Harkeb November 14th, 2006, 12:39 AM Over the past few months, the Nelspruit property market has evolved into a buyer's market and prices have stabilised.
Looking at rough price indications of homes in the Nelspruit area, entry level prices for homes range from around R550 000 for one-bedroom, apartment-type accommodation, while mid-level prices for homes are in the region of R850 000 to R1,2million for a family home.
"Homes in the R1,5million to R2million price range offer executive-type homes and the upper-level homes reach prices of approximately R4million," says Lynn Gobey, director and residential licensee of Fine & Country-Kellaprince, F&C's new Nelspruit office.
There is a demand in the area for vacant land, however as available vacant land is usually sold off in large segments it is mostly snapped up by developers. Looking at the buyer profile for residential homes, Gobey says that Nelspruit is the seat for the Mpumalanga Government and as a result has a steady influx of government employees filling positions and looking for accommodation. Family-oriented buyers feature prominently in Nelspruit's buyer profile.
There are a host of factors that make the Nelspruit area desirable for investment including the favourable climate and the surrounding scenic environment. "Nelspruit is built on numerous hills so generally most homes have a good view. The area is very much a cosmopolitan type city offering all of the large city amenities, yet has still managed to keep many of the small town qualities," notes Gobey.
Looking at the prospects that lie ahead for the Nelspruit property market, Gobey says that the area has seen continued growth over the past few years, and will continue to grow. "It is anticipated that the new deeds office will be opening in August 2007, bringing a large number of additional families into the area. The commerce community is expanding with many of the franchise-type businesses opening second and sometimes third branches. With Nelspruit being one of the venues for the 2010 Soccer World Cup we expect an influx of contractors in preparation for the event, as well as massive spending towards the World Cup. We also seeing more and more professional people moving to the area and we anticipate this trend will continue," says Gobey.
Fine & Country - Kellaprince will be marketing a few new developments and will continue to expand its operations in the residential sector. Over the past 10 years some R200-million worth of developments have been visualised, designed, financed and developed by Fine & Country ?Kellaprince, including selling out 80 sectional title units in the Riverside Estate development to the value of R26-million. On the commercial side of things, the company completed a prime corner development with Tiger Wheel, Waltons and other retail stores to the value of R30-million.

Swaziland plans to go to the International Court of Justice to force South Africa to hand back large parts of Mpumalanga and some parts of KwaZulu-Natal that it claims were "stolen" from it by white colonial settlers.
City Press reports the Swazi monarch, King Mswati III, has decided to take his case to the world body in The Hague after several representations to President Thabo Mbeki had fallen on deaf ears.
Prince Tikhontele Dlamini, the most senior member of the Swazi royal family in South Africa, said negotiations with the ANC government, over several years, had yielded nothing.
"In 2000 we sent a petition to President Mbeki, fully explaining the situation.
"In 2003, we submitted another petition, but all we hear is that the matter is receiving attention. Our patience has run out," he said.
Mbeki's office confirmed receipt of Mswati's petition in 2003, but presidential spokesperson Mukoni Ratshitanga said he was unaware of the issue.
"I am not aware of the latest developments and I will only be able to check with the President on Tuesday," he said.
South Africa's foreign affairs department also declined to comment. It said it needed to first verify the facts before reacting to the claims.
"We are looking into the matter and will comment as soon as we are able to," said department spokesperson Nomfanelo Kota.
Treaty with apartheid government
The Swazis are not only relying on colonial "reparation" agreements - they've also dusted off an international treaty signed by South Africa's apartheid government in 1982.
The treaty pledges to cede thousands of square kilometres of South African territory to Swaziland for the kingdom's support against "terrorists" working for the ANC and other liberation movements.
Pik Botha, who was South Africa's foreign minister at the time, said he could not recall such a treaty.
He confirmed that since Swaziland's independence in 1968 there had from time to time been discussions on the possible excision of parts of far northern KwaZulu-Natal, referred to as the Ingwavuma region, to give Swaziland access to the sea.
The region was part of the former KwaZulu and IFP leader Mangosuthu Buthelezi was vehemently opposed to it.
"Such a move could have led to a possible bloodbath between the Zulus and Swazis," said Botha.
Land includes Nelspruit
The disputed territory includes Nelspruit, Malelane, Barberton, Ermelo, Piet Retief, Badplaas and Pongola, and is home to an estimated one million people.
It also covers a string of peri-urban settlements along KwaZulu-Natal's borders with Swaziland.
The region is South Africa's winter breadbasket and grows almost 50% of its export-quality subtropical fruit, sugar and maize.

