Duna City

The proposed schedule takes into consideration the market cycles of each segment, the interaction of various elements, the development capacity of the area at hand as well as the time and spatial limitations of the desired development quality.

In the first phase, the former warehouse would be assigned a function. This would help
introduce and popularise the development area. These functions would include catering and
entertainment on a base area of 6,000 m2, in connection with open-air Block F, which is to
act as a promenade and festival square.

Simultaneously, the reconstruction and expansion of the protected office building would be commenced. This building would also receive a new function, on a total area of 15,000 m2.

In connection with the above, temporary utilisation would include housing leisure, entertainment and catering facilities, providing an “event site” on a section of the riverside (Block F), serving as a kind of prelude to the later atmosphere (“festival park”).

Afterwards, the first green field investment is commenced on the commercial centre in Block A, on a net area of 20,000 m2, in line with the stage of the development of Block B including the commercial and office functions. The latter will provide a shopping arcade on 50,000 m2 and offices on another 50,000 m2.

The residential development in the low-built area of Block J (row houses and blocks of flats along the riverside) will be started simultaneously but independently of the office and
commercial developments. The area will be accessible through the already constructed passageway from Beöthy Street.

The residential function will be extended in the process in Blocks I, G and H, where the riverside row houses will be followed by blocks of flats. The construction of the blocks will start from the Danube side and then progress towards the city. Considering the absorbing capacity of the market and the composition of the product portfolio, a total of 250-400 flats are expected to be delivered annually.

Exploiting the area's unique characteristics, the next phase will comprise the implementation of unique iconographic elements that will add a new flavour to the city. In addition to the high-rise buildings (Blocks C and D), the construction of floating homes will also commence.

The starting date for Blocks C and D, comprising mostly office functions (on a net area of approx. 130,000 m2) will depend largely on the demonstrated tenant absorbing capacity.

After delivering the office development in Block B, the full office programme will be divided into several stages. Schedules for additional facilities (hotel, conference centre, sports centre) will also be based on operator requirements, starting from Kvassay Road, progressing towards the interior of the area. Assuming current market trends will not change, the construction and leasing of offices on a base area of 20-30,000 m2 every 2-3 years is a realistic target.

After delivering the office development in Block B, the full office programme will be divided into several stages. Schedules for additional facilities (hotel, conference centre, sports centre) will also be based on operator requirements, starting from Kvassay Road, progressing towards the interior of the area. Assuming current market trends will not change, the construction and leasing of offices on a base area of 20-30,000 m2 every 2-3 years is a realistic target.

After the completion of the above phases, the prestige of the entire development project will be greatly enhanced, which makes it possible to achieve the highest possible quality in the course of developing the most valuable areas. The next step is the implementation of the high-density and high-price luxury blocks of flats in Block F (200 in total).

By this time, the former warehouse may be ripe for a change of function, housing high-profile loft flats from then on (110 in total).

There are many, many concepts floating around in Budapest, and few are yet to become reality.

I GUESS NOTHING IS GOING ON IN BUDAPEST.

Compared to other places like Warsaw or Kiev, there isn't much going on in Budapest in terms of massive construction. Or, more accurately, there are many small projects going on in Budapest (such as rennovating the Matthias Church or giving 300+ km of roads a new layer of asphalt over the course 3 years) rather than a few (planned) huge ones. The 4th and 5th lines are exceptions to this.

And then again, we ought to keep in mind that:
a.) many of the projects don't have translations
b.) there are few Hungarians in this forum compared to other nationalities
c.) fewer still are willing to spend their time translating articles on the projects.

The Budapest Sun (http://www.budapestsun.com) is a good place to find articles on projects and updates written in English.

Market Central Ferihegy

Developed by AIG/Lincoln Hungary „Market Central Ferihegy” will be the first integrated retail park in Hungary. It is located in Vecsés, imminently adjacent to Budapest Ferihegy International Airport. The 16-hectare developement site is bordered by and directly visible from main road No 4, at the intersection of the by-pass road leading to M0.

Market Central Ferihegy will comprise one storey „big box” and specialty stores, totalling 44,150 m2 of gross leasable area and a common parking area of 1,550 surface car parking spaces exclusive to customers of the retail park. The Market Central design concept offers a return to a more traditional urban shopping environment.

The foundation stone of the building complex was laid down on 2th of March

Fiúk & Lányok! Tudtok valamit a Csepel-sziget északi csücskének a beépítéséről, mert én most csak két éves híreket találok róla. A legfrissebb cikk azt mondja, hogy a Fadesával megegyezett a főváros hogy visszaad két telket, de amúgy a maradékkal azt kezdenek amit akrnak. A Fadesa honlapján nem találtam semmit. Még mindig áll ez a project, vagy már lemondtak róla?:dunno:

Annyit tudok, hogy az Autoker Holding és a Fadesa megállapodott, telekcseréről. Ezt jelenti, hogy a Marina Part-nál a Fadesa megkapott egy nagy területet, így végre tud építkezni. Cserébe pedig az Autóker a Fadesa csepeli telkéből kapott. Legalábbis én így emlékszem. Csepeli beruházás áll, mert egy ha jól tudom Csepel fejlesztési terve még nem végleges, kettő Bp-nek még mindíg nincs állandó főépítésze, és egy évig még biztosan nem is lesz. Az ideiglenes pedig nem hozhat nagy horderejű döntéseket, mint pl a magassági korlátozás megszüntetése. Ettől pedig függ a Fadesa beruházása is illetve Csepel fejlesztési terve is... Ha jól tudom a Duna City beruházása is ezért áll...

