Bullswool November 8th, 2006, 08:37 AM My god thats nice. So that is tower 4? When is it due to begin construction?
Dilaz89 November 8th, 2006, 08:38 AM Early to mid next year.
Perth4life November 8th, 2006, 12:04 PM woah nice
Citystyle November 8th, 2006, 06:55 PM It's not a box. XD
Girlyman November 9th, 2006, 02:21 AM Hopefully they might venture out with some creative designs with the next couple of towers as well.
It would be brilliant if this development wasn't all white boxes. And it would be even greater if some of the towers were a bit taller too. 100m for tower five would be great:P
chrisaus November 9th, 2006, 10:48 AM wow atlast something abit different!

Dilaz89 December 6th, 2006, 03:09 PM Axis' crane coming down and Aqua's core already level 6 or 7.
matt_sbs December 6th, 2006, 04:02 PM Its amazing to see how fast these towers are being built, great a development pushing hard for the towers to be built in time.

Dilaz89 December 15th, 2006, 05:21 PM Aurora has sold out before formal marketing. Set to begin mid next yr.
Citystyle December 16th, 2006, 05:13 AM I had Dinner at Burswood last night, was great and the area around the towers, it simply put, very nice.
And fairway is starting.
chrisaus December 16th, 2006, 07:59 AM would be good if some more cafes opened in the development, imagine sitting and having a late dinner, looking over the city on a hot perth night!! shit year
perthgazer December 16th, 2006, 10:18 AM i wonder if the new residents will get pissed off having three new stadiums on their doorstep
Scraperfan December 16th, 2006, 10:51 AM Guaranteed.
I would rather enjoy hearing the crowd though, would be much louder from a height than from ground level, but thats just a thing I have with liking hearing large crowds cheering.
Dilaz89 December 16th, 2006, 11:37 AM Sorry to be a pessemistic bitch but i can garuntee there won't be 3 stadiums here.
NZer December 16th, 2006, 12:10 PM ^^^ What a pessemistic bitch !!! :D
There is so much space around Burswood for development.
It would be cool if there could eventually be a massive, quality designed, exclusively pedestrian bridge accross the Swan from East Perth to Burswood Peninsula, maybe north of Windan Br,from the north end of the Power Stn siteover to the east bank of the river, linking development at Belmont.
I drive along GFF every day, and notice how empty and rough the peninsula looks north of the Freeway.
Ari Gold December 16th, 2006, 12:12 PM I dont think it will happen as well. Just seems too late and out of the Blue to be True.
And the Sports Minister pretty much ensurred Perth Arena wont be going there.

chrisaus December 20th, 2006, 09:16 AM i noticed a 2nd crane on the site today
Dilaz89 December 20th, 2006, 09:34 AM that crane will probably be placed down the other end of the Fairway

Johnvb February 23rd, 2007, 06:48 AM That last photo makes it look like something you would expect in russia...
Dilaz89 February 23rd, 2007, 06:50 AM Yeah, looks bleak as. Keep in mind though it was zoomed from afar and looks better close up.
Bullswool February 23rd, 2007, 11:59 AM yeah it does look pretty bad, but surely not so bad close up. Is that the setting sun on it?
Citystyle February 24th, 2007, 07:02 AM You all cry like girls as soon as someone breaks up a facade design.
If you look there is a pattern.
dallastexjr February 24th, 2007, 08:51 AM I think you'd have to use a magnifying glass to find the pattern :). Maybe people are just disappointed that the actual render looks worse than the design. It looks to me like it's been bombed.
Ipggi February 24th, 2007, 10:31 AM Now I might be wrong here, but because the building is facing west (where the sun sets) I think the so-called broken fascade are just outdoor window blinds that are pulled down? They are there stop the appartment heating up from the afternoon sun.
KamikazeTaxi February 25th, 2007, 02:53 AM ^^
Yes. Each west facing apartment has a sliding metal blind to block out the direct sun. They move sideways along tracks, so it's up to the residents where they want to put them.
Scribbler February 26th, 2007, 04:57 AM I reckon it looks great. Looks a bit harsh with that lighting in Dilaz's photo, but the irregular facade is quality.
Neonxian March 21st, 2007, 07:55 AM I was just going through the West Strayan's property development section and it appears Burswood are flogging off a 6 story site.

