This disappoints me, we already have similarly designed towers in that vicinity -BSA, Prince tower and the other condo with a similarly deisned crown. Although it would have been nice if it was 50-60 stories. I mean c'mon!! mas sulit kung ganon ung floor count considering there is hardly any space left in Makati CBD!

Project was launched late July 2006 and selling fast. No model units yet, but because of its prime location only few units are left. Payment terms are very flexible up to 48 months with low monthly amortization, no wonder inventory is updated by the hour.

Yes, Francis, you're correct. I am also involved in marketing this project. The reputable developer that is one factor why this project sells is Brittany Corporation (correct again!).
Primary selling point, I believe is the location. Plus the payment terms, 48 months at no interest. Balance with in-house or bank financing. Reservation fee is very affordable at P50,000 only.

Hi, Boolateh, ah, it was not me, mabilis ako:) Mahal talaga ang price sa bandang Greenbelt, it's a prime location kasi as compared to other parts in the city. You won't even need to purchase parking space because it's walking distance to major establishments. Your unit will be easily rented out. But I suggest you get a Studio with a view, just a little more additional thousands. Maganda naman ang payment terms, 46 months na lang ngayon-- gets shorter as turn-over date approaches. But to all investors, I strongly recommend buying a property in a prime location like in Greenbelt because appreciation is high and so is your ROI. Just wondering since sometimes developers say it's a stone's throw away from a certain landmark or even use part of the landmark's name in the project name but in actuality not really at your doorstep as they make you think. Curious lang naman...

AIM is sitting on a 1-hectare piece of land which Ayala Corp pledged to the school in 1969. It held classes at the old Ateneo campus along Padre Faura for a year while construction of the Makati campus was on-going. It finally moved to its current site in 1970. Well, it has been more than 3 decades since then. Move? Maybe. Or maybe not.

Brittany brings the high life

For property developer Brittany Corporation, success is more than just abiding by the “location, location, location” mantra. In fact, its projects on the vertical development front — high-rise condominiums, if you please — are entirely dependent on location and amenities. Such a combination has produced unprecedented success for Brittany. In less than four years, the home builder has launched and opened vertical developments in the Makati commercial business district, the Fort and Sucat.
This year so far, Brittany has launched groundbreaking ceremonies from different sides of the metropolis. “It has always been about providing homes for various market segments. Brittany takes it upon itself to provide living spaces for all our customers,” said Dada de Guzman, division head for vertical developments of Brittany.
“We have low-cost development in Camella. On the other hand, Crown Asia serves the middle-income segment. Brittany is all about luxury residential communities for our upscale market,” added De Guzman.
Brittany has proven itself a force to be reckoned with in the condominium arena. Areas where Brittany puts up high-rise condominiums take on new lives of their own, injecting a dose of rejuvenated commercial activity in the vicinity.
Thus far, Brittany has broken ground and established key buildings such as Avant at the Fort, the Marfori at Lakefront in Sucat, Mosaic at Greenbelt, and KL Mosaic at Makati.
Avant At The Fort
The newest jewel in the Brittany crown, Avant, is credited with launching green architecture on the local vertical development front. Thoughts of rolling greens carpeting the structure’s landscape may crop up at the mere mention of green architecture, but De Guzman quickly pointed out that there is more to the concept than just plant life.
“Our concept of green architecture begins with the choice location,” she said. “Avant takes advantage of surrounding shade, protecting the condos from both morning and afternoon sun. Condo living at times dictates high costs of electricity, but since we advocate this concept, we ensured better ventilation in our units.”
Thus, Avant boasts optimum ventilation on opposite ends of the corridor — a rarity among condos in the country. Plus, the elevators do not use air-conditioners. Just pure, natural, free-flowing air. The garden on the 31st floor is open to all unit owners, not just penthouse occupants.
Green architecture continues with the elements of the structure. The glass windows are heat-reflective. Tall and wide picture windows let in more ambient light for greater energy conservation. “Again, you do not have to turn on the lights all the time,” she piped in. “It also helps that these amenities are designed around its location, considered the last remaining prime spot in the area, the Crescent Park West.”
Of course, Avant has also taken into consideration not just the prestige of the location, but also its functionality. As a prime spot, it made its corners more useful by turning in a high-ceiling lobby, a lobby lounge, the free-form pool with sundeck, a fully equipped gym, and three levels of basement parking spaces.
Mosaic At Greenbelt
Opening in December 2010, Mosaic at Greenbelt kicked off condo development in the area. A few steps away from the Greenbelt Mall and the Asian Institute of Management, Mosaic is a joint venture with the Lopez family.
“What Mosaic is conveying is a higher level of modern-day living,” De Guzman shared. “The lobby itself looks like that of a hotel’s. I think that’s a preview already of what it is like inside.”
The condo’s Club Mosaic is a virtual tanning area while unit owners can take laps at the infinity pool or a dip in the heated whirlpool spa.
“We wanted to make it as contemporary as we could, providing amenities such as high-speed Wi-Fi connectivity, a fully equipped gym, Jacuzzis, and exemplary ventilation,” she added.
The offerings earned the approval of the market, which bought 70 percent of the property in its first two months alone. Needless to say, Mosaic’s success was just asking for another.
KL Mosaic
The establishment of KL Mosaic aims to duplicate the success of its similarly named predecessor. Soon to rise fronting the Legazpi and Washington SyCip Parks in Legazpi Village, Makati City, KL Mosaic is another joint venture project with the Kalaw-Ledesma family.
With 32 stories, KL Mosaic will distinguish itself by housing its very own gallery called the Biggest Little Room Gallery. Paintings and other artworks from the extensive and prestigious Kalaw-Ledesma collections will highlight the hexagon-shaped building.
It has another element going for it. “We call it Art-chitecture,” De Guzman revealed. “It is a unique style and method of design and construction where art is integrated into the built environment.”
The Marfori At Lakefront In Sucat
True to its commitment of providing the perfect balance of location and amenities, Brittany put up the Marfori, the only high-rise development with a 180-degree view of Laguna de Bay and the Sierra Madre mountains.
“The Marfori is an exceptional mix for condo living,” De Guzman volunteered. “Seventy percent is devoted to open space. Residents get to feel like they belong to a community, even though there will be five Marfori towers rising on the spot.”

