trillion to landowners this year alone, including close to W20 trillion to buy land for the new towns being built in the capital region. There's no way of telling where this money will end up being invested and what repercussions this will generate.
The real problem is the fact that government projects are not crucial factors in boosting the potential growth capacity of our economy. It's still a mystery how spreading out government agencies across the country, creating greater nuisances for businesses and citizens, would benefit our economy. In an age of high-speed information and a digital economy, the concept of seeking to boost growth by digging and constructing buildings misses the point. This is why the Grand Canal project continues to be controversial in terms of its economic worth. It's time to do some serious thinking as to whether we should push ahead with these major construction projects, or determine whether there are more desirable alternatives.

The first foreign investor for Korea’s Saemangeum development has emerged -- Saudi Arabia’s realty investor and developer Dar Al Salam Holdings Group is to invest $8 billion in the Saemangeum project.
The group’s Chairman Nasr O. Al Hattami stated in an exclusive interview with Maeil Business Newspaper on February 28, “Intentions to invest $8 billion was conveyed on February 27 while meeting with former Saemangeum taskforce team leader Kang Hyun-wook of the presidential transition committee.”
Chairman Nasr was to conclude a MOU on Saemangeum investment by meeting with Han Seung-su, the Prime Minister candidate on February 28 but with his confirmation postponed the plan was rescheduled to after the confirmation.
Dar Al Salam Group also drew up specific investment plans for Saemangeum.
Gogunsan Islands, off-lying chain of islands at Gunsan where construction works can immediately be started without any reclaiming work, were decided to be developed first. Accordingly, Chairman Nasr met with Mayor Moon Dong-shin of Gunsan, who holds jurisdiction over Gogunsan Islands’ development on February 25, and separately concluded a MOU.
Chairman Nasr said, “I visited Korea early December last year to look around Saemangeum and Gogunsan Islands. Since substantial development of reclaimed Saemangeum seemed only possible after 2010, it was decided that initial investments should be made on Gogunsan.”
As Saemangeum development’s first project, the Saudi Arabian enterprise is to develop a marine hotel and casino as well as port terminal for cruise ships on Gogunsan Islands.
Looks we'll have to wait 'til 2010 to see what happens to Saemangeum.
