sorry, double post.... but no reply from thread 18
guys, need some help here. how much does it cost to
- add additional power point
- add additional light / fan point
- add a cement foundation for the kitchen cabinet (5feet)
- to close up the yard area with a glass sliding window
- to change a swing door to sliding
Any contractor reconmendation? can pm me his hp number?:)

precisely... big lanai so you can have outdoor under the shade... covering it up with glass windows defeats the purpose. Blinds can be pull up and down. Put down when you are out or when it rains lah.
Glassing it up... it's like an extension of your living room... the whole Lanai concept is destroyed :)

u can put it, no harm but make sure when it rains, ur at home to bring it in lor...
mine does not flood, the lanai gets wet when it rains, accompanied by strong wind...

get a good teak bed frame. Bring out the mattress when you want to use it, other times, cover with waterproof dust cover. Nicer and can enjoy the breeze.

again..i dont want to carry the mattress here n there. it just defeat the purpose lar!!!!

I was about to say that. Only drawback, it could be warm when you use it for too long and some of them have the plastic feeling. Enjoy shopping for it.

You're right. The plastic feeling is because of the chemical coating ( Teflon or Duralon) thus making the fabric not breathable. The good ones are from either Japan or US and price ranging from RM 60psm. A typical cushion with water resistant fabric can easily cost anything from RM300 above... quite expenso lah..:nuts:

yey.... just called asmah (bintang buana), she told me that they are giving out VP notice this week for 1st batch.
and i will get my VP notice 30 nov 2006!!!
so hopefully if everything goes well, the bank pay up on time.... i will get my keys sometime in december 2006!
yippy!!! i am so happy!!!
i have to prepare the money to pay for the
service charges, tnb meter deposit, water deposit, and most important.. the 18,000 plus for the extra parking!
mati laa.... total its gonna be around 21-22k i think... luckily i've already well prepared for it... :-)

adam, she told you the date 30 nov you will get your VP ? i better checked mine. You can actually ask her your buyer number, then you will know how many ppl ahead of you.:banana:

- tnb electric meter deposit = rm800
- the remainding unpaid portion of my extra parking = rm18k
so my total is roughly rm21k lor...
i guess u could use it as a guideline, but if u bought a duplex ur service charge will be much higher la...

Yesterday I went to visit my friend's new place, she bought a unit in Casa Indah Kota Damansara. Looks very nice and very windy cos it's next to a golf course. After looking at her place I can't wait to get my key and start renovation :p

I was told by BB that the 1st batch had received their VP notice on Wed (22 Nov 2006). Anyone in the 1st Batch here??
BB will notify 6 owners per batch per day starting on Wed.
So :( bcos at the rate BB is giving out notice, I am going to get mine VP only in Feb/Mar 2007.... Anybody want to swap their VP notice with me... ;)
Hope that they can speed it up...

Also found out that the monthly maintenance fee is 22 cents inclusive of sinking fund. Last time when I bought, I was told it was 20 cents.....were any of u told the same thing too? So my monthly maintenance fee comes to RM 293 per month for my Unit 6 size of 1325 square feet. Have to get ready around RM1,200 for maintenance fee, security fee deposit etc. before I get my VP. Hehe...the time of $$$ coming out and flying away is going to start soon!

That's what I'm interested to know also. Would be strange if Phase 1 and 2 are paying 20 cents but Havanna have to pay 22 cents. Hehe...cost of inflation? :)

oh...mine is 20 cent inclusive of sinking fund..that is what my calculation shows.
but i do remember reading in newspaper during the official lauch of Savanna that the maintenance fee for Havanna n Savanna is RM0.22 cent psf

when the vp is handed over and people start moving in ahead of others, will we be able to go have a look at the block at least, like in the lift?

I was told that the swimming pool at havanna will not be open to all tenants until Savanna is handover. It seems it was for security reason. (Fair enough)
But we should get discount for the maintenance fees of RM0.22 psf since not all facility will be enjoy by us (tenants) when we moved in. RIGHT??