Én annyi hallottam hogy a Fadesa jelentős lakásépítésben és irodaházépítésben gondolkodik. A magassági korlátozás feloldása szerintem nem függ össze a főépítésszel, mert ezt a közgyűlés hozza, de biztos hogy nagyon a levegőben lóg. A közgyűlésben két SZDSZ-es építész van (Z. Halmágy és a Bojár, de ezt biztos tudjátok), akik erősen nyomják a dolgot és a megbízott főépítész is támogatja. A csepeli és a soroksári magasházakon kívül a Raiffaisen is építene egy 110 m magasat a Zsarupalota mellé, és a Puskás stadion mellett a Kerepesi úton is magasházat akar építeni az Európai Építő, a korábbi Közép. Zaha Hadid háza is parkolópályán van a magassági korlátozás miatt, és a kormányzati negyed is kérdéses. Szerintem ősszel kijön az új rendelet, mert a kormányzati negyed pályázata augusztusban lezárul és a kiírás alapján szerintem magasházakat akarnak építeni. Nem biztos hogy 100 m magasakat, de a mostani belvárosi 30 m-nél biztosan magasabbakat.

Hani Rashid amúgy a tervező neve, nem tudom mi a hivatalos neve az épületnek. Az elzett meg a jelenleg ott álló gyár, amit rövidesen bontanak.

Ha túl sok a szűkített és a bővített akkord, az még nem jelenti azt hogy a mű rendszertelen, legfeljebb új, és szokatlan a rendszer. Persze az is lehet hogy tényleg rendszertelen...

Ha túl sok a szűkített és a bővített akkord, az még nem jelenti azt hogy a mű rendszertelen, legfeljebb új, és szokatlan a rendszer. Persze az is lehet hogy tényleg rendszertelen...

Az újdonság mindig rizikó vállalással jön. Minnél radikálisabb a terv, annál nagyobb a rizikó, hogy rosszul sikerül. Manapság az a divat, hogy mindenki rizikót vállal.

Minden egyes ezer rizikóból csak egy vagy kettő sikerül jól, a többiről nem is hallunk.

De amit az ember épít, az megmarad, akár tetszik, akár nem. Ezért különösen kell ilyesmikre vigyazni.

I like the BSR Center, pretty sophisticated design, and not ostentatious.. Btw, i have to agree with BA, when it comes to innovative designs, you simply have to take the risk, otherwise the currently existing architectural masterpieces wouldnt be standing. Thanks for the article, I happened to miss that. I fully agree with all of the points presented in the article. When I mentioned experimentation, I was referring to the architecture itself rather than infrastructure.

Building a large glass bubbles right on top of Margaret Bridge is an example of architectural experimentation (which, in my opinion would ruin the cityscape). I would say most of these proposals are tasteless and ugly; the architects (especially international ones) are more concerned at showing off their ego than caring for the city. I might even say that some have never been to Budapest when they come up with proposals.

On the other hand, I very much agree with infrastructural experimentation (featured in the article). An example would be building an extension of the yellow line under the Danube to connect the inner city and the castle district, or the construction of metro line 5.

Mellettük azok a világmárkák merülnek fel, amelyek régóta keresnek 2-3-4 ezer négyzetméteres bérleményt, így pl. a Zara vagy a H&M.

A tervek alátámasztásaként említette: az új kormányzati negyedben dolgozó hatezer ember, továbbá a Westend naponta több mint hetvenezer vásárlója, nem különben a környékben élők szívesen vennének egy 2-3 ezer négyzetméteres szabadidő- és sportközpontot is. A föld feletti részekben irodaház, szálloda és lakóépület létesülhet, hiszen a kormányzati szervek beszállító szervezetei bizonyosan igényelnek majd irodát és szálláslehetőséget, az itt dolgozók akár garzonokat is, áll a Világgazdaság beszámolójában."

It happends all the time. But in this situation Budapest has a huge problem. It seems architects can build whatever they want even in the historical city center... I'm thinking of Budapest's 6th district where the old Jew-district with is romantic lifestyle, and architecture is starting to vanish into thin air... And the most unlogical is, that an Izraeli firm combined with the former prime rabbi/leader of the Hungarian Jewish Community is behind a lot of projects there...

Yeah that´s quite a paradox acting there.
But doesn´t Budapest have some urbanistic plan separating its parts into zones so it can be easy to find out which ones can and can´t be built.

Előbb lehet fővárosi Duna-híd Csepelnél, mint Újpestnél. A városfejlesztési programban 2007-2008-ra tervezett északi Aquincumi híd építését elhalasztották, a csepeli szigetcsúcson városrészt építő ingatlancég viszont jelezte, hogy hajlandó beszállni a Galvani vagy az Albertfalvai híd költségeibe, közölte csütörtökön az Infó rádió.

