Hi...FGB are by far one of the worst developers as far as keeping their investors informed of their projects status. Look at their website and it is awful. compare it to soomeone like ETA Star's website and you will understand what I mean.

I wrote twise to a person in Green Emirates properties (FGB's subsidiary) Dubai and received no response. Really pathetic.

Hi guys, I've also bought a property in the burj al nujoom and learned abt the delay only when I called them to check if my installment had arrived.

I have not received any info officially, i looked at the contract and they dont seem to be oblidged to give you any info untill a month prior to handover!
whether its professional, is a different story

Hi all

I'm new to this forum. I'm actually considering purchasing a studio in Burj Al Nujoom but had some questions which hopefully you guys can answer:

1) I tried searching for the project on the RERA website but can't find it - although I can find Burj Al Noor. Do you know why this is?
2) Is this being built by a trustworthy developer? What is their track record?
3) When is the expected completion/handover?
4) What were the prices psf when this was first launched and what were they around a year ago? Is this tower also quite close to the Burj Dubai Tower, metro, Sheikh Zayed Road etc?
5) Do you guys see this area doing well in the future in terms of capital appreciation, rental yields etc.

Your help would be greatly appreciated.

what do we know about the fittings in the appartment? Do they typically fit the basic's such as kitchen, bathroom fixtures, floor tiles etc? Am not sure how this works,

Has anyone heard about an expected handover date? Also we had been asked to stop payments after the 55% was paid, any idea when we will be asked to pay the secondlast remaining installments of 15%? (final 30% on handover)

Looking at the rents next door, Burj Views, I guess anothing between 55K-60K for a studio would be realistic right?

Hi All, I believe most of us have received a payment request for the 4th installment. Does anyone have an update regarding the expected completion date? Any idea what would happens if we dont get the keys by March?

I haven't received the request for 4th installment yet - but to be honest am not expecting completion to be much before June / July.....

I had called GEP, and that is pretty much what they hinted at as well. Completion in June/July. I wonder what compensation we can expect as they were allowed 2 x 6months delay without penalty per the contract. The original completion date was March 2009, March 2010 would be 12 months delayed.

Basically, from 31/3/10 until the completion date we should receive interest from FGB / GEP on the payments we have made to date. Unfortunately I think this only has to be the DIBOR rate - equivalent to UK LIBOR, which is currently next to nothing! Ho-hum......

crap....so basically no compensation?!! I've bought a studio as an investment, and was wondering what kind of rent I can expect for an unfurnished studio in that area? looking at the burj views, anything between 60-70K a year is realistic.
what are your thoughts?

Hi has anyone had an update on the handover ?

Seriously. What's the status on this one? Looks like at peak times two guys are working on the tower.

Any studio or one bed owners inspected their apartments yet? In the one bed unit I've seen there is no space in the kitchen for a washing machine/plumbing outlet (no laundry room either) only space for a cooker and fridge freezer and no space for a dishwasher either. Makes me wonder what else has been overlooked?
