Orchard Turn to launch 177 luxury residences next year

SINGAPORE: Orchard Turn looks set to be more than just a mega-mall and high-end residential complex along Singapore's prime shopping street.

The developer is promising a striking landmark that will draw in the crowds.

More details about the development were unveiled on Tuesday, including plans to launch 177 luxury residences in the first half of next year.

It is the first major retail development on Orchard Road in more than 10 years, and Orchard Turn plans to literally tower over the competition.

Standing at a projected 218 metres, or 56 storeys high, the $2b mall-cum-luxury residential landmark will be the tallest building along Orchard Road.

The developer is confident it will be one of the most sought-after addresses in Singapore.

Ms Soon Su Lin, CEO of Orchard Turn Developments Pte Ltd, says: "We have an excellent location; our residential tower is going to be the tallest building in the Orchard Road micro-market, so it will have a very commanding presence.

"It will have panoramic views all round, totally unobstructed. In terms of pricing, we will take the cue from the market when we launch it next year."

In addition to the residential apartments, Orchard Turn will boast more than 450 shops and restaurants, in a 942,000 sq ft retail mall.

That capacity rivals the size of nearby Ngee Ann City.

CapitaLand is aiming to attract both retail brands new to the Singapore market as well as the flagship stores of familiar international brands.

Talks with interested retailers will begin in December, and the leasing of the mall will be launched in the second quarter of 2007.

Prices for both the residences and the retail space will be set closer to the launch dates.

Despite growing competition in the retail sector, Orchard Turn believes that it will be able to draw in the crowds.

"I think Orchard Turn with its ultimate location on Orchard Road will offer tremendous opportunity for retailers, both local and foreign," says Ms Soon.

"The design concept that we've unveiled today is a very exciting organic building that will allow top local brands to showcase their brand identity on the external facade of the building," she adds.

UK-based, award-winning architecture firm, Benoy, has been roped in to develop a striking, iconic design for the landmark development.

Orchard Turn will feature a two-tier observation deck, a new public square, and an integrated art space.

The project is being jointly developed by CapitaLand and Hong Kong-based Sun Hung Kai. - CNA/so

Wow.. Sun Hung Kai and Benoy. SHK has two retail developments(APM and Elements) in Hong Kong designed by Benoy and one in Shanghai. Now SHK is introducing Benoy to Singapore as well.

The tower looks great, but i'm not sure about that "mall"-like lower complex. It might still look great when (if) finished. It looks nice when a tower rises on a mall or a big shopping center.

The 177 unit luxury residential tower stands above a mega mall and a subway station. And it will be finished...the mall is due Christmas 2008 and the tower around 2009 or so.

Construction has started only recently so not many photos are available as yet but the entire area has been boarded up and construction materials are being moved in and land cleared.

Its quite some distance from the Central Business District. For a rough idea, its 4 subway stops away from the CBD.

I guess it should be visible if you look at the correct direction from the CBD, since its the tallest building in the area, but it wont be that prominent because of the distance.

btw, this building IS in the CBD...the entire area featured is Singapore's CBD which also includes the Orchard shopping street.

The skyline that you see most of the time is the financial district of Raffles Place.

yup....this development and 2 others are intended to refresh the Orchard Rd experience, which hasnt seen much change over the last 10 years. (although a lot of focus is now on Marina Bay)

SINGAPORE developer CapitaLand and Hong Kong's Sun Hung Kai Properties plan to launch The Orchard Residences - their upcoming residential project on the prime Orchard Turn site above Orchard MRT - sometime in March or April, but the project has already attracted a lot of interest, the developers said yesterday.

'Our project has drawn a lot of interest and attention,' said Soon Su Lin, chief executive of joint venture company Orchard Turn Developments. 'We have received a lot of interest from foreigners, even though we have not even started any advertising.'

Because of this, the 99-year leasehold, 175-unit project will be launched first in Singapore, said Ms Soon. 'Given that the foreigners who are interested are fully aware of our project, we are likely to launch it in Singapore,' she said. 'As for later launches, we may consider taking it overseas if we need to.'

Sun Hung Kai Properties' executive director Victor Lai echoed her, saying that particulars of interested buyers from Hong Kong have already been passed on to the Singaporean side, which will then contact them when the project is launched.

Ms Soon said that there has been interest from private funds to acquire large chunks of the project, but the developer has instead decided to sell the apartments through a regular launch.

While Ms Soon declined to say what prices the apartments will go for, The Orchard Residences has been dubbed 'super-luxury', and CapitaLand Residential Singapore's chief executive Patricia Chia recently told reporters that average prices in the 'super-luxury' segment could rise to $3,000 per square foot (psf) by the end of this year.

The Orchard Residences is scheduled for completion in late-2009, and Ms Soon said that the recent price hike and tightened supply of ready-mixed concrete will not affect the completion date. The price of ready-mixed concrete has shot up by about 50 per cent here since Indonesia banned the export of sand last month.

Most of the units in the 218-metre, 56-storey The Orchard Residences will be three and four-bedroom apartments ranging from 1,800 sq ft to 2,900 sq ft. The development will also have seven 'garden units' and penthouses ranging from 4,300 sq ft to 6,500 sq ft. The building will be the district's tallest when completed and apartments will offer unobstructed panoramic views of Singapore, Ms Soon said. Residents will also have exclusive access to a 75,000 sq ft high-rise garden.

It seems like pilling for the main tower is not completed yet (see the very large circular reinforced steel frames, presumably for the 218m tower piles?)
So with this, I don't quite see how the whole project could possibly be completed even by late 2009. The mall could easily be done and opened by first or second quarter 2009, though.

It has been confirmed that the mall should open by end of this year/beginning 2009. The cores you can see in the picture is for the mall. The main tower hasn't risen yet.

