smooth walls??? my friend... you must be dreaming or thinking the workmanship is perfect. As long as the wall is not like a roadhump, I doubt you can have 100% smooth walls.

You need to get your renovator to smoothen the walls if you can't take it.

Basically, the defects are like - leaks, broken tiles, door not closing, missing powerpoints, basin not fixed properly.

Hmmm...it is the trend now that Nepalese are recruited as guards by most security firms these days which I think is driven by the cost factor. Personally, dun mind having them as they are usually younger and fitter (as opposed to older guards who might not be up to the job). However, hope that those assigned in SM are the courteous and responsible ones.

i just moved into lanai block last week. over the past week i have been fretting about which broadband to get, since macrolynx offers 1mbps and so does streamyx. the macrolynx package is promotion as well,55rm/month 1mbps, subscrbe 6 months get 1 free.

i rang up macrolynx the other day, very nice customer service staff (over the phone at least!) i asked how fast is the internet really in seri maya….she told me that the 1mbps is SHARED amongst the WHOLE condo! so she said on peak hrs,its not 1mbps (duh) but it can reach ‘UP TO’ 1mbps on non-peak. she claimed that streamyx does the same thing, except on like a 4km radius, not sure how true it is though.

anyone here staying at seri maya can comment? should i go for macrolynx or streamyx? oh btw, i'm not really into BT. i have other sources for that...my main concern is online gaming (world of warcraft, bf2142, neverwinter nights2, etc.)

without a doubt streamyx is the same thing...
ADSL is done using a best effort method. so the 1mb bandwidth is not committed to u alone. it is shared with everyone... so the more people use the slower it gets! hehehe... typical of streamyx adsl service.

unlike a leased-line whereby the whole bandwidth is commited to you, but again they only give up 80% only... it will be deemed congested if u passed the 80% mark. but this a whole new story.

so i would subscribe to microlink without a doubt. then again i hv no idea how their perf are like since i hv not move in yet.. hehehe....

so far my experience with macrolynx is so-so only. at times, you get extremely good connection speed (around 100kbps) and at times you get no connection at all, just like last night when i really need to use the internet to do remote support, i got no connection at all. it is really frustrating and embarassing as i need to seek my colleagues to help me out. and this no connection issues happens every now and then. so, right now, i am planning to apply for a tm fixed line. at least i can use the dial-up if macrolynx screwed up, again.

does streamynx cover all of SM? cause last time around i asked only some part of SM apparently cover by the connection..or something like that...

We normally see residents living in high cost condos do keep a pet. Doesnt matter whether a cat or a small breed dog..but they are well behaved. And trust me, these pets are real darling to them...they probably eat and live better than most of us. Furthermore pets can promote love and harmony in the family.

i take it quite personally when someone quote that bit from the S&P to me...
its like an insult because my 2 cats are like my own kids and i am sure that they are better behaved than some of other people's little notti children! :ohno:

my kids definitely live a better life than me! they only eats the best kitten food. and their monthly vet bills are never under rm100. and that do not include their grooming bills...
i got fever go to clinic for only rm30 only!
and i use some cheepo hair gel and a FOC singapore airlines comb.

Recently he just graduated from obedience class.. his trainer a Malay..very professional... and he loves Orion very much. Oh.. he got the highest score! so he's well behaved lah... no worries... and the best part...he hardly bark!!! he's a very stealth doggie:bowtie:

to me... non-stop barking dogs means that something is really wrong about the dogs either they are sick or hungry. that says a lot of the owners... i think they could do a better job on taking care of their dogs.

i agree with trapper. it should be black & white rules when it comes to dogs = a big no-no. if its grey, it'll be super troublesome with excuses being thrown here and there...regardless of only keeping them in the condo. its just unfair to others when it comes to the amount of noise they make, and also sometimes excrement smell. personally, i love dogs. but i'd never keep one in my condo, because i want my dogs to have the ability to roam around freely and take it out for walks without disturbing others. just silentfoot's 2 cents ;)

3 options ;

1. boarding/pet hotel
2. place them at a fren's place... (people with pets normally hv some frens with their own pets)
3. leave them at home. <-- this option need a bit of prep work to do.

for option3, it depends on how long u will be away, if less than 3 day then its ok. plus a few steps and guidelines on how to this the right way. lots of prep work to do first!!!

im quoting direct from the house rule as that was what the sales lady inform me. It is not my decision if you can keep, it will be up to management to decide. But i do remember there was an issue of a cat in Jelatek 1 where there were cat "business" smell.

If your imediate neighbour has no issue, and management doesnt stop you. then good for you & everyone who wants to bring in their small & cute animals.

Anyhow, i will check with management office tommorrow to confirm if we can bring in small animals (dogs cats snake mice scorpions birds):) cheers..was not trying to offend you.

The Pet issue (Dogs) is one that has to be strictly controlled as I said before.

In the same way that people are not permitted to play loud music after a certain time because this is a community and it will disturb the neighbours, the same should apply to dogs.

I am sorry but I have lived in enough condos in KL to know that this is a rule that cannot be compromised on.

If you are a pet lover and want dogs, then a condo is not a place for you or your dog.

And there is no such thing as a 'small, quiet dog'. Small dogs tend to be the noisiest of all.

When you signed the house rules at the same time you signed your S&P you agreed to abide by them.

You cant pick and choose the house rules you 'think' are fair for you. Thats the same as saying ok, well if you think its okay to have dogs in your condo cos they are 'part of the family' then its ok for me to close in my lanai.

have not been here a while, but to see the progress on havanna is superb news indeed. can't wait to move in.

pet issues? hmmmmm....well I have to agree, house rules is house rules. If we start bending some of it, it's only a matter of time before all hell's break loose.
As much as I love cats( I have 10 of 'em at my parents' place) and as much as I would love to take 1 or 2 of 'em to havanna, I won't, because, when they draw up the rule that don't allow owners/tenants to keep pets in the condo, there must be a reason, no matter how well you took care of them or how well behaved they are. Our units are in a close proximity with each others, and Some owners/tenants might have allergies relating to pets. So we have to be thoughtful of others as well.
c'mon guys, we would not want our investment in seri maya suffers right?
hmm....looks like I have to look for a landed property after this to take the cats with me.

If I can collect today, it's better lah,.... hehehe... i think the procedure is to make the payment 1st, after that..not surelahh.. whether we have to make appointment first or they'll just pass the key after making the payment...cannot remember exactlylahh cos the letter is now with my other half...

many of us here could be pet (cats, dog, bird, snake etc) lovers too. But some not all 400 units are pet lovers. And if the house rule, law does not permit pets, then that is what everyone should abide too.

All of us paid 250 - 300K of our live savings for this investment. It is no small sum. We do not want some animals/pets to reduce the value ofour property.

I'm sure some of us can treat our pets as well as our kids (or some say better) But if the law says No Pets means No Pets.

Once we allow one to break the rule, others will follow. And everyone will have their own version/excuses. Question is, can your explanation/excuse be accepted by the 13 neighbour on your floor & the 400 others in Havanna?

You make all your payments, parking/security/insurance/service.

Then they will make arrangement for key collection. You can choose any empty slot. Saturday is hard to get. Then u got to get your letter from IGB.

Come that day, drive up to Seri Maya. The guards will show you where to park your car & walk to management office. Alot of signcards around.
