Got this from SSP. Hope it really goes through this time unlike the world empire towers (they were but ugly anyway so doesn't matter but this design is great!).

Holy shit. There were rumors of a 1000 foot office tower for the CBD, but I never thought it would happen. On the other hand, I am skeptical. EWT debuted with so much fanfare but went nowhere, and not just b/c of the FAA, and we still don't really know if the Met 3 tower will become a reality. But I digress....

I'm going to Miami in 10 days! This is amazing for this city, Miami is on FIRE! I'm serious, Miami is the booming city of North America and the United States, in my opinion, Miami and Panama City two beach cities are fighting for the largest booming city in the America's.

This is drop dead gorgeous. Who's the architect?

The first couple of versions of the building were by Kobi Karp (the same architect as Empire World Towers) but I do not know if this most latest version is his or not. This project is still pretty early on in the development phase so I guess more details are to come.

WOW! Very Nice. But I doubt it will get built. I tuly hope it does but you never know. Always the great visions get cut. And as for the Met 3, that better get built. I live DT and they have started the foundation for the second MET. I think they will Build MET 3.

Let me ask this... Why is it that the FAA give Miami such a hard time? I have flown over DT so many times and we never get any where close to the Four Seasons.

Yes MDguy! The squinting and moving further from the 'puter screen worked. It's a beautiful design and I'm loving the tall pod-shape jutting out from the base.

They're actually working on a compromise that would allow buildings of 1050' in height in Miami's core area that should take affect in the next couple of years. However, this building won't start for at least another four years when the developer, Tibor Hollo, finishes building Villa Magna, which consists of two 57 floor towers in Miami's Brickell Financial District. By this time the FAA could have lifted the maximum height farther. There has also been some speculation that Tibor Hollo, in his old age, might not live to see this project started but another forum member pointed out that his company will probably continue to build it without him.

Thats Good News! Miami is really a good place for investments. Its the nearest American city to the Caribbean region, a near perfect place for summer and winter vacation, the nightlife is the best in the world and some experts mentioned that if Cuba opened itself to the world (once Castro died), then Miami will be its gateway to America due to Cuban population in the area and of course, its the nearest American city.

The FAA/Miami-Dade County/City of Miami brokered height limit increase for the area was already passed by the Miami-Dade County Commission and will be heard by the City of Miami Commission next Thursday. We'll see. But it looks like it may only be allowed up to about 1010 feet rather than 1180. They may allow it to squeeze in at 1049'.

I currently own a condo a block from this proposed building. I certainly hope it get's built. The neighborhood is changing for the better. Most of Miami's construction has been on Brickell Avenue.

From the renders we have seen, it really is unique with interesting forms.

This is one tower they just cannot get wrong. I'm sure the cladding will be superb.

OBP goes before the Miami City Commission for final approval on the 26th.

-Some added updates: the shorter tower (hotel) is to be 70-stories and 824 feet tall and the taller tower is to have an observation deck (a first for Miami) 997 feet up.

-Details: The shorter tower is to contain 850 hotel rooms and 120k square feet of banquet/exibition space. In total the towers are to have 112k square feet of retail space and on the ground floors and 2563 parking spaces and the taller tower is to have 2.2 million square feet of office space

The presence of differant surface textures and the contrasting "facade" and "back" of the building is a refreshing rebuke to austere shapes that make so many of the recent skyscrapers banal. This will be the crown jewel of Miami's impressive skyline; a well deserved trophy to a fantastically beautiful city and one of the liveliest and most glamorous places in the world.

It's definately a unique enough design to be Miami's signature tower. From the "backside" it almost looks like 2 towers. An excellent design though.

Wow! Thanks! I don't think any of us from Miami could have said that any better. The tower has been approved by the city. I think we will see it. Interest in developing Miami is so intense right now that if one developer doesn't build it another will. We are second only to Dubai in new construction right now. We have more skyscrapers topping out right now at one time than I ever thought possible! The impressive spread along the waterfront is already starting to remind me of Chicago! The "condo boom" is over here, but we still have projects moving forward as mixed-used. We are going to have continued new construction on into the next decade! There is no real end to this as of yet. I can hardly wait to see what it is all going to look like after One Bayfront Plaza is completed. :)

Landmark project to be Miami’s tallest building

MIAMI, Fla. (July 25, 2007) – Florida East Coast Realty, Inc. (FECR) has received the City of Miami Major Use Special Permit (MUSP) for One Bayfront Plaza, a $1.8 billion development to include two 70 -story mixed-use towers at 100 S. Biscayne Blvd. in downtown Miami. The combined project will comprise two million square feet of rentable office space, 112,000 square feet of retail space and a four-star convention hotel with 850 rooms and 120,000 square feet of exhibition and banquet facilities overlooking Biscayne Bay and Bayfront Park. The property is to break ground in 2011 and should take approximately three years to build.

