Qatari Diar invites bids for Doha tower

Published: 26 November 2008

Local developer Qatari Diar Real Estate Investment Company has invited companies to bid by 12 January for the high-rise tower at the Doha Convention Centre & Tower development.
The prequalifiers are Australia's Multiplex, South Korea's Samsung Corporation and Japan's Taisei Corporation.

When completed, the tower will be at least 400 metres high and have a built-up area of 180,000 square metres.

It will contain a hotel, apartments and shops.

Bids for the convention centre were submitted in September.

The frontrunners are a joint venture of Dubai-based Arabtec Construction and Greece's Aktor, and another joint venture of the local Midmac Contracting with Six Construct.

The built-up area of the convention centre will be 100,000 sq m.

The US' Murphy Jahn prepared the concept designs for the project.

US-based Turner Construction International is the project manager.

The design of the new Doha Convention Center and Tower by Murphy/Jahn architects creates an iconic symbol for the Doha skyline – a 550m high tapering obelisk, containing a total of 112 storeys. It begins with offices in its lower levels, followed by apartment floors, a hotel and penthouse residences in the upper levels of the narrower building shaft. At the top of the Tower an exclusive Private Club occupies a 60m high glowing glass cylinder, flanked by extensions of the obelisk facades and supported by a soaring structural helix. The shape of the Tower conforms to the functional parameters of the design brief with a subtle, elegant and dramatic form.

To the west lies the Convention Center. The floating roof plane of metal and glass covers the Exhibit Halls and extend out towards the Tower in a broad sweeping arc. The strong horizontal expression of the Convention Center compliments the spectacular verticality of the Tower, yielding a harmonious and unique building ensemble.

The project is due for completion in 2012.

Contract awarded for Doha Convention Centre

The joint venture of the local Midmac Contracting and Belgium's Six Construct has been awarded the estimated $800m contract to build the new Doha Convention Centre.

The 28-month contract involves the construction of a convention centre with a total built-up area of 100,000 square metres. A joint venture of Dubai-based Arabtec Construction and Greece's Aktor also competed for the contract.

WHEN built by 2012, the 112-storey Qatar Exhibition Centre will be the world’s ninth tallest building.
The tower, being built in the Al-Dafna area in front of Doha Sheraton, will be an iconic structure for the country, said Ahmed Abdullah al-Nuaimi, chairman of Qatar Tourism and Exhibitions Authority, while making a presentation on Qatar’s progress towards becoming a leisure and business hub.
The tower, besides offices, restaurants and a hotel, will have 50,000sq m of exhibition space.
Another convention centre, capable of seating 2,500 in its auditorium and another 500 in a theatre, is also coming up at the Education City to meet the rising demand for conference space.
Noting that “we are building for the future”, al-Nuaimi said the effort was to develop Qatar as an upscale destination in a sustainable way.
Unlike Dubai, which had successfully developed leisure tourism, Doha will be trying to boost business tourism and leisure as an add-on. With the right kind of facilities, he said, delegates will spend an extra night after their conferences.
When they come for a second time, they will bring their spouses. After that, they could choose Qatar as a short-stay stop-over on their way to other destinations like the Far East.
The Tourism Authority is hoping for a 20% increase in tourism arrivals annually, he added.
QTEA, which is trying to be a bridge between the past and the future, expects to have visitors related to business, leisure, health and education. Projects worth $17bn are either under way or will be taken up in the next five years in the tourism sector alone.
Major new developments include the New Doha International Airport, capable of handling 15mn passengers annually, the Pearl and Lusail, including an entertainment city. Hotel capacity is also being expanded. This will increase by 400% to have 25,000 hotel rooms or luxury apartments by 2011.
The most impressive investments have been on the Qatar Islamic Museum and the renovation of Souq Waqif. Qatar National Museum and other museums are also being renovated and a new Cultural Village is coming up. A new building is being built for Qatar National Library, the official said.
Al-Nuaimi observed that the New York Times had recently chosen Qatar as a top destination in 2009.
The Doha Exhibition Centre this year will host 25 exhibitions and these will bring in thousands of visitors to the country. “We have a very positive view of the future,” al-Nuaimi added.