A csepeli szigetcsúcson 8-9 ezer lakást építő Fadesa ingatlanfejlesztő cég hajlandó fizetni többek között azért, hogy a hosszú távon tervezett Albertfalvai vagy Galvani híd gyorsabban megépüljön, de beszállna más infrastrukturális fejlesztésekbe is a térségben.

Az erről szóló ajánlat csütörtökön érkezett a fővároshoz, mondta el Beleznay Éva, Budapest megbízott főépítésze az InfoRádiónak.

Mindez azt jelenti, hogy az eddig előnyben részesített Aquincumi híd építése késhet, és délen épülhet meg a következő Duna-híd. Ezt jelzi az is, hogy a közgyűlés által csütörtökön elfogadott 2007-2008-as kiemelt fővárosi projektek közül kivették az Aquincumi hidat.

A lépés indoka, hogy bár az Északi Vasúti Összekötő híd mellé tervezett Aquincumi híd engedélyezési tervei már elkészültek, nincs rá forrás, mert a MÁV megkezdte a vasúti híd felújítását.

Budapest pedig csak úgy kapott volna pénzt a közúti híd építésére az uniótól, hogyha a hídépítést a vasúti híd átépítésével együtt végzik. Mivel a MÁV elindította a maga beruházását, a főváros pedig lemaradt, a projektet már a gazdasági tárca és a Nemzeti Fejlesztési Ügynökség sem támogatja.

Annál inkább valószínű a déli Duna-híd megépítése. A beruházói ajánlat kapcsán a főváros négy átkelőváltozatot vizsgál. A fejlesztő elsősorban a Galvani úttal egyvonalban tervezett Nagy- és Kis-Duna híd építését támogatná, de nem zárkózik el más megoldástól sem.

A főváros vizsgálja az Albertfalvai kitérő és a csepeli Budafoki út magasságában építendő, a majdani Munkás körút elemének számító Albertfalvai híd építését a Gubacsi híd környékén épülő új híddal együtt, valamint a négy híd fennmaradó két variációját.

Szakértők szerint a beruházói nyomás, valamint a Munkás körút előkészítetlensége a Galvani híd mellett szól, de nem dőlt még el a kérdés. Beleznay Éva szerint bármelyik déli híd mellett döntsenek is, a tervezés és engedélyezés miatt körülbelül öt év múlva kerülhet sor az építésére.
A Fadesa közintézményeket is építene

Orosz Ferenc, Csepel alpolgármestere az InfoRádiónak elmondta, hogy a Szigetcsúcson épülő új városrészen a 8-9 ezer lakás mellett mindenféle közintézmény is megtalálható lesz a templomtól a bankig, az étteremtől a színházig.

Az ehhez szükséges infrastruktúra mintegy százmilliárd forintba kerül, amelynek jelentékeny részét átvállalná az ingatlanfejlesztő a beruházás felgyorsítása reményében. Olyan konstrukció is felmerült, hogy a cég hitelbe felépíti az infrastruktúrát, amit később az önkormányzat vagy az állam kifizet.

Az Aquincumi híd megépítése Demszky Gábor több éves ígéretei közé tartozik. A 2005 elején Gyurcsány Ferenccel és a szocialista Molnár Gyula XI. kerületi polgármesterrel együtt bemutatott Podmaniczky-programban, de 2002-es választási programjában is szerepelt.

Egyelőre ugrott az Aqincumi híd és a Moszkva tér átépítése, ezek ugyanis nem szerepelnek azon projektek közt, amelyekhez a főváros uniós és regionális pénzekre pályázik idén, illetve jövőre. A támogatásra pályázó projektek körébe került viszont a 4-es és az 5-ös metró, a 1-es és a 3-as villamos meghosszabbítása, illetve a Szabadság és a Margit híd felújítása. A rohammunkában elkészített projekthalmazt az ellenzék is támogatta a közgyűlésben.

Összesen 285 milliárd forintot hívhat le a főváros 2007 és 2013 között a regionális és az uniós támogatásokból az idén és jövőre induló projektjeire. A Közép-Magyarországi Régió összesen 466 milliárd forintnyi támogatást használhat fel. A Fővárosi Közgyűlés két és fél órás vita után egyhangúlag szavazta meg a pályázatokhoz szükséges előterjesztést, annak ellenére, hogy az ellenzék módosító indítványait a koalíció egy kivételével rendre leszavazta.

A legtöbb fővárosi projekt két csoportba sorolható aszerint, hogy van-e rá pénz vagy nincs. A forrással rendelkező, akár már folyamatban lévő projektek táblázata tartalmazza többek közt a 4-es metró első szakaszát, az úgynevezett 5-ös metró első ütemét, az 1-es és a 3-as villamos meghosszabbítását, a Szabadság és a Margit híd felújítását, Budapest teljes csatornázását, a Népliget felújítását, valamint az Uzsoki és a Szent Imre kórház rekonstrukcióját.