Its funny, they are even trying to do this in the first place. Their whole livelihood is intricately linked to South Africa. He should be rather thinking of increasing links with South Africa as opposed to trying to go on some bizarre fishing expedition.

As for the CBD, Geeze its changed a lot since I was there last in 1999, I mean pinnacle is better than 99% of the buildings in PE and Slummies. Nelspruit has the best climet in Sa in my opinion and the vegitation is fantastic , a crsoo between massive bannana plantations and dense Africa scrub with foresty plantation

I like the airport. I have travelled extensively in the states where all the airports look the same. As long as the airport is modern, I think the fact that it is different is a bonus. It does have an African touch and that is also a plus.

I have been in Nelspruit twice as a tourist, although untill now it has never been more than to me than a lunch-break and an excuse to go to the large shopping mall en-route to the north (Graskop - Sabie).

Civil engineering contractor Odoko, of Gauteng, has been awarded a R14,9-million contract for the construction of internal civil engineering services for the 4 000-ha Mjejane Game Reserve and River Lodge on the border of the Kruger National Park.
Private developer Lugedlane Developments, a joint venture with majority shareholders Mjejane Trust and Hanrob, is developing luxury housing, a hotel and lodge on a game reserve located along the Crocodile river, in Hectorspruit, Mpumalanga.
Construction began in February this year and will be completed in May.
“We are proud to be associated with Odoko in this development. It is assuring to know that we are working with a contractor that has the ability to work at a rapid pace and also accommodate the many changes and the diversity of this development,” says Lugedlane Developments director Hennie Joubert.
Launched three years ago, Odoko provides turnkey solutions to the building and construction industry for the commercial, industrial and residential sectors.
Odoko director Akbar Hassim says that the contract is unique and challenging because there are many external factors that the company needs to proactively manage and consider.
These include employee safety and development as well as the environmental protection of the local fauna and flora.
“Our employees have got to adhere to a strict environmental management plan and health and safety regulations.
From civils and earthworks right through to road construction, a key to ensure continuity for this project was activating a consummate and well-equipped on-site service team for fleet maintenance and repair,” adds Hassim.
Through this reclamation project, Odoko will be a vehicle for job creation and skills transfer that will, in the long term, develop skills and careers. Odoko will create an expected 200 jobs through phase one of the development.
The company says that the project has opened the opportunity for services for low-cost housing development for the community as well as various other opportunities within the Mpumalanga province.

Nelspruit development owes quite a lot to Mozambican (or coming from Mozambique) visitors and shoppers. For many specializes services (home products, car repair, health care) Nelspruit is the place to go if you live in Maputo.

Swaziland does a lot of business with Mpumalanga and Nelspruit is a choice of destination by many shoppers and small businesses for trade. This has contributed significantly to the economy there. Furthermore there discussions that the N17 from Oshoek to Chrissiesmeer in the old Transvaal will be upgraded to a proper highway since many interstate trucks use the route. I will upload photos of the N17 in the appropriate thread.

StormShadow October 22nd, 2009, 11:04 PM Nelspruit looks very well developed. It appears both upper and lower tier cities in South Africa had a good urban layout and developments taking place. Nel is located in a highly vegetated area as we can see. Did the city name change actually occur ?