Orascom Construction Industries (OCIC.CA) (OCICq.L), Egypt's largest builder by market value, said 50-percent owned BESIX was in a joint venture that had won a $740 million contract to build a convention centre in Qatar.

BESIX Group will provide structural, architectural, mechanical, electrical and plumbing works for a convention centre and tower in Doha due for completion by March 2011, OCI said in a statement on Wednesday.

BESIX, a Belgium group in which OCI has a 50 percent stake, has a $370 million share in the Doha project which will include a hotel, offices, retail and residential areas and a convention centre in a 550 metre tower, OCI said.

Orascom's chief executive said in November he saw company revenue from construction rising 50 percent in 2009 on more infrastructure projects. (Writing by Alastair Sharp, editing by Dan Lalor)

This is for the convention centre building only. Six-Construct from Belgium (Besix group) in a JV with local contractor Midmac have won the contract.

The contract for the tower has not been awarded yet...

There was. During the 70s and 80s through the early 90s the heihgt was shorter than the Sheraton Doha.

Then there was a height limit of 120 limit of which the Olympic Tower and the Ritz followed this limit.

Now of course this has been aboloshed--no height limit.

You mean there is no zoning, is it like Dubai where you pay for each floor. This will create havoc in parking.

Currently there is zoning of course--but I was assuming your talking about the Dafna area. There are zoning restrictions like parking spaace, ect...

I've heard that the height of buildings in Doha has always been restricted to 470 m to allow clearance for the flight path of the centrally located airport. With the relocation of the airport, that limitation has been lifted for future projects. Is this correct info?

that makes sense, though the airports air pathway is acctually really far from westbay it gives a lot of time for the airplane to turn etc...

^^Nope, planes coming from the west bay don't just turn directly to the airport. You can also see why some of the towers had changed their heights.

I have NEVER seen planes come to land from the west bay side of the airport, they usually just go towards south wakrah so they could land from the Wakrah side of the airport, i was talking about take off, when they take off after roughly a minute they usually turn abit.....

Usually in the afternoon and early dawn, the planes land from Wakra Side. It has to do with the wind direction really.

^^ lower prices are actually one of the reasons why tenders are not being launched as planned. Building cost estimates worked out 2 months ago are outdated now. There is no visibility of when prices will stabilize. Developers can award contracts for a much cheaper price and they wait for the right time. And to talk about contractors, of course they part-finance construction through bank borrowings, and prefer to wait for a couple of months and reduce the cost of interest which is definitely high right now. All this - plus other factors - result in the tendering delays observed at the moment...
I know that the tender for the tower was supposed to be launched in february, and that it did not happen (should be in Q2 or 3), however will construction start on the convention center building, since the contract is already awarded? or both structures need to be built in the same time? In the end this is the same project...

This seems to be on hold since there is no machinery on site. Looks like they finished the piling and are now waiting for the main contractor

I just passed by, and the main contractor (Midmac-Six Construct JV) has started mobilising on the site. They are doing some trenches around it now (to accomodate pumps and cables for the construction I think), hope to see core work start soon!!

Eagleheart, you are definetly right. This project would be right smack in the path of airlines, and they should definetly delay it if it might interfear with air traffic. They should try the old Hong Kong airport approach by turning abruptly within close distance from the runway. I think the limit in the area currently is 300 meters.

Well, even if they start now, they will not finish within 2 years, and so, there is still time.

well, they first said ,the airport will open at the end of 2008, then 2009, after that 2010, and NOW 2011
I don't know what's wrong with our new airport. when i was a child ,maybe around 7,my father told me that qatar planning to open a new airport. However, It was just proposed or a rumor .
Also, when they won to host the Asian Games, they announced that the new airport is going to be ready before the big event.
I don't think we're going to see the new airport very soon. I don't think sooner than 2012 :(. so maybe this tower will finish in 2015 or more.

Definitely not nowadays. But I can tell you that its progressing "very slowly." Massilia I think that they've already started with the tower since they dug a deeper spot where the tower is going to be built than the rest of the convention center. This please is going to be HUGE and it's going to fill out much of the empty space in the west bay tower area

Its not near the flight path at all. The NDIA location will be away from the position of the tower. I like landing in Doha. Very scenic. You get to see the beautiful corniche, desert landscape in the background and crystal clear blue waters of the Gulf.

This tower is gorgeous. I hope it gets built.