Nincs vagy nem elég a pénz a kerékpárút-hálózat bővítésére, a Római parti gátra, a Városligeti Műjégpálya és a margitszigeti szabadtéri színpad rekonstrukciójára, a Budapest Szíve program első három projektjére: a Kecskeméti, a Petőfi és az Október 6. utcai egységes arculatú üzletutca kialakítására, a Március 15. tér és a Roosevelt tér felújítására, illetve a Károly körút, a Deák tér és a József Attila utca forgalomcsillapítására.

Felszabaduló pénzek

Demszky Gábor elmondta, ha az első csoport beruházásainak támogatását befogadják, pénz szabadul fel, amelyet a második csoport projektjeinek önrészére lehet költeni. Az első két évben 17 milliárd forint szabadulhat így fel. Szeptemberre – határidőre – a főváros elkészíti azoknak a projekteknek is a megvalósíthatósági tanulmányát, amelyek nem közvetlenül az önkormányzathoz, hanem például valamely közműcéghez tartoznak, ezek többsége tömegközlekedési jellegű, így a BKV a projektgazda.

A „legfeljebb a 2009-2010. évi akciótervben nevesítésre javasolt”, tehát az egyelőre ugrott projektek közé került csak be például az Aquincumi híd, a Bajcsy-Zsilinszky úti villamos és a Moszkva tér átépítése. Előbbire nincs pénz, a másik két projekt pedig előkészítetlen. (Emlékezetes: a Moszkva tér átépítésével a kormányoldalon tavaly boldog-boldogtalan kampányolt.)

Tarlós István, a Fidesz fővárosi frakcióvezetője a fentieken kívül kifogásolta, hogy nem került be a 2007-2008-as indítású projektek közé például a 3-as metró Káposztásmegyerig való meghosszabbítása és a Bajcsy-Zsilinszky kórház A épületének rekonstrukciója. A VI., a VII., és a VIII. kerület közös – Európa Belvárosa – elnevezésű projektje azonban az ellenzék javaslatára végül rá került a listára.

Érdemes átvezetni

A 4-es metró második szakasza azért nem szerepel a listán, mert az EU csak engedélyekkel rendelkező beruházásokat fogad be, a Baross és a Bosnyák tér közötti szakasznak azonban csak a megvalósíthatósági tanulmánya van kész. Kérdésre válaszolva a főpolgármester azt mondta: az érvényben lévő szerződés alapján a metró első szakaszát akkor is meg tudnák építeni, ha a kohéziós alapból nem jönne pénz, ha jön, akkor viszont az így felszabaduló összeget felszíni rendezésre, többletköltségekre vagy a második ütemre tudják fordítani.

Az 1-es és a 3-as villamos meghosszabbítása az eredetihez képest 13 milliárd forinttal többe, összesen 44 milliárdba kerül. Hagyó Miklós főpolgármester-helyettes lapunk kérdésére elmondta: ennek az az oka, hogy a három lehetséges alternatíva közül árban a középső került be az anyagba, amely járműbeszerzést és villamospálya-rekonstrukciót is tartalmaz. (Ellenpéldaként említette, hogy a teljes körű csatornázás viszont 31 milliárddal kevesebbe kerül majd.)

Demszky Gábor ehhez hozzátette: az EU csak akkor ad pénzt járműbeszerzésre, ha a beruházás hálózatfejlesztéssel is jár, ilyen szempontból a villamosvonalak meghosszabbítása ideális, így ugyanis új járművek vásárlására is pályázhatnak. Az uniós fővárosokat tömörítő Eurocities ugyanakkor azért lobbizik, hogy ez a megkötés szűnjön meg. Brüsszel mindössze két hete küldte el a szükséges keretszámokat, így szerda este még dolgoztak az anyag összeállításán. Ma délig ugyanis a főpolgármesternek alá kellett írnia a programot ahhoz, hogy pénteken a Közép-Magyarországi Regionális Fejlesztési Tanács (KMRFT) dönteni tudjon arról, mit küld tovább a kormánynak, egészen pontosan a Nemzeti Fejlesztési Ügynökségnek.

A strukturális alap támogatásáról a KMRFT dönt, a régiós pénzekre nem kell külön pályázni. Az igazán nagy projektekre viszont a kohéziós alapból kell támogatást kérni. Ez esetben a kormány július 12-én dönt arról, hogy mire kér támogatást, majd Brüsszel arról, hogy mire ad. Az Európai Unió előírásai alapján csak olyan beruházásokra lehet támogatást kérni, amelyek a korábbi városfejlesztési tervekben és a költségvetésben is szerepelnek.

Ikvai-Szabó Imre főpolgármester-helyettes a Hírszerző kérdésére elmondta: az egyes projektek átalakuló finanszírozása már szeptemberben visszakerülhet a közgyűlés elé (erre szükség van), a támogatási szerződéseket ezt követően lehet megkötni.

The impressive, eclectical-style palaces reminiscent of Tuscan architecture surround Kodály Circus, forming a complete circle. The palace was built and designed by József Kauser, one of the most famous Hungarian architects under the Austro-Hungarian Empire, who was also involved in the construction of the St. Stephen's Basilica and the Hungarian State Opera House.