IT'S art for art's sake at the swanky new mall being built at Orchard Turn, thanks to a decision to devote a large chunk of pricey retail space to a gallery.
The gallery on the fourth floor of Ion Orchard will feature contemporary art and design by established and emerging artists from Singapore and the region.

At the unveiling of Ion's retail show suite yesterday, the chief executive of mall developer Orchard Turn Developments dismissed the revenue loss from giving up 5,600 sq ft of retail space that could command up to $80 per sq ft.

Instead, Ms Soon Su Lin said the move would allow the mall to contribute to the local and international art scene.

Ion Art, as the gallery will be called, will also be a venue partner for art festivals, such as the Singapore Biennale.

Ion Orchard, which has leased half of its 650,000 sq ft net lettable area so far, also aims to take art appreciation to the skies and street.

The gallery will be linked to Ion Sky, a double-storey viewing space on the top two levels of the 56-storey tower - boasting 46 residential and eight commercial floors - that will be completed in 2010.

And an LED screen on the Orchard Road-facing facade will feature an ever-changing display of digital art.

Ion Orchard is not alone in the race to light up Singapore's premier shopping strip.

The upmarket Palais Renaissance has begun a $16 million upgrade to install a double-skin glass facade - also with dancing LED lights.

Owner City Developments (CDL) said yesterday that the project, helmed by Japanese designers, will involve three-dimensional LED lights changing colours to 'look like they are dancing artistically across the glass to music'.

The facade will be completed by November. CDL is also giving the dated mall's interiors a facelift, to be completed 'in phases' next year.

WITH four months to its opening, Ion Orchard, one of three new malls on Orchard Road, is already 80 per cent full.
More than 50 per cent of the mall will be taken up by flagship stores, new-to-market brands and new concept stores.

Brands like Cartier, Dior, Dolce & Gabbana, Giorgio Armani, Louis Vutton, Prada, Uniqlo, Topshop and Topman will showcase their collections in double-storey flagship stores.

The mall, on Orchard Turn, is also bringing in brands like Bimba & Lola, Boss Selection, Chaumet, Christian Audigier, Dsquared, Diane von Furstenberg, Just Cavalli, Marc Jacobs, Patek Philippe, and Vivienne Tam, which are new to Singapore or having its own stand-alone boutiques for the first time.

New dining options, like Watami, AOBA Ramen, Sho Teppan, will also make their debut.

Orchard Turn Developments chief executive officer Soon Su Lin said on Monday: 'We are very pleased with our achieved tenant mix and are fully encouraged by the confidence and strong commitment displayed by many retailers in Ion Orchard.'

Opening against a backdrop of economic downturn, the mall is offering tenants financial incentives of up to 30 per cent off their base rental, as well as special recruitment drives and training programmes.

This is the biggest discount given by a landlord so far, exceeding even the 15 per cent monthly rental rebate giving by Government-linked landlords like Singapore Land Authority and Sentosa Development Corporation.

Rents for the main Orchard Road stretch range from $40 to $50 per sq ft. The rents in the upper-end stretch of the shopping belt range from $50 to $80 psf.

November is indeed the rainy season, nevertheless a great shot! I love the cladding on the tower portion. Cant wait for the observation deck to be ready!

Cool building. I'm not sure about the location (not overly familiar with Singapore), but it is a neat design. I like when shopping, residence, etc. are combined.

It is located on top of Orchard MRT station on Orchard Road, in the heart of Singapore's busiest shopping street.

When ION Orchard opened its doors to the local public last year, the mall was, quite literally, the talk of the town. Later this year, however, it may have to content with sharing the limelight with another new kid on the block - ION Sky.

ION Sky will take up 12,000 sq ft on the top floors of the joint Orchard Turn development (includes ION Orchard, and The Orchard Residences). Spread across two levels, ION Sky will have a panoramic view of the city and will comprise an observation deck and an event space although close to 6,000 sq ft of the area will be dedicated to F&B (including a bar).

For the moment, little information has been released about the project and it may even seem strange to have a drinking hole on top of what should be a quiet residential complex but ION's architects Benoy assures that not only will the residents below ION Sky find themselves unaffected but that the space will become an icon of the area as well.

'Great asset'

'Everyone likes to be up high, and to have a new bar and eatery above the skyline of Singapore is a great asset for the city,' remarks Benoy's chairman Graham Cartledge.

'ION Sky has been strategically planned to link directly with ION Orchard, creating a seamless connection for visitors to the development. This was done by threading private lifts through the tower footprint offering direct access to two top levels of the building.'

He adds that ION Sky will also have a spiralling ramp that links levels 55 and 56 and art and sculptures integrated within the space to give it a more unique identity. 'What we have created is flexible space, with double height glass walls offering panoramic views. Even the layout of the toilets also takes advantage of the views. We will make sure all your experiences whilst up there are memorable!' he concludes.

This 130-seater Australian restaurant 'Salt Grill' will open next month under the care of Celebrity Chef Luke Mangan.

Located on the 55th and 56th levels, ION Sky affords visitors a commanding 360° panoramic view of the city from the highest point in this prime spot, from 218 meters above. The breathtaking picture postcard view will become the perfect backdrop to international runway shows, product launches, celebrity and themed parties. At 218m high, ION Sky is the highest accessible point in Orchard Road and even higher than Marina Bay Sands SkyPark which is 200m high.

I think we can all agree that everyone likes to be up high, and to have a new bar and eatery above the skyline of Singapore is a great asset for the city. The deck area will only be opened to the public in January but the space along with the loos have already opened. Public entry to the deck with can hold 440 people will be via tickets and priced have yet to be announced.

The podium of Ion orchard is really impressive in person, so much so that I didn't even notice the tower above until a day or so later! Wish I lived in singapore :(