Its not near the flight path at all. The NDIA location will be away from the position of the tower. I like landing in Doha. Very scenic. You get to see the beautiful corniche, desert landscape in the background and crystal clear blue waters of the Gulf.

I was surprised that the Convenion Center and Mall are going up! A year from now, the whole structure should be clearly defined, minus of course the tower.

I dunno it it's true or if it's rumors... you know like...they will destroy Villaggio...or Silhouette tower needs to be destroyed because it's leaning....not these usual stupid rumors we hear here and there. If you have any info about this, I would be more than happy to hear about it:D

Actually, there will be a small mall as well, more or less a bunch of shops in addition to the convention center. I have personally seen the plans. They will be located on a different level as the Conference rooms.

the tower actually on hold, they won't start until the open day of the new airport. I think all the super tall towers, not this only.

^^ That would make sense, because the convention center construction is in full swing, the pilling works for Al-Quds & QNB HQ were done quickly, so maybe its not really about the financial crisis that still has its effects till today.... The Airport is opening in 18 months if its really opening on National Day (18th December 2011)... that means all of that time with no tower construction ? If its true this means that Dubai Towers might have stopped because of this as well....

It's weird, apparently QNB tower has the approval from the aviation authority whereas the convention center tower doesn't have it. Let's see as QNB is supposed to be awarded this summer...

Joint venture wins Doha Convention Centre contract

Qatari Diar awards Six Construct/Midmac the $687m construction deal

Local developer Qatari Diar Real Estate Investment Company (QDREIC) has awarded the joint venture of the Belgium’s Six Construct and the local Midmac Contracting the estimated QR2.5bn ($687m) contract to build the second phase of the new Doha Convention Centre.

The contract includes the structural works above the ground floor, the mechanical, electrical and plumbing (MEP) and high quality interior finishes. It will run for 26 months.

The main structure includes a large exhibit hall that will be 350 metres long, 100m wide and 18m high.

The QR800m contract for the convention centre’s concrete structure works for the basement was awarded to the Six Construct/Midmac joint venture. The 28 month contract was awarded in January 2009.

Located in the centre of Doha alongside the city’s corniche, the development also includes a super high rise tower.

The tower was tendered in 2008, but has now been redesigned to replace the original convention centre tower and the nearby Al-Quds Endowment tower that was planned by the Private Engineering Office. It had been planning to issue tender documents in March this year.

The new tower will be about 450m high and has, like the original convention centre tower, been designed by US architect Murphy Jahn. Another US-based company Turner Construction International is the project manager for the convention centre and the tower.

When the convention centre tower was first tendered the prequalifiers included the Six Construct/Midmac joint venture, Australia’s Multiplex, South Korea’s Samsung Corporation and Japan’s Taisei Corporation.

Qatar National Bank (QNB) is close to awarding the main construction contract for another high rise tower on the Doha corniche. It has shortlisted two contractors for its101-floor, 510-metre-high headquarters in Doha. According to sources close to the project the shortlisted firms are Multiplex and another Australian contract Grocon.

The building will have a total built-up area of 235,000 square metres. The project will have five basement levels, 88,000 sq m of parking, 9,000 sq m for the entrance and banking halls and 138,000 sq m of office space. When complete, it will be one of the world’s tallest buildings after the Burj Dubai.

Joint venture wins Doha Convention Centre contract

Qatari Diar awards Six Construct/Midmac the $687m construction deal

Local developer Qatari Diar Real Estate Investment Company (QDREIC) has awarded the joint venture of the Belgium’s Six Construct and the local Midmac Contracting the estimated QR2.5bn ($687m) contract to build the second phase of the new Doha Convention Centre.

The contract includes the structural works above the ground floor, the mechanical, electrical and plumbing (MEP) and high quality interior finishes. It will run for 26 months.

The main structure includes a large exhibit hall that will be 350 metres long, 100m wide and 18m high.

The QR800m contract for the convention centre’s concrete structure works for the basement was awarded to the Six Construct/Midmac joint venture. The 28 month contract was awarded in January 2009.

Located in the centre of Doha alongside the city’s corniche, the development also includes a super high rise tower.