Neonxian March 28th, 2007, 08:52 AM In todays West Australian Page 68 says a 12 story building has been approved for 2 Hawthorne Place Burswood. Its about 500m away from Burswood and approval comprises:
71 two or three bedroom appartments
1650 sqm office space
Its currently for sale and they are looking for expressions of interest by 27th of April.

crave April 13th, 2007, 08:02 AM noice.
Ipggi April 13th, 2007, 08:06 AM Yeah they remind me of the suburban apartment resorts you find in inner Sydney. They are new, good location, have their own parklands, facilities etc but there is no life to them as they still 'feel' like your in suburbia.
Still if you were raising kids and were rich or just like the quietness of suburbia but don't want to live in a macmansion, I can see their attraction.

matt_sbs June 5th, 2007, 01:29 PM Cheers for the updates, great to see Aurora has started piling
crave June 5th, 2007, 01:31 PM would be nice to see tha whole precinct end product... it looks a little cold right now...
Citystyle June 5th, 2007, 02:22 PM It will stay cold (for a while), with any luck however. This and say Belmont Park will stimulate activity along with other Burswood developments.
Dilaz89 June 5th, 2007, 02:39 PM There are too few public-oriented amenities to give it a buzz ie.needs more than one cafe. Walking through it is visually pleasing but it really feels like suburbia and nothing like the inner city.
crave June 5th, 2007, 02:42 PM needs more morton bay fig trees...
CityVision June 5th, 2007, 02:50 PM ...I know its still early days but it definitely has a sterile, uninviting feel....coupled with extremely boring and conservative architecture - it doesnt bode well!
Dilaz89 June 5th, 2007, 03:04 PM The architecture is pretty good. Pictures make it look worse.
CityVision June 5th, 2007, 03:08 PM not sure about the architecture - square boxes - from a distance they look like the future slums of perth. The moveable balcony shades make it look like everyone's hanging out their washing.
Dilaz89 June 5th, 2007, 03:12 PM Theres something attractive about them though. I like how the black and white go together and the little roof feature. Imagine living up there...
Citystyle June 5th, 2007, 03:15 PM It's required. Glass is not practical for residential living they look fine, Considering the amount of poorly designed building Sydney has outside of the city, this is a modern masterpeice.
CityVision June 5th, 2007, 03:19 PM ....as you suggest - maybe they deserve closer inspection to appreciate the finer details. I
I just think this was a wasted opportunity for such a prominent site. The architecture could have been so much better. It just has that "build as cheap as we can" feel.
...but from a distant I cant help wondering - is that the best we can do in Perth??
Dilaz89 June 5th, 2007, 03:28 PM Yeah, I think we can do better. I don't think they look cheap though. The finbar ones look cheaper. HPA are good architects.
docker June 5th, 2007, 06:15 PM http://img299.imageshack.us/img299/1949/aurora1ms9.jpg
so will aurora get that strip of orange or has it been taken out. it should be in to add some colour besides from the black and white.
tayls84 June 6th, 2007, 05:31 AM I think some of you guys are being a bit harsh on this place. I needs time to develop and fill out. There is only two half occupied towers of seven at the moment and the rest of the development is only about a quarter finished. Where do you expect the people to come from?
The bottom of Axis will have a restraunt which is going to apply for one of the small bar licences and there will also be a public gym fronting the park. Also the town houses at the bottom of Axis are dual zoned and the design is perfect to accomodate some small businesses on the bottom floor, so I think in time this will become quite a lively little place.
Dilaz89 June 6th, 2007, 05:36 AM ^ I never knew that. I thought Axis was purely residential w/ just a health club on the ground floor.
cheers.
tayls84 June 6th, 2007, 05:53 AM http://img504.imageshack.us/img504/1371/img3724xt5.jpg (http://imageshack.us)
The restraunt will be on the far left of your photo here... should have decent views over the lake and fairway to the city.
My olds live in this development and my mum does some casual work in the sales office. Both my sister and girlfriend work at the cafe so I have a fair idea what's goin on. Pleased to give some info back as I really appreciate all the work you put into the forum.
Dilaz89 June 6th, 2007, 06:09 AM cool.
Overall, will the development include a supermarket, convenience store, more bars/cafes/restaurants and possibly a bus service?
Also, when will the next tower be released and how high will it be?
tayls84 June 6th, 2007, 07:13 AM The Burswood Dome site is slated for an undergound carpark with a multi storey shopping center and appartments on top. It would link the Peninsula to the Cas and Hotel and make it all one level. I hear that the specialty shops would be mostly upmarket to cater for the high rollers, but the centre would also include a department store and supermarket for the Peninsula residents. Also Mirvac recently sold a commercial lot on the site (it's the triangled lot from a couple of pages back) so this could potentially end up as a supermarket also. I think that all towers will include at least one commercial tennancy at it's base. I suppose it's up to whoever buys it as to what ends up there.
There will be seven towers in all. Aurora is going to be the 'signature' tower and as such will be the tallest and most stand-out design. If I remember correctly there will be one more tower to the East of Aqua and two West of Aurora. The tower East of Aqua will be about 8-10 levels. The towers West of Aurora will be similar in height and shape to Axis and Allegria.
In regards to transport the Burswood train station is supposed to be moved about 200m West (closer to Perth). This should allow easier access for Peninsula residents and allow for the Casino to run it's shuttle bus more effectively. There has also been talk that monorail could link the Belmont Park development, Belmont Park train station, Golf course, Peninsula, Burswood train station, new shopping centre and Casino. Supposedly it would be privately funded and free, but I think this is a bit of a pipe dream. I wouldn't be surprised if the Casino's shuttle bus service was just extended.