The signature design by TERRA Architecture will be matched only by the building’s size; the tower is poised to be the tallest building in Miami, at 1,049 feet. Unique will be its steel structure with fluid dampers to absorb wind gusts and its Green designation by LEED. It will also be the first hotel to be built north of the Miami River in 25 years.

“We have a vision for an icon,” said Tibor Hollo, Miami business and community leader and FECR company chairman and president. “As part of my legacy, I want to leave this city with a high-profile building on par with the Chrysler building in New York or the Sears Tower in Chicago, a tower that is home to major banks and law firms.”

Philip Dahan, FECR vice president, added, “MUSP approval confirms that the municipality recognizes the need for downtown to have a signature building that is functional in its multi uses. The futuristic features, pedestrian bridge and minimal environmental and traffic impact will all contribute to a new way of life for this city.”

FECR is also currently developing 2020 Ponce, a premier office condominium in downtown Coral Gables.

FECR was founded 55 years ago and is now co-managed by Hollo’s two sons, Jerome and Wayne. I had to redo this.. It's height is god awful short...
remember Wachovia is 764 feet
One Biscayne which is to the right with the long antenna is 494 ft. to the roof..

One Bayfront is planned for 1049 ft.. almost 300 feet taller than Wachovia it would be this tall..

For accuracy's sake it should be noted that quite a few of those projects are not currently under construction. Met 3, Libertad, MDC, Villa Magna and others exist simply on paper at this point. Some have a shot at happening, others are likely more far-fetched. One Bayfront Plaza is proposed for completion in 2014.

Hopefully it will happen. It would truly be a signature tower. In any regard, Miami's skyline has undergone (and continues to undergo) a very significant transformation...even if the above post wasn't entirely accurate.

Agreed 100%. This design is very Miami with a more international look.

This is the first time I came across this thread and I must say this building looks absolutely incredible. The facade is very nice and the height is just great for Miami. Well done guys, you've deserved it. :)

Yea I was kinda shaking my head at that too. Look I like Miami but theres plenty of room to catch up and probably not plenty of reason to fill it. San Francisco will however take that "rightful" place. It's got the density Miami doesn't have, the numbers adding, and the height increasing. Lets not get too carried away.

As for the building in particular... I like the eastern face but the last render of it exposing whats behind it looks very disproportioned, it has a confused and rather "loud" base, and the crown is less flattering. The twist, I like, the height I like, but other than that "arguably most beautiful"? I don't know man theres gotta be like at the least 100 other examples between the citys of Chicago and New York that one will argue against you with.

The Empire world towers proposal in their simplicity fit the bill better. Less is more, Terra Architecture.. especially in this case. I would redesign the base to fit with the rest of the building or at least turn down the volume, add a spire, enhance the twist, and put this sucker on a diet.

LLoyd currently there is a 18 story office building on the site :

it's owned by the same developer of the proposed tower and the current building has to be torn down first. Financing shouldn't be an issue since the developer has been building in Miami & Florida for over 55 years. This project is still a few years away so I couldn't tell you about pre signed leases.

They aren't looking at getting started on this tower until closer to 2010 or 2011. They still own and operate an office tower that currently sits on the site and probably have to wait for leases to expire and stuff like that.

It's actually been approved for months now. The city of Miami approved it a while ago; the mods must have just realized it needed to be updated. Needless to say, Miami is extremely anxious for this one to rise up! :)

Agreed that the condo glut would help office construction rather than hurt it since the main thing that was holding the downtown area back was the lack of affordable housing (now solved). The one thing that might hurt it though was that this development was late in the pipeline. 4 large office towers have broken ground in the last few months. Right now occupancy levels in office towers are at all times highs in downtown (about 95% for class "A") so new towers are desperately needed, the question is will the demand still be there after the 4 new towers (Brickell Financial Center, 1450 Brickell, Met2, & Logik) go up before this one even breaks ground. BTW another 900+ foot tall office tower (Brickell Financial Center II) is set to rise before this one gets out of the ground too.

I decided to revive this thread to get some buzz going on... what do you guys think of One Bayfront Plaza? I mean, it's approved, it's an office/hotel tower, and it's in a prime spot of downtown Miami.

Do you guys have any grumbles about the design? How do those of you from other parts of the world think it will affect your opinion of Miami (if it has any affect at all)?

You are aware this is an office building right?

Office buildings in Miami are renting and selling at all all time high and break rental asking price records for the area on a weekly basis. The only real market force pushing against this being built is that 4 other large office towers have beat it to the punch and are already under construction downtown. The question is will there still be crazy demand once those towers are finished.

This is a really great looking tower, one of my top favorite new skyscrapers in the US together with Chicago Spire...they really have the different setbacks a to build it!
The facade is very interesting and unconventional with the setbacks and the rounded side...looks really beautiful, it definitively would be a new landmark for Miami, and a great addition to all skylines worldwide!
btw what happened to the Empire World Towers..is there still a chance that they'll get built or are they cancelled already..
p.s the render of Miami's skyline is really great..if all those new towers will get build (20 over 200m according to SSP: http://skyscraperpage.com/diagrams/?searchID=37912931) then Miami will have the 3rd best skyline in the US after Chicago and NYC IMO...

