Artistic impression of Canada Business Centre Tower.

The CBC Tower is AAKAR's first project in the region, but follows two years of research and over AED 500 million of investments into regional real estate markets.

Strategically located at the heart of the Dubai Business Bay district, the CBC Tower offers 19 floors of prime office space and 7,500 square feet retail space at the ground level. The tower, scheduled to complete in 2008, will enjoy an enviable location adjacent to the world's tallest tower, Burj Dubai.

'The CBC Tower's central location will ensure that resident businesses are ideally situated to take advantage of market opportunities. The Architectural philosophy of CBC Tower is people centric to present tangible business effectiveness enhancement opportunities for local organisations,' said Yadvinder Singh, CEO, AAKAR Developers.

The CBC tower's innovative design allows panoramic lake views for 95 per cent of all offices. Amenities include a fully equipped gymnasium, steam room, rooftop pool, Jacuzzi, food courts, shopping boulevard, and six levels of car parking offering 378 parking bays. The tower also includes three state-of-the-art conference rooms and business facilities to support commercial tenants.

'The office layouts are configured to either allow several businesses to reside comfortably on a single floor, or for an open-plan agreement to accommodate a large department or company. The floor to ceiling windows provide incredible views, ensuring a combination of form and function,'

Singh added.

Speaking at the occasion, Andrew Tice said, 'Canada and the UAE have a close relationship across many spheres of economic and commercial activity, with over 100 Canadian enterprises with a firm presence in the UAE. It is heartening to see quality projects such as the CBC Tower originate from Canadian enterprises, and I wish AAKAR all the best in their new project.'

AAKAR is primed for further expansion in regional markets, and is expected to announce further projects in the near future. The company is participating at the Big 5 Show, and is present at the Canadian pavilion.

AAKAR keen to capitalise on Dubai’s growing demand for commercial space through timely delivery of AED 200 million CBC Tower

Over 24 million sq feet of commercial space being developed in the emirate to accommodate offices of existing and new companies

December 27, 2007

Dubai’s commercial property sector is witnessing a continuous increase in demand, with more than 24 million square feet of commercial space being developed at present to accommodate expansion of new and existing international and domestic companies. AAKAR Developers Ltd., a leading Canadian real estate and property developer, has announced that the completion of its AED 200 million commercial tower - Canada Business Centre - in Dubai Business Bay is on track to leverage the current market boom. The developer is also keen to capitalise on the opportunities present in Dubai’s buy-to-let office space market, as it offers very high returns on investments.

Industry statistics reveal that completion of the said office spaces will exceed the already existing corporate developments by more than 50 per cent. On the other hand, commercial office rent is expected to remain high throughout 2007 and 2008, with Dubai office rentals showing a 55 per cent increase over the past year. However, market research show that delays in the construction process is resulting in considerable financial loss to the investors.

“At the current rate of commercial property growth, we recognise the opportunity to cater to the high demand for office spaces and eventually ease the shortfall in this sector. As our initial offering in the region, a business address in Canada Business Centre Tower will ensure that resident companies are ideally situated to take advantage of market opportunities. We also guarantee timely delivery of Canada Business Centre Towers, as we aspire to build a reputation based on our credibility and the quality of our work,” said Yadvinder Singh, CEO/ President, AAKAR Developers Ltd.

AAKAR has also recently registered for an escrow account with the Dubai Land Department and Al Mashreq Bank as mandated by the authorities in Dubai. The escrow account provides a guarantee that the funds for the construction of Canada Business Centre tower will be managed transparently thereby pre-empting any financial concerns that might cause construction delays. Specific advantages provided by maintaining an escrow account include information processing and monitoring of all cash inflows and outflows; the existence of a qualified engineer to verify project development and provide regular reports; waived fee for opening a trust account with Mashreq Bank; and service charges to be separately provided on a case-by-case basis.

“Our decision to register for an escrow account is a firm assurance to investors that we are committed towards transparency and in compliance with all the regulations outlined by the Dubai Government. Through this effort, we are hoping to send a message across to our customers that AAKAR is taking all necessary measures to ensure the profitability of their investments. In addition, we have employed Cansult, a leading engineering services firm, to design the office spaces of Canada Business Centre Tower, which will allow either several businesses or a large department or company to reside comfortably on a single floor,” concluded Singh.