Actually the news of the swiming pools at Havanna (I think that includes salt pool) will not open for safety reason until Savannah completed was told to me by the Sales people at the Showroom. They told me that I can used the Phase 1 pool in the meantime.
It seems (not confirmed) that pools in SM are shared by all phases. Can someone confirmed??
btw I signed sometimes in Q2 2006, was told by BB that I should be getting my notice by end of Dec 06. hopefully this is true... ;)

Update info..... Yes, there is a salt water pool at Havanna / Savanna. There are actually 3 pools there... 1 lap pool (big rectangular pool), 1 kid pool, and the salt water pool (triangularish) with jacuzzi Ala phase 1.
The pool should be ready together with Havanna though maybe slightly late due to some works to be completed for savanna facade facing the pool.
I don't know about the service charge issue sorry... better check with Kondoservis.
Any comments on macrolynx service so far? Connection good? speed ok? Thinking of subscribing .....

actually, there is a lot of cement render in the complex as it is part of the overall design to "bring" old style back. If you notice, there is a lot of elements which is old building look and feel in the whole complex. Plain cement flooring with lines, brick works, rustic colored big tiles.

design is always like that what.... think of the poor old days where marble is too expensive... normal folks will only have cement flooring. Actually some ageing... the place will look nice. hahaha.. we are old in the complex meh... already 18 mths vs. the babies of Havanna.
yeah.. at least the office will know specifically which lights are gone and it should be replaced by the next day vs. now, only when we highlight, then only they know and change

how to move in on friday??? you need to at least install lights and get the furniture in. Unless you plan to sleep, eat and cook on the floor with candle lights, I doubt anyone will be moving in a day after getting the VP :)

Havanna is officially handed over to buyers started from today and the management on the lights of all floors....
was informed by the security guard that only one buyer came and inspected her/his unit today...maybe more will come tomorrow...

the light was officially on from the breezeway level. can see it now..n one of the unit sort of being light up..maybe using candle or something..its the biggest unit..i think unit 3 on 25 or 26 floor.

Hello all, i've been following the SM thread while surfing for more info on this development, and it has been rewarding to read what's been going on from before Phase 1 was ready and completed. Myself, a new owner of Savanna and just bought my unit not too long ago after contemplating for some time, and yup, paid much more than what u guys have paid before. From what i see of you guys in here, no doubt that we all would take care of our place and help in appreciating the value of our investment.
And those Havannians out there....kudos to you guys and good to know keys being handed out finally. Was expecting this to come earlier tho and I've been making visits to that place and surprised to see no lights turned on in Havanna.
Anyway, hope to see this thread continue (this has been one hyperactive forum!!!) even after most of you guys move in...

all this while i will use the exit entrance to go in Seri Maya if im using my bike...n its been like that all this while. even there was one time when im trying to use the correct entrance the guard ask me to use the other side
just now..kena marah..some more call me "OIT OIT" n ask bla bla bla ask me to use the other way n said i should use the entrance that im use to
hallo. if the guard like been change yesterday..i dont mind kena marah..but the new security company is like 1 month already what..n im using the same **** jalan masuk every single day.
damn rude la. luckily the other guard nice..if not sure i will bombarded both of them. u doing ur job fine...i understand..but dont raise ur voice just like that.

- fire insurance (14/12/2006-26/10/2007) RM38.44
- security deposit RM259.00
- service charges (RM284.90/mth for 1/4/07-30/6/07) RM854.70
- TNB deposit (i did not paid mine dulu) RM800
- Water deposit RM135.00
TOTAL = RM2087.14
= less RM800 if u hv paid ur TNB deposit earlier
= less if ur apt is smaller
= more if ur apt is bigger
= i hv to add another RM20,000 for the extra parking!
calculation for service charges ;
RM2.055 per meter sq
my apt is 126 mtr sq = 126 x 2.055 = RM259.00
then have to add another 10% for sinking fund and the total becomes
259.00 + 25.90 = RM284.90 per month!

I can see that the advance 3 month mainteance runs from 1/4/07 , so can I presume that the whole VP process to be completed by end Mar 2007 and all facilities to be fully functional by then ? So for those VP taken before Apr'07 you can't ask for maintenace fee deduction. The situation will be differece if we were ask to pay maintenace fee counting from the month of VP when facilities are not there for our consumption.

A proper full service including gas refilled should be around RM 150/=
. A normal service of RM 50 is of course very reasonable :banana:

now i understand. i was thinking so nice dont charge us for now till 31march2007. hehe....okay lah then no complain if the common area still not fully complete.
hopefully workmanship is good and not much defect.
btw, how do u guys handle the defects? do you actually hold back your renovation / cabinets if theres defect like wall not smooth/not very straight etc.
What is minor that can forgo, and what is major?
