I think Emporis recently changed it to 96 floors, and the people who go over the blueprints and whatnot are usually very thorough. Perhaps before the change they did not consider some levels as floors :dunno:

I believe it's because the mezzanine levels are being counted as seperate floors.

I couldn't help myself. Here are some shots from yesterday. I was basically trying to study the texture of the building in a different lighting condition. That is what I like about the glass thus far, and glad that it's being installed now. Like Steely said, it is a moody building because of the glass.

when I first saw it, it confused the hell out of me as well, be it's just the roof of the ramp.

as for getting better images of the setback, that would be quite difficult. directly to the east is the wrigley building and to the north, there is a residential building.

This tower looks amazing. Love everything about it especially the cladding and how its an unusual shape compared to the rest of the chicago skyline. Hopefully one day I will be able to visit maybe for my 21st when hopefully the building will be complete.

Now I see the reason for the huge transfer beams. The round columns on the top are offset from the columns below. I think the round columns are on top of the transfer beams.

The first one is the NYSE tower and the second one is the Freedom Tower. If youre responding to megatower, I believe he's talking about the first or second version of Trump Tower Chicago that Trump had planned as the worlds tallest that was then dramatically downsized through several re-designs.

^No, that's just an earlier version of the same basic design. The WTB was pretty different than what you see above - wish I saved those renderings though.

I don't believe that those renderings were ever released to the public. I only remember seeing 1 design that was 2,000', and it wasn't even by SOM. SOM's 2,000' plans were never released.

The first rendering is of the 2,000ft version done by Chicago firm OWP/P pre 9/11. It was scrapped Im guessing because of the terrorist attacks. According to BVictor the SOM version was never released.

As you can see, they thought Chicago would simply take anything (they save all of their fantastic designs for the overseas market it seems but thats a different story). would that have really gone through anyway, that tall version if 9/11 didn't occur? It looks vaguely similar to another supertall vision, illinois, kinda anyway. The current U/C building looks better than both.

^Well this is a much more complicated project, as you can see by the amount of concrete used and how thick the floors are. I think it will move along much faster now, assuming there are no more delays.

There are a couple guys that participate on this forum (far more on SSP) that actually work on this tower. I believe that theyve mentioned a few hiccups along the way that required a little extra time to be worked out. And even if Im thinking of something else, which Im pretty sure Im not, then delays of any size on projects of this size are bound to happen.

If there was a doubt that the foudation could hold the tower next to a river they wouldnt build it. The piling and base of the structure will be more than capable of supporting the tower. Being located next to the river makes little difference.

^^ you are right DocShergar, but even if there was a problem with the foundation being close to the lake. Trump would still want it there. for example, if there was something wrong with the soil. Trump would higher engineer's to figure a way to make sure the foundation will hold this tower.

Um yeah, its called a caisson foundation. The building is anquored to the bedrock below by steel rebar and concrete filling drilled shafts into the ground below. The river bank is irrelevant, in fact Trump has basement levels below the level of the water.

excuse me but im not a pro .Surely I undestand the foundation is much deeper than the water channel, but there's always problem of premise sinking with high rises these days. Plus, will the high humidity aroused by the groundwater on one side be unpredictable to the effect on the foundation of the bldg? Will being located along the waterbed make the pressure from one side of the foundation uneven comparing to from the other 3 sides?

Here in Rotterdam they are currently building a nearly 170m high building IN THE RIVER! So why would building NEAR a river be any risk? It's all about the foundation.

I just dropped by to check out the progress of Trump Tower the other day and my how has she grown. Unfortunately I did not bring my camera …sorry all. The pictures every ones been posting look great but they don't do justice of how massive this building really is. Also, on Michigan Ave. Trump Tower seems to be quite the attraction. I was over hearing tourist wondering how big it's going to be and how beautiful it looks already.