With its prime location adjacent to the renowned Burj Dubai, the Canada Business Centre Tower will comprise 19 floors of modern office space and 7500 square feet of retail space at the ground level. The business tower will boast of an innovative design allowing panoramic lake views for 95 per cent of all offices through the floor-to-ceiling windows, whilst also providing high-tech conference rooms and business facilities to support commercial tenants. Amenities for rest and relaxation consist of a fully equipped gymnasium, steam room, rooftop pool, Jacuzzi, food courts, shopping boulevard and six levels of indoor parking.

Leading Canadian developer leverages partnership with top construction company to ensure project’s high quality standards

March 10, 2008

AAKAR Developers, Ltd., a leading Canadian real estate and property developer, has announced that it has recently appointed EllisDon Project Management as the Client Representative for its AED 200 million Canada Business Centre (CBC) Tower in Dubai Business Bay. The announcement is in line with the developer’s strategy to leverage partnerships with top Canadian companies to ensure that the highest quality standards will be maintained in the construction of its initial project in Dubai. Further, the developer has also highlighted that its collaboration with reputed partners is part of its commitment to the timely delivery of the tower, which is expected to be among the first developments to be completed in Business Bay.

EllisDon Project Management’s role will revolve around monitoring the progress of the Project in conjunction with other consultants appointed by the developer, and ensuring that the project adheres to its predetermined delivery schedule, budget, quality and performance. As the Client Representative, the company will provide professional advice to the developer on issues relating to the tower’s commercial and technical aspects, while keeping a close watch on the building systems to make sure that they suit the needs of the end user. The company’s focus is to maximise the developer’s resources amidst the current escalation in the prices of construction materials and other services, which are necessary to achieve the tower’s designated standard of quality.

“Our primary goal of bringing Canadian businesses to the highly dynamic Dubai market is being further reinforced by this partnership with EllisDon Project Management,” said Yadvinder Singh, CEO/ President, AAKAR Developers. “Having carefully examined their competencies and outstanding track record both in Dubai and Canada, our trust in them is not merely based on their country of origin but on the level of expertise, which they will be able to contribute for the successful completion of the Canada Business Centre Tower. Forming strategic alliances with highly competent partners is among our key strategies in ensuring the outstanding value of this project for our customers.”

With a strong background in construction and project management in Canada, EllisDon Project Management has garnered several prestigious awards such as the ‘Best Employer in Canada’ award in 2006 and ‘Canada's Best Managed Company’ Award 2007. The company has also successfully built a strong reputation in the UAE due to its vast global management experience, which benefited a number of high profile developments in Jumeirah Village South, Jebel Ali Madinat Al Arab and Golden Mile 1, 2 and 3.

”The real estate business in the UAE is promising as well as challenging, and is a perfect market for us to introduce our services, which we intend to further expand for the benefit of current and future clients. We have recognised the tremendous opportunity in building a strong relationship with AAKAR, not only to gain a stronger client base in the UAE but more importantly, to support the growth of Canadian businesses especially in Dubai. Through this partnership, we are looking forward to delivering the highest level of quality services tantamount to our strong support for AAKAR’s high aims for Canadian enterprises in Dubai,” concluded Luc Theberge - Vice President, EllisDon Project Management.

Set to accommodate the regional headquarters of leading and most rapidly growing Canadian businesses in the Middle East and other Dubai-based companies, the CBC Tower will comprise 3 basement levels, 4 podium levels including ground floor and 16 floors of modern offices and 7500 square feet of retail space at the ground level. Strategically located and with a scenic view of the renowned Burj Dubai, the business tower will include high-tech conference rooms, business facilities, and offices, which allow panoramic lake views through the floor-to-ceiling windows. For the record, AAKAR is not as big as they say they are in Canada....

HOWEVER, the fact they are working with EllisDon adds tremendous credibility to the project. Just don't expect the project to be undertaken on time; EllisDon is notorious in the Canadian development industry for running behind schedule.