These exquisitely designed architectural and historical monuments are the most imposing landmark properties on the entire avenue.
Passers-by, and residents alike have long enjoyed the harmony of the famous composer, Kodály. The composer used to live in one of the four buildings, which now houses the Kodály Museum. The circus is decorated with gracious statues of prominent figures of Hungarian history.

I am really happy that Andrássy Avenue started to attract projects because the houses on either side really need some renovation and I'm afraid if there weren't any investors, they would not be renovated in the near future cuz the city council really doesn't care about these beautiful buildings.

Finally something tasteful out of a long list of projects in this thread!

I still wonder, why the websites only have English sections to them, as if only rich Americans would buy an apartment, and Hungarians who do not know a word in English would be excluded from buying an apartment.

Not to mention, we are not "yet another Paris". We are what we are... Budapest.

Yes, the Váci ave is full. On the Váci ave are some sites, but on this sites shortly will build new buildings. I think, the south part of Budapest will be the offices quarter in the future. The south part has a lot of old industrial sites, motorways, and here is the airport of Budapest.

Nagyon jó munkát végzel BA! Több projectről még nem is hallottam! Pl. Ez a Scandinavian Gardens a Népliget Centerrel átellenben lesz, az M5 kivezető szakaszánál? A képből legalábbis így látszik...

A szentendrei belváros megújításával kapcsolatban nincsenek képeid/anyagod? A Szentendrei Hírlapban van egy elég rossz minőségű kép a tervezet új Duna-parti sétányról így azt nem scanneltem be. Gondoltam, hátha Neked esetleg van valami jó anyagod, hiszen mindíg első osztályú vizualizációkat teszel fel.

A Rác fürdőtől a Gellért-hegyi Citadelláig felkúszó sikló kocsijában 40 főnek lenne hely, és egy oda-vissza fordulót hét percesre taksálnak, tehát kb. 540 utast tud föl- és levinni egy óra alatt. Legfontosabb célja, hogy a turistákat fölszállítsa a kilátóhoz, tehát a Rác fürdő melletti alsó állomásnál nagy parkoló kialakítását tervezik buszok és személyautók számára.
sikló egy komplexen kialakítandó közlekedési műtárgy, amit külön bonyolultabbá tesz, hogy pályájának egy része, alsó egyharmada alagútban megy. Roth János tervismertetőjében hangsúlyozta, hogy a felső fogadóállomáson olyan technikai tárgyat kívánt tervezni – igen egyszerű, majdnem kocka épület formájában – mely semmiképpen nem kíván versenyezni a Citadella már megszokott tömegével-látványával. A zöldre patinázott rézlemezzel burkolt építmény nem a földből nő ki, hanem más módon illeszkedik a hegyhez és a természeti környezethez. A készülő környezetvédelmi hatástanulmány szerint a nyomvonal figyelembe veszi ugyan a jelenlegi növény-fa állapotot, de ezzel együtt 32–40 db fa kivágandó lesz a pályaépítés során. Az alsó állomásnál az eddigi környezetkialakítási tervet jelentősen átdolgozták, a buszok számára forgó-fordítós, virágformájú parkolóállást képzelnek el.

I think that those glass or whatever structures on the Danube are interesting but they are pretty disturbing and would ruin the riverside panorama. But the rest of the project is very good (the renovation of the warehouses)

I wait for it very much the Közraktárak project, but I do not believe in the summer start altogether.
The pictures of Ataman was the part of the competition of cultural capital city. These only sketch, not real plans and I was not audible from that direction that somebody would plan the Közraktárak sincerely. Peti does not have to be afraid of it that the bubbles come true, this was a bluff only really. I know it in that manner that one investing now is earned, the real planning may begin then only. The new investor orders the plans, according to his own ideas.

Nagyszabasú fejlesztések Ferihegyen

A BA az 1-es és a 2-es terminál jelentős mértékű fejlesztése révén növelni fogja Ferihegy kapacitását, emelni fogja a repülőtér szolgáltatásainak színvonalát, illetve javítja a repülőtér becsekkolási és biztonsági ellenőrzési folyamatait.

A 2A és 2B terminálok összeépítése révén egy nagy 2-es terminált alakít ki. Ennek részét képezi majd egy a 2A és a 2B terminálok tranzit területeit összekötő, nemzetközi márkákat nemzetközi színvonalon árusító üzletközpont.

A repülőtér és Budapest légiáru-szállításának kiszolgálása érdekében a BA egy új cargo terminált épít a 2-es terminál mellett, a repülőtér Vecséshez tartozó területén.

A BA Ferihegyet egy önálló 'Airport City'-vé fejleszti hotel és konferencia létesítményekkel, parkolókkal, üzleti és kereskedelmi létesítményekkel. Ez munkahelyeket teremt közvetlenül a repülőtéren és környékén, illetve közvetetten a magyar gazdaságban, és hozzájárul a régió és Magyarország további gazdasági növekedéséhez.