Dilaz89 June 6th, 2007, 07:24 AM Sounds cool. I'm sure the tower that will sit next Aurora will be higher (22-23st?) and that will be the signature tower. I think the one next to Aqua will be 12lv.
crave June 6th, 2007, 08:34 AM tram!
CityVision June 6th, 2007, 10:05 AM Its a pity this development is not closer to the Perth city centre. It will not add life and vitality to the city. Most other Australian Capitals have their Casino style developments within the city or within a short walking distance (as in the case of Crown Casino in Melbourne) - these facilities draw thousands of people into the city 24hrs a day who use public transport or pay for parking and use many other facilities in the city and spur on other developments that compliment these entertainment precincts.
With Burswood being so cut off (physically and psychological) it only adds to that area being development not the city overall. I think this was one of the concerns with not selecting Burswood for the Stadium site.
While I am happy that there is this style of development happening in Perth...I am just not sure who it benefits the most??
Bullswool June 6th, 2007, 10:10 AM Well this for one could stem more development in the area, meaning it would be another precinct. Not all development needs to happen in the city.
CityVision June 6th, 2007, 10:21 AM I have no problem with precincts but recent trends are for centralising major public amenities. Decentralising these amenities has not worked in othere cities (look at Canberra - its desperately trying to recentralise these kinds of facilities to create a city).
Perth needs to become more vibrant - it has no major drawcard other than suburban franchised shops and some restuarants. It has no Large Theatre, or museum or aquatic facility or casino - and soon no cinemas. Take a city like Melbourne or Sydney - they have all these things within the city boundary adding life and vitality and choice.
Like I said I am happy there is the Burswood developement...but I think its Perths loss
Johnvb June 6th, 2007, 10:22 AM Yeah but focusing development in the city helps us create street-level activation there... and bye bye dullsville! Although I think this development is fantastic, would have been great to see the $ put into apartments in nb link. But great stuff anyway.. cant wait to see aurora ;)
Ipggi June 6th, 2007, 02:52 PM Yeah it is slightly ridiculous that the casino is a 5km drive from the city pedestrian malls. They might as well have built it out in Inglewood or Mt Hawthorn.
Oh well that was 1980's WA planning for you. I guess ironically Perth's problem has always been that there was never a commercial port facility near or at the CBD. Instead we just had an old rubbish tip in Burswood that needed to be filled in. Thats probably why the Burswood site was chosen, while Melbourne and Sydney instead have casinos in former city industrial water sites.
Dilaz89 June 6th, 2007, 03:06 PM It's about links though. If the CBD and Burswood were linked properly, this could be overcome easy. In my view, two high-quality pedestrian bridges are required, one adjacent to the hotel that links burswood to hay street which sound be a grand entry to the CBD under the riverside masterplan. The other should be located on the other side of the peninsula where the stadium is proposed and should link East Perth cove to any development here. There should also be a ferry terminal too.
Perth CBD has had a lot of blows when you compare it to other aussie cbd's
- No port
- No cas
- No uni meaning no students
- No real apartments prior to 2000
I think we're doing ok when these factors are considered. If proper links are ever established, then we're doing allright.
perthgazer June 6th, 2007, 03:21 PM A decent ferry system is a huge must for Perth, huge potential.
Look at Sydney (acknowledging their harbour is much bigger) but u can get just about everywhere a tourist needs to be by water.
The stadium will be on the river, burswood is on the river, the city (will) be on the river, people live along the river, freo is on the river, not to mention canning etc
but allanah always seems cool on the idea?
shes such a rail tsar
Bullswool June 6th, 2007, 03:23 PM hell yeah rail all the way. Why not a subway running east-west :D. I hell think a rail-line to UWA would be viable, the amount of people who take the bus is crazy! Subway UWA-QEII-West Perth-William Street Station-East Perth-Stadium-Belmont-Burswood.
Perfect :D
crave June 7th, 2007, 02:47 AM It's about links though.
^^ agree-witchu...
a problem it would face is having a bridge that is quite long as this part of tha river is quite wide...
CityVision June 7th, 2007, 03:31 AM yes I agree these kinds of bridge links are vital. They help but are more a band aid solution. People are essentially lazy and walking a couple of kilometers to the CBD would not be attractive. Its also the psychological barrier of the river which comes into play. Bridge linking would help activate East Perth but not increase that kind of activity within the CBD.
Ports, Casinos, universities, theatres, museums all create a sense of vitality. Linking these via the river with ferry's, light rail, bridges could help solve or alleviate the barriers in a physical sense....but in terms of increasing CBD pedestrian traffic its all too fragmented.
Its fine building apartments in the CBD but if all you include is suburban style franchised shops and the odd cafe/restaurant - you may as well be back in the burbs. Perth is our Capital - it should be a dynamic and lively place that draws people into it...it should offer worlds best architecture with outstanding public facilities with easy and effective pedestrian access.
Dilaz89 June 7th, 2007, 05:09 AM Thats what we need.. a tram that links burswood to hay street.
Scraperfan June 7th, 2007, 06:11 AM take one leg of the tram over the causeway to burswood from the terrace and link it in a loop over the windan and back to hay street and then st georges.
Pas June 7th, 2007, 11:22 AM I think they could potentially replace those CAT buses with a tram system. But I think Hay St is probably not wide enough to accommodate tram right of ways - may be from Causeway down to Adelaide Tce and St Georges Tce instead?
Bullswool June 7th, 2007, 11:31 AM Nah I think keep the CAT busses for now, and expand the high frequency convenience system with more CAT busses and trams. The biggest priority is an east-west tram.