The tower was tendered in 2008, but has now been redesigned to replace the original convention centre tower and the nearby Al-Quds Endowment tower that was planned by the Private Engineering Office. It had been planning to issue tender documents in March this year.

The new tower will be about 450m high and has, like the original convention centre tower, been designed by US architect Murphy Jahn. Another US-based company Turner Construction International is the project manager for the convention centre and the tower.

When the convention centre tower was first tendered the prequalifiers included the Six Construct/Midmac joint venture, Australia’s Multiplex, South Korea’s Samsung Corporation and Japan’s Taisei Corporation.

Qatar National Bank (QNB) is close to awarding the main construction contract for another high rise tower on the Doha corniche. It has shortlisted two contractors for its101-floor, 510-metre-high headquarters in Doha. According to sources close to the project the shortlisted firms are Multiplex and another Australian contract Grocon.

The building will have a total built-up area of 235,000 square metres. The project will have five basement levels, 88,000 sq m of parking, 9,000 sq m for the entrance and banking halls and 138,000 sq m of office space. When complete, it will be one of the world’s tallest buildings after the Burj Dubai.

Whow! I totally missed the part where the article states that this tower will replace the Quds Tower?? or will both of them be built?

They are both government projects, and the government probably decided to scale back the construction of supertalls seeing as there is already a huge amount of supply in the West Bay area.

Of course this is just speculation on my part, but that would seem to make the most sense.

have you guys noticed that in pic 4 there are 2 parking levels while in pic 5 there are 3 ?

they said long time ago in Alraya newspaper that city center will build a parking space in a nearby land. I guess Diar just took the land for this project while city center can use the parking here, good deal for both !!

I thought the Metro station is in the other side, isn't it ? the building next to the convention center might be the entrance for the metro and/or for the parking.

The metro station is right in front of Salam :)

I think the reason the other side has 3 underground floors is for the shopping mall above it.

yea, its enterance is on majlis al taawon st. Must be it, but i thought its part of the project, not another one beneath it. doesn't it have to be integrated with this project somehow??

Thanks Halawala! I have seen the daily progress of Phase 1, I'm pretty sure that there are more than 3 levels of parking, I would say 4 or 5. The digging was massive!

DOHA: The Ministry of Municipality and Urban Planning jointly with the Public Works Authority (Ashghal) is working on a plan to address the severe shortage of parking space in the Tower Area in Dafna, a senior official of the Ministry has said.

As a short term solution, 1,500 new parking lots will be constructed in the area during 2011 while another 5,600 public parking spaces will be provided along with construction of several new facilities, Ali Abdullah Al Abdulla, undersecretary and deputy director for planning affairs at the Ministry said in an interview with Al Sharq.

He said the presence of huge construction equipment was a major hurdle for implementing the parking and landscape projects in the area.

“We will be able to carry out our plans once the major construction projects that are currently underway in the area are completed,” said Al Abdulla.

He said a new transportation plan, which includes introduction of trams and mini buses would also help reduce the traffic congestion in this area and other newly emerging commercial and administrative districts in the city.

The Mall and Tadamon roundabouts will be converted to intersections as part of a four-year road expansion plan. Work on the F-Ring road project will start next year.

The official scotched rumours about demolition of a major stretch of the Industrial Area- from street 1 to 11.

“This is only a rumour spread by the (real estate) brokers,” said Al Abdulla.

The official said there would not be any major acquisition of private properties for the FIFA World Cup 2022. “The urban development plan for the next 15 years have already been laid out and there will not be any major acquisitions in the coming years unless those necessitated by expansion of some roads. And such cases will be rare. Most of the constructions for the World Cup are planned outside the cities,” said Al Abdulla

He said major development projects had been planned in Al Wakra and Al Khor due to strategic location of these two cities. A process of re-planning is currently underway to meet the growing requirements of the two cities.

On the poor condition of streets in Industrial Area, he said Ashghal was working on a project to develop the entire area. New industrial districts have been developed in Mesaieed, Ras Laffan, Al Shamal and Al Khor. There is also a plan to develop a dedicated area for labour camps. The Peninsula

The Convention Center is already under construction but the tower will start I think in 2012 cause of the current airport's airpath which is point blanc in themiddle. You dont want another accidental September 11 in Doha!

Personally, though, I think they should have built this tower and exhibition center in Lusail away from the Downtown area. But, oh well, too late.

