[QUOTE=CULWULLA;31996812]ATTENTION EVERYONE!!!
those heights are RL;s= sea level.
Most architectural plans of skyscrapers are indicated as height above sea level.
the ground floor is RL5.9m. top is Rl489m (was RL490m) thus 483m above grd!!!
i also have same plans.
but looks like the top parapet has come down a 1metre.?? so its not 484m BUT 483m.
you must be able to read plans before maiking assumptions.

QUOTE]

you are correct cul, 1 meter reduction. exactly my point why i posted the refined plan.

An advantage of the design of ICC is that we would know if its T/O or not, by looking at whats at top. Scaffolding? No. Glass? Yes.

In the case of the Burj Dubai, we don't know if its T/O or not, since its a spire and we can't measure it on our monitor.

Same thing goes with the IFC. Fins were stuck to the top before the top floors were clad. I think it will happen the same to ICC.

vvill
February 15th, 2009, 04:40 PM
i have a feeling its simply just a massive void.

the reason im guessing is because the towers were originally designated as office/service apartments/hotel and now it becomes all residential/hotel but they have to keep the footprint and the shape of the building which results in the huge void in the middle. at the same time - it increases the frontage hugely to maximize profit as well but certainly it is very odd.

Hey I was wondering what were the two towers on the front page that had the light bridge connecting across the bay? Thx in advance!

It's not quite clear what you're referring to. If you're talking about the image with the light beams between two skyscrapers, then you're referring to pictures of IFC 2 and ICC (the building this thread is about). If you're talking about two identical bridge towers then it's the new Stonecutters Bridge.

It's shorter than the Sears Tower if you count the antenna (which is not counted in general). Usually towers that taper up have a taller look. The ICC looks shorter because it is massively wide, and tapers very little as it approaches the top.

I kind of know what you mean, and I reckon it's because the buildings around it are deceptively huge. I mean, the Harbourside, because of it's width, looks relatively short, like an average appartment block, but it is infact 255 metres! That's taller than any building here in the UK! If ICC was surrounded by average height 100m or so buildings it'd look vast

This is absolutely correct.

I remember when I first moved to Hong Kong looking across at Kowloon from Sheung Wan trying to grasp a sense of the scale of harbourside...my Glaswegian collegues compared the Red Road flats in Glasgow - amongst the tallest residential units in the UK if not Europe - and effectively saying that harbourside was up to 3 times taller!!!!

is not about the communist. If you don't now, a commie building is just a tall, but very boring apartment building, like these ones:

http://i83.photobucket.com/albums/j286/h5forem/City-C.jpg

P.S.
If I know well, commie building is not even named after communism (even though comunist countries use to build them a lot, but you can find them in Paris, New York, Hong Kong not just in Moscow, Shanghai or Pyongyang ) but after "commune apartment building" or something like that.

It's not quite clear what you're referring to. If you're talking about the image with the light beams between two skyscrapers, then you're referring to pictures of IFC 2 and ICC (the building this thread is about). If you're talking about two identical bridge towers then it's the new Stonecutters Bridge.

Yup those are the two!! Thx!

I don't think we can fully appreciate its incredible height until its topped out and fully clad in glass from top to bottom. Only then can we see it as a single, towering, seamless whole.

Trust me it'll be so much more impressive when its fully done... but surely not nearly as impressive as the views of HK island from the observation deck - and I'm sure the Symphony of Light will take on a whole new dimension from up there!

Yes. It is something called the "wow" factor which someone mentioned a hundred pages or more before.

For something like Burj Dubai, it has the "wow" factor because its taller than anything man has built, including radio masts.

For Taipei 101, it WAS the tallest building (not including masts), and gives a big wow factor by having an innovative (but in some eyes, ugly) design. Other than that, it was built in an earthquake zone. Thats another plus too.

The only major features ICC gives is the dragon tail, the glass parapet, and the slightly sloping roof. But the bonus is, it blends well with the rest of the city. (By forming the Victoria Harbour Gate)

Impossible. They'd have to reclaim new land which isn't going to happen.

Unless you're talking about the tamar reclamation which is to the side of IFC, and only then, there's only going to be a couple shortish buildings + a park.

Imo I think building much shorter towers in front of IFC is great as it will help to intergrate the beast into the city better, as it is with it's height and the way it stands pround of the rest of Central, it just doesn't look quite right. 100-150m ish buildings would really help, but wouldn't ruin the Victoria gate effect

it was originally 490m above sea level.some people seem to forget most architects always measure there project in realtion to sea level. so then we found out the height of ground is 6m above sea level, thus 484m.
but recently the plans have been refined and 1m was taken off the 10m high parapet on top of roof.
thus RL489m or 483m above grd.

Allthough its a little bit smaller than the SWFC (only 9m what is nothing) i thinik this one is alot more impressive than the SWFC! Since this one don't loose so much mass as it gets up. But on the other hand, the SWFC has it's unique hole on the top of the tower.....mhhhh congratulation for those very iconic and beautiful landamarks HK and Shanghai.

T/O?

I don't think its topped out, or is it? Because its topped out when the glass on the perimeter of the building reaches the top init?

And the twin ICC would be a bad idea because only ICC and 2IFC represents the gates of HK. But the appearance would be brilliant.

whoami
March 10th, 2009, 05:56 PM
now im confused by the meaning of T/O?

buildmilehightower
March 10th, 2009, 05:58 PM
^^ TO means any part of the building reaching the highest structural height. In this case I think the glass around the perimeter have to reach its top to TO.

luci203
March 10th, 2009, 06:00 PM
^^ when they reached the highest arhitectural element.

it will be T/O when they finish the parapet.

at 9 meters is the parapet wall a bit to high ?

CULWULLA
March 10th, 2009, 10:47 PM
^too high for what? to look over? its a 30ft glazed wall to encase the plantroof.
It will hide the LMR and BMU.
i think T/O will be when the LMR /plant will be built, which is 6m high above roof top, thus 480m.