Bullswool August 14th, 2007, 02:56 AM Thanks for the updates! I drove past these the other week, first time ever, and i was surprised at how much of an impact they make on the surrounding area, they seem so big (when i suppose they aren't really)
Dilaz89 August 17th, 2007, 09:36 AM Aqua has topped out and tower 5, to be known as 'Aquarius' will be launched later on this year. It is 12st and will sit next to aqua.
RocStar August 17th, 2007, 10:11 AM When this proposal first came out, I thought it would take a life time if that, for this entire development to be completed..Now it's only a few years off. Also I, and I'm sure a few of us) thought this may take away inner city apartment developments..HoLly how wrong were we:p
FORM are right on the ball. Now is the time for Perth to make the Real changes!!
Direwolf August 17th, 2007, 04:17 PM I'm not sure about this last time I drove post there was only one and the second just starting but seeing them together and I assume the others are the same but of varying heights I begin to dislike them.
Reminds me of a program I saw this week where this architect was traveling around Paris saying the low cost housing of the 50's was so crap with it's ugly identical boxes sitting all alone compared to the attractive low cost housing of the 20's clustered together ( giving the same density as the higher uglier 50's designs)
They need to connect as complex if they are going to be the same or look like an ugly row of dated boxes in 20 years time.
Perth4life August 18th, 2007, 05:08 PM i think the low rise surrounding it will be fine, these apartments arn't cheap either and the ones in Crawley havn't dated and the tallest ones are getting quite old now.