"Hosszú távú kötelezettséget vállaltunk Ferihegy, Magyarország légiközlekedési kapujának fejlesztésére," - mondta dr. Reinhard Kalenda, a BA vezérigazgatója. "Tíz éven belül szeretnénk Ferihegyet Közép-Kelet-Európa legsikeresebb repülőterévé tenni az utasforgalom-növekedés, a szolgáltatási színvonal és a működési hatékonyság terén. A Budapest Airport hosszú távú fejlesztési tervei a következők:

A 2-es terminál bővítése
- A BA bővíteni fogja a 2A és 2B terminálokat, az utasoknak nyújtott szolgáltatások színvonalának javítása érdekében bővíti a check-in kapacitást, központi biztonsági átvizsgáló területet alakít ki és növeli a biztonsági ellenőrző kapuk számát.
- A terminál légi oldali kapacitását szintén bővíteni fogja két új ún. mólóval, vagy terminálszárnnyal, amelyeken 16 új utashíd lesz kialakítva.
- A nem schengeni utasforgalmat a 2A terminál, a schengenit pedig a 2B terminál fogja kiszolgálni.
- Az utasforgalom növekedésével párhuzamosan a BA tovább bővíti majd a 2-es terminált a 2C terminál megépítésével, évente 30 millió utasra növelve Ferihegy kapacitását.

Az 1-es terminál fejlesztése
- A BA szintén készített terveket a ferihegyi diszkont terminál, vagyis az 1-es terminál kapacitásának bővítésére.
- A jelenlegi terminál épület csak az induló utasokat fogja kiszolgálni, az érkezések egy a terminál szomszédságában felépítendő új csarnokba kerülnek át.
- Ez a terminál kapacitását és kereskedelmi területeinek méretét közel a duplájára növeli majd.

Cargo terminál
- A ferihegyi cargo üzletág fejlesztése érdekében a BA egy új légiáru-terminált épít a 2-es terminál mellett.
Ez a repülőtér és Budapest légiáru-szállítását egyaránt szolgálja majd.
Prioritást élvező projektként ez a fejlesztés 2007-ben indul, az első fázis pedig 2009-re készül majd el.

Új üzletközpont a tranzit területen
A BA a 2A és 2B terminált összekötő légi oldali üzletközpontot fog építeni. Mindkét terminál utasai egységesen az új kereskedelmi területen áramlanak majd keresztül. Itt üzletek, éttermek és bárok széles választéka áll majd rendelkezésükre, kiváló és pihentető élményt nyújtva az utazóknak.
- Ezáltal a repülőtér kereskedelmi területeinek mérete megkétszereződik. Ez jelentős mértékben javítja majd a BA kereskedelmi tevékenységeit.
- Az üzletközpont az indulási szinten színvonalas bevásárlási lehetőségeket, az alsó szinten pedig vendéglátóipari szolgáltatásokat kínál majd.

Új többszintes parkolóház
- A BA a 2-es terminál előtt új többszintes parkolóházat épít, melynek nagyobb része a föld alatt helyezkedik majd el.
Ez megnöveli majd a rendelkezésre álló parkolóhelyek számát.

Airport City
- A BA egy önálló Airport City fejlesztést fog megvalósítani, egy a repülőtér területén, a 2-es terminál előtt elhelyezkedő üzleti parkot.
- Négycsillagos, 300 szobás szállodát épül majd, konferencia létesítményekkel, illetve egy üzleti parkot új irodákkal.
- Ez a régió üzleti központjává teszi majd Ferihegyet, jelentős előnyöket biztosítva a környék gazdaságának.

Kereskedelmi park
- A BA egy kereskedelmi parkot alakít ki a 2-es terminál bekötő útja mentén.
- Elsősorban a kereskedők és a nagybani értékesítők részéről számítunk érdeklődésre, az első ügyfeleket 2009-re várjuk.

Légitársasági marketing és járatfejlesztés
- Szorosan együttműködünk a légitársaságokkal a jelenlegi útvonalhálózat fejlesztése és bővítése érdekében, hogy kiszélesítsük a repülőtér kapcsolatrendszerét, és hogy Ferihegyből regionális légiközlekedési központot létesítsünk.
- Versenyképes árstratégiát fejlesztünk ki, ösztönzőket biztosítunk új útvonalakhoz és a Ferihegy növekedését támogató légitársaságoknak.
- Javítjuk az utazási élményt, növeljük az üzemelési hatékonyságot új szolgáltatások és technológiák biztosításával.

A HOCHTIEF AirPort (HTA) a világ egyik legnagyobb független, magánkézben lévő repülőtér-üzemeltető és befektető társasága, a nemzetközi építőipari csoport, a HOCHTIEF 100%-os tulajdonában lévő leányvállalat. I like those sheep. It looks very, ehm, rural. But it's very nice building. It reminds me a bit headquarters of McLaren in Woking. However I don't understand why they want to build it in the middle of fields, how will the workers travel there? How far is it from Budapest, are there any Budapest public transports lines?

The pictures not realistic, the site is not so idyllic. The valley is near to the M1-M7 motorway.
Yes, the site of Woking is similar.
The site haven't public transportation. Maybe a Pannon gsm autobus, if the project will be ready. But, I think the most workers has car. Unfortunetly, it is not to urban system

PPP konstrukcióban valósítja meg a városi sportlétesítményeket a Budaörsi Önkormányzat.