A transfer floor occurs at the transition from one set of typical floors to another different set of typical floors. If columns don't line up directly above one another, very deep girders need to be incorporated to transfer the loads above to nearby columns below. Transfer floors slow down the cycle of the concrete operations, and that slows down every other trade that is following in sequence. It's like someone slamming on their brakes in the fast lane of the expressway.

American buildings tend to be built very slowly in contrast with the rest of the world. If Trump doesn't need it finished by some time, the contractors will work at a rate accoring to schedule. It's all about the owners and how fast they want things done.

I think the tower looks somewhat like a curved, glassy, shorter version of the Sears Tower, lol.

You have to realize, that not all parts of the world use workers who work for pennies on the day 24 hours a day 365 days a year. Workers in this country tend to have many rights. It has nothing to do with Trump having a schedule for things.

What's up with it is that it's a 96 story - 2.6 million square foot building that will rise to a height of 1,131' to the roof. What the hell do you want? It's not going to shoot up over night. We are up to about floor 21 or so now and once we get to 29, we will be at the next setback where the floor plates get even smaller, then it will rise even faster. You must be patient. Enjoy what you are seeing.

That might be true about American buildings rising slower. I'm not saying that it is because I don't know. But, how often do you hear about highrise collapse in America due to earthquakes or anything else? Maybe things go slower because of a higher standard and quality of construction, added safety measures during construction and all around stricter building codes.

The letter from Donald Trump's lawyer didn't say, "You're fired." But it said something close.

Back in 2003, when Trump was planning his downtown residential tower, he gave about 40 insiders an attractive deal: They could sign contracts to buy condominiums in the Trump International Hotel & Tower at a discount. In some cases they agreed to pay about $500 a square foot.

But units in the building, still under construction, are on the market for as much as $1,343 a square foot. That would represent a tidy profit for these early purchasers. Except that Trump has notified them that their agreements are "null and void."

That's not as catchy as Trump's stock phrase on "The Apprentice," but it has been enough to upset some would-be purchasers who participated in what was called a "friends and family" sales program.

Since the summer, Trump has notified this special class of buyers, many with a professional connection to the project, that their deals have been canceled. If they want to close on units in the tower, now due for completion in 2009, they must pay closer to current asking prices.

Some real estate experts strained to cite a precedent for a developer offering contracts at a preconstruction discount to get the ball rolling on a project and then canceling the deals later as selling prices rose.

"I never heard of this before," said Richard Peiser, a professor of real estate development at the Harvard Graduate School of Design.

If a developer asks firms they work with to buy units "to help a project appear successful and achieve certain hurdles," Peiser said, "it would seem the buyer should enjoy the upside."

"In my experience it would be very unusual for a developer to get out of a purchase-and-sale contract because prices have gone up," said Kevin Ahearn, president of Boston-based Otis & Ahearn Real Estate, which sells luxury residences.

One of Trump's unhappy "friends" is Judi Diamond-Falk, an Evanston architect who designed an early sales office for him here.

"Anyone who buys preconstruction gets a financial benefit for the risk they take," Diamond-Falk said.

Trump also benefited from the early sales, she added, because he "could say that a certain percentage of units are presold to get his financing and tell the public a certain percentage was presold. People didn't know they were friends and family sales."

In April 2003, the Diamond-Falks paid about 10 percent less than the asking price, put down an initial deposit of 5 percent rather than the then-required 15 percent and would have been permitted to sell their unit before they closed on it, Diamond-Falk said.

But Trump said in an interview Monday that the sales contract included wording that allows him to raise the prices for the friends and family units. Neither he nor the Diamond-Falks would provide the Tribune with a complete copy of the contract.

In June, Trump attorney Jason Greenblatt wrote to the Diamond-Falks to notify them that the sale was "null and void," citing "Paragraph 12 (b)" of the contract. That clause refers very generally to "matters beyond [the] seller's reasonable control" as a reason for the developer to default on the contract.