MIAMI-Plans for One Bayfront Plaza, Florida East Coast Realty’s $1.8-billion mixed-use project, are advancing full steam ahead with the company naming Alan Krause as construction manager. Krause has had experience working with such landmark buildings, as he comes to FECR from Africa Israel Florida Holdings LLC, where he led construction on Marquis, the city’s second-tallest building.

The project is set to include two 70-story towers with two million sf of class A office space, 112,000 sf of upscale retail space and an 850-room, four-star convention hotel with 120,000 sf of exhibition and banquet facility space. City leaders approved permits last year, and now a team of 24 consultants are working on a set of 8,300 drawings to be submitted to the Miami Buildings Department no later than the first quarter of 2010, Tibor Hollo, founder, chairman and president of FECR, tells GlobeSt.com. The project at 100 South Biscayne Blvd. is expected to break ground in the first half of 2012 for completion near the end of 2014.

“Leasing processes will begin in the second half of this year,” says Hollo of the buildings, which promise to be the tallest south of New York City at 1,049 feet high. One Bayfront Plaza will have an advantage over other new office buildings nearing completion in the CBD, says Hollo, because of the reputation it will hold as the signature building in Miami and opportunities for leasing large floor plans just under 40,000-sf.
FECR is currently negotiating with four different flagships for the hotel tower, which will be the first built north of the Miami River in 25 years, says Hollo. One Bayfront Plaza, which is expected to achieve LEED silver certification, is being designed by the Coral Gables office of Terra Architecture.

“It will really bring our city to the middle of the 21st century,” says Hollo. “When somebody talks about the Empire State Building, you know it’s New York. Sears Tower is the global identification of Chicago. One Bayfront Plaza will be a global identification for our city.”

MIAMI -- New 3-D pictures were unveiled Tuesday of a building that will be downtown Miami's tallest.

Developer Tibor Hollo of Florida East Coast Realty released the images of the One Bayfront Plaza project, which is slated to break ground in 2012.

The $1.8 billion building is scheduled to take four years to construct and will be located at 100 S. Biscayne Boulevard, across the street from Bayfront Park.

When completed, the building will stand 70 stories high, comprised of mostly upscale office space. There will also be an 850-room hotel attached to the office and retail building.

Hollo unveiled the new hologram images at the Urban Land Institute’s fall convention in Miami Beach.

The ULI is a nonprofit research and education organization promoting responsible land use.

Site activity has started at One Bayfront Plaza - poised to be the tallest building in Miami.

They have simply started the demolition of the building that is already on the site. Don't know how long it will take, because I don't know if there is asbestos that would require a longer deconstruction process.

Many of the buildings in that 'future skyline' picture are not, in fact, under construction at all. I count at least 7.

Great work on the picture, but let's be accurate too.

as I said before there is still a 17 story building on the site and they have started to deconstruct the upper floors at this time but this project is still a few years away. The developers are also the owners of the current building as well and have been building highrises in the Miami area for over 50 years now so they are a pretty solid company.

Terra Architecture has announced the completion of its redesign of One Bayfront Plaza, a US1.8 billion dollars landmark project set to redefine the skyline of Miami. Terra Architecture initially won the competition to design what will be Miami’s tallest building in 2006 and has been developing the design of this mixed use project since. An extensive redesign of the project which began last Autumn has just completed with the project now composed of a single 1,010 ft tall iconic tower with unparalleled views of Biscayne Bay.

One Bayfront Plaza is located at the heart of Downtown Miami, encompassing 2 city blocks. The project totals approximately 4 million sq ft, with 1.3 million sq ft of signature Class A office space, an 850 room hotel, 150,000 sq ft of retail area and one of the highest observation decks in the country, all located in the mixed use, 80 storey tower. The project is being designed to achieve LEED Silver certification.

The 850 key, world class, full service hotel, will be supplemented by 120,000 sq ft of banquet and exhibition space to serve significant conventions and meetings as well as the needs of the office and retail components.

The retail component fills the first three floors and will create a parallel destination for the 12 million annual visitors to Bayside Marketplace as well as for the more than 4 million annual cruise ship passengers.

The development schedule remains on track for groundbreaking in 2011 and the completion of the project in 2015.

I went by the developer's real estate company last Thursday. Ground breaking has been moved from 2011 to 2012 now, but project is still a go.

I hope this is built because I love Miami. However, what's the vacancy rate for office space in Miami right now? I find it hard to believe that a new office tower will be built there.

This proposal has likely become another victim of the recession given that it was proposed in 2006. That's really too bad because I like the design of it quite a bit.

I can't imagine there's a large demand for commercial real estate in Miami right now. If it will indeed get build, my guess would be not until 2012/13.

Unfortunately, if you drive the streets in this area of Miami, there is a TON of available office space for rent - from old space, to new built-out, or even new shell space which has never had a tenant. Plus there's more office space coming online very soon.

One quick business boom and it could be needed, however.