Közel 10.000 m2-en építtet városi uszodát és sportcsarnokot a Budaörsi Polgármesteri Hivatal. A magán beruházásban megvalósuló létesítmény a Hársfa utca - Budafoki út -M1-es M7-es autópálya által határolt területen fekszik majd.

A kivitelezõ Baucont Zrt. befejezett munkái közé tartozik a többi között a Milleniumi Projekt - Millenáris Teátrum, a Móri Wekerle Sándor Szabadidõ Központ és a Biatorbágyi Renault Kamionszervíz.

Budaörsön a 3,3 milliárdos beruházás már elkezdõdött. Befejezése 2008. második negyedévében várható.

May be that the first version strange in the downtown, but for the second nothing he does not have an alley to the architecture. Unpretentious, primitive building, the city will be his shame if he recovers.

Nem lesz rózsaszín lebegő fedele a Dísz téri volt honvéd főparancsnokság romépületének, hiába nyerte meg a rendbetételére kiírt ötletpályázatot ezzel az ötlettel 2004-ben Kis Péter építész. A Szent György tér környékére új kormányhatározat készül, amely az uniós fejlesztési tervbe vonná be a budavári palota rendezését. A tervet most véleményezi a Köztársasági Elnöki Hivatal és az I. kerület.

A 2009-ig tartó első ütemre a terv maga összesen 10 milliárd forintot szánna - igaz, a kormány elé kerülő javaslatban már csak 7 milliárd szerepel, és az eredeti elképzelés 20 milliárdos volt. A tízmilliárdos terv legnagyobb tétele a romokban álló honvéd főparancsnoksági palotára és a hozzá csatlakozó egykori honvédelmi minisztérium területére költendő hatmilliárd forint volna. Benne egy aktívan működő szellemi, kulturális és turisztikai információs központ jönne létre. A leendő épület tervezésére új pályázatot írnának ki, mivel a 2004-ben győztesnek hirdetett extravagáns, lebegő tetős tervet "szakmai körök" nem tartották a Várba valónak.

Szintén az uniós forrásból oldanák meg a várpalota déli udvarainak rendbetételét és megnyitását: az egyikben, az úgynevezett Újvilág kertben a török kornak szentelnének egy csarnokot.

A Szent György tér nyugati oldalán, amely ásatási terület volt az utóbbi időben, a régi beépítésnek megfelelően három kisebb palota épülhet majd. Itt egyelőre a legalsó szintek elkészülte, a középkori romok rendbetétele és bejárhatósága, valamint az ide kerülő épületek alapjainak elkészítése a cél, ami 50 százalékban már meg is valósult, hisz június végére átadják a romkert felét, majd 2009 végére a másik felét. Aztán pedig - úgy tervezik - jöhet a magántőke, s az állam által előkészített alapokra felépítheti a vendégváró palotákat. Közel 30 milliárd forintnyi magántőke bevonásával számol a terv.

A tervezet a Várszínházhoz kapcsolódó volt karmelita kolostornak is új funkciót javasol. Ez a kormány vendégházaként újulna meg, amit a köztársasági elnöki palota (Sándor-palota) közelsége indokolna. Maga a Várszínház befogadó színház és az állami protokollhoz kapcsolódó rendezvényterem lehet a javaslat szerint.

A 2012-ig megvalósítandó, hoszszabb távú tervek között aztán olyan megoldások szerepelnek, mint például a Vár déli kapujának - a most csak gyalogszerrel járható Ferdinánd kapunak - a megnyitása a forgalom előtt, vagy az Oroszlános udvar feltárása, s egy felszín alatti bemutató- és fogadócsarnok kiépítése. Erre az újabb ütemre további hét-nyolcmilliárd forint EU-támogatás elnyerésével számol a terv.

I am glad that plan didn't come through... that would look worse than the Hilton hotel.

I am even more glad to see medieval/turkish ruins buing reconstructed rather than having everything being rebuilt according to their pre-WWII appearance.

Budapest eye

Sikló épülne a Rudas fürdőtől a Citadella lábáig, ehhez kapcsolódna a Budapest szeme-projekt, vagyis egy kilátó a Citadella tetején.

Ez a szerkezet teleszkópszerűen kiemelkedne a Citadellából, amiben egy UFO-szerű gömb mozogna fel és alá.

A terv két "szem" felépítését javasolta: az egyiket a Szabadság-szoborhoz közel, a másikat pedig a Citadella hátsó részén.

A fővárosi és a központi tervtanács továbbtervezésre alkalmasnak találta a koncepciót, de abban egyetértettek a tagok, hogy legfeljebb egy ilyen szerkezet épülhetne meg.

A grémium célja egyelőre az, hogy meghatározza a Citadella és a környék távlati funkcióját, sorsát, és eztán lehet majd különböző látványelemekkel kiegészíteni. A Budapest szeme kilátó terveit Rosta S. Csaba építész készítette.