That is the plan. The exhibition center is just temporary, but I think they will keep it to use for a wedding hall or something. The new Convention Center will take at least 2 more years to build and be completed. The one in Education City is unrelated to this one. Both projects are by Barwa.

I guess once they start with the steel superstucture you will see the whole place get a facelift and things really moving forward like in the new airport. :)

I actually don't think they are waiting for NDIA or any other project. something else is making this tower "and the other supertalls " stays on hold.

I have asked a pilot in QA about the way they land in Doha Airport and he said it been changed so that these towers don't effect the landing in anyway anymore. so CAA is not involved here. it might just be the demand for office space is low at this point and they decided to delay it. one thing for sure thou, this tower is getting built before 2022, it will be the FIFA HQ in Doha during the games. the 2022 LOC might also be in this tower.

^^ True Its the FIFA HQ to be (Offices and Hotel).

Personally I dont think Barwa is suffering from any type of financial issue right now since many of its projects are being built. (Barwa city, Barwa avenue and even this convention center)..,

Maybe its about the company's priorities ?

I was thinking since the project is nearing completion soon; they should consider these two points:

1. Link between City Center and Convention Center (MUST)
2. Link between parking for Convention Center and City Center. (MUST)

There has to be a a common area between the two development. It will help in traffic congestion, mall occupancy, conventions, and hotels, as business travelers can stay at any of the 6 hotels connected to the City Center.

^^ Why not ? its very possible to do it ;) Convention center and city center mall link is a very good idea.

One thing i am grateful for is that the new Sheraton park / parking will be connected to the project, not to mention the west bay people mover.

when i saw the render i expected something huge, the render shows that this building is at least 10 floor height! but that building in the picture -in front of convention tower- is pathetically small, if it was the same i would be really disappointed :ohno:

The box like thing in front of the Parking looks permanent--not portacabins. I have a hunch it will be an office to showcase the metro project maybe or a sample station (with no trains). Yes, we have a lot of money for that kind of crap to happen.

at first, I thought you got mixed up between this and the sculpture on the other side. but looking back through the pages. in one of the photos, the box is actually at the back. so u r right.

It seems that this box was originally suppose to be at the back side, but it was moved to the block between Sheraton and four season, and then ended up where it is right now.

so in conclusion :) I agree with halawala :P this might be to showcase the metro project or might be some type of art museum.

they mentioned the convention center, it will open early next year.

I dont understand why they can't start building it now and by the time the airport opens in December or 2013 it will be almost to the hight of the city center tower!

^^ they said that they are able to build around 60 floor and then wait for the airport, i don't really know why they haven't built anything yet.

I heard from a source this tower is cancelled. THey cancelled the electric substation that was designed to be built along with this. I wouldn't be surprised if this tower thing was a publicity stunt from Diar.

Work on the second tallest mixed-use tower in the world has been halted following fears that it could disrupt flights at the new international airport in Doha, Qatar.

Once completed, the 551m, the 112-storey Doha Convention Centre and Tower project will become the second tallest tower in the world.

Recently however, the developer suspended work on the tower following the discovery that it would impact the takeoff and landing routes of aircraft from the New Doha International Airport. The new runway is built parallel to the existing one, approximately 1km closer to the east coast, on reclaimed land.

Mohammed bin Ali Al Hadfah, chief executive officer of Qatari Diar, developers behind the project, told the local Arabic language daily, Al Sharq, that once the airport had been inaugurated, the direction of flights would be changed.

Once this is done, work on the project would resume, he added. At present, the foundation for tower has been completed, Al Hadfah said.

The Doha Convention Centre and Tower project is located in the West Bay Area and will comprise of hotel facilities and apartments, in addition to retail spaces.

The convention area itself will be 100,000m2 in size, while the tower and centre will include 65,000m2 of gross office floor space and 25,000m2 of retail area.

According to the Council on Tall Buildings and Urban Habitat, construction on the project started in 2007. Design architects are Murphy/Jahn Architects. Structural engineering was carried out by Hyder Consulting, Magnusson Klemencic Associates and Werner Sobek Engineering & Design; MEP design was completed by Hyder Consulting and Arup; while Turner Construction is handling project management.

The project is scheduled to be completed by Q4 2015.