there's a few stumpies like this behind eureka tower, but they're much bigger, mostly dark/black and better designed... there's one that uses glasses on its balconies and when tha rising sun reflects off it, it looks like scales on a fish reflecting brightly or kinda like a mirror ball... it's really quite interesting...

Ipggi November 26th, 2007, 04:13 AM This is becoming such a glorified retirement village. I dearly hope they do something big with the Dome site to bring some life into this area.
It was obvious to a few of us that this was always going to be the case. These are golf course resort apartments for cashed up retirees and suburban yuppies. Rather then hip, inner-city pads for people who move in for urban life. I don't know what you were expecting when you have apartment blocks built on a hotel holiday resort?

PD November 26th, 2007, 05:44 AM ^^
At least they still boost inner city population and density.
Its an attractive development if you ask me, and not every resident will be elderly...
...and hey isn't it better that the oldies are supporting high rise and the apartment market rather than investing in golf housing estates?
Ipggi November 26th, 2007, 06:51 AM Nope because they are the first people to complain when it becomes to loud, busy or popular :)
PD November 26th, 2007, 07:09 AM Nope because they are the first people to complain when it becomes to loud, busy or popular :)
True. But there complaints hold only so much weight on the burswood peninsular and in the CBD. Thuis isn't the western suburbs.
Ipggi November 26th, 2007, 07:47 AM True. But there complaints hold only so much weight on the burswood peninsular and in the CBD. Thuis isn't the western suburbs.
You would think so .. except for that hasn't been the case in the past.
Girlyman November 26th, 2007, 01:00 PM Yes I always realised this was going to be mostly aimed at older residents, but I always held out hope there would be more life at ground level. Even if it was just cafes and shops.
samboy November 27th, 2007, 02:01 AM Is it predominantly Asian or just older? I know of at leaset 5 parents of Asian mates who have bought into it.
PD November 27th, 2007, 03:35 AM I think it is better if there is less going on at ground level here and these residents cause more action at the burswood hotel area and the soon to be redeveloped burswood dome area.
Dilaz89 November 27th, 2007, 03:38 AM asians do equally as much as old people when it comes to street activation minus the complaining.
tayls84 November 27th, 2007, 07:53 AM My parents live here in one of the houses. Also my girlfriend works in the cafe there so I have a bit of a connection to this estate.
To your surprise there are actually quite a few young people that live there but the problem at the moment is that there is just a lack of people in general. The demographics of this development wouldn't be that diffenent to those through Perth as a whole. The overall development is less than a quarter finished and many of the apartments that are finished are still yet to have residents move in.
In terms of street activation many of the terraces have been designed and zoned for comercial use at ground level and residential above. At present nobody is using this facility and really there's not much Mivac can do about it. There is a site there that has been marketed as a restraunt/small bar but Mirvac can't get anyone interested to set it up and run it...

Perhaps some bigger balconies or structual add ons and a better paint job would improve it.

AndyGM April 25th, 2008, 07:36 AM They may be ugly but at least they are being built quickly.
I must admit though that they don't look quite as bad when seen as a group. So hopefully the project will continue through to all seven towers.
NailZ April 25th, 2008, 08:14 AM Actually i think thew look is starting to grow on me.... looks a bit like a lot of the apartments in Vancouver - the busy unfinsihsed finish looks great en-masse in high density there.
Of course, Busrwood is ANYTHING BUT DENSE.
PD April 25th, 2008, 11:11 AM I love the look of the peninsular towers from the front.
From the back they are a bit hideous.
The view of the towers + burswood when you look right on the causeway when heading into the city is hot.
Auxodium April 25th, 2008, 12:23 PM yeah they have grown on me too. I like them now. :)
Citystyle April 25th, 2008, 12:32 PM Actually i think thew look is starting to grow on me.... looks a bit like a lot of the apartments in Vancouver - the busy unfinsihsed finish looks great en-masse in high density there.
Of course, Busrwood is ANYTHING BUT DENSE.
Both have busy facades but they use less preform concrete.