Szerintem ez egy új befektető lehet, mert a korábbi tervek egy irodaházról szóltak ez pedig egy hotel lesz.
Kíváncsian várom a pályázat eredményét, sajnos addig még aludnunk kell néhányat...

Ugyanaz az a telek, amire a korábbi irodaházakat tervezték. A címe nem egyértelmű, mert van ahol Fő utca valahányként emlegetik. Először nekem sem volt világos, de a kiírásban a helyrajzi szám és a leírás alapján be lehet azonosítani hogy erről a telekről van szó.

Economic frustration gives birth to political extremes. All I can do is hope this "trend" dies down by the 2010 elections.

Sadly racism and narrow mindness has nothing to do with economic frustration, sure the buzz is bigger nowdays, but they existed before and will exist if there wont be a joint effort to stop this. As you know the homophobism and racism here is one of the worst in Europe. The other gay parades hosted much more people and had no problems even in less developed countries/cities just to mention this example. Even in Rome it was no problem... Anyway dont want to get so much offtopic, but thought i would share this.

Economic frustration usually brings narrow mindedness into the spotlight... they have always existed (even in countries like Sweden), but they were never loud enough to be seen as a problem.

As you know the homophobism and racism here is one of the worst in Europe. The other gay parades hosted much more people and had no problems even in less developed countries/cities just to mention this example.

These prides didn't fare any better in Poland/ Lithuania/ Russia/ Romania/ Croatia. In fact, I would say ours had less problems than any of the listed countries.

A ferihegyi repülőtér és Budapest belvárosa között félúton található Neo Center nem egyszerűen egy bevásárlóközpont lesz, hanem sokkal inkább egyfajta "élményközpont", hiszen az összesen közel 40.000 négyzetméteres komplexum egy helyen kínál lehetőséget nemcsak a vásárlásra és az irodabérlésre, de a szórakozásra és a sportolásra is.

A Neo Center építése várhatóan idén szeptemberben veszi kezdetét, és 2009 első negyedévében nyitja meg kapuit a látogatók előtt. A beruházás összköltsége eléri a 60 millió eurót (15 Mrd. Ft).
A beruházó a londoni székhelyű Chayton Capital LLP befektetési alapkezelő vállalat, a fejlesztő pedig a Whitestone Investment, amely többek között olyan beruházásokat valósított meg Budapesten, mint a Palazzo Dorottya, a Pharmapark, a West Gate Business Park irodaházak a Rosehill Residence lakópark.

A komplexum közel 40.000 négyzetméternyi nettó bérelhető területet kínál egyetlen épületen belül. A megszokott kereskedelmi üzletek, kávézók mellett helyet kap egy 5.000 négyzetméteres sport- és szabadidőrészleg is, ahol három szinten fedett és szabadtéri futball- és kosárpálya, fitnesz központ, bár, étterem és tetőterasz, sőt egy játszótér is várja majd a látogatókat.

A Neo Centerben kialakított 17.000 négyzetméteres bevásárlóközpont három szintjén számos ismert nemzetközi divat-, elektronikai- és kozmetikai cég kínálja majd termékeit, és a tervek szerint az épületben egy szupermarket is lesz.

A Neo Offices az itt irodát bérlők számára is különleges kényelmet nyújt: kevés olyan irodaház van Magyarországon, ahol a munkahelyhez ennyire közel, ilyen egyszerűen és kényelmesen lehetne ügyeket intézni, kikapcsolódni, sportolni vagy bevásárolni.

Több konkurens bevásárlóközpont is igen közel esik a Neo Centerhez, de a Whitestone Investment ügyvezető partnere, Norbert Galfusz nem aggódik emiatt.

- Ez egy merőben új koncepció, amiben nincs versenytársunk sem a közelben, sem távolabb. Emellett a Neo Center az itt megszokottnál lényegesen magasabb színvonalat képvisel majd - ez igaz lesz a szolgáltatások színvonalára és az épület kialakítására is.

Galfusz szerint a hármas metróvonal, a buszpályaudvar, a sűrű villamosközlekedés és az átmenő autósforgalom révén a Határ úti csomópont mindenképpen ideális helyszínt biztosít egy olyan új és színvonalas bevásárlóközpontnak, mint a Neo Center. Természetesen az átutazó forgalom mellett a környező, sűrűn beépített Kőbánya, Kispest, Ferencváros és Pesterzsébet kerületeiben élők is a Neo center célközönsége.

- A Határ úti csomópontra már most úgy tekintünk, mint egy fejlődő kereskedelmi központra. Az itt már meglévő és a velünk idetelepülő üzletek egyre nagyobb vonzerőt fognak jelenteni a vásárlók számára - vélekedik.

A Neo Centerben a bérleti díjak a bérlemény méretétől, a bérlet időtartamától és az üzlethelyiség elhelyezkedésétől függően négyzetméterenként havi 15-45 euró között változnak. Az irodák négyzetmétere átlagosan havi 12,5 euróba kerül majd.

Az üzlethelyiségeknél a Cushman & Wakefield, az irodák esetében a CB Richard Ellis és a GVA Hungary a bérbeadásért felelős ügynökség.