I could be mistaken but I think that it is actually KL Mosiac that is next to Eton Parkview, whereas Mosaic is a short walk away.

How have you found the Vista Residences administration / after-sales service? In my opinion, it is severely lacking. I sought an updated Statement of Account on Thursday from Vista only to receive an email from Vista indicating the most recent payment received from me was in June 2010 .... despite payments continuing to be made since then.
Very unhappy with Vista Residences.

THE Makati city government has ordered all construction work stopped at 35 high and medium-rise buildings in the city that were found to have violated the National Building Code and the Philippine Mechanical Code.
City Engineer Nelson Morales said they issued the work stoppage orders following the inspections of ongoing construction projects in the city.
The inspections were conducted from January to the second week of February.
“Many of the buildings inspected by our engineers were found not complying with a number of provisions under the national building and mechanical codes. We need to ensure the strict and full compliance of these projects with safety standards specified by the law,” Morales said in his report to Makati Mayor Jejomar Erwin Binay Jr.
The 35 buildings ordered to cease construction works are: Eton Belton Place, Senta Tower, Avida Tower I, Mercedes Hotel, Antel Serenity Tower, One Pacific Place, RAM Tower, The Residences at Greenbelt;
Jazz Residence, KL Mosaic, Fairmont & Raffles Residences, Laureano de Trevi, The Oriental Place, Greenbelt Madison, The Columns, Avida Towers, Gramercy Project, Glorietta Redevelopment, Cityland M.E.T., Eton Greenbelt Residence, Mosaic Tower;
The Beacon Tower, Avida Towers San Lorenzo, One Rockwell, Alphaland Makati Place, Discovery Primera, Grand Midori, One Central Project, Edades Tower & Garden Villas, Victoria de Makati, Dohle Building, Stratford, Diamond Residences, Greenbelt Excelsior, and Megawide Construction.
Morales said the stoppage order will be lifted once the developers have corrected the violations and are found to be in full compliance with both the National Building Code and Philippine Mechanical Code.
The violations include the lack of conspicuous warning signs and fans or catch platforms and safety nets to protect pedestrians and motorists from falling objects, lack of safety belts and other protective gear for the workers, poorly maintained mechanical equipment like scaffolds, lack of proper barricades or guardrails alongside floor openings, and lack of a building permit from the City Building Official.
The city engineers intensified its inspection of construction projects in Makati after 10 workers of Eton Residences Greenbelt in Paseo de Roxas Avenue died when the mechanical lift they riding on collapsed.
Police have formally charged with reckless imprudence resulting in multiple homicides and serious physical injury five construction officials over the deaths.
They were Eduardo Piñon, project manager Engineer Guillermo Torres, project-in-charge Jason Roselle, safety officer Ian Lester Agpoon, and Engireer Sonny Romero.
Torres, Roselle, and Agpoon are from the Arlo Aluminum Glass Construction Corp., subcontractor of C-E Construction, which is the general contractor of the 39-storey Eton Residences Greenbelt located at the corner of Gallardo Street and Paseo de Roxas Avenue.
Romero is the project officer of Jose Aliling Construction Management Corp., which is also in contract with C-E.
Piñon is from the EM Piñon Construction, which subcontracted the 10 workers to Arlo.

The turn over according to my agent is in March or April.
I have 1 unit in KL Mosaic. This project supposed to have a turn over in June 2012 which is next year however the construction is on hold hence the turn over has been moved to Aug 2013.
I would like to sell my unit at KL Mosaic since I start paying in 2009 hoping to have a turn over on 2012 however it is being delayed. Any advice on how I can sell? If I ask the developer to return to me my money, is there any penalty or charges that I need to pay?

I've been told by Vista Residences that it is now on the 4th floor and there is no delay to the schedule but I'm not sure how accurate that is.