That looks hot
acc521 April 26th, 2008, 04:28 AM Vancouver is one of the world's leading cities when it comes to creating a vibrant urban core and inner city apartment living. Whenever I see pictures like above and below, I imagine that this is what South Perth should look like. The 'office' skyscraper cluster on the north of the river and the 'apartment' cluster on the South side. There are enough older apartment complexes in South Perth and enough people go there at night to dine - why don't we take it to the next level?

Alas there is a lot of sand in that photo, is it right to say there could be a beach there or is it part of the golf course sand bunkers or just sand from the construction?
That building to the left. Is that where another tower will go or are they chimneys of some sort... hahaha I hope that will go if it is some kinda industry, looks not so right there.
Scraperfan April 26th, 2008, 06:34 AM It is construction sand. As for that factory, I have no idea.
GOR@N April 26th, 2008, 08:20 AM lol @ the "could it be a beach" comment.
sif perth needs a beach on the river. plenty good once on the coast. :D
Auxodium April 26th, 2008, 08:26 AM behind the development and behind the freeway is the old industrial/commercial area of Burswood/Belmot area THAT building is on Goodwood Parrade.
perthgazer April 26th, 2008, 08:26 AM xx
GOR@N April 26th, 2008, 08:33 AM 2 hobbies in one hit. scrapers and 'slutting'. woo
Dilaz89 April 27th, 2008, 06:40 AM there is a lot of sand there because the site is ex-landfill. It took them a year from 2003-4 to do the sites groundworks.
Auxodium April 27th, 2008, 10:32 AM it used to be landfill and used to be extra racing grounds for belmont park and market gardens used to grow there at one stage
nazor April 27th, 2008, 10:36 AM no offence to anyone but this project is the biggest retirement castle ive ever seen! :bash:
Auxodium April 27th, 2008, 10:53 AM i wouldnt mind living there, then again i wouldnt mind living withing 5km of the CBD
scotdaliney April 27th, 2008, 01:33 PM I live 2 minutes walk away from it. My drive to and from work takes me directly past the development. I almost never see any signs of life besides the construction vehicles.
acc521 April 27th, 2008, 05:19 PM I just wish they weren't so short. That area should have taller buildings! I do think it will be full of oldies though.
CULWULLA April 28th, 2008, 03:00 AM thanx docker ur awesome.
that 4th tower is a bit slow ... its not a 300m office tower ffs.
what is the 4th tower/ how high/ name?
Dilaz89 April 28th, 2008, 08:39 AM Aurora, 22st/62m.

Scraperfan May 12th, 2008, 03:30 AM This development keeps getting worse and worse.
Seriously, that looks like some refurbished slum. Its more sterile than a hospital surgical theatre.
nazor May 12th, 2008, 03:32 AM wow that pic actually reminds me of a retirement castle!
how ironic!

funny you say that...from ground level it looks like the new development on old Hollywood hospital grounds....from a distance it looks ok...otherwise someone get a heap of lego blocks and stacked them...nothing creative at all...not even dodgy WA artwork!
chrisaus May 28th, 2008, 07:40 AM According the West Australia property special feature on Victoria Park, tower 6 should be released to the marked with a month
hayds May 28th, 2008, 07:42 AM **magico!**
chrisaus May 28th, 2008, 07:48 AM Then please don't quote a month old post.

t_mtom June 24th, 2008, 03:26 PM one powerball.
Scraperfan June 25th, 2008, 04:59 AM That photo really shows how many sites will be developed once all the river view sites have been built out.
This will end up being our very own new york style grid (but up to 20 floors each).
ryan79 June 25th, 2008, 05:06 AM Interior on these look good.
Are these towers going up with each tower being slightly higher than the one before?
