Another good looking, two tall twin towers that will be completed in 38 months (from Oct 1 2006)

Keangnam, the Korean construction giant has invested US $ 60 million to construct Sri Lanka's third tallest 38 and 42 storeyed Twin Tower super luxury apartment complex, The 'Dawson Grand', in Colombo 2.

Yeah, that is called 'Empire' And supposed to be 30+ floors.. developed by Ceylon Theaters Ltd. Still I wish this apartment craze will go away and we would get more tall hotel and office towers in the new downtown area :P

It aint a craze but rather what the market dictates.
Investors like residential real estate, as its releativly easy to rent out high end appartments in developing cities.
When there's demand for commercial towers thats what'll be built.
In about 5 years time if things go OK, I reckon you'll start to see all the glass towers youre waiting for...

I am no expert but my guess is it could be some sort of a soil bearing test for foundation that possibly has to be laid over varied soil type. ie. rocky/sandy etc as different soil got different bearing capacity.

..still me being a bit cynical would claim that it would have been a lot better if there was a bit more glass. THe new tower as such, when the paint dries off might look a bit oldfashioned/brownish and boxy.

whats the exact location of the Dawson Grand? It looks great? According to the website all Penthouses are sold out!! Each Penthouse cost over 100 million rupees (or about 1 million USD)! WOW! Who is buying these houses for such a high price? Sri Lankans, expatriates or foreigners in SL? I added an item to the LankaLibrary on this construction:

I guess so, although I can certainly say that its near the Hyde Park Arpico and also the Empire Towers. I saw the site yesterday (around 11 pm so not much of a sight) and work was going on at the Empire towers. I think more than 10 floors are completed :)

And for the progress of the Dawson Grand - Did anyone notice that the big white and blue building has been torn down ? so its progress :P

There seem to be some holes dug, but nothing new.
Still, its the foundation.. so slow progress i guess.

looks like they painted one of the machines yellow from orange and the cargo truck has piled some boxes but thats it.

why does sri lanka partment buildings/condos use so much glass? is it a cost constraint? cause im thinking that having glass condos would save the average owner money as he wouldnt have to use his ac as much?

Keangnam Enterprise said it will start building a 70-story tower in Hanoi this month, which will be the tallest structure in Vietnam, to be completed by 2010.

The South Korean builder said Thursday that it has received approval from the Vietnamese government for the $1.05 billion project named the Hanoi Landmark Tower. The compound of one 70-story building and two 47-story apartments will be erected in the burgeoning town of Pham Hung about 22 kilometers from Hanoi, it said.

The construction of the Hanoi Landmark Tower will epitomize South Korean firms' growing interest in the Vietnamese market. The Southeast Asian nation was the third largest destination for Korea's overseas investment in the first six months of the year after China and the United States.

``Its prospects are very bright as more and more multinational firms are making inroads into Hanoi, pushing up the demand for hotels, offices and high-end apartments,'' said Kang Chang-mo, CEO of Keangnam. ``The Hanoi Landmark Tower will become a symbolic structure that shows South Korea's capability in building skyscrapers.''

The Landmark Tower compound will consist of three buildings that will house a five-star hotel, a furnished residence for foreigners, offices, apartments, a convention center and medical facilities.

The main tower will stand 336 meters tall, about 50 meters shorter than the Empire States Building in New York. By 2007 records it is equivalent to the 17th tallest building in the world.

For the new project, an investment consortium led by Woori Bank will inject $500 million while Keangnam will finance the rest, the firm said.

Vietnamese cities such as Hanoi and Ho Chi Minh City (formerly Saigon) have been known for their low-lying French colonial-era buildings with Vietnamese characteristics. Currently, the Saigon Trade Center is the tallest building in the country at only 33 floors (145 meters) high. But along with the Keangnam tower, several more construction projects over 60 stories have either been approved or are under construction in the Hanoi and Ho Chi Minh areas, reflecting the country's prospering economy.

It is not the first time for a Korean-made building to dominate the Hanoi skyline. Daewoo Group opened the 18-story Hanoi Daewoo Hotel in 1996 when there was no building taller than 10 stories in the city.

The world's tallest building is the Burj Dubai in the United Arab Emirates at over 520 meters and growing. South Korea's Samsung Corp. is the leading builder of the project. It is planned to reach 800 meters high by 2008.:ohno:

They should setup a small webcam from that location updating pics on to the site every 12 or 24 hours. It wouldn't cost much and also not much of a security concern since, the camera won't be remotely controlled to point at other directions.

I don't think they've met the sales target. Even the grounds not broken yet in Ocean View. Just a abandoned patch of land with a 'takaran' fence around it and a billboard claiming that somehow the tallest building in sri lanka is going to land there.

Their press release says it'll take only a week to complete each floor. I guess it was the foundation bit that took some time. Wonder if they are still in line to complete the building by early 2010.

Yeah that is slow. Anyway about the neighbouring building the empire.. I thought it would have more shiny glass, but now that the scaffoldings are being taken off it looks rather bland.

No sorry.. But Hilton Jaic tower and the emperor combined looks awesome when driving along that area, especially along the road with all those tall trees at the independence square.

yep, with all these the area set attract more attention than fort area, kind of sign of new business district in the town, nevertheless COl 3 looks pretty hiked up with all JKH & other high rises^^^^

Actually I don't think we can call Fort our CBD, or for that matter any area as Colombo's CBD.

Anyway, with all these developments along the ''quiet'' parts of Colombo, I just hope that those lovely tree lined roads and the general serenity of those areas won't be destroyed.

There was so much Hue n Cry about this project. there is no news from their offices and nobody knows what status this project is on. Why don't the government try to revive this project by selling it off to the private sector. There are so many idle projects such as this by Indian, Malaysian and so called individuals. The East West of Nahil should take a look or even the local conglomerates who wants to enter the property sector fast.

Hey friends, I got a snap yesterday.. Still not recommenced the construction. :)

hey passed the site today, saw some construction workers so presuming construction work will start soon, also the new JKH development (onethree20) is right next to it. will be real nice when both come up.

Haven't heard any news about Dawson Grand being restarted - would be awesome if this is the case.

If Dawson is going ahead that would be 7 highrises in the area! Two dawson towers, the two empire apartment towers, and the three towers of onethree20.

Hmm,, sounds true but I heard other projects planned by Insurance Corp and Cement Corp. I am sure others are being planned and in developing stages. Hope the surrounding infrastructure are developed concurrently.

Well, Keells in Sri-Lanka, so more obligation to finish their projects or something I guess.

And Kneagnam are the people who completed the Hanoi Landmark Tower which is about twice the height of Dawson in just around 3 years?

Keells should get them and they can be Onthree20 tower 4 and tower 5 XD Or that probably won't work.

Well, if the Hyatt could survive abandonment and bounce back, maybe Dawson can too.

Website used to sad calculating information for some time now full website back again.
I think this project will relaunching but it will be interest to see how they going to market this after all this is 2006 project in 2013