This clause "is only part of our rights and remedies," said Greenblatt. The friends and family sales "were a gift" to a small group, he said.

"From Day One, they understood that if the project was successful, the windfall would go to Mr. Trump," he said.

About 42 units were sold to friends and family. Contracts were renegotiated or terminated on at least 27 units, Greenblatt said. Two or three buyers balked at the new deal, he said, and a dozen still must be contacted.

Since 2003, of the 472 residential condos available, 373 have been sold. Of the 286 condo-hotel units, 220 have been sold, said Tere Proctor, Trump's sales director here.

As of November, residential asking prices ranged from $998 to $1,343 a square foot, compared with $400 to $750 in September 2003, according to Appraisal Research Counselors.

Most of the sales occurred by January 2005, said Jim Kutill, a vice president at Appraisal Research.

In the past two years the slowdown in the residential market has affected the approximately $775 million tower, Trump acknowledged. About 21 percent of the residential units remain unsold, Proctor said. At the same time, construction costs have skyrocketed.

Trump said one reason for canceling the friends and families contracts is to "have more income to handle potentially higher construction costs."

"This job has become a tremendous success because of me," Trump added. "Everyone knows, with a friends and family program, if a job is very successful, people have clauses whereby you renegotiate or terminate."

Of these early buyers also employed to work on the tower, he noted, "Don't feel bad for them. I paid them many millions of dollars in fees."

Trump giveth and taketh away

The "Friends/Family Sales Program" allowed key people who participated in the Trump tower project to purchase one traditional condo or hotel condo unit at 10 percent below the initial sales prices. An initial deposit of 5 percent was required, in contrast with a 15 percent deposit others had to put down.

"As we anticipate raising prices periodically throughout the pre- and post-construction period, this opportunity would become increasingly more worthwhile with each price increase," says a Sept. 24, 2003, letter from the Trump Organization and Koenig & Strey GMAC Real Estate, the sales agent. Purchasers could "flip" their units, or assign their purchase agreement, to any third party at any time after construction began, according to the letter.

Jason Greenblatt, a New York lawyer representing the Trump Organization, has sent letters telling purchasers their purchase agreements are null and void "in accordance with our rights under the contract, including, without limitation, paragraph 12 (b)" (cited below):

Paragraph 12 (b): If seller defaults on any of seller's covenants or obligations hereunder, and such default is caused by matters beyond seller's reasonable control, then purchaser's sole and exclusive remedy ... shall be a refund of purchase's earnest money deposit and interest which may have accrued thereon to which purchaser is entitled pursuant to Paragraph 2 hereof and all payments theretofore made by purchaser. Upon refund to purchaser of said earnest money and payment of interest thereon, if any, and refund to purchaser of other amounts paid by purchaser, this purchase agreement shall be thereupon null and void with no further liabilities of either party hereto.

Self-centered is right! How much is Trump even involved with this property? Is it just his name? I know that he has taken a hands-off approach with regards to the one in Toronto- not to mention that he is barely even investing money in it - another company is ponying up all the dough. Later he can say he paid millions of dollars to people to complete his project and he should receive praise for his brilliance when he really did close to nothing..
What a complete asshole!

No offense to Chicago or the fans of the tower- I hope it gets built, but the guy certainly knows how to turn people off!!

Nah. Its 35 East Wacker Drive also known as the Jewelers Building. Its a beautiful piece of architecture, in my humble opinion. I cant find a picture right now that does it any justice though.

nope, that's not the Jewelers Building on the right side of that picture, it's actually the London Guarantee Building (http://www.emporis.com/en/wm/bu/sh/?txt=london&id=101030&button=Search), another neo-classical ediffice from the 1920s.

The Chicago Spire in this render (above) needs the oringinal spire on top and the chinese throwing star base at the bottom with the bridge proposed next to it. Also Aqua should be put into the render, as it is Chicago Spire's sidekick. Trump looks great, the fascade is the best I have seen in a long time.
