I can't wait to visit the showflat for this project. I hope CDL builds something nice here to continue the trend of award winning projects (e.g. The Colonnade and Spring Grove) along this end of Grange Road.

I was reading an article about international property prices earlier. I don't expect Singapore property prices to be priced like those in UK/US however we are seriously a long way off the potential Singapore can achieve. Just looking at the simple figures in all the articles i have read so far, I really think we can expect prices to climb much higher in Singapore especially those areas that interest the international market.

landluv May 28th, 2007, 10:16 AM D9 and D10 properties will always be in favor among the global rich, imho. These are established, premium and mostly freehold districts. I mean for me, if I want to buy invest overseas, I would go for FH in a prime belt.
Thats why places like knightsbridge in London keep going up year after year. especially places near to Harrods which serves as a anchor premium convenience store to many of the uber rich around it.

I agree with LandLuv. Cliveden will most probably be a full facilities development too.

Landed properties may get enbloc as well.....look at LengKok Angsa at Paterson..those landed properties are now being demolished... and the 2 x Paterson properties will have their Orchard view blocked in 1-2 years time.

There are some subsale unit for the tate residence at around $2900-$3000 psf. Why pay $3000 psf for river valley. :)
I have not seen eclat and cliveden tough, but I will check them out soon.
From builiding design, eclat is classical like those expesive condo found in New York. Cliveden is more modern in design like those in dubai.
So its quite depend on preferences.

Went down to the showflat of Cliveden today. Only blocks 100 (3 bedroom-2153sqft) and Block 102 (4 bedroom-2842sqft) have been launched.
In my opinion, these are actually the 2 best blocks. So its funny that CDL always releases the best blocks first (like The Sail) and the pricing is best at this time, before the market really starts to run when SC global launches their MarQ.
Prices were starting at $3318psf for a 7th floor 3 bedroom. Max was $3874psf for the 22nd flr unit.
For the 4 bedrm, prices started at $3328psf for a 6th flr unit, up to $3923psf for a 22nd flr unit. That's cheap by my standard for today's sort of projects at this fantastic location!
Anyways, i think that CDL is probably reserving its super-lux project for its Lucky Tower project. I think it was a bit behind the game for Cliveden for super-lux cos i felt the finish was only luxurious, not really super-exclusive sort of lux. It had probably designed Cliveden very early and didn;t go back to the drawing board when MarQ and Eclat said they will be super-lux condos.
This being said, i'm quite sure that the next phase of launch will be at higher prices. For those with the cash, i think if you are considering this project, better to buy now cos the units are the more prime units/ blocks being launched first. Can make more when the less desirable ones get launched at higher prices later! And when MarQ launches at ridiculously high prices!

Indeed. They have to compete with Marq, eclat and helios.
But looking from a lot of other forumers response, they said that eclat right now still have the best interior.

I am curious to know why these 2 blocks are considered to be the best? I thought all the planned towers would be identical, and location-wise not very different?

I received news from agents that they are currently selling in Jakarta.
They sold quite many units and decided to increase the price by 20% this monday.:nuts: so by monday the cheapest unit which is the lower floor will be above $4000 psf. Sunday is the last day you get old price.
They will go to Hongkong to market it also.
They expect a sold out when they launch it in singapore.
I also heard from an agent that there will be a new launch near Glen eagles Hospital starting from $4000 psf at least at Napier. Do you guys know which one is it.

Napier Properties, which bought Eng Lok Mansion earlier this year, is setting its sights on an average price in the high $2,000 psf range for a 46-unit new plush freehold condo it plans to launch on the site next May.
The pricing will be at the top end of the Singapore luxury residential market and possibly set a new benchmark, Mark Wee, a substantial shareholder and director of Napier Properties, told BT.
We ll introduce a product with a quality of finishes that surpasses anything currently in the Singapore residential market, he added.
The 10-storey project, to be named 8 Napier, will be designed by the Singapore office of UK-based architectural firm Aedas.
Napier Properties - whose other substantial shareholder is former Parkway Holdings boss Tony Tan - had earlier planned to develop a medical centre on the Eng Lok site, to make the most of its location next to Parkway’s Gleneagles Hospital.
However, the authorities turned down the proposal as it was not in line with their planning intention for the site.
We took a view on luxury residential property prices and also figured it made more sense to pursue a high-end condo, as we could get more saleable area out of that compared with medical suites. And we can target a wider market -global property investors - for a condo, compared with the local doctor market for medical suites, Mr Wee said.
He also reasoned that some of the priciest real estate in global cities like New York and London is around famous parks, and said that 8 Napier, which is just two minutes walk to the Botanic Gardens, will be in that league.
8 Napier is being designed to bring the Botanics theme into the project, with wide balconies and generous planter boxes. We’ll even put the plants in and maintain them for the residents. The condo will also maximise green views of the Nassim and Dempsey areas, added Mr Wee, who is managing director of Penang s Island Hospital group.
8 Napier will consist of three-bedroom units of about 2,200 sq ft, four-bedder apartments of about 2,900 sq ft, and six penthouses of up to 5,000 sq ft.
Mr Wee estimates 8 Napier s breakeven cost at nearly $2,000 psf.
Eng Lok Mansion was in the news recently because of an 80-year-old owner's objection to its en bloc sale. When the Strata Titles Board last month approved the collective sale, she said she would appeal against that decision in the High Court.
David de Souza, acting for Eng Lok Mansion's sellers, confirmed that as of yesterday, Mdm Chow Ai Hwa had not served a notice of appeal on him, although the deadline to do so expired on Wednesday.

Piling is not completed yet for the whole site (there's machinery), but looking at the size of the hole that has been dug, it's possible that SOME of the towers are already at foundation works stage. Sorry my point of view on the site was not good enough to find out!
